"It's simply my opinion, and apparently the experience was different for another reviewer." So is it fact?.....or opinion? MY PHOTOS WERE.NOT.TAKEN. during renovation. How dare other reviewers presume to know anything about when my photos were taken. I have nothing to gain by showing photos or lying about them. I'm not an irate ex-tenant, I wasn't forced out and I left on very good terms. I believe that people deserve to know what they're investing in and I would want someone to do the same for me, if the situation were reversed. This is my experience and other reviewers have no business disputing that or tearing my experiences apart. I never said the building wasn't lovely and unique because of it's age. I never said neighbors, during my tenure, were arrogant or unkind. What I did say that is that building owners/management did a sloppy job with construction and took the cheap route with sub-flooring and walls/wall thickness and HVAC, especially, and that if you're considering investing a half million dollars in a unit, you shouldn't be able to hear your neighbors through the walls while you sleep, shouldn't have a film of rock and subflooring dust on/in everything (including your lungs) and shouldn't have to suffer through the hottest/coldest days of the year without a/c and heat. This WAS my experience and other people deserve to know that. Continue to live pridefully and harmoniously with your neighbors in your beautifully appointed surroundings and let people decide what inevitable "issues" they're willing to deal with, after they've invested 100's of thousands of dollars.

We have lived at the Lofts at Lower Mills since Fall of 2011. We had sold our condo in a…read morethree-unit triple decker and were curious to see if we would like living in a larger building so we decided to rent. Well, we loved it so much we bought our unit. With regard to the previous review, I am somewhat surprised that this individual would stay for 5 years if they had such an awful experience. Certainly you could find units with lower rent in other developments. However, we have found the Lofts at Lower Mills worth the price. The grounds are well maintained, as are the common spaces of the building. We have found the maintenance and cleaning staff to be top-notch and incredibly helpful. As renters, maintenance work orders were quickly completed. You would be hard-pressed to find better on-site staff. Heck, they were helping us re-direct our ceiling lights on Christmas Eve and they couldn't have been more pleasant about it!! We have had a very different experience from the previous reviewer. We have never had issue with mold on the brick and we live on the river-side of the building. The most we have had to do is cut away the ivy that sometimes grows over a corner of our window. The brick is gorgeous and it is what most people are drawn to when they enter our unit. As this was a factory before there are some nicks and dings but we feel that adds to the character of the unit. Also, we had a housing inspector go over the building (including the roof and the basement/crawl space) and he remarked that he was incredibly impressed with the structure and its integrity, especially given its location next to and over a running body of water. We have not been bothered by sound from other units. We never hear the neighbors on our floor. We used to have a couple with three young children above us and we would hear them occasionally but it did not bother us. It was far from loud and we only heard them when one of the kids would take a digger and cry. Having lived in a triple-decker I know what it's like to hear your neighbors and this is significantly better. We did have an issue when we first moved in where we would find wood dust/dirt in one spot. We called Winn and they fixed it immediately. The contractor explained to me it was from the original wood beams that are designed to expand and contract in their metal frame. Again, it was fixed in 15 minutes and never an issue again. We have not had the same dust and cement issues the previous reviewer had while she lived here. I will agree the HVAC has been problematic. I think the condo association, to whom Winn (now Barkan) paid dues to when the building was not owner-occupied, nickel-and-dimed the HVAC repairs for our building as we were "renters" in the Lofts at Lower Mills. Now that the building is converted and is owner-occupied, with owners who will now serve on the condo association board, I am confident better representation will result in a better job addressing this issue. I should also add when we were without AC for a few hot days we would ask Winn to credit our rent and they did so quite willingly. Overall we have found that with good communication we have been able to address any concerns we have had. We are realists and expect there to be issues that arise in any large building whether it is apartments or condos. Our issues have been minimal and when we shared our concerns with management, and now with our condo representatives, they have been addressed. We have loved our living experience here which is why we chose to buy. Yes, the units are not inexpensive but we felt they were well worth the cost. We should note we are not the only renters who chose to buy. Lower Mills is such a wonderful community with so much to offer. You can walk to shops, the grocery store and restaurants. You are right on public transportation and adjacent to a fabulous bike path. The building is wonderful if you have pets as there is a DCR park right next to the Water Mill Building. Overall, the people who have moved in are polite and engaging but respectful of each others privacy. We are thrilled that we were able to purchase our unit at the Lofts at Lower Mills and we have thoroughly enjoyed living in the building and in this neighborhood.

The Q Apartments' rating went from 4.5 to 4.1, and honestly, I believe it may drop even lower in…read morethe coming months. At first, I truly wanted to praise this apartment complex because the area itself is nice and convenient. However, the management office has been extremely disappointing, and because of that, I feel this place deserves a much lower rating. I have experienced many problems while living here, and I want to share them honestly. False Charges After Moving In When my wife and I first moved in, we paid everything required. Then, only one week later, we received a letter from the management office claiming that we owed additional money because of a "miscalculation error." They provided no proof, no documents, and no clear explanation. This mistake was completely on their side, yet they still made us pay for it. We paid only because we wanted to avoid problems as new tenants, but it was unfair and unprofessional. Constant Towing Problems Our car and even our visitors' cars were towed more than six times because there was not enough available parking. Sometimes, even when parking outside of their designated parking area, cars were still towed for tiny and unreasonable reasons. The parking situation is stressful and poorly managed. Payment Processing Issues and False Balances Even when paying with a money order, management sometimes took up to two weeks to process the payment into their system. During that delay, they would later send notices falsely claiming that we owed money that had already been paid. Because of this, they added unnecessary late fees, making the balance higher unfairly. Unfair Security Deposit Deductions When I moved out, they kept about $1,500 from my security deposit. Their explanation was "severe stove damage" and an "outstanding balance," both of which were false. Regarding the stove: my wife and I noticed a small line where the burner heat naturally hits the stove surface. This was normal wear caused by cooking and heat over time. We did not damage the stove ourselves. Yet they charged us more than $800 for it instead of repairing or maintaining it as part of normal apartment upkeep. They also claimed I had an "outstanding balance," even though I had already paid everything and owed $0 when moving out. The worst part is that they even sent me a letter confirming that my balance was zero, but later they still deducted money from my security deposit claiming I owed them money. We have asked them to return our money, and we are still waiting for a response. In my opinion, this management office is disrespectful and unprofessional. I have many more issues I could talk about, but I will stop here for now and may leave more reviews later. I also have picture proof for every single thing I mentioned in this review, and I am prepared to share more details and evidence later if necessary.

AVOID THIS PLACE AT ALL COSTS IF YOU'RE CONSIDERING LIVING HERE…read more There have been multiple police incidents in the past six months. In September, police were here with riot shields and guns in regards to an investigation, and then again last night there was an incident where two men with handguns and drills were trying to drill their way into a resident's apartment. If the safety issues aren't enough to deter you, consider their manipulative, dishonest, and greedy lease renewal tactics. On May 20th, I received a lease renewal agreement that outlined lease renewal options for a 9 month lease, 13 month lease, and month to month lease - all at $3,050/month. It specifically stated that if I did not have a lease renewal agreement in place by August 14, 2022, I would automatically assume a month-to-month status at the rate of $3,050.00. 12 days before the 14th, on August 2nd, I was informed that this letter was a mistake and that the month to month rate is significantly higher. Instead of doing the right thing and honoring the original letter, they told me it was a mistake and I would have to pay a higher rate. I tried explaining that if I had known the rate would be significantly higher, I would have explored more affordable housing accommodations, but there was no way I'd be able to find something in 12 days. The regional manager and I ended up agreeing on an additional month-to-month charge of $75/month on top of the $3,050 for a total of $3,125. Then, JUST ONE MONTH LATER, they informed me that the rate would be increasing to $3,560! As you can see, they are exploitative and predatory with their renewal practices. Between feeling unsafe here and their predatory lease renewal practices, I hope it's clear how undesirable this location is. It pales in comparison, but there have also been other nuisances during my time here. When the golf simulator was out of order for 3+ weeks, they said they could not prorate rent at all due to this key amenity they use as a selling point being out of order, but that they were going to kick off the simulator being back up and running and will be providing t-shirts, snacks, and gift card prizes. THIS NEVER HAPPENED. They are liars. What else? There's always dog poop on the ground from residents who don't clean up after their pets (The Q will say they bag/test feces and fine the resident, but they never pick it up unless you complain and I don't really want to have to be the poop police) Only six guest parking spots are available here due to their poor planning and their solution is to have your guests park along the street which can quickly get backed up to 1/4 mile away, including in the dead of winter. There's a reason they're not at full occupancy and are trying to bribe residents with a $750 referral bonus for referring someone who moves in...but any resident here wouldn't wish living at The Q upon their worst enemy. Don't Walk, RUN away and find somewhere better to live where you don't have to worry about your safety, being price gouged, and general lack of management accountability.

Super friendly and helpful - they were very accommodating with furniture delivery and getting setup on move day. The apartment was in very good condition. No sound problems from other apartments. The other residents are friendly and I enjoyed their welcoming banter in the lobby. My brother says he is delighted with the apartment and is very happy with his new place. If there was an option to NOT use Comcast -- I would give them 5 stars. But the building is pre-wired.

Very nice apartment community. We are living here now for around 1 year. The brick building is…read morestrong and sturdy. Carpet/Hallways are clean and recently renovated. No sound problems from other apartments which is one of the biggest issues with apartment communities around Boston area. Maintenance is responsive. Parking was an issue earlier but it was sorted out and i have not seen any problems with parking at all now, all cars have parking stickers. It is a non smoking community. Before getting this apartment I was worried about noise because of fire-station outside and a crushed stone quarry, congestion due to a school near by but trust me, it's very quiet apartment complex and there is not much traffic getting out of apartment complex heading towards the highway. When you look out of the apartment window you see big trees which gives it a country feel especially in summers. It has nice green walking area between the two buildings. They have provision for recycling so that's another plus. Staff is friendly and helpful. Neighbors are nice, some have service dogs which are quiet but some have pets who are noisy at times but again nothing out of ordinary. This location is close to I-95 so is helpful for my commute. Legacy place is always happening where we go for evening walks and is around 10 minutes drive away. Plenty of other stores near by with bus stop right outside the community. All in all Management is doing a great job. I will definitely recommend.
