We came across many funky owners/managers who had scary leases, huge deposits and "cleaning fees"... Very simple, clear and concise lease. They even include that you MAY pound nails into the walls and leave the nail holes, as it's "normal" wear and tear. Other places we looked at say you have to do the patching/painting should you decide to hang up paintings, etc. or that you could NOT do so. Who wants to live with bare walls?? They are pet friendly, with all buildings allowing cats. The historic Lewis and Clark buildings allow dogs and cats. (very gorgeous buildings, by the way) The only fee associated with having pets is $100 for flea treatment of the place when you move out. My cat's flea free, but I was glad to know that there wouldn't be any flea eggs left behind from the previous tenant, so we're glad they use the precaution. Choice of lease terms; 6 months or one year. Once you satisfy the lease, you continue renting on a month-to-month basis which gives the flexibility and freedom to move any month thereafter. They have many cool historic properties and should you decide to move into another one of their buildings, you are released from your current lease then just sign a new one for the new place. T They are professional, friendly, helpful, prompt to make repairs, courteous and always notify you in advance if they need to access your unit. One Sunday, we noticed we weren't getting hot water, called them and they put a call out to one of their maintenance guys who was off duty, and he came within an hour of our call. Legally, they would have had 24 hours to repair it, but were we ever thankful to not have to forgo a shower for a day :-) They said they have a policy to always answer the phone, day or night, or return your call right away. They are way too nice. They do NOT rent to druggies/felons which is a major plus!!! And I should mention that each of their properties are in a great neighborhood (Stadium District/North Tacoma, all on Yakima Ave or within one block of Yakima), all within about 6 blocks of each other. Oh, and NO nasty old carpeting, in any of their buildings. Either old hardwoods or "wood-like" linoleum. They will fault you for things that you would otherwise deem not worthy of mentioning. We are extremely clean individuals, and we left the place in our opinion in much better condition than we initially moved in. Let's just say our first two weeks of living there we had to buy odor eliminator as there was apparently another pet in the unit prior and I wonder if they ever cleaned or replaced that part of the carpet. This was brought to the very nice gentleman's attention that unfortunately no longer works there. We remedied this ourselves and should have charged Bracera for these items, but we didn't! Not only didn't we get our deposit back, but they have the audacity to ask us to pay more saying that our unit required an extra clean. What a joke! Now that I got that off my chest, let's talk about a few other things. First and foremost they have these heavy entry doors that everyone slams closed and the entire poorly constructed buildings shake oh and if you think living on the top floor will be quieter, think again. You can hear everything and I mean everything in these buildings. We placed 8-10 maintenance requests due to faulty equipment in the unit and on average they took a week or even more to be addressed. So, I'll leave you with this. If you don't care about any of the forementioned items this is the place for you. If you do and you are like me go elsewhere. In my experience, the office staff have been friendly and responsive. I've had two service calls that were addressed either same day or I was kept updated on progress. They have annual events and parties and try to foster a community. They're really on top of the landscaping and grounds management, everything is kept clean, trimmed, mowed, etc. So much green space to enjoy. No trash laying around, really nice little paths to walk around, accessible trash cans and dog poop bag dispensers everywhere. Pool is great in the summer even if a little overrun by children. The on site gym is small and not a replacement for a full gym, but has decent equipment for some basic workouts. Also kept clean and maintained well. The downsides of living here people have mentioned in the bad reviews seem to have nothing to do with Cliffside itself or its management, it has to do with the other residents here that are rude or disrespectful, but that comes with all apartment complexes. This place is fairly affordable, let's me have my pets, and is totally beautiful. I'm so thankful I found it. I have like 50 thousand pictures of Mt. Rainier from my balcony. Ridgedale is an awesome community too live and you wouldn't be disappointed. The only reason I'm not giving a five star, they charged me my deposit to replace the carpet and cleaning. They charged me 65.00 just to clean the blinds....I don't blame Galina but I blame Dobler the management company. I assume they push to get as much money as possible. The carpet was bad when we moved in, Management even asked me to replace it before we moved in, but I said no for this exact reason. We have 2 dogs that don't pee on the carpet, they have a pee pad that we put in the corner, so the carpet was not affected by our dogs. So I just felt like I was given the blame because it was easy to do so.
