We hired JBS Home Inspections to do a Common Area (roof, basement, exterior) inspection of our six-family condominium building in Cambridge, because we are self-managed and not well-versed in the upkeep of a 100-year-old building; we couldn't be happier with our decision! In order to decide how much to raise the condo fees, we needed an itemized list of the immediate and potential repairs to be done. That list is exactly what we got, including helpful pictures from the inspector, Alex Steinberg. Alex let us follow him throughout the inspection and gave us detailed explanations of our building's issues. The report that he sent afterwards prioritized the repairs that needed to be done, including safety issues, and was astoundingly thorough. I hired JBS to do a deep inspection on a new home we were interested in purchasing. The process was very well done and JBS did far more digging, crawling and poking around than I've seen other inspectors do. Little things like power/ground testing every single interior/exterior power outlet etc. etc. They also get huge props for being "modern" relative to other old school firms - you get an actual PDF document complete with embedded pictures showing exactly what they are talking about. They were responsive to follow-up questions about issues seen as well. Based on our happiness with the report they did on the house we were buying I turned around and hired JBS a second time to do a "defensive" inspection of the house we were selling so that we'd have a heads-up notice of anything potential buyers would be concerned with. The 2nd report was just as good as the first but it was less formal and verbal only. read more

I hired JBS to do an inspection on a home I had agreed to purchase. Alex was recommended to me by my realtor and I was initially hesitant to go with him as that could be a possible conflict of interest. Fortunately for me, I trusted my realtor instead of my gut and hired Alex. He arrived before anyone to the house early on a Friday and was already reviewing the roof and foundation along with his trainee Mohan (who was also great). Alex was very detailed taking photos and detailed notes on every little detail of the house and systems. Additionally, he was patient and comprehensive in explaining everything about the house to me (even if no issues were present). All told - Alex and Mohan spent 5 very detailed and thoughtful hours with me. I arrived to the inspection feeling overwhelmed and worried and left feeling assured and confident in my purchase. The detailed report they provided allowed me the necessary support to request a credit from the purchase price and bring in specialists to back up my positions. I recently used JBS inspections to come do an inspection of a house my husband and I are purchasing. Alex was very thorough, spending nearly 3 hours going over each floor of the house. I was particularly concerned about the state of the foundation and basement, and Alex spent a LOT of time in there pointing out things that should be fixed, what is a safety concern and what is not. His patience and friendliness during the whole process was an added bonus. He also presented me with a book on how to take care of our home at the end as well as emailed me a 90 page document that detailed what he found in the inspection. This inspection was so worth it - we presented some of the findings to the seller and we were able to negotiate down on price in order to afford to make repairs after we move in. I purchased my first home and had it inspected by JBS Home Inspections. The inspector who came was super nice but I am disappointed that after moving into the home to discover that the windows didn't work properly. She had inspected all the windows and did not find anything wrong with them but when I opened the windows for the first time, they didn't close. Two other windows also weren't sealed completely so there is condensation build up. These are major issues and I don't know how to fix them since I live in a condo and will need to get work permits to block off the side walk, etc. It would have been nice to know before officially signing to papers. read more

We recently had an offer accepted on a newly-renovated condominium in Cambridgeport. Alex and his team were highly recommended. Both he and his assistant, Sean, were really wonderful during the inspection. They were incredibly thorough and knowledgeable and took the time to teach us a lot about the inner workings of the home. They were patient and really took their time to make sure they did a complete job, and they had the report to us within several hours after having finished the inspection. The actual report was also great - it was easy to read, came with photos of areas of the house that they identified as needing repairs, and they also included general information about the house for us to reference in the future (approximate estimate for when the roof will need to be repaired, the year of the boiler, where to access certain key electrical and plumbing elements if we need future repairs). We highly recommend them and will certainly be using them again if we purchase another home in the future. read more

Alex is like no other hands down the best. Anyone that is on the verge of needing a home inspection Alex is you're go to guy. He took his time and went through every little hole he could find in my now new home. He also took the time and went over every little concern I had and mentioned so many valuable tips. Mohan his apprentice was also exceptional. Not to mention they both got there half an hour early and spent 4-5 hours on the home inspection I also received an complete detailed report with pictures about 3 hours later that very same day. He might be a little pricey, but you sure get what you pay for. Just remember would you rather pay $750-$1000 on an amazing home inspection or buy a house for hundreds of thousands and be stuck with that mortgage for 15-30 years because you decided to go with a cheap home inspector that didn't catch valuable costly things you should of known about.
