Worse apartments ever, the only positive was the location. they don't replace any light bulbs that burn out except the kitchen, they won't call you back if you call maintenance for an emergency. we've also had 3 huge cockroaches even though pest control is supposed to be included (they don't spray past the entrance and living room.) When we moved in, the carpets were so dirty that it turned your feet black when you stepped on them, they were also matted down. They repainted within the last 6 months and yet it's full of termite webs and wasp nests, they don't do any cleaning in the apartment buildings even though they charge you a common area fee (and the common gym is always bare bones). They also never call you back if you call the office and leave a message. I truly would never sign a lease with them again. read more

I have lived at Botanica for the past EIGHT (8) years. We must be under new management. This is only the second time I have taken YELP in hand. I called the office last week after my sister went to get a new filter for our air conditioning unit. She was told to "come back tomorrow for a new filter. The woman in the office told her the filters are changed every month. Oura had not been changed this year. She told my SIL that we were not at home when they changed them. THERE IS ALWAYS SOMEONE IN THE APT. The next day I spoke to Stephanie and she said we could pick it up at the office. My brother we to the office and Stephanoe was not there. He was told the exterminator was coming on the 29th and we should wait. He said he would not wait. He came in with with new filter. When I spoke to Stephanie. I told her we had flies in the apt. She said it was summer but the pest control person would be here on the 29th. I told her this was the FIRST SUMMER we had flies. If you are thinking of moving into Botanica apartments, let me stop you first and say, DO NOT DO IT!!!!!! I am 58 years old, and I have lived in A LOT of apartments in my time BUT Botanica takes the cake!!!!! I first moved in here 2 years ago as a necessity because the place I was living in prior, I needed to move out quickly and didn't have a lot of time to look around and I needed specifically a three bedroom. I moved into their 3-bedroom townhouse and started paying $2249 the following year it was $2272. I come to find out from my neighbor, who has the same townhouse, is paying $500 less than I am!!!! I know he moved in a year later but there is no way the market dropped that much in one year when they raised my rent! Also, when you rent a townhouse, you are only allowed to do a walk through one week before your move in date. There were so many issues when I did my walk through, paint on the floor that never got cleaned up even though I put it on my walk-through list and called them about it as well. Poorly painted rooms/walls. You could tell they did a crappy rush job. The ceiling on the outside porch has had holes since I first moved in. Put that in the walk-through notes as well. I was told their contractor would come out and take a look at it. It's been two years, still nothing (see pictures, the black is mold). Also, if you expect your residents to pay that amount of money, then you should have amenities that WORK!!!! The hot tub jets at the pool haven't worked in the 2 years I've been there, and they are aware of it. They call themselves a gated community, but the gate has been broken more times than it's worked in the 2 years I've been there. The pool is rarely cleaned and has tiles missing. The price does not equal what you get!!!! The area I live in shares 1, yes, 1 garbage bin for the community. The garbage truck comes once a week...you can do the math and assume what that area must look like! Plus, all the crap that people put in there, food all over the place, bug, mosquitoes in the summer...yummy!!!! All of this ghetto atmosphere at high upscale rental prices!!!! WTF!!!!! Also, make sure you read your ENTIRE lease before you sign. God forbid, you lose your job and have to move out one month before your lease is up, you will have 2 choices per the leasing office. 1. Stay out the one month and finish your lease, pay $2419 (one month's rent) even though you have just lost your job. 2. If you have to do an early termination because you have to find a new place that isn't that much money since you just lost your job. Well, you lose your deposit, and you have to pay a 3-month PENALTY!!!!! The mob doesn't have that great of money scam going on and it's legal once you sign that lease. All in all, I can honestly and happily say......BYE BYE Botanica! This is why in the 2 years I have been there; I have seen so many people move out!!!!!! P.S. These apartments are the PITS! I moved in September 2023, gave a 60 day notice in June that I was moving out in September 2025. Let's start here..pest control only comes out when you call the office about pest. The apartments are big but dated! Call about neighbors making hella noise and nothing was done. I just had a baby and the neighbors move furniture everything darn night. Also drugs are being taken and sold in the apartments. Gated community the gates are always broken. Don't let the new paint on the outside the building fool you. The dog park is not existing. Just a gated grassy spot that they are calling a dog park. Nobody picks up after there dog either. Another thing MOLD, I was pregnant and the apartment had mold in the master bathroom, let the office know and it took two weeks for them to even start working on it. And two more weeks for it to be done..all while I'm pregnant. Now that I've moved out I'm being charged for full paint and carpet cleaning..WTF why would I have to pay for you to clean carpet and paint just for you to rent the apartment out to someone else. Never heard of that. Plus a turnover fee of $150 why??? Help me understand. The rent is reasonable but if you had to spend $100-200 more for someone else I would. read more

2 year resident. I've actually just signed a 3rd lease that also involves a transfer to a new apartment and garage with Botanica. Problem is finding out the day of your move that your garage that you have selected is not an option. To make things worse if I don't move the items from my current functional garage that I rent from them to one that is not functional (the door does not open nor lock) I will be fined. I was told that the broken garage was discovered the day the garage was to be inspected for suitability to lease to a resident, which coincides with the day the resident moved in. Second issue is this: the apartment I'm transferring into reeks of marijuana so bad that the only way for it to smell this bad is the instance of people have been smoking pot in this unrented apartment in the recent past, which is very likely given that the new apartment has been unlocked for the last 30 days. I'm not even someone who has a moral problem with cannabis, but this apartment smell is embarrassing. I don't want my teen daughter to smell it, much less the movers it's so bad and embarrassing. Ultimately there's zero accountability. There are clear expectations of what is expected of me as a resident. But there's zero expectation that Botanica will uphold their obligations. I booked this transfer 30 days ago. And here we are day of move in this predicament. Good thing I reached out to them, as I was not informed of the garage predicament voluntarily. There is no person that you can speak to that "the buck stops with" and ultimately no one to hold accountable for meeting basic expectations. Pretty sad state. Don't be fooled by the website. Apartments are not painted when you move in. They "claim" that the apartments have been upgrades, not so! They only put new countertops in kitchen and bathrooms, left old cabinets that smell old and musty. Floors are not hardwood, they are laminate. Complex has a fence that has been on the ground since Ida. When you use your microwave, all your lights dim. Maintenance "team" is highly substandard, still waiting from June 14, 2002 for a part for my ice maker ( today is April 14, 2023). Parking lot has huge holes, lot floods. Front gate is damaged, again,has been open for a week. They claim that your apartment will be exterminated every 6 months! Neighbors claim that after living here for a year or more, they have never had their apartment exterminated. I pay for an outside company monthly. read more

Our experience at Botanica was terrible. At move in our apartment was dirty and damaged. Our issues sheet was front and back and very little was ever fixed. We had multiple roof leaks. All they did was paint over water spots. They obviously paint over mold in tubs and that paints begins to crack away immediately. Our dishwasher broke and took 8 weeks to get repaired. The first time the washing machine broke is was 6 weeks and when they replaced it, they forgot to hook up the drain hose. The entire 2nd floor flooded and water was coming through ceiling on first floor in multiple places. All they did was bring 2 fans. The second time the washing machine broke it was 2 months before the fixed it. The dryer repair took 3 months to get fixed. Our a/c started leaking water through the floor and out the ceiling of our bottom floor. That went on for 6 months before it finally just gave out. I had to threaten to report them to the state before they fixed it and they had contractors in our apartment pulling out moldy Sheetrock with no gloves and no protection. Then at move out we were charged for damage related to the roof leaks and they would not reverse charges even with documentation and photos. They do not answer the phone. They don't return your calls. They never follow through with anything they say. And to top it all off they call themselves luxury apartments and charge crazy high rent. I have lived in Botanica for about two months now, and so far I have had no issues. The neighbors that I have met are super sweet. It is definitely a place that's pretty quiet. It is in a great location right next to so many different reseraunts and stores. You hardly have to leave the area. The staff is very friendly and helpful. They are fast responding to any problem or question that you might have. read more

They do not keep up with the outside of the apartments at all. From an overview Botanica seems nice but when you actually take a close look many things are unkept and not frequently taken care of. One of the ladies at the front office is incredibly rude. I have had two separate encounters where she has given attitude and cut me off while speaking many times. Many other small things that have happened over the three years I have lived there. Would not recommend a friend to live there. read more

Botanica-more like "Bat"tanica- I would not recommend living here to anyone, unless you like living with bats. My first Fall of living here, I got bats in my apartment and they said "the bat guy was coming" and the soon thereafter the bats went away. The next Fall, the bats came back and I had at least 6 bats in my apartment. One was IN MY BED ON TOP OF ME. I complained multiple times over a series of days/weeks to Botanica and their response was either "we will call the bat guy" or "do you have somewhere else to stay". They just gave me empty promises. Even the maintenance man that came by to place mesh on my bathroom vent (to help prevent the bats which didn't work) said THE BAT GUY DIDN'T COME! I asked if they had another apartment available and they said "not the same one as yours" so I asked if I could stay in a smaller or bigger apartment while the infestation was handled and they told me I'd have to pay more to stay in a bigger apartment. They made this bat infestation my problem instead of theirs. Instead of doing their job and helping me, I had to call multiple times and take time out of my work day to try and plead with them to fix a problem that isn't mine!! They did not care about my pets or my health at all (living with bats and their feces is not recommended for obvious reasons). Finally after pleading for WEEKS with the staff, the property manager (who does not answer the phone or return calls) said I could either move into a smaller apartment (that they told me they didn't have days before) or I could end my lease early without penalty. So, I moved out. Did they offer to pay to help me move since it's their problem I have bats? No. The biggest cherry on top was that I lived in my apartment for about 10 days out of that month. They wouldn't reimburse me for the whole month I didn't live there. So I'm giving the complex a 1 out of 5 stars since I can't give them 0. read more

I enjoyed my time living in Botanica Apartments, but here was what happened to me: The location was really great proximity to so many conveniences like shopping and groceries, and was also very close to my work! The apartments are a little outdated- even the renovated ones have carpet that is obviously a little old, shotty paint jobs, rotting baseboards, unkempt outdoor common areas, mold in the bathrooms, etc, but nothing HORRIBLE, so it was easy to overlook and enjoy the apartment and the location more than these few problems. We moved apartments once, we were refunded our deposit, and Catherine, the manager at the time was WONDERFUL! We moved out of our apartment after being exemplary residents for almost 3 years this summer. We bought a house. We were never late on rent, our apartment was kept in immaculate condition. It really was. I'm a clean freak and obsessed with keeping my home cute and tidy at all times. Our apartment was on the bottom floor and unfortunately flooded MULTIPLE times. My closet was consistently drenched in water, causing most of my shoes to grow mold and ruined them along with several expensive winter coats. I did not complain, I just called maintenance, and they fixed it in a timely manner-- no problem. These things happen. Our apartment flooded so badly one night that it took days to dry. We had an inch of standing water from a busted pipe. The baseboards were rotted through, and the carpet in the bedroom and bathroom was ruined. Again, no big deal, these things happen. We did not make a fuss. I just wanted it on the record so when we moved out the damages were not placed on us. We just spoke to the current manager, not Catherine, and they want to charge us money for the baseboards and the carpet because they detected "animal urine." We had one small dog, my cat died shortly after moving in the new apartment (she was very old.) There is no way my female dog ruined these baseboards.... she doesn't lift her leg to go to the bathroom. She didn't ruin the carpet... pretty sure the inch of dirty standing water from the upstairs neighbor's pipe bursting caused that. I have never been so disappointed in my life. Be careful moving in here... write down and document EVERYTHING! I never thought they would do this, but I'm glad that I did document everything, because I will hire a lawyer, because I'm not paying them another cent on top of my deposit and pet fees... not when those things would've needed replacing anyway due to the flooding. Its disappointing, because I loved living here. However, when apartments like to take advantage of you like this-- its just not worth it. Did not have those problems at Cypress Lakes or at any other complex I've lived in. Don't let them ruin your credit by sending you to collections-- its a joke and a scam that they're trying to get people to pay for their outdated facilities. Overpriced for what you get. I don't recommend living here-- there are better options in Mandeville. For the same price point I'd recommend Chenier. read more
