**Things don't always appear to be what they seem. Take this as a WARNING **. Literally make sure that you note at move in EVERYTHING!! They will fault you for things that you would otherwise deem not worthy of mentioning. We are extremely clean individuals, and we left the place in our opinion in much better condition than we initially moved in. Let's just say our first two weeks of living there we had to buy odor eliminator as there was apparently another pet in the unit prior and I wonder if they ever cleaned or replaced that part of the carpet. This was brought to the very nice gentleman's attention that unfortunately no longer works there. We remedied this ourselves and should have charged Bracera for these items, but we didn't! Not only didn't we get our deposit back, but they have the audacity to ask us to pay more saying that our unit required an extra clean. What a joke! Now that I got that off my chest, let's talk about a few other things. First and foremost they have these heavy entry doors that everyone slams closed and the entire poorly constructed buildings shake oh and if you think living on the top floor will be quieter, think again. You can hear everything and I mean everything in these buildings. We placed 8-10 maintenance requests due to faulty equipment in the unit and on average they took a week or even more to be addressed. So, I'll leave you with this. If you don't care about any of the forementioned items this is the place for you. If you do and you are like me go elsewhere. BUYER BEWARE! DO NOT RENT HERE!!!! Amenities are always down. The pool is always closed or has issues. I get an email every day stating its closed down again. Walls are thin, appliances are cheap, heating/cooling system doesn't work well and very expensive. Worst of all the staff there in the leasing office are completely incompetent at their jobs. First off, if you call and leave messages they won't be returned if you have an issue. If you are signing a lease they'll follow up promptly. If you try to go into the office during business hours there is a pretty good chance they will be closed prior to closing time or they will be on a multiple hour lunch. I have showed up at noon and seen signs they arrive at 2. I came back at 2:30 and they were still gone. There is dog poop everywhere which made it impossible for my kids to run around outside without tracking in random dog poop into the house. Very limited parking and no enforcement so I always have to park super far from my apartment. Imagine an apartment community that is purposely run horribly....that's Bracera. I would recommend ANY other place than Bracera. Listen to the reviews, do not rent here. read more

Expensive and noisy I have lived here for several years and have had multiple issues with the apartment not being maintained despite the damages not being my fault. Following a burst pipe and and flood that happened from the resident above me the carpet and framing around a doorway became damaged and warped and I was told by the then head of maintenance that they would probably just wait unit I moved out to fix these damages. I have pointed it out multiple times and have had renters insurance and they have still not fixed it. Apparently inflation is also causing the second family in a row to live in the 1 bedroom apartment above me and the buildings are not well insulated so we can all hear each other word for word. This has meant having that that many more people above your head to slam things and stomp around. I definitely don't recommend to anyone with PTSD. Three stars instead of one for the people in the office dealing with everyone's crap. read more

Updates: I've been here for nearly a year now and although overall the community is great, the noise levels are really what kills the deal. It seemed quiet at first but as summer rolled around and construction became a daily thing, the noise has gotten out of control. Where to start? The houses around the A apartment are being built now and they've been making a lot of noise, even starting before 8am! It's very hard not to notice saws and nail guns going off. Yesterday it was nothing but blasting music... In the complex itself, they seemed to have cut corners on sound dampening as you can hear people talk through walls. The doors are the worst though, they are solid and spring loaded so if you don't hold them, (and almost nobody does so it seems...) they slam, and shake the whole building! Let's talk about pool use... The pool opened and soon after, we noticed parties and such from renters using the pool well after office hours, even at like 1-3 in the morning... Management sent out in writing that the pool is only open during office hours, it would have staff on hand moving forward, and that the pool would be locked after office hours. Did this help? NO, shortly after I still see parties and such from noisy renters at the pool. I feel bad for those closer to that area, but I can hear them from the A building. Others say they contact management on this and were told to call the police to file a noise complaint. Why should this be the job of the renter paying money? I feel management should be taking care of this for sure and enforcing the rules. There are a few little issues with the overall apartments such as appliances tending to be cheaper. I just had my GE dishwasher timer replaced as it would not drain fully. Repair dude said he replaced it however GE keeps sending faulty timer units which is a mild annoyance not to have the washer fully drain... Cabinets look nice but are cheap and have no slow close on them. Most doors have the rubber pads so they don't slam but the builders messed up over the microwave as the box covering the vent hits the door before the rubber bumper making it slam loudly. Out in one of my closets, they cut the opening to the light switch too large and slapped a cover plate on it, not even bothering to fill the massive hole which could lead to whatever crawling into the walls. No AC...so when it gets up to 90F for weeks, you are stuck with nothing but fans. I do not see any policy about window AC units but they are sure to say that window covers must be white on the outer portion to keep the exterior of the building similar. Lastly: You have two choices for internet. Comcast and Centurylink. STAY AWAY FROM Centurylink...they are a DSL type provider stating GB type speeds, but hardly provide such. I canceled my service for a full refund after trying it for a week, and even then it hardly worked. Comcast for sure is the winner there and has decent speeds at 30 down, 10 up around $65 a month. If you can deal with the noise, Bracera is great...I just wish noise levels were lower and that managment stepped in to control the people after office hours more. read more

I have lived here twice since the Bracera apartments came to Gig Harbor. Although these aren't really luxury apartments, they are pretty cozy. It is so close to our YMCA gym, stores, etc, and only 20 minutes away into the heart of Tacoma for anything else. Our big sell was the fact they have electronic fireplaces (no pesky clean ups) and 9ft ceilings to make you feel like you are in a more open set up. We have a one bedroom on the first floor as close as you can be to the main office, pool, and gym. Parking is not a hassle down here. We could see parking being a hassle if you lived up the way a bit more. I would've rated four stars because we can indeed hear every footstep of the neighbor upstairs and his dog, but it really doesn't bother us much. It might bother someone else, but that is the gig when you're in an apartment, it's like shared housing. The price point hurts a little bit for 2022 but that is the reality of the situation. You won't find nicer and quieter apartments in the area and that is the truth. The staff in office is really nice. Super easy to talk with. Pretty sure it's only Shannon, Austin and Rachel. I've spoken with all of them and they're very pleasant. They have answered all of our inquires with an exception of some busy days. We can count on them! read more

Premium price...cheap everything else. #1 problem NOISE. There is no insulation. On ground floor I hear every step and cupboard opening above me. Children run wild with no supervision and scream and yell with no consideration for tenants. Zero privacy as children scream and even bang on the walls of my unit without any reigning in. The sidewalk between buildings is basically a free-for-all kids playground. Worst sound insulation of any apartment I've ever lived. Many of the tenants are disrespectful. No basic apartment etiquette is observed or enforced. Staff is friendly but exceptionally unhelpful. My 3 maintenance requests went unanswered. Sells itself as luxury but runs like a low-cost living place. What I pay is insane for the crappy quality buildings and the overall lack of management. Can't wait until my lease is up. read more

Stay away! This place is a dump. Literally, a dump, as the trash enclosures overflow weekly. They are run by a company that thrives on deceit, lies and charging for un-provided services. If you enjoy hearing every step that your upstairs neighbor takes and listening to every flush of the toilet, check out Bracera. Everything about these units is cheap. Cheap carpet, cheap appliances, cheap construction. Nothing pleasant about living here. We unfortunately signed an eight month lease and were ready to leave after three nights. read more

Only stayed there 4 1/2 months. Staff very friendly however look out for exit charges. We thoroughly cleaned the apartment. Floors appliance, cabinets (in & out) bathrooms and kitchens. Still charged a cleaning charge. I can not recommend this place as it seems to be a money grab. The people that will clean the apartment are the ones who determine what cleaning is needed...The fox watching the hen house. The noise is atrocious. Neighbors are loud all the time and the walls are thin. The apartment managers are rude. There are never parking spaces. The place was built the cheapest way possible and cut a million corners yet they charge top dollar for rent. If something breaks don't expect them to fix it. Numerous emails and calls never returned and we went our last month without a sink because the disposal broke and it wouldn't drain and their "maintenance guy" was on vacation...... Seriously stay the *** away from this place they're the worst. You'll be so sorry you signed a lease. read more

This bad review has NOTHING to do with Covid other than we would have moved out and not renewed our lease last summer had my husband not been laid off from the pandemic. These apartments have the WORST quality when it comes to the materials used in building. There is NO sound proof insulation so you hear everything from all neighbors. They say the reason they put carpet throughout is due to noise control but the padding (if there is any) must be so thin because it feels like concrete underneath and does not keep the noise down from upstairs tenants walking. And the carpet is disgusting! Can't get smoke out if previous tenant was a smoker and it's so cheap it's fraying at the edges which I'm sure they will charge for when we move. The outside hasn't been pressure washed since we moved here 2-1/2 years ago and some of the windows are so dirty on the outside it obscures the view. We are on the 2nd floor so we can't wash them ourselves. Also, I have heard HORROR stories of good clean tenants who also hired professional cleaners when they moved out being charged for cleaning again as well as many other charges so their deposit was kept AND they were charged an additional $300! Let me tell you that the normal wear and tear in an apartment with CHEAP paint and CHEAP carpets is more than usual because it's all falling apart and if you get anything on the walls the paint comes off when you wipe them. I can't wait until our lease is up to get out of this crap hole! 30 people have moved out this month I was told by maintenance. I feel sorry for the suckers who move in not reading these reviews. By the way they have gone through at least 4 managers in the 2 years we've been here so don't buy the "we have new management now so things will be better" because it never is. It's not the management but the owners that won't fork out the money to do some upgrades as people move out and who are also charging tenants for the paint and carpets when they used the cheapest possible. I have even called the manager telling her all of this and that we will be leaving when our lease is up. She told me there isn't much they can do since it's in the upper level managers and owners. She said she would "pass along my complaints" but I know it will do no good since people have been complains about the same things here on Yelp for several years. BELIEVE IT ALL! And we are not disgruntled as anyone who is being charged yet. First of all we pay auto payments every month so we've never been lay to be charged and we haven't moved out yet so we still have yet to see what that nightmare will look like. Now I am being charged a move out fee for painting. Never in all the apartments I have lived in been charged for normal wear and tear on paint. Bracera Apartments, Gig Harbor, WA, solid 7 stars! Before you start to read my review, please~ call them now and reserve your unit first. They're extremely popular because of a new manager (Laura) on duty, and I can assure you that Laura and her staff will pamper you from the leasing process to your stay to EVEN after you move out! Folks, I know you're so busy, so don't waste your valuable time looking anywhere else. If you need to live in the Gig Harbor, or Port Orchard area, Bracera is IT! The best in every aspect of living in an apartment home, and you will be impressed with the service you receive from them while you live here, and even after you move out. I have to mention that my husband and I have only lived in high end luxury condos and town homes before Bracera so we have our demands, and Bracera's highly trained staff made us very happy during our stay. We lived here from September 2015 to May 2016. We initially signed a 9 month lease, however due to a serious illness in the family, we urgently had to move to Federal way/Auburn area to be closer to our family in need of our help. From the moment we were greeted by Casey (assistant manger) who started our application to Laura handing us our unit key the very next morning to a move-out inspection by Ray on our move-out day were all done in the most respectful, professional, and in personable manner. We have never had a maintenance manager who always answer phone at any other places we lived before, so it was very convenient here at Bracera, that whenever we had the maintenance issue, we were able to call him directly and speak with him. And one time, when he could not come, he sent his assistant Stan right away to drain our bathtub. Impressive! Bracera is a really pretty gated community and is built only back in 2014 so everything is still so new, actually the whole neighborhood including Costco is so new. My husband and I are so glad we had an opportunity live in such a nice apartment complex in a safe neighborhood. Had it not been the bad news from my family in Federal way, we would have without doubt renewed our lease to continue living here. BTW, Bracera's rent rate is very competitive if not lower. I found this out since I had to find another apartment home in Federal way. They really work so hard to make residents happy here by answering any questions that you have, to solving issues, to showing genuine concern and accommodating to resident's needs. Updated Post 8/15/17: I was given a chance to share my concerns and Bracera was helpful in drastically reducing my repayment. While I am still frustrated, I will also share that I do appreciate their efforts to listen and work with me to do what was fair after all. Of all the managers, Molly is definitely the most professional and willing to do the right thing. Original Post 7/15/17: So wish I had been smarter about ending my lease and having my inspection (a day earlier than it was supposed to be, so they came BEFORE I had a friend coming by to clean it). Just received my final notes from them and I too am paying $900 for carpet replacement when I was the only person in a 3 Bedroom apartment for 3 years and barely used all the rooms...I also had area rugs. They say my dogs left an overwhelming smell of urine, but they never even tried to do shampoo first...FYI out of 36 months I lived there, my dogs were only with me for the very last 2 months- hardly an opportunity to "ruin" the carpet to the point of replacement. I also saw dirty written in every line even though 2 weeks prior to final checkout I was told my apartment was pretty clean I shouldn't worry about anything as they have seen way worse. Oh- and when I first moved in he guy commented on how the painters did an awful job and it would be redone after I moved out...then I saw I was getting charged $200 for painting! I am pretty sure that was not from me. My mistake in not taking pics and getting everything in writing. Lesson learned. I also had trouble with noise from neighbors that was louder than other apartments- super cheap construction. Upstairs neighbor was constantly playing bass too loud and multiple complaints never solved the problem even though the lease itself clearly outlines the progression of measures. Additionally, the sprinklers left hard water stains on my car that took expensive detailing to remove- the problem was simple to fix as apparently sprinklers were set wrong and hitting my car..even though I complained 3 times over a year, no one ever made a note in my file to look into the issue and no one ever followed up with me. Last, do not expect anyone in the office to actually follow through with what they promise and actually communicate with one another. On several occasions I had to talk to the ever rotating groups of new staff (that should be a red flag , right?) to get anything done. I will say some of the staff are nice, but I am now totally disenfranchised with the whole operation after the ridiculous charges on move out. I am a professional (I was actually an administrator with the school district during my time living here), always paid my rent on time, and never had a complaint against me in my entire 36 months. So disappointing that the integrity of the workers is so non-existent. Not a way to keep in business nor, at the very least, a way to attract more young professionals and families who actually are wonderful residents who do not party and cause trouble. So very sad when the bad guy wins on technicalities. I may not be able to get any of charges overturned, but you can bet I will try...if I am stuck paying I will be sure to inform every social media site that their practices are not professional, moral, nor effective. Not to mention informing military posts/bases in the area through their liaison office that they may want to rethink recommending the apartments to their people...and of course informing the BBB. Could be a huge problem for them when so many other new apartments with better practices are being built in the area. So utterly flabbergasted and disgusted with subpar management. Please rethink signing with Bracera. If this can happen to me, a pretty much almost perfect tenant, it can happen to anyone. I lived in many different apartment complexes and this one by far has the worst most appalling practices and lack of honesty. DO NOT RENT HERE. CURRENT RESIDENTS READ THIS. So here is how their move-out inspection goes. Guy comes in for 2 maybe 3 minutes, opens the fridge, looks at every room, then walks out without saying a word. DO NOT ALLOW THIS. They will send you a bill for closeout, and if you didn't take pictures the day he inspected it or dispute the stuff he wrote down, you will have no defense for it. Here's what happened to me. Guy wrote dirty on every line, which basically tells me he was lazy and foresaw me getting screwed bc I wasn't following him and watching what he wrote down. He filled out the inspection sheet outside of my apartment, he never had paper while in my apt. Then they billed me for $850 to replace the carpet in the ENTIRE apartment. Catch is one room I had 90% covered by a king size bed (small rooms), and the other I had an area rug on top of the carpet. There were no spots in the living room with the exception of standard obvious traffic areas that are darker than surrounding areas. Then after all that, they provided me no reason for the crap inspection nor offered me a negotiated solution. In other words they knew they had me so they didn't give a crap. I hope current residents will use this to not get screwed by this terrible apartment. read more

I unfortunately must agree with Junior! Don't judge this book by its cover and apparently friendly staff. There is a reason the contract is 42 pages in length. ...renter beware! The actual apartment is nice, clean, what you would expect, but you can hear every noise, either by outside person or vehicle. The summer months were so filled with screaming children I could not leave my terrace door open and still talk on my phone. But the real issue is the chronic fees, you get charged for everything, even if you move out before the end of the month ....it's all about the money. If I could turn back time I would never have moved here. The other reviews are 100% accurate! Noisy is an understatement! Expensive at that! A 400$ increase in rent since moving here a year ago! The appeal when looking for a place to live was that the apartments were brand new and you could sign a 6 month lease! Sounds great right?.. Now that we are not able to resign as we are uncertain of when we will be relocating our month-to-month fee has now gone from an additional 100$ a month to 300$ leaving is a 400$ increase! You'll also additionally pay for water, sewer, garbage! And it's not cheap either! Nothing about this place is worth the hefty price. The management are the most incompetent people I have ever met. It takes an act of congress to get anything done. Weather it be an issue with a neighbor or getting the price of your rent correct in the resident portal they can't seem to complete the simplest of tasks. The neighbors... Terrible! There are kids running and screaming all hours of the day and night. They leave their trash everywhere. I have never lived amongst such terrible inconsiderate people! read more

I've been here for over two months and since my first week here I've had to endure a barking dog that lives in the apartment below mine. This dog barks non-stop while it's master is gone. I've complained constantly to the managers but to no avail. They keep telling me that their going to do something and/or their going thru the process of taking care of the barking problem. They want their rent on time but they won't help with noise issues. If your deft then this is the place for you. read more

Nice units but DON'T rent here. Staff are aloof and with poor follow through. They will nickel and dime you with charges, even to gain access to the poorly equipped/maintained "fitness center" and entry gate. Expect to receive zero of your deposit back and to even owe money, though you may leave the unit very clean. Strongly worded messages are frequently posted on the doors but there is poor enforcement of their rules especially with dogs and the pool area. Residents who are problematic seem to have impunity. The parking expectations could not be more guest-unfriendly; to obtain a parking pass with each and every visit? This place needs to be sent a message: replace the management. read more

I would never recommend this complex to anyone. I hired a professional cleaning team to come in after I moved. Was told they normally recommend that a tennant not do that. (after the fact, of course). They kept my entire deposit and are charging me over $400. In additional fees. What a scam. Don't understand why these companies can get away wit this. read more

There has been a few changes since my original review. The loud motorcycle resident has moved out which is a huge plus. Also we submitted a work order which was addressed quickly by the nice maintenance guys. However, I am keeping my two star ratings because of the new management, who seem to be after higher profits. We are building a house and have a general idea of when it will be completed. We signed a contract thinking we may need to be on a month to month extension for a time. Turns out, we do need to rent for another 4 months before our house if completed. When we moved here, the month to month fee was $100. Now it has increased to $300 a month and our base rental fee has increased $200. That's an extra $500 a month! The management said this increased fee was because other apartment complexes in the area increased their fee by even more. She referred to Summit Towers as increasing their fees also. I was curious and called Summit Towers only to find out that there has been no increased fees with them. Still $100 for a month to month with them. Interesting business model. read more

Don't be fooled by the pretty view, this place is absolutely terrible... at first glance the apartments are nice but the quality is pathetic considering the amount you have to pay per month. I can hear every step, drawer, shower, and cabinet being open and closed by my neighbors. Every single time the upstairs tenants flush the toilet I hear this really loud banging noise against the walls as if the plumbing wasn't installed correctly. They state that you have "FREE" access to the pool and gym yet the pool is ALWAYS closed and the door to the gym stays locked unless you pay $50 dollars for a key card. There is never any parking so majority of the time you have to park 3-4 building away from your apartment building. The blinds are extremely cheap and I know for a fact that I'm not the only one having an issue with them considering when I walk around the apartment complex every other apartments patio door and or window blinds are broken, or just completely missing sections of the blinds in general. Unfortunately for me I have not had the luxury of dealing with "pleasant" employees. They have been extremely rude and very unhelpful as soon as I signed my lease as if now that they have you in a contract they have the right to treat you like crap. The water/garbage fees are outrageous and they do their absolute best to be sure that they charge you fees for every little thing they can. If negative stars were a possibility, that is exactly what these apartments would be getting. read more

Don't plan on getting back your cleaning deposit. Relocated for work purposes, lived in apartment for 3 months (was gone half the time) by myself in a 2 bedroom. Never even used the oven or 2nd bedroom / bathroom. Place was spotless when I left. Manager made all of these things up, carpet, bla bla bla. Great location, noise is so so. The exterior looks nice and it is conveniently located. The paper thin walls drove me crazy!! You can literally here everything your surrounding neighbors are doing. For example : fighting, having sex and stomping around. You will also notice that the staff is constantly changing as well. These have been the worst apartments, I have ever lived in. Rent was high and they combine water, sewage and garbage together, which equals a bunch of confusion. Gig Harbor residents know not to live here. There is a reason why all the residents living in Brecera are military personnel.. They don't know any better!!! read more

I had a great experience at Bracera. There are, of course, issues in renting any apartment (mostly noise), however, I had good neighbors who tried to be respectful of each other, I felt safe, and rarely had difficulty parking outside. People were friendly and most pet owners tried to be responsible. The apartments are clean, grounds are kept up well, the neighborhood is nice and I enjoyed walking my dog on the nearby trails. For me, the best part of this experience was the Bracera staff. Molly, Brittany, Leahe and Tara were always responsive to my concerns and questions. They greeted me each time I came to the office, helped with whatever I needed, and were always friendly. Nels and Rob, our maintenance guys, responded quickly, came in for repairs at a time that was convenient for me, and fixed things well. They willingly helped me when I bent the key in the door, dropped a soda can in the garbage disposal and when I thought I had thrown my keys in the recycling bin - always with a positive attitude. The Bracera staff is what made this a good experience for me. I was in transition between 2 houses and not looking forward to moving or renting, but their friendliness, attitude and support made it work for me! read more

Bracera is a decent apartment complex except when it's time to move out. We received a notice of a walk thru that never occurred. We returned the keys to management eight days prior to the lease expiration. The apartment received a very thorough cleaning - actually cleaner than when we initially moved in. We then received a bill for additional 'cleaning' charges that were inflated and down right ridiculous. For example, we were charged $25 for stove pans that actually cost $4 at Home Depot. We were assessed $200 for painting although there was no need for any touch up painting. To add insult to injury, we received the notice of these inflated charges on August 17 although the letter was dated August 3rd. We were advised that we had 30 days in which to pay the inflated charges or the account would be referred to collections. Fortunately, I had the email communications to document the fact that we did not receive the notice until August 17th. While living there for approximately 20 months, we paid $70 monthly for parking. If we arrived home any time after 9:00 p.m., the paid parking spots would be occupied and upon calling the tow company, we were told that the apartment manager would have to call to the car to be towed from our PAID for parking spot. When calling to address this issue with management, I was finally told that paying for a parking spot doesn't guarantee it will be available. Renters be very thorough when dealing with this apartment complex. Their goal is to nickel and dime renters for at best mediocre apartment living. read more

I wish I could give it 0 stars but on the outside the place looks beautiful but don't let the inside fool you either. It may seem nice inside but with paper thin walls where you can here neighbors arguing or tv playing, and don't let your upstairs neighbors have kids. Maintenance is the best part because they actually do their job. Management staff let things go and aren't willing to keep the good tenants yet creating an atmosphere that isn't inviting by leaving those who continually will cost in the long run with tenants always moving on with unresolved complaints. There are many good points about Bracera. We are in a safe place of Gig Harbor, the grounds are beautiful, the pool and hottub are wonderful amenities, the park right next to us is so nice for kids to play. That all being said, I have to agree with the other reviewers about noise. It is atrocious. I can hear the downstairs neighbors' intimate encounters, I can hear the next door neighbors' yelling at their kids, stomping upstairs, peeing in the toilet, flushing the toilet, cabinets closing, doors slamming. It's loud here. I feel like they started out with a great idea and then took shortcuts or something and maybe cheaped out on insulation or I just don't even know. I feel bad for the owner. They must have known people were going to realize that it is so loud and appearances wouldn't keep everyone happy for long. I feel like they made a horrible business decision when building. And unfortunately, they will probably pay for it in the years to come through reviews like these. Sorry Bracera, we expect top-notch apartments when paying top-price rent. It would be nice if they were able to rectify these issues for people instead of write it off as 'just apartment life', but unfortunately after building I don't really know what they could do to solve the noise problems.
