Bode Well was the realtor for the apartment we chose to rent, and they let us down in just about every aspect you expect a realtor to perform... Pre-signing our lease: They told us that the current tenants would be moving out at a certain date. They told us that the apartment's deck was being finished, but that it would be completed by the time we moved in. They told us that the apartment came with the 3 AC window units that were currently in the apartment. We trusted them, and didn't think twice about having all of those aspects in the lease. Post-signing our lease: $2,400 realtor fee later, Bode Well begins the letdowns. Bode Well informs us a few weeks before we were about to move in that the tenants would no longer be moving out the week Bode Well said they were. The tenants would now be staying two weeks later than originally planned, and there was nothing we could do about it. Put us in a pickle because we weren't available for the new move in date. Strike 1 Next, we noticed about a week before our lease began that the deck wasn't close to being finished. We asked Bode Well about this and they said that it was the contractors fault for not having the right building permit... There was nothing they could do about it and it wasn't their fault. Strike 2 Not happy with our experience so far, we just wanted to get into our new apartment. Turns out that when we finally moved in, there were NO AC units to be found. We moved in the summer, and it was extremely uncomfortable - hot and humid. We called them for days, stopped by their office, and after hours of denying any responsibility they delivered one AC unit. We asked when we would receive the two other units and they told us that they would not be giving us the 3rd unit, but that a 2nd unit would be delivered sometime within the next few weeks. We were unhappy with that solution, but Bode Well told us that it was the "best they could do". Now, into the 2nd month of our lease, they have yet to bring either of the 2 AC units, our deck is still not finished, and Bode Well won't return any of our calls/texts. Letdown after letdown. Strike 3 Before you work with a realtor, ask yourself if you want to risk going through this with Bode Well. For a hefty realtor fee, all we asked was that we were given what we signed up for and what we were told we would receive. Not too much to ask for... They're just not worth the struggle.

I was referred to him through an out-of-state agent and entrusted him and his team to list my East Boston condo quickly, as I was moving internationally. He blew off our initial phone call and subsequently rescheduled our first listing appointment because he'd been out late the night before, so this should have been the tip-off. Still, I gave him and his team a shot at listing my place. Several weeks went by with no results, no proactive updates on strategy, and little communication. I know agents can't control the market (much as I wish they could), but the lack of communication about prospective buyer/renter feedback was disheartening. I looked to set up a meeting with his team over the weekend when I was available to discuss my concerns. He offered up a Sunday evening, mentioning that he would be traveling back from out of the country, but would be happy to swing by and make it work, and would even stop by directly from the airport as needed. Given how quickly we'd agreed this listing needed to move, I took him up on his offer. His response: "I honestly wasn't expecting you to seize upon that opportunity and ask me to come to a meeting right from the plane and a day's traveling. I was kind of hoping instead that you would be willing to meet on Monday sometime, after I've had a chance to go home, see my wife, my dog, my cat, unpack, watch the Patriots game maybe." There was no irony or missed sarcasm here. This is but a small snippet of what it is like to be Michael Albano's client. The situation progressed, but it's honestly not worth the energy to describe. All I can tell you is that as a professional, first-time seller, the biggest mistake I made was hiring him. Buyer - or seller - beware.

Jeff's email tips you off that he's going to try to drag you to places other than the specific property you asked about. You've rented before & have played that agency game, and you wont be coerced into looking at 3 ugly listings so they can pitch an expensive kendall sq loft at you. So you ask a second time, please, is the precise rental I'm writing you about available and can I SEE that unit? 3. Once again Jeff fails to respond with rental info. Instead he sends you a chastening email explaining: the unit that you want to see is very expensive, there are all sorts of fees, and that that might shock you but you had better get used to it because there is NOTHING out there these days, so you should not question the costs....OH., AND let him know if you are interested in actually seeing the unit... 4. You reply that you are an adult, you know the market, you need an apartment, you'd like to see this one, and can he please save the "hard sell schtick" for the undergrads...would he please show you the rental? To wit, JEFF, in a passive fury writes: "I'm sorry That [sic] you perceive me providing you with important up front costs and explaining the reality of the speed of the market This [sic] month due to limited inventory and This [sic] week being match week as "schtick." To answer your question, as of this afternoon, the apartment was available. I will not be doing showings of that unit this weekend. " That gem was followed by: "You also give the impression that You do not have any respect for this profession ...which is also your prerogative. In turn, I get to choose who I decide to work with as well. Good luck. That is a sincere comment by the way." Oh, Snap. You sure showed ME, ePlace JEFF! This may sound radical, but next time a renter sends ePlace two pleading emails just asking for the privilege of viewing an apartment the agency itself listed, fully willing to pay the 2k in agent fees, why not respond: "Yes that unit is available. When can I show it to you?" If you find this task too demeaning, perhaps you should find a job that is not in the service industry........? As one who works in such a job myself, I was amazed at the agent's bratty emails and demands that I respect his authoritay. My question to ePlace: Do you treat all of your customers this way, or just sic you crazy agents on us renters? I dont know if you've heard, but since 'da Crisis, theres a lot more renters now who are not starving students. Y'all might want to treat us better, cos despite Jeff's assertions, there are PLENTY of listings ....and plenty of other agents. .oooo...Snap!
