I don't know who the positive reviewers are, but if you look a little deeper into their profiles none of them even seem real ie. very few reviews, no friends, leaving bad reviews on FourStar... it seems like BPM is posting untrue positive reviews about themselves. I have lived with BPM for 2 years out of convenience because unfortunately they own a lot of properties around campus. They are rude, unqualified and cheap. We have had bad experience after bad experience. From extremely expensive move-out fees (they charge absurd amounts to clean the carpets, which by the way ARE DISGUSTING, and even minor things like changing locks were $$$ ect) to unhelpful maintenance, disgusting move-in conditions, petty fees. I complained because one of bathrooms has paneling peeling off the walls and mold growing behind it. I repeatedly tried to contact maintenance both by phone and email, it seemed like they were avoiding me for weeks, multiple times telling me over the phone the main guy had just stepped out for an "emergency". Finally the answer I got was they "could not finance" the repairs. Well that seems off to me considering we pay thousands every month for rent. Maintenance is unprofessional, never informing you when they're going to show up (which is actually a violation of the tenant's rights) and BPM never takes responsibility because they hire outside companies for all repairs. BPM itself is extremely inappropriate to student tenants in particular. They knowingly take advantage of student's busy schedules and low knowledge about leasing. We had a water leak for months, a 4 bedroom unit paying monthly bills OVER $200 for OUR WATER BILL ALONE, repeatedly told BPM over the course of 2 month, and all BPM emailed back was we were negligent tenants for not reporting. Doesn't make sense?? Welcome to leasing with BPM!! Just overall seriously very low quality rental company. BPM is a very unprofessional property management company that cares for nothing more than getting your money. For the reviews before this that have said that BPM fixes problems around the house in a timely manner are lying. It took over a month for them to bring an electrician to fix a light fixture in the bathroom that had short circuited. This only happened because we had called several times saying that we had filed a report but no action had taken place for weeks. When moving in, the house had many problems. Several of the screens to windows and doors had multiple, large holes in them. Light fixtures, not just the one in our bathroom, were not turning on either. These are just a few of problems, but trust me, there are plenty more of those around here. The first time we called to talk about these problems, I asked the lady on the phone if she would consider the circumstances we experienced acceptable and she even agreed that they were not. When she realized that those were the problems we were facing, she proceeded to try and turn the conversation on us saying that we were wasting her "valuable" time and told us to file a report that would be neglected until we hounded them about it.This all happened right after we moved in. I don't know about some of you, but when a business tells a customer "they are wasting their time" because they have complaints that even the business agrees is unacceptable I think is very unprofessional. Even when we had someone come fix the sink from dripping, which have wasted gallons of water, it started dripping a couple days after AGAIN. If you are considering renting a home, whether student or not, be wary of BPM as they do not treat their customers anywhere close to what is considered standard. Seeing some of the reviews that rated BPM relatively high (above a 3), are definitely none of the experiences that I have had as a tenant. If you have the chance to find a house with better management, take it! As far as BPM, they definitely need to work on their unacceptable professionalism as a company. This is especially pertinent because they require us to be timely with payments yet they think that it is okay to ignore filed reports on problems until they are constantly reminded. read more

Boulder Property Management is absolutely the worst management company I have ever worked with. They take days to respond to maintenance calls and when they do hire someone to finally come, they do not finish the job and make a mess in your apartment or house. They also admitted to hiring illegal immigrant workers who they are giving keys to your apartment to work in. It would be one thing if we were paying low prices to live in these properties, but BPM charges ridiculously high rent for absolute crap homes and then treats their tenants terribly. They offer no help on the weekend if you have a maintenance needs and actually charge you for leaving a message with emergency maintenance if they do not think it was urgent enough. Also, the people that they send to show apartments are always late and their receptionists are catty bitches and actually talk trash about customers after they leave in front of other customers. If you are allergic to animals and move into an apartment that they tell you is animal free, do not count on there being no animals. My roommate is deathly allergic to pets and when we moved in, we were promised that animals would not be allowed in the building. On move in day, we heard barking from three different dogs and there was a cat wandering the hallways. They offered us no reduction on our rent or the ability to move. They then proceeded to tell every tenant with an animal to introduce themselves to us and bring their pets. They do not respect the privacy of their tenants and just conduct bad business. If you are looking at a BPM home, just look elsewhere. You are signing yourself up for a world of trouble and unanswered complaints. read more

Wow, where do I start? They took forever to get maintenance out when we had a problem. They nickeled and dimed every chance they had. Late fees were outrageous. They know students rent from them so they make extremely long and complicated lease agreements. The WORST part was moving out. Me and several of my friends spent DAYS cleaning up the place and they took over $2,000 from our security deposit, for a 3 bedroom unit! They cited absurd costs like almost $700 for carpet cleaning, a huge amount for trash pick up even though our unit produced almost no trash and a litany of other small things. I would NEVER rent from them again. They take advantage of the fact that students cannot fight their charges with enough legal knowledge and they will leave you penniless with no options. I lived in a BPM property at 825 Lee Ave in Louisville. The neighboring property is owned by the same owner and also managed by BPM. Within a few weeks of moving in, the neighbor expressed his negative feelings about a mixed race couple with a mixed race child moving in. From May 2016- April 2017, my now two year old child and I endured being called niggers, sand niggers, dune coons, and so on. He also called my daughter a retard because she had difficulty walking at the time. When we had visitors, even mothers with young children, he walked up to them and asked why they were there. He once implied his outdoor grill could easily set our home on fire and look accidental. The police spoke to the neighbor and told us if it escalated to full on threats, it may become a misdemeanor harassment charge, but until then there was no basis to call it anything other than a neighbor's disagreement. I reached out to BPM, thinking if one tenant were to physically abuse another (comparing it to the verbal abuse in our case), there would be some kind of procedure, but they said they don't have any such policy and suggested I call the police. We moved out in April 2017 and our lease ends July 31, 2017 with the option to move out June 31, 2017 which we took. We did not get a subletter and have simply paid rent and utilities on time and in full for April, May, and June for an empty rental. It has been a hardship to pay two rents for this time, but we did not feel safe in that property. Our lease has a clearly written option to move out one month early with no extra conditions. I have a record of writing an email to them on May 7 to take that option, though I did not hear back from BPM as they are not easy to get in touch with and respond slowly to email or messages from current residents. They are still denying us that option and asking for July rent though it is not owed. In response to a discussion on the matter, the property manager said they would not leave the property owner without one month's rent. Clearly BPM has made an error here and needs to pay that month to the property owner themselves. No matter the outcome, it's concerning that they rent heavily to college students but clearly do not have resident safety in mind and are concerned more with property owner satisfaction. By their own admission, if one resident is physically violent toward another in the same location and the police charge the violent resident, BPM won't even evict them. Last year, a CU student was convicted of a terrible sexual assault, was given a slap on the wrist in court, and returned to school after 6 months. BPM's policies would make it possible for him to live alongside his victims and endanger many more. As the parent, I would never let my college-aged child rent from such a place, and I regret helping them make money at all. I've been renting in Boulder for about 10 years, including during the time of the big flood, and have had excellent experiences with every other property manager all of whom proved themselves flexible, kind, humane, and thoughtful in a way BPM has not read more

I have a friend who lived in one of their propertys for 3 years. She is disabled. The last 6 months the management started tormenting her to the point of her being suicidal. She paid her rent on time and kept to herself. They evicted her and were lunging at her to scare her. They were unmerciful and unkind. They kept her deposit saying it was part of the rent. I would never rent from these people and they need to learn some compassion for the less fortunate as what comes around goes around. read more

Live off of 28th and Colorado in the apartments right by the BPM office. First of all, Don't let them trick you with the "free wifi." They have a free option, but it is basically useless. It takes hours to download anything over a few GBs. Also, for some stupid reason, they censor the sites you can view for some reason. Why? I'm a grown adult I don't need someone monitoring the sites I see. They even do this for the paid wifi subscription. Don't bother trying to play any video games (xbox, ps3, etc.) online because they have the maximum security setting on that makes it impossible to play online with friends. Besides the terrible wifi, I've been hearing that my floorboard and window blinds would be replaced since I moved in (one year ago). I went and asked about when it would be fixed and the lady was very rude, so at this point I've just gave up with it. One EXTREMELY annoying thing is that they start showing the apartments in January. So you move in in August and they start showing 5 months later. Sometimes they'll text you at like 11:00 pm expecting you to have the apartment clean for the next morning. And keep in mind this can go on for months until they find someone to rent it for next year. Good location though, and the apartment is somewhat nice. That pretty much sums it up. read more

If you pay rent with a credit card, there is a 30 dollar fee each month, not that they tell you that. If rent is overdue, 10 dollars a day fee until it's paid. BPM was fine while my boyfriend and I were renting from them but after we decided to move out they, especially Lori in the accounting department, started giving me a lot of attitude on the phone when I called with questions about the process and the security deposit. I understand they work with a lot of students, and probably deal with a lot of crap, but my boyfriend and I were great renters for 3 years. We always paid the rent on time and took care of the apartment. I would have given them three stars before today, but after how I was just treated on the phone, I can't make a recommendation. read more

WORST RENTAL EXPERIENCE. I cannot even believe that I dealt with these horrible people for two years. Over those two years, when I consistently paid on time the exorbitant rent requested, I was disrespected, ignored, and generally forgotten. The cherry on top of the cake was the 'short construction job' at the end. For the last 3 months of our lease, they were remodeling our apartment, if you can imagine half a dozen men coming in and out of your apartment from 9AM to 7PM. There was also the driveway work, which took all night one night, hammering bricks literally all night long. They told us they would be there for three days and they took three months, with no privacy in our apartment. Then we got fucked on our security deposit, they had to replace all our carpets and charged us for all of them. I can honestly say the office experience is even worse, a bunch of 30 something blonde, past their prime women that are so rude and disrespectful, it's mind blowing. BPM really is terrible. To start, when I first moved into my apartment, I quickly found that my stove didn't work, among other issues - the blinds were missing slats, the toilet seat was broken, etc. I called and informed them and they told me that they have a lot of calls to take care of because it was move in season. However, a nonfunctioning stove is a pretty big deal, and these are all issues that should have been taken care of prior to my move in. The next day, one of the maintenance workers came in, pulled the oven out and banged on it for about 15 minutes. He told me that it was fixed and then left. I tested it and the stove appeared to be working. The next day I was out of my apartment all day and didn't return until about 8:30 p.m. Upon entering the apartment, I could smell gas - there was definitely a gas leak. I called xcel to report a gas leak and someone from xcel came out and confirmed that my stove had been leaking natural gas into my apartment ever since the BPM repairman "fixed" it the day before! The xcel employee disconnected and red tagged the appliance and said BPM would be required to have it replaced or fixed by a licensed contractor. The next day, I called BPM and they didn't seem concerned that they had placed me in a potentially fatal situation by causing my stove to leak gas. The repairman obviously had no idea what he was doing. BPM told me that all of their repairmen are licensed contractors, so one of them would come by to fix it. This made me extremely uncomfortable because it was their repairman that caused the gas leak in the first place! I had to fight, and eventually got a new one. Then, a couple months later it started to get colder and I had major issues with getting hot water in my shower. They have it set up so that all the units in my building share hot water heaters and they don't have nearly enough. I sent many emails and phone calls to BPM to get it taken care and was always told someone would look it and they would get back to me. I would never hear back from them. It got to the point during the winter where by 6:30 am, there was absolutely no hot water left. My first complaint to them about the hot water issue was at the beginning of October and it took over 2 months of no hot water and countless calls & emails to get them to do something about it. They never reinforced their parking policies and many vehicles without permits would park in my lot and there would be no where for residents to park. BPM always just said I should leave a note on the cars that shouldn't be there. But they would never do anything about it themselves. Finally, after I moved out I received my deposit back. They took out money for general painting and nail holes. I didn't put a single hole in my walls and noted every single one that was there when I moved in on my move-in sheets. I also never painted anything or caused damage to the walls, so I can't imagine where they got that charge from. They also took out money for general cleaning - with no explanation as to what they were cleaning, and I had spent days thoroughly cleaning the whole apartment. It was far cleaner when I moved out than when I moved in. They really have no concern for providing any type of quality for their residents and are only concerned about getting on time rent payments. read more

Never ever ever renting from this company again. They are criminals who will gouge you with extra charges and then charge you again when you ask them to explain. This extra charge is because they had to do extra work "crunching numbers." I have several roommates so it gets confusing about who owes what, so we have asked them to break it down several times. Each time we've done so is an extra 50 dollars on our rent. Also, we had a broken window and it took them over two weeks to come fix it when it was freezing cold and there were shooting allegations going on in Boulder. If you're a student at CU like my roommate and I were, or even just anyone looking for a place in Boulder, avoid any properties managed by this company. Not because their properties are crap, but because they are a money sucking corporation. If you think you're going to get a decent amount of money from your deposit back, even after days of professional cleaning, think again. My roommate and I got back less that 2/3 each of our original deposit (which was 1.5 times the amount of one months rent). Beyond the bad end of our relationship with this company, however, comes 12 months of crap from them. Moved in to an apartment infested with ants, a broken dishwasher, and mold growing in the cabinets. After contacting management about this, and about other thing, we were told our blinds would be replaced and that she wouldn't be charged (we were, 90$, for blinds that were broken when we moved in). Fast forward two months to coming home, with no warning, to three of our cabinets missing in the kitchen, and a giant black garbage back stapled to the wall above our kitchen sink, behind which a 3 foot hole into the wall covering a leaking pipe. They gave us no call that they were going to be in the apartment even though the lease stated that we would be contacted. This hole stayed in our wall, and the cabinets were missing for the majority of two months. Finally we get a two of the three cabinets back on the wall, and a patch job so crapy that wiping down the walls behind the sinks takes the pain with it. Another two weeks pass before we can get the third cabinet back. Four months pass. My roommate clogs the sink and it floods our dishwasher. I contact them that night and they wait two days to send a maintenance crew for a leak that is literally spilling onto my kitchen floors. The last few months of our lease pass and it's time for move out. We clean the apartment head to toe, ignoring the blinds because we had been told they'd be replaced for us and because it was listed in the condition they were in in the walk through at the beginning of the lease. In the end they charged us a little over 600$ (out of our deposit) for damages listed on the initial walk through sheet. They take forever to reply to messages. They are rude in person more than not. And they are next to useless when figuring out their own online payment portal. Take my advice and just avoid them. It'll save you a lot of headaches in the end. read more

I would give one star if I could. This is the absolute worse rental company I have ever dealt with. When I first moved in, the house had not been cleaned, the dishwasher, refrigerator and microwave did not work and let off such an awful smell that I could not go near the kitchen. Not only were their skunks living under the porch but rats had taken over the inside of the house. I have now been here for 3 months and all the things that still need to be fixed have not been fixed yet. I have weekly conversations with the maintenance department asking for help and it gets me nowhere. Our dryer has been broken since day one and still has not been fixed. The people at BPM are seemingly very nice but I have never dealt with such a horrible and useless company before in my life. This will be the first of many reviews. Please do not rent any property from this company. I can't understand why the better business bureau in Boulder has not taken any action against this establishment. The staff is unprofessional, rude, incompetent. My complaint involves an apt on the Hill. Upon moving in the lock was broken, there was no shade on the window. The next problem was the flood. The closet flooded and ruined personal belongings, and the wall needed to be repaired. This took at least 2- months after several calls and threats not to pay the rent. FYI- It is January 24 2014 and the wall is still not repaired. I suspect that they will want some of the security rom me for this problem Next problem- Heat- several calls were made the maintenance department to check the furnace. Finally they did, they still have not bled the radiators. The real icing on the cake is that I tried to re-lease( crazy but did not want to incur the cost of a move) One of the many non-professions staff named Michele got on the phone to first say that the rent was going up and then said "we are not re-leasing to you because you were rude to the maintenance department". I have called them several times and emailed them to send me a formal letter so I can have an attorney look at it. No response . I will be filing a complaint with the Better Business Bureau. The property I am living at is currently holding a live radon testing in the laundry room area. The laundry room has 2 washers and 2 driers for all of the units located above, roughly 10 units in the complex. They did not notify any tenants of this radon testing, and if you don't know, large amounts of radon can cause several forms of vicious cancer, especially lung cancer (its actually quite frightening). BPM is the definition of greedy and this is from someone who has just been observing their actions, not one who was angered by them. They will always jump on every tenant when it comes time to pay rent, but when a tenant needs help, even with something that could potentially harm their lives, they will not be there for a good month or two (and that is being 100% realistic; this is no dramatization). I am usually a very positive person, so for me to write a review as such is quite unfortunate; i do wish BPM would allow me to speak positively on their behalf, but I have not found a reason thus far (and I've been living here for over 6 months now). If you're a potential future tenant of any property for which BPM manages, please take this review into deep consideration. There are various other, more personable, more appropriately run management companies around the Boulder area that can exceed your expectations. Life is good otherwise! read more

My son has just now signed a lease with BPM for The Ritz...I've seen the pics online and it doesn't do service to the name BUT it is a college apartment and it is expensive to live in Boulder, so we'll go with it for now. But I do appreciate all of the helpful comments about various experiences and will take it all to heart both during the life of his lease and especially at the end of the lease. We own our own business and so have a good relationship with an attorney and will not hesitate to use his services if we need to in order to protect our son's rights. BPM is single handedly the worst property management company I've ever dealt with. From the time I moved in last year in July, my 3 roommates and I have had nothing but trouble. When we moved in the carpets were not cleaned, things were broken, and we had to call maintenance several times. When we called maintenance we specifically dealt with a woman named Patty several times who was very rude and couldn't be bothered with our concerns. It took several calls for maintenance to even come out. Just today we got back our security deposit which 1300 dollars was taken out of for supposed "damages". All of the times we had called maintenance to come and fix what was PREVIOUSLY damaged we were charged for to fix. I'm sure the people renting before also had money taken out of their deposit for "supposedly" fixing the same things. We were charged for stains we NOTED beforehand on the damage list. We were charged for refrigerator parts that were broken BEFOREHAND (also previously noted on the form). We were charged for broken doors that were previously broken. The list goes on. But here is the best part. We have since returned to the house we used to rent because we know the new owners. The carpet has NOT been cleaned and some of the listed things were not replaced. BPM wont talk to anyone face to face about this but concerns have to be "written" out and mailed in. All of the people who work at BPM are very young and not well organized. They have no communication skills and are 100% trying to scam you out of your money. Would never rent from BPM ever again. All the reviews you read are truthful. These guys have bought up about half of all rental property in Boulder. That does not mean they are any more professional though... Yes, I am writing this in retrospect. I moved away from them in 2010. I hope they have improved since then, but I doubt it. I have been in their apartments for over six years (since they bought the previous owners of my apartment) in the past but no more! Don't let the young, attractive female showing you the apartment fool you. They only care to grab your money. They seem nice and lax when they move you in, but afterwards they neglect you. When you ask for maintenance, you have to ask two-three times over a month before they get around to it (bad when winter is approaching) When you move out, they outsource cleaning and never question the bills from the contractors. The cleaning guy mentioned ridiculous claims about hair and pee-stains all over the bathroom he supposedly cleaned that were never there (and I had pictures to prove it because it was spotless on the day I moved out) and charged the management (and hence my security deposit) $200 for the cleaning! A friend of mine moved into her apartment with curtains installed. When she moved out, the management tried to charge her for having to take down those curtains. She had to fight for three months to get those charges removed. Another friend of mine was charged for the replacement of the drip-pans on the stove... that he replaced just hours before he moved out the same day! BPM will cheat you at every corner! read more

I would NEVER rent from this company. No matter how good the house looks, or how good the price is, it's NOT worth the time and energy I have wasted fighting with this company. It has been over 2 months and I still haven't recieved my security deposit back (which was over 2 months rent per roommate). BPM lies, makes excuses, and does everything possible to make your life miserable. I have done everything in my power and everything they have asked and requested to get my deposit back, have called multiple times a week, and they can't get their act together. They are also very bad communicators. My parents are ready to get their lawyer involved. I have even drove back up to Boulder multiple times to resolve this issue (as I don't live in Boulder anymore), and leave disappointed every time. I sublet for part of my lease, and BPM couldn't get any financial documents done correctly. My parents had to call numerous times to have them fix the sublet agreement, as they couldn't calculate the numbers correctly. This is their job, aren't they suppose to know what their doing? I'm telling you, DON'T EVER RENT FROM THIS COMPANY, you will truly regret all the time and energy you will have to put in to fix BPM's problems. read more

I've been renting with BPM since July of 2012, at two different properties. I am counting down the days until I can move out in December; I don't care how much they charge me when I break my lease or sublet the place--I can't get away quickly enough. I actually have had a good experience with them as far as maintenance goes. I rarely needed things fixed, but when I did, they came promptly and didn't argue. After I moved out of my last apartment, I did receive my full security deposit back. I was expecting to fight them on that, but I didn't have to, even though I had a cat that destroyed certain patches of cheap carpet by tearing it to shreds. I guess they made a mistake. That said, the people who painted my current apartment were either lazy, rushed, or incompetent, and as a result, there are ugly blotches of paint on my carpet and some of the fixtures, but it doesn't really matter to me. What DOES matter is the constant fear that I live in today. I'm agoraphobic. Essentially, I'm terrified of encountering other people or having strangers near my home--it's pathological. Not my fault. When you're in a property management business, you have to understand that you'll deal with people like me. You'll deal with almost every kind of person. Twice in the past 6 months, I have heard a loud, unexpected knock on the door, followed by a KEY in my lock and a turning doorknob. Without any warning whatsoever (which is legally required unless there's an actual emergency), a leasing agent unlocked my door and walked right in. She was showing my apartment. The one I had just renewed my lease on. It was utterly terrifying, and from then on I made sure I bolted the door whenever I was inside. (I never got an apology from BPM.) The same thing happened again several weeks ago--a knock followed by someone unlocking and trying to open my door for about 90 seconds, before he realized it was bolted from the inside, and gave up. I think I lost a few years of my life just getting through that terrifying moment. That would scare anybody, right? I received no explanation for this--apparently, there was no emergency, or I would have found out about it surely. Who knows how many times they've entered my apartment unannounced when I'm not there to keep the door bolted. I really am terrified to live here. And for the record, yes, they are terribly rude. Everyone's reviews are spot on. And it's really sick to ask people to renew their leases in December before the other companies have started pre-leasing. That's really sick, BPM. DO NOT RENT WITH THEM!! The worst experience I have ever had with renting from any company. They are a bunch of crooks who will take any chance they get to take more of your money. The people who work in the office are all extremely unprofessional and rude. They do not communicate with you regarding what is actually going on within the lease. When my roommate and I got our keys they told us the completely wrong information regarding when rent and utilities were due, which resulted in a ridiculous amount of random fees they made up. The building was infested with cockroaches and other disgusting bugs, and the company would do nothing about it. The bathroom quickly became covered in mold due to the fact that they just paint over it in between tenants rather than taking care of the problem. Obviously, we got screwed out of most of our deposit, and the little bit that we were supposed to get we have not been able to deposit due to the fact that they messed up the check by including people who did a roommate swap who should not have been included on the check. If you want to spend your time getting money stolen from you, being talked to like you're a complete moron, and live in a disgusting overpriced building infested with bed bugs and cock roaches then BPM is the perfect company for you. read more

Do not use BPM. They will give you ridiculous charges. They don't fix the minor patches in the wall and will end up charging you for the patches there when you get the security deposit back. I rented a shoebox apartment and they charged $150 for fixing the wall. They charged $260 for saying they cleaned for 8 hours after I scrubbe the place clean when I left. The blinds were fine but apparently they replaced those to for another $150. 2 year I rented from them and they took almost $1000 from the deposit each time. The services they use also are a rip off, when I rented a house for them you have to pay for them to shovel snow not from the driveway but a 12 foot walkway in front of your house. They charged $10 to throw a handful of snowmelt on it alone and one month I was charged $350 for snow removal. They are a scam and I feel sorry for people who have to rent for them because they control a major chunk of the real estate in Boulder. Avoid at all costs. read more

In renting from Boulder Property Management we were subjected to some of the most ill-mannered associates and services out there. If you have ever been a student in Boulder, CO who lives on their own - you probably don't appreciate people taking your hard-earned money without question or purpose. We had maintenance fix something for us, and without submitting us an invoice or estimate as to if this maintenance would cost anything, BPM subjected us to a random payment of a very large sum of money AFTER they fixed the issue. We had to file reports and waste our time with their rude employees. We have also encountered their poor processing of monthly bills and rent. They have accused us of not paying rent and then later found the record of our paid rent. I wonder how many people have actually re-paid their rent because of this. Every time I have called their office to get something straight or work something out, their goal is the $$$... and obviously that's every landlord's goal - however, I have never dealt with such rude people. Unless you are made of money or you are willing to live in a space that does not live up to the sum of your hard-earned paycheck - DO NOT RENT WITH BPM. They are a pain in the neck to deal with. read more

these people are really dishonest with what they say and what the lease says. read it carefully and fully understand it. they make you as the lessee responsible for every small thing and they tell you pets are OK ask you to put down a few hundred dollars but the lease says no pets, Anyhow, the lease is much more restrictive and they charge the poor students for everything. just sad that they treat people like this. read more

Warning! Never do business with this company!!!!! Boulder Property Management took it upon themselves to steel over $400 hard earned dollars from me. They are charging me this money for things that there own maintenance crew did. They cut into my carpet to fix a squeky board, they never fixed the damage and instead they charged me for the damage when I moved out. Then later in the year they decided to have two maintainance guys come in and replaced all the windows in the top section of the apartment. The blinds I had before were removed and never replaced. I lived there almost 3 entire years without blinds and it was terrible. I would have loved to have my blinds back! Now as if to rub salt in my wounds, I'm getting billed for the blinds they removed and in addition a wonderful installation fee for the blinds. I brought this to there attention 4 months ago and they have been avoiding me ever since. read more

These people are complete crooks and will leave you homeless in a heartbeat!!! BEWARE! First, to go through a property management in Boulder, they are the best of the worst. I did my research, and you can too. I rented from them for a year, paying 6 mos rent at a time, never a complaint or issue. Had always communicated via email, and never had a problem. Suddenly, I get a notice on my door regarding my move-out in two weeks. Since I had notified them of my intent to renew, I was surprised. They claimed to have never received it, despite the fact that they had received every single communication prior, claimed to have left messages they did not, and were completely unapologetic for their error, putting me out on the streets in a matter of days. I kept a SOLID record of each and every communication (via email and phone), and despite their lies, because of the clauses in their lease, I was out of luck. You are doing yourself a gross disservice to rent from such dishonest, unkind, inefficient business people. read more
