I want to take time to thanks Antonio Conerly. He is a wonderful staff in the office. He always efficiency with courtesy. Every time, when I am in the office, I saw him treating people with smiling and courtesy, even though when people come with a bad attitude. In addition, I want to mention that every time when I send him an email for any maintenance request, he replies immediately and I will have the service the next day. My rental renewal will be next month and I decided to stay because I have Antonio as my contact with this complex. Also, I want to add one more staff to my review: Troy. Troy is an outstanding employee. In my opinion, he needs a raise. He works hard and quick. I had a lot of issues in the kitchen, dishwasher... etc and he came and took care of it quickly with efficiency. I really appreciated what Antonio and Troy have done. OUTSTANDING!! read more

This is by far the worst apartment complex I have ever lived in. The level of service and maintenance is unacceptable. The property is poorly maintained, with trash frequently left around the premises and dog waste scattered throughout the community. After being a resident for seven years, I was unexpectedly charged $3,500 for carpet replacement, which I believe is excessive and unreasonable. To make matters worse, when I spoke with Felicia to discuss the matter, I was met with a rude and unprofessional attitude rather than assistance or understanding. Based on my experience, I would not recommend this apartment complex to anyone. If you are considering moving here, I strongly advise looking elsewhere for a community that values its residents and provides better customer service and property maintenance. read more

Renters Beware! You will be charged an outrageous amount for water. They base your water bill on the total bill for the entire complex. My water bill for a 2 bedroom apartment ranged from $200-$140 per month. We didn't even live in the apartment for the last month of our lease but still had to pay a ridiculous amount for water along with a whole bunch of bogus "move out fees", despite leaving the apartment completely clean. Also, they've never cleaned the ductwork in the apartments so there was black on the ceiling where all the registers are. When the motor on the furnace had to be replaced, the HVAC technician confirmed that the ducts were filthy and had never been cleaned. So my family and I were breathing in mold and filth for an entire year! There are much better places than this to live. The Manager will try to fool you by telling you that she has the best rental prices around but by the time you add in all the additional fees, along with the communal water bill, you could get a much nicer house or apartment for your money. If you do decide to rent here, make sure they show you your actual apartment because the model that they take everyone through is way nicer than any of the units for rent. read more

Upon giving my deposit I was guaranteed a certain apartment and move in date. When my move in date arrived I was made aware that my "guaranteed" apartment was being occupied and I was placed in a different apartment. Before moving-in I also made the leasing agent aware that my wife was a military service member and may be getting orders soon to depart, he stated that was fine as long as I gave a 60 day notice (false, lease states 30 day notice) and upon getting orders for departure I have been reprimanded by being overcharged (nearly $3,000) and hit with an EVICTION NOTICE! Under the SCRA, a federal law, I cannot be penalized. I reached out to Meisha Godfrey, property manager, and unprofessional is a complete understatement. If she wasn't interrupting me while I spoke, she was speaking over me implying federal law doesn't apply to this property and my matter was insubstantial and continued to persuade me to pay the penalties. As if this wasn't enough to deal with during the last week of May I tried adding an occupant to my lease, for gym membership purposes, and was given a set price of $50 for application and addition, for two weeks I kept in touch with the office only to be told it was still processing. The day after I gave my wife's military orders and informed the office of our lease termination, I was advised to pay another $150 to add the occupant AFTER given orders to vacate. Ibis Trail does not respect the law, military orders, or their own contract for that matter. Do not recommend it. read more

Save your money and heart ache and stress that ibis trail will bring you if you live here. I've been here for 6 month and have been absolutely miserable every day living here! The management is terrible they beat you around the bush and never resolve any problems we have. There's water damage is my apt that the maintenance people patched up and left the soaking insulation still in the wall. Now I have a water ring around my ceiling that probably producing mold at this point that I have let the management know about several times and it's still not fixed. I've also heard about water damage in my neighborhood apartment that they haven't had fixed for month now! Also the 6 months I've been here there's never been a security gate that works nor has the security fence been fixed since I lived here. I would never recommend this place to anyone. The worst place to stay ever!. If you have a service animal youll be sure to be harassed by people playing and knocking on the door leaving notes and running away.. Theses are adults in my building. No matter how much proof or money you pay your complaints are never taken seriously especially if your black. And management will make sure that anything even personal matters like a disability will me told to everyone of your neighbors. And calling corporate does nothing. You will only get sleep if you are at a hotel or a frinds house. Even though the quick time are from 10 to 7 there are all ways banging that sounds like there is someone waliking in your apartment. Neighbors are terribly loud and will harass and complain on you just to pick. Management never takes your complaints seriously i was told that i needed proof that my neibors where loud and when i showed the manager videos i was told she couldnt do anything unless she physically had the video even though she watched it with me.i basically pay rent to sleep at a friends because im stuck in a lease and have ro pay for a lawyer and management does nothing about it. We have had people gone into ours cars and managements does nothing. If you stay on the first or second floor you wont get any sleep. The so called hard wood floors are really just concrete with wallpapers on it. The front gate breaks at least every three or four days. read more

I love living here. The staff is extremely friendly and helpful. The apartments are nice and spacious. The area around is always cleaned and maintained. My favorite part of the apartment is the dog park just a walk away. It is extremely nice and fun for the dogs! I would recommend living here to anyone. read more

I just moved here 4 months ago and I must say I LOVE IT HERE! The property is well kept and maintenance has always responded very quickly to any calls that I have made. I choose this property because of its location/school district. It is close to really good restaurants, grocery stores, and most important the causeway( I travel a lot for work). Don't live here. Do yourself a favor and go anywhere else. I rarely write reviews, especially negative ones, but I feel like I have an obligation to warn people about this place. ----- IMPORTANT DISCLOSURES: Many of the units in this complex are HUD/Section8 Housing. In addition to affecting your peace of mind as a resident, this matters for 2 reasons: 1.) Astor Companies (corporate office) will make you feel like they think you are their worst tenant 2.) The entire complex is subject to additional mandatory inspections that require full access to your unit with only 1-2 day's notice. There are well over a dozen such inspections each year (sometimes 3 per month), and you will be required to cage/kennel your pets or be subject to a fine if they have to return. Because Astor Companies treats every tenant like you're their worst, they unofficially task the Maintenance personnel with visually inspecting and noting the condition of your unit while the actual inspector is there for the stated purpose. This is also their opportunity to discover and charge you for extra pets. ----- MAINTENANCE & REPAIRS: The Maintenance staff is phenomenal. Very nice guys, very good at what they do. But Astor Companies? absolutely terrible. While you live there, if anything in your unit breaks, like a washer, they won't replace it with a new one; they will exchange it for one in worse shape from an unoccupied unit. The business model of Astor Companies is essentially to take all the income to pay for a bloated corporate office staff, and never spend a dime to repair or renovate the units; all renovations must be funded by the budget of the local complex only. ----- MOVING OUT: The local staff are very nice and pleasant while you live there, until you vacate your unit. When you leave, they will never be available to perform an actual walk-through with you physically; instead, they'll schedule it for another day. But when you show up for the appointment, they will have already completed the walk-through before you arrive, and made all their notes so you can't discuss or challenge any of it before they write it down and report it to corporate. When it comes to making any decisions on required costs for repairs or replacements, all decisions are deferred to corporate; local staff are not empowered to do anything. ----- DEPOSITS & PETS: You will never get your deposit back; they rely exclusively on your confiscated deposit to repair the units after you move out. The local staff are incentivized to find problems because it's the only way they can improve/modernize these aging units to make them easier to rent out to the next tenant, which is their primary job. Astor Companies refuses to spend any money to renovate or repair aging units. If you have a pet, they will charge you a nonrefundable pet deposit at move-in, and still take from your main deposit for any pet odors, even if those odors come from the previous 10 tenants that soiled the same carpet that they refuse to replace. They will call you weeks after you completed the walkthrough to tell you that they went back into your unit and noticed an odor (after it sits idle for weeks with no airflow or air conditioning) and will have to report it to corporate, who will of course charge you to replace the carpet. ----- NEIGHBORS & COMMUNITY: There is a very diverse mix of neighbors, most of them are nice, blue-collar types. Then you have the 'merchandise' dealer with two $100,000 cars parked in front of his 2bedroom unit. You may also find an occasional 1 year old wandering the neighborhood, lost, snot covering his poor little face, and crying for mommy, and you'll have to hold him while asking around and knocking doors until you find his unit and wake his mommy up to come get him. Oh, and be sure to stay on the sidewalks, because only 75% of the residents use the free doggie waste disposal stations that are conveniently located all over the complex. You'll end up carrying extra bags around just to cleanup after other people's dogs. Also, if you get packages shipped a lot, hopefully your work schedule will let you pick them up between 9-5:30, because deliveries usually all go to the leasing office, where they'll stay locked up after office hours when you get home from work. Luckily, if they've sat there for 2 days or more, you'll get a text reminding you that your packages will be returned if not picked up soon. One more really stupid thing: you have a 4-day window each month to pay your rent. If you miss it, you'll be charged a $100 late fee, and have a threatening letter placed on your door on the 5th day that eviction proceedings will be started against you. You will not receive a friendly phone call to ask if you're traveling or offer a courtesy reminder; you will be treated like their worst tenant. ----- ALL-IN-ALL: There are a number of small positives about this place, but they are so darkly overshadowed by the huge negatives that I cannot recommend this place to anyone. read more

It's been a few months since I reviewed this place and I just wanted to post an update. This place still sucks and management is still horrible. They replaced the office manager and most of the staff again (no surprise). They don't seem to be any better than the last ones. I went in to the office the other day to pick up a package and had to wait 10 minutes for the girl to finish playing on her phone. When she finally helped me it seemed like it was a bother to her. Sorry for wanting you to do your job! A friend of mine who also lives here is buying out of his lease this month. Both of his vehicles where damaged by kids riding scooters and the office hasn't done anything about it. Do yourself a favor and move somewhere else. You will not be happy here. Everything was clean, the grounds were pretty, and parking was really easy. Made for a great stay. i lived here for 5 months with my 2 children and we all absolutely love it. It's very quite at night and that's why i chose this place i drove by at night to check it out. The ground are always clean and looks amazing. The 3 maintenance men john and troy are amazing to me always so helpful. We love the pool they redone the pool and it's beautiful. I'm loving this place more and more! Next month will be 1 year for me. I normally don't post any comments on Yelp or any other blogs,but when I read the negative comment from 4 months ago, I wanted to follow behind and share this information.. I have never walked into the office of Ibis Trails and had to wait no longer than 2-3 minutes, especially for a package and I receive a lot. The staff does have a few new faces but guess what, just like in life, sometimes changes are necessary to stay on top of things. Not to mention the new staff rocks! In regards to the kids on the scooters and bikes, guess what! That's not the office responsibility to baby sit kids, that starts at home. Parents need to monitor their children and go outside with them, especially when they are riding their bikes or playing at the well kept park. In regards to the kids and bikes situation, I have received notices on my door and so have other residents with the office begging residents to watch their kids, which is ludicrous, kids need supervision, not sometimes but all the time. I think it's awesome that the office is now giving the parents fines if they are not supervising their kids. Leaving out one day, I almost hit a little girl, it was night time, approximately 8:30pm, not a parent in sight. This is not the office responsibility, but the parents. Hold the office responsible for things pertaining to the complex. Tell how Mr. John is constantly removing trash off the grounds to keep it pretty or how if something breaks in your unit, you can get same day service or how if you have a complaint, Stephanie, the new manager will make sure it's taken care of, not to mention when you walk into the rental office you are greeted immediately, with smiling faces and pleasant attitudes. This isn't an isolated incident, it's every time I stroll into the office. Nevertheless, I love this place and if 10 stars were available I'd give them 9, because there's always room for improvement.
