I rented at Boca Raton Condos, managed by Stout, with the HOA run by The Management Trust. I experienced selective and inconsistent rule enforcement--items allowed for months were suddenly cited as violations while others were ignored. When I went to the HOA office to question notices placed on my door, an HOA employee physically pushed me inside the office. Police were called, and I was identified as the victim and given documentation on how to pursue charges. This was unsafe, unprofessional, and completely unacceptable. I would strongly caution anyone considering living in or working with this property and management. read more

the experience has been good. The office is helpful and supportive. I have one concern about payment-I can't pay the rent in advance. It only leaves roughly 3 or 4 days to pay for it and I dont' receive any email notice saying any delays, etc. Last time i got an eviction notice due to system errors and I still haven't received the charges i paid due to delays. read more

Beautiful structure and clean grounds that are well maintained but sadly during our first week move in the kitchen sink clogged/ leaked, main bathroom toilet clogged, main shower clogge, bedroom bathtub clogged, main bathroom door isn't aligned- do to that the door won't shut entirely, cabinetry did not function properly, front of the house half bathroom won't lock, and water pressure in second bedroom is low. All with in less than a week of move in unfortunately. I'm very disappointed truly, and worry about the next 11months ahead. read more

We absolutely love living here! The Boca Raton buildings and grounds are very well taken care of. The property is very safe with onsite security 24-7. The manager and her team are the best! The leasing office and Stout Management are great. The problem is the owner and HOA. They admit the building hasn't been properly maintained so things are always broken, the pool and elevator for example. The HOA is a nightmare. They change the rules all the time and never tell anyone. You can't get deliveries or Uber. They do not allow deliveries to your door and they take all packages but you cannot pick them up after 6 which doesn't work for people who work. Don't ask about a package locker they said "it's too much money to put in." You can't put a wreath on your door and they actually tried to limit how long you could have holiday decorations up in your own unit. The HOA even restricts how many keys you can have to your own unit. They have one security lane for residents and guest and won't change that and if you come home late expect to find security asleep and you have to honk the horn to wake them up. There are just so many challenges with the HOA and the renters have no say in the rules. It's a quiet property with good floor plans but not getting updated at all. The laundry in the units is horrible. It doesn't dry it just makes your clothes smell. read more

Worst place I've ever lived. Constantly getting harassed by Karen's there were hundreds of Karen's in this complex. My dog was constantly getting attacked by off-leash dogs even in his own yard. The yard was a joke it was just a couple of bars on a fence with no privacy and the other dogs could stick their heads right through and attack my dog. The fridge leaked constantly no matter how many times they fixed it, and the drains were constantly backing up filling my apartment with the smell of raw sewage. Overpriced hell read more

I just moved in and from the start talking to each leasing agent/manager on the phone, they have been so helpful and professional. I had a sink leak and maintenance came with 5-10 mins. Do yourself a favor and stay away for this place As we were moving out we chatted to other residence, as you do, they ALL had the same problems, These are only the big ones. If you choose to live here you'll find many more. *Lost my mail 4 times (and some friends who were staying with us, 2 times ). They then would take NO responsibility for it. If you're looking at living here ask to see the mail room, you' ll understand why * Can only move from 9-5 week-days which means you must take days off work to move. (This includes deliveries ) We were told this only after signing the lease. Also if you decide to purchase a tv at Best Buy on a Saturday, just know you have to keep it in your car until Monday when you go reserve the elevator and give them a 1k check. Yes this is just for something as simple as a purchased tv. *Dont even bother to order food deliveries they don't allow anyone pass the gate, so you'll have to leave your room to go get it. Takes away half the point of delivery. * The HOA staff are SO RUDE!! They walk around with a pissed off attitude, concierge are much the same. I had to to make at least 5 different phone calls and emails to try and add some one on my permanent guess list. *you also have three different entities that are not connected and just send you back and forth, concierge, leasing and security. *You go online and see good prices, guess what the second the lease comes in THEY PUT UP RENT $200 extra a month. There are no amenities here worth this, just go look at what they call in the website a "state of the art gym" . *ridiculous rules- I had a flat tire and was told I was not allowed to change it in the garage . One guys said he got 5 day eviction notice for not wearing his mask on his balcony! There are many more. *as picky as they are about mask.... there is no hand sanitizers in the elevators, the one place that everyone touches... $100 fine if caught with no mask on- in other words- revenue raising. *to top it off, we show up on our move out day and were told our reservation for the lift had been cancelled.! This is the 3rd time this happened. There is so much more but who can be bothered to waste anymore time on this place. Save yourself the trouble, and if you rent from here we heard renting from owners is so much better since you won't get the hiked up prices from the leasing office when your lease end. You still will have to put up with APPALLING attitude and management of though. read more

The property was terribly maintained and was constantly dropping letters on everyone's doors threatening to fine you. I left there 7 weeks ago and have not received my deposit yet. I emailed and they said they sent it 4 weeks ago. I asked for the tracking number and "we don't track them" So I asked if they could cancel the check and resend a new one and they wanted to charge me a 25 dollar fee to reissue a new check It's all 21-25 year old kids running the office and it's a nightmare dealing with them. I asked to speak to a supervisor and they told me to send an email to their customer service office. The security there was ridiculous too. They wouldn't pay attention so you are regularly sitting at the front gate waiting for them to recognize that you have pulled up. And security wouldn't let food delivery in. So every time we ordered a pizza or something from grub hub, we had to walk all the way up to the front just to retrieve our food. Which basically defeats the purpose of delivery. Make sure when you go to see the condos, that you go see the unit you are renting. The rentals are on a hallway with broken lights, peeling wallpaper, and worn dirty carpeting. I am probably never going to see my 500 dollar deposit...but then I am letting everyone I know what my experience was here. read more

The only pros to living here are that the people who work in the leasing & concierge are standardly nice, especially considering the massive amount of unhappy residents I'm sure they deal with on a daily basis (myself included). Also, the units themselves are pretty nice but really weird to have no drawers in the kitchen. Warning: Rant ahead! ::: Do not live here unless you want to be burdened by asinine and illogical HOA rules that are created by a few majority owners & arbitrarily enforced. What is the point of having delivery services (ie. Postmates, water delivery, InstaCart, etc) if you have to walk ALL the way to the entrance of the community to pick up your delivery? Furthermore, they do not allow Uber/Lyft drivers past the gate to neither pick you up nor drop you off. I have NEVER experienced or heard of ANY other gated community that doesn't allow for these services. While they say they make exceptions for disabled people, they do not make ANY provisions as a community for them. My $400+ patio furniture is ruined because of someone in one of the 5 units above me throws out their lit cigarettes onto it, burning holes throughout. Yet, when faced with a CLEAR HOA violation, they tell me they can't enforce the rule because they can't prove who did it (citing it as a neighbor-to-neighbor problem). I do believe lit cigarettes are a community problem if it catches my patio furniture and thus the whole building on fire - especially while we're in a "red fire warning" in the middle of summer in the desert. Something else they don't tell you when you move in: you can ONLY get furniture deliveries or move in/out of your condo Mon-Fri from 9a-5p. No exceptions! You can't even park your Uhaul truck overnight on the property, no matter the size. The only gym with any semblance of machines is only open from 9a-9p - a time frame most people that work during the day would never be able to work around, so you can forget about THAT amenity. I am SO over living here & I can't wait to move out AS SOON as my lease is up - definitely the worst multi-unit community I've lived at in my 8+ years in Vegas. If Sedona, Manhattan, Park Ave, & Loft 5 all manage to have uber & vendor deliveries just fine, why can't Boca Raton? Furthermore, there is no way to pay rent online and no Dropbox for after hours rent payments for those of us who work the same hours that the leasing office is open. read more

Infested with rats. What sucks is that the main owners live in California instead of here - which is why they don't care. They've installed mouse traps but those are just for tiny little mice, not the gigantic rats which live in the underground garage here. What's worse is that they don't realize what a problem their lack of care is causing the entire block. I've even seen a cat get eaten by these things and that's a disgrace because even tho it should be the other way around, there are Many of them vs one kitty and the kitty was homeless so maybe not in the best of health. But this is wrong on so many levels tho. I can't keep my mouth shut about it. Get your isht together braids you guys claim you're fancy shmancy - but maybe you should add trashy as well, since architectural design and good security can only do so much. read more

Everyday I'm either woken up by the broken smoke detectors that they have "looked at" multiple times, or someone using a leaf blower to do absolutely nothing in the courtyard. HOA, concierge, and security are completely separated, don't communicate and send you back and forth from each other. My car had its windshield smashed and side mirror kicked off in the parking garage 2 months into living here and absolutely no responsibility was taken. I thought that was the point of having security at the gate... can't move in or out outside of 9am-5pm which is going to make leaving this place a nightmare. Pros- -Perfect distance to live from the strip without having to live on the strip. -Peaceful neighborhood -Right off the 15 -Right in between Southpoint casino (games/restaurants/movies/bowling) and Townsquare outdoor mall (Bars, good eats, good stores, & a whole foods) I like living for an HOA Mid Rise 2-bedroom condo. Gorgeous to pull up to not to a remote gate but the security check-in, 2 Building complex with elevators going up to the 9th floor. Very clean and spacious outdoor living with quiet neighbors. Underground assigned parking for tenants and a lot of guest parking spaces. Modern stainless steel appliances and marble countertops through-out my unit. Half tiles and half carpet with a balcony view of vegas city lights. Very close to the feeling of living at a nice hotel with elevators, maintenance team, and key cards to swipe into. Relaxing pool & spa area with a small upstairs gym and sauna room. Cons- -I dislike the washer and dryer in the units. Very small and insufficient (please change asap) -Security staff read more

This is my first year living here and I will go through the pros and cons. Pro- Big apartment a lot of square footage Cons- Where do I begin, Washer dryer combo clothe never smells good I've had them come take a look at it and nothing same thing. Super old appliances, everything is old. The hallways smell bad especially after they "steam clean" they go through a really bad company and I know this because I hired them to steam clean my sofa, rug and mattress. It didn't clean anything just left everything wet. TERRIBLE! My biggest pet peeve of them all good luck getting food delivered to your door their rules are ridiculous they won't let any delivery up to the room, what is wrong with them. You have to go downstairs to pick it up takes away the point of delivery. No delivery's on the weekend simple things like a sofa you have to schedule and rent the elevator for. Lou is so nice always trying to help me out with last minute things. Another one of my biggest pet peeves, I've added one of my friends to the permanent visitor list multiple times, and when he comes they still call me every time. I don't understand what is the point of adding them. Rent, has to be by check. Yes I pay my rent late because I have to go and drop off a check. Which I forget to do, have they ever heard of auto pay! They said they were going to have an app when we first moved in to pay rent, and nothing. Oh the "gym" laughable to even call it that. It's the worst gym of any place I've ever lived in and when we were moving in we asked about it the lady said they were going to "renovate it soon" yeah right it's been almost a year. I really want to move out, they need to renovate the rooms and learn that delivery is meant to go to the door not you go all the way downstairs. The only thing keeping me here is how big the apartments are which is really nice to have so much space which is very hard to find in Vegas. read more

This is a very comfortable place to live in. The maintenance is great, the pool, hot tub, parking lot & garage, gyms, clubhouse and outside lawn are kept very neat and organized. The biggest con to these condominiums would have to be the 2-in-1 washer/dryer units.. Yeah, a washer that's also a dryer! Ugh, that's the worst invention I've ever come across. For it to be efficient you have to do very small loads at at time which takes forever if you have a lot of laundry. Besides that, it's very private and you rarely see your neighbors which my husband and I like. It's like living in a very nice hotel. I noticed that there are many younger, industry people that live here but recently I've been seeing a lot of older people as well as kids. It's safe, comfortable, private and upscale and we're happy to be living here. read more

I love living at Boca!! It's quiet, all the residents are friendly and concierge is always very pleasant and helpful! The units have high quality furnishing and it does have the feel of a hotel. They're pet friendly and many residents have doggies. However, I did have a few hiccups during move-in. For example, you have to reserve an elevator for your move in date for a selected time slot. I showed up with a moving company and the security guard told me the moving truck could not enter because they only had space for 2 trucks at a time and 2 trucks were already there. I was very upset when I found this out because the moving company was charging me by the hour and I was just wasting money by having them wait there. After making a small scene and some time had passed, a truck exited allowing mine to finally enter. That's not all! When I got to my unit, I realized the layout was different than the one I had requested... I opened up all the doors to come find I was placed in a two bedroom as opposed to a one bedroom. At this point I was livid. I called the leasing department and was told it had been a computer glitch?? For some reason I still find that hard to believe. They honored my rate for a one bedroom but I was still disappointed, I fell in love with the layout of the one bedroom and the second bedroom is futile. Speaking of futile, the washer/dryer unit is a joke, they put washers and dryer on the third floor for a reason. Moving in was hellish and very disappointing but ever since then I am relieved to say I like living at Boca because it is so peaceful. I have noticed we have a lot of snowbirds who aren't even in town most of the time. I like the location because it's far from all the Vegas madness but a close drive to the gym and grocery stores. read more

BR has been mismanaged by Community Management Group for about a year now. Since then: 1. Community Management Group Managers can never be reached by phone, 2. Community Management Group Managers don't return phone calls or respond to written complaints, 3. Community Management Group monthly billing statements contain wrongful charges, 4. HOA dues under Community Management Group have increased by more than 30 percent (a ten percent increase of HOA dues plus power charges that were not billed for many prior years), 5. Community Management Group and/or the morally and ethically corrupt Board of Directors have hired Multifamily Utility Co. to do the power billing for them despite having been made aware of Multifamily Utilities predatory and unethical business practices. The responses from the unfit Community Management Group on this site are despicable. "It saddens us that YOU hold us in such low regard ... we regret that their efforts have fallen short in YOUR eyes ... we haven't met YOUR expectations etc." These shameless deflections and attempts to tarnish the complainant are designed to hide the lack of professionalism and integrity of Community Management Group. Beware of any development mismanaged by "we don't respond to phone calls or written complains but we will wrongfully assess charges" Community Management Group. I strongly recommend to all homeowners to file grievances against Community Management Group and the Boca raton Board of Directors through the Ombudsman system in Clark County. We deserve better than this company and this Board that is apparently controlled by certain majority owners within the complex and beholden to such majority owners while neglecting the concerns of owners owning individual unit(s) with the development. And yes, Community Management Group and this Board of Directors did not even deserve one star! read more

I have lived here for a year and haven't had the best experience. The parking is absolutely TERRIBLE, if you park in certain spots you gets notes being told you will be towed, in a lot of cases you have to walk very far to your building because of this. The hallways smell, the elevators are always broken, and the pool is rarely cleaned. Some of the guards are very sweet, others we've had issues with sexual harassment. We reported it and nothing was done and we were repeatedly treated like shit by the same staff member and still nothing was done. Its a great location and the people are friendly. The condos are nice but overall I do not give it more stars due to the staffing issues and the parking. read more

The water is never circulating. Anyone with common sense should know that those little holes on the walls of the pool should constantly have water coming out of them to circulate water. Water looks cloudy. The color is greenish almost brown. Full of bugs and there was even bird poop in the water the other day Yuck! They have been repainting and repaving outside for months now. For what? Use that money to maintain the pool so that it actually stays clean! Fix the washing machines in the laundry room so that people can use them. People let their dogs poop in the hallways and just leave it. This place looks nice from the outside, but don't let all that fool you. read more

Boca Ratón has so far been my favorite place to reside in. All of management is friendly and the concierge helps you with just about any questions or concerns you have and they are very accommodating. Security is 24 hours and they keep things in order. I've never felt safer than I do here. I highly recommend Boca Raton as a place of residence. The neighbors are also very friendly. read more

I did not sign a contractual amendment to my lease on the day I moved it. I went in to get the move in special a couple months later. The leasing office manager, "I remember having that conversation with you, but we are not going to give it to you." We have a different special you can have that is less than half (monetary value) of the original one. (In their minds, that was sweeping it under the rug. ha) On top of the that, the area rep for CornerStone, wouldn't even give me a call back after leaving a voicemail and linkedin messages.
