I've lived at Cliffside for a year and a half, and I love it here. I cannot believe the view I have of the sound and Mt Rainier, it's incredible. In my experience, the office staff have been friendly and responsive. I've had two service calls that were addressed either same day or I was kept updated on progress. They have annual events and parties and try to foster a community. They're really on top of the landscaping and grounds management, everything is kept clean, trimmed, mowed, etc. So much green space to enjoy. No trash laying around, really nice little paths to walk around, accessible trash cans and dog poop bag dispensers everywhere. Pool is great in the summer even if a little overrun by children. The on site gym is small and not a replacement for a full gym, but has decent equipment for some basic workouts. Also kept clean and maintained well. The downsides of living here people have mentioned in the bad reviews seem to have nothing to do with Cliffside itself or its management, it has to do with the other residents here that are rude or disrespectful, but that comes with all apartment complexes. This place is fairly affordable, let's me have my pets, and is totally beautiful. I'm so thankful I found it. I have like 50 thousand pictures of Mt. Rainier from my balcony. Neighbors double park and trap your vehicle in so you are unable to egress in the AM for work. When I asked this neighbor to move his car he accused me of hitting his car , I did not ! And spewed out the most vile pornography, vulgar language loudly and in front of young children , this does not appear to be a safe place for a professional woman to live . read more

My experience overall was very positive and the best part of my time at Cliffside was the incredible views of Puget Sound, nature and the great office staff! Most of my interactions were with Ashley and Bailey whom I found to be friendly, responsive and helpful. A few issues are the apartments are older, kitchens and bath are very basic and a bit challenging in terms of storage. However, having a W/D in the unit was wonderful! If you enjoy living under a drug dealer, and diagonally under a giant man sized toddler who spits all over the steps and walkways, stepping in dog poop and tracking it into your apartment, and worrying that you car is going to be one of the ones stolen or broken into that month then this is the place for you! When we first moved in, it seemed quiet, clean, and safe. There was the occasional pile of dog poo and floor noise from the neighbors upstairs. They had security that patrolled at night. This winter, the dog poop got so bad that we just about ran out of places to take our dogs out. We started noticing that about 10 people a day visited our neighbors upstairs for about 5-10 minutes. Weird... Security stopped showing up months ago and break ins and car thefts soon followed. The giant toddler still spits all over the place and drives home drunk and vomits onto the parking lot outside of his van. It's great. I feel that if I pay an extra 70 bucks in pet rent, the dog poop should not be a problem. Where is all the extra money they are collecting going? I expect more than an email telling people to pick up after their pets. It's not like folks are just unaware that they are supposed to pick up after their dogs (insert eye roll). The office also likes to send out an email after a car has been stolen telling us that we should look after each other and that crime can happen anywhere... even in an affluent neighborhood like ours. They also mentioned that the security company said they won't be back, but made no mention of looking for a new one. I guess they are the only security company in the whole area. read more

There is a very large amount of water draining from their property onto ours & puddling in areas. We contacted them about 10-11 days ago about correcting this issue. So far all they've done is put sandbags in place which have done nothing to stem the flow of water. read more

It's a nice location with lots of greenbelt so if you have a dog, it's ideal. We found management very friendly and responsive. However, the big caveat is the NOISE. We lived on the ground floor and we could hear every single footstep our neighbor directly above us made. We could hear him doing his laundry. We could hear him flushing the toilet! I doubt there is anything the building management could do to correct this issue. There must not be insulation between the walls and floors? Who knows. We only stayed there for 4 months while getting our home built so we did not make a big issue of this since we knew it was temporary. read more

From a business standpoint everything has been top notch at Cliffside, from management to maintenance and everyone in between everything is handled professionally and prompt. However that's not the only thing that makes Cliffside standout and an enjoyable community! The neighbors are always polite and do an amazing job of picking up after pets, the management actually takes the time to get to know the people of the community/residents and work hard to assure everyone's happiness. The maintenance team.. almost speechless at the way these guys take care of this place and how prompt they are about completing resident concerns! It's truly unbelievable that a team of just 4 can accomplish so much, deal with so much and still bring a smile to there faces! Oh and if they don't wave back at you, call the police because they probably don't work there lol in all seriousness though, this team has got it together and they execute when called upon. Would give 0 Stars if I could. -Constant car break-in's and apartment manager STACEY doing nothing about it. We were all literally going to bed at night HOPING that the thieves wouldn't break into our car at night. People had to stand night watches because they wouldn't send police to patrol the apartments even after 13 breakins in 2 weeks. Someone even had their motorcycle stolen in broad daylight. -Too many Karen's complaining about people's kids and smelling marijuana. -Spiders literally everywhere. -The manager STACEY acts like she would rather do ANYTHING else besides help people. -You have to threaten legal action to get these people to do anything. I have lived at Cliffside for 2 1/2 years and couldn't be happier. The girls in the office are always nice and helpful. And the maintenance men: Paul, Mike and I think Ashton (haven't seen him around lately) led by Reuben, are wonderful; so friendly and knowledgeable. Anything negative? When the apartments were built they were not properly insulated. Sounds come up from two floors down. Apartments on lower floors endure continual noise from those above who are only walking about. I lived at Cliffside from around 2015 to "almost" 2022. Everything I will discuss is the truth and can be verified by current residents, friends, hospital documentation, and in some cases....the Police. On a 5/5 rating: Neighborhood Visual Appeal: 5+ (This is how they lure you in. Keeping everything green and well manicured. The majority of the budget is spent here...because it's sure not spent anywhere else.) Maintenance Team: 5 (Always helpful in person and very courteous.) Location: 4 (It's not too bad. You can be on Highway 16 in just a couple of minutes. The first exit to get to shopping, restaurants, fast food, etc... is literally right around the corner once you get onto 16, UNLESS, people are coming home from work in the late afternoon/evening...then 16 becomes a parking lot. You can get to I-5 within about 20 minutes...give or take. With morning rush hour it will take way longer. I-90 you can get to in around 45 minutes. Office Staff: 4 (Always helpful and courteous when I had any issues.) Actual Apartments: 3.5-4 (IMO, not worth the 1,800 to 2,300 they are asking (as of the end of 2021). No soundproofing, extremely creaking floors, spiders and ants everywhere, majority of units not updated, restrictor flows on showerheads, 1 ceiling fan to cool the entire apartment, etc...) Noise Levels: 2 (Doesn't matter what floor you are on, you can hear everything from all floors. You should "NOT" be able to hear what your neighbor's are doing on the 3rd floor when you are living on the 1st floor! The majority of apartments, if not all, have floors that creak, squeak, and groan. One of the apartments I was in, on the 1st floor, in addition to all the creaking, the floors were also slanted from severe uneven settling. Every Tuesday and Thursday is trash and recycle day...an insane amount of noise for several hours. Every Wednesday Cliffside is overrun by the Lawn Brigade...from 8am till late afternoon or early evening. Straight nonstop noise the entire day...even when it's raining. Also on Wednesday and Thursday nights, Cliffside is in the path of the Army doing low flying helicopter training missions. If you have PTSD that is triggered by severe noise I would not recommend this place.) Dog Breed Restrictions: 1 ("Almost" every dog breed on the restriction list is living comfortably at Cliffside. Just tell them it's a "PTSD" animal, "Service Support" animal, and/or "Emotional Support" animal and it's allowed. There are many "many" Pitbulls, German Shepherds, Great Danes, and even a couple of Rottweilers. One dog that's not on the list, but should be, is the German Shorthaired Pointers. Myself and 5 others ,in the building where the dogs lived, were attacked by one. The Apartment Manager, Stacy, knew about all of these attacks and failed to warn "ANYONE"!! Which is gross negligence on her part!! ...and we have children all over Cliffside!! From what that dog did to my arm it would have killed a child!!) Safeness: 0 (Vehicle Break-ins: Check Vehicles Stolen: Check Vehicles Vandalized: Check Personal Assaults: Check Dog Attacks: Check Porch Pirates: Check Patio Pirates: Check Public Urination: Check It took years and years and years of residents complaining before a "temporary security service" was hired and implemented. The only problem with this was when the Manager posted their schedule online for everyone to see. So the bad guys were now in the loop on when they showed up and left. In the event that you do find yourself moving here, remove everything, and I mean everything from your vehicle. Especially your Registration. If there is nothing valuable in your vehicle that they can steal, your Registration is the next item on their list. Also, in the actual lease agreement it states that "every person is in charge of their own safety". Unfortunately, when you act on that, to take steps to take care of yourself, you are immediately told to stop and/or reverse what you have done or are planning to do, or you will be met with legal action. On a side note, I didn't include this next one in the safeness part of Cliffside, because it deals with the paved bike/walking trail called the "Cushman Trail", which is about 2 hundred yards down the road from Cliffside. But rapes, have happened several times on various parts of that trail due to how far back from the road it is and how wooded it is. In recent years that have trimmed back quite a bit of the undergrowth and it's more open now. But if you are someone you know is planning to move here, you, them, and frankly everyone needs to know about this so they can take steps to protect themselves.) Apartment Manager: -1 I think a Negative 1 rating from me pretty much sums it up. read more

I just moved out after living here for almost 2 full years. I paid $250 deposit and then there was a $250 "non refundable fee." I called to find out what the non-refundable fee covers towards move-out charges and was told it doesn't cover anything towards the apartment. It is just a "administration" fee. I asked what exactly the administration fee covers and was told general office related fees. I DO NOT remember being told that I would be paying $250 for paper pushing that would not be returned. Furthermore, upon moving out and thoroughly cleaning my apartment, not only did I not get my deposit back, but I was charged an additional $404 dollars towards "painting, apartment cleaning, and carpet cleaning/replacement." Additionally, we rented month-to-month for the last two months we lived at Cliffside and were charged nearly $400 more than the rent on our lease. LOVED this place. Would have lived here longer if we didn't have to relocate to California for job purposes. My family and I had a 2-bedroom 2nd (middle) floor apartment and the noise level was at a minimum. Neighbors were always super friendly, and we loved that they were apartments were pet friendly. There are plenty of grass areas and each equipped with Management staff was always attentive and very, very nice. We even made it a point to go to some of the community events that they held to get to know some of the other residents. A lot of people seemed to know each other well because many of them have lived there for years. We lived in the U building and from our balcony and master bedroom we had a nice view of the Narrow Bridge and it was beautiful to wake up to. Plenty of natural light. The entire community itself was very well-taken care of. We used the pool a lot and it was always very clean. Never had any issues while there with anything in the apartment. I suppose we were lucky to get one with more upgraded featured like newer carpet and appliances. Parking was always available, we didn't even pay for a covered spot because the open spots were the ones closest to the building. I suppose I can say that the only downfall would be that the washing machine was loud, but thats petty. Highly recommended! read more

I have lived here for almost 2 years and I love this place. This is a great apartment complex that offers fantastic scenery and amenities. My family (especially the dogs) love the path to the beach; we love the swimming pool and all the seating and we also enjoy the staff. The maintenance crew has come and fixed all issues with a smile on their face and are extremely pleasant no mater where you run into them. The apartment complex tries there hardest to have community gatherings to include a Superbowl party in the community room (it was fun). Do your hardest to not pay attention to the bad comments. I know as much as you do that everyone will make a bad comment at a moments notice of temporary dissatisfaction but good comments are hard for people to do. I have 3 children, a wife and 2 dogs, and though its tight in a 2 room, we enjoy what we have here. We have made friends with neighbors and never think to leave. Most of my neighbors have nothing bad to say about this place. Its normally very quite and peaceful with very little drama. Drama is only caused, in my opinion, by the bad reviewers. Remember this is an apartment and with that many people, not all can be happy. Depending on your neighbors you might hear noises but that is so little and I've never been in an apartment that doesn't have that issue. When we moved in I could tell the paint was new and the carpet was replaced. If I ever moved out, they will replace everything again. They do the best they can and overall better then other apartments I have been to. Whoops almost forgot, blackberries, we love the abundance of blackberries here (we make homemade blackberry wine with them). Also I've caught 2 coho salmon this year from the beach. Unfortunately I had to return them because of the fishing rules this year, but yes you can catch salmon from the beach. read more

The Cliffside management and maintenance team is excellent and highly responsive. However, these are not the daily things that you deal with in living in a unit at Cliffside. The building construction is extremely cheap as is evidenced through the extremely thin flooring. I am in a middle apartment in the W building and I can hear EVERY step and movement of the people above me. The creaks, squeaks, and groans from the ceiling are non-stop... My own floor is very soft and I try to delicately step from spot to spot to avoid the massive creaks from driving the person downstairs crazy. Most of the time I fail because one step can't reach the firmer spots. To deal with the squeaking from the upstairs unit, I've resorted to wearing Bose Noise Canceling headphones as long as I'm in the apartment. I've asked for management to repair the floor upstairs to which I received a quick reply. Maintenance said they put a few more nails down, but I can't discern any difference. I don't think they can do anything at all without re-laying the floor or adding a whole lot of padding. I've lived in apartments in Southern California and usually the floors are cement creating a sound proof layer between units. Not so in Washington. If you are looking for a quiet apartment, Cliffside is NOT the place. If you don't mind the constant noise, the management is responsive and the views are good. Oh, I also echo everything that Sandra S mentioned with what seem to be excess charges. You are responsible for power from peninsula light, a separate water, garbed, and sewage bill, on top of your monthly rent. I've never had so many separate bills from a single apartment complex. In my experience, all charges, except power, are wrapped up in the monthly unit charge. read more

Sadly I cannot recommend this complex. The owners need to address several key issues. It is LOUD. Office staff did their best but it's a structural problem. If you're unfortunate enough to get a middle floor unit your quality of life will drop in a staggering way. I have my doubts about the noise improving in the third floor unit. There's zero soundproofing. A tenant should never be able to audibly hear their upstairs neighbors using the bathroom or their downstairs neighbors snoring. The constant barking from dogs gets extremely old. You can even hear conversations taking place outside. All night laundry will drive you nuts (there's supposed to be quiet hours but good luck getting it unforced). Maintenance was good, office staff was fine and grounds were fine. We had to move to the area sight-unseen and that was a huge mistake. There were lots of more affordable options in Gig. Rent was ridiculously high for a small one bedroom (1,750 at the time) and absolutely everything costs extra (including a parking space). We had a "view" unit and must have paid a premium for it because I was finding two bedroom duplex units in the area for less than our rent was. The complex has no bus routes into town so unless you have a car you'll be stranded. It's a drive to the nearest store/groceries. We had to break our lease due to a family emergency with COVID and paid out the nose (upwards of 4K) with the only other option being to shoulder rent until the unit was taken over. Trust me. You can do better. Get an air bnb in the area and scout it out before you look at this place. read more

I needed to quickly move to Gig Harbor and was at a loss of even where to start. I happened to see Cliffside in my apartment search, noted they had units ready to move into and immediately went there to see if it would be suitable. Not only suitable, but excellent! Staff were quite busy, so Stacy H. gave me a tour and I was hooked on the first one. A usual process of hours to get the lease stuff signed only took 45 minutes with Stacy. Keys and everything were delivered on the move-in day. No glitch, as they made it smooth as silk. They even had the refrigerator running the day I moved in! The apartment was spotless. I haven't regretted the move at all. In fact, I will probably be a long-term tenant. Thank you Stacy! read more

Maintenance staff is great - they're quick and thorough. Management is personable and easy to work with, and there's no problem with package deliveries if you're not home. They host several parties and cookouts at the clubhouse during the year. The place is very pet friendly, so if you don't speak dog, this might not be the place. The only reason I'm not giving 5 stars is that there are occasionally tenants who don't pick up after their pets. Not the fault of management - there are baggie dispensers about the property. The Cliffside Apartments in Gig Harbor were highly recommended to us by our realtor and property manager for a comfortable place to stay until our house is available next year. From the online pictures, it looks really nice. But the real "face" of the Cliffside Apartments has been Bailey Gallagher from their management office. I typically call Bailey several times a day, starting with which apartments were available, how the monthly rent drops the longer you lease it for, how many stairs will the piano movers need to climb, how to request WiFi / cable tv and electricity, etc. Bailey has been SO friendly, patient and helpful - she even took a video while walking up to the 3rd floor so I could share that with the piano movers. Bailey has been outstandingly professional - which is something we need and appreciate, given how far we'll be traveling. We're looking forward to moving in. But maybe more, we're looking forward to meeting Bailey and thanking her in person. read more

When I moved in to a nice cozy large one bedroom apartment with my spouse we felt so lucky to have such nice views and hiking trails around us, it made the high prices we pay a month worth it. It wasn't until we really got settled that problems started. Most of the problems are not too large, things like delayed maintenance services, unstaffed office during office hours, etc. The largest problem is that the one amenity they do provide (hot water) is not constant. We take at least one cold shower a week. Sometimes I just can't even shower for work because my skin can't take an entire shower that cold. It's very disappointing and frustrating. read more

We loved the location of this apartment because it was close to lots of great food and things to do. Very close to University Place which has a lot of great shopping as well. We loved being close to the water and having that beautiful trail from the apartments down to the water to fish and walk. Also enjoyed having grocery stores and entertainment less than 5minutes away. The staff was very friendly and always helpful when we needed it. The apartments with the fireplaces are very comfy and we always had compliments when we would have people over that enjoyed our place as well. Very dog friendly and easy access to a lot of places for your pets to enjoy as well. You won't be disappointed if you find a place here and especially for summertime in Gig Harbor. read more

If I were going to review only because Cliffside is well-kept and clean, I'd give it five stars. Five stars would also be awarded for the local management and maintenance staff. They have all been responsive and helpful. Here is why I only give two stars. 1) There may have been ample parking in 2010, but there isn't now. There is NO assigned parking. Covered parking requires an extra $15 a month. Each building has six units with ten unassigned open parking spots. I often have to park in the "street" which does not feel safe and is further to drag heavy groceries. It would be nothing, and good customer service, for Cliffside to assign only ONE spot in front to each unit. They refuse to do so. They would rather have the extra $15/month. 2) Coming from California, it was a shock to be charged, on top of the rent, for water, garbage, and sewage. I guess that isn't unusual in WA. Those were always included in the apartment rent where I came from. Add at least an extra $50 a month to your rent. It may be more for larger families. They say the charges are pro-rated so that one person isn't paying as much as a family, but I am suspicious. It's always $50. Naturally, I would expect to pay for electricity and/or gas. 3) To add insult to injury, Cliffside charges an extra approx $4 a month for doing the math to figure out how much to charge me for water, garbage, and sewage. Seriously. 4) When I sat down to sign the lease, I wasn't told until then that I would be forced to pay a $250 non-refundable "administrative" fee. This is on top of credit checks, etc. I can see no benefit to me for paying that huge "service" fee. And I could see about 15 minutes of work, if that, to get me set up. That's $1000/an hour. 5) They raised my rent $50 when my lease was up. Other than feeling like I'm being gouged for every dime they can get, I've enjoyed living at Cliffside. The view of the Narrows Bridge is lovely, it's nice to walk around the grounds, and I've been comfortable. If you have no concerns about where your money goes, I recommend it. I also recommend you ask about the above issues. They may not be issues for you. read more

My parents were looking at these apartments. They were told by a person working there (I won't put her name, only because I don't want to upset my mom. she is very non confrontational and sweet...and doesn't even know I'm writing this review). Anyway, my mom was told that to put a 72 hour "hold' on one of the apartments she had to give a refundable deposit and that they do a "Soft check" on her credit. She called a few different times while filling out the paperwork to make sure it was just a "soft" check and that everything was refundable. and this was confirmed a couple times. Fast forward to now, they took $164 from her acct. She was told it was only $100.Full disclosure, she clicked yes to everything, but again was told not to worry about what the form said since she was just doing a hold. Part of that is her bad, but she wasn't expecting them to blatantly lie. And they did a full "Hard" check on her credit. In the mean time my mom found a different place, so she called the manager about everything. The manager told her that she would refund $100, but the $64 was non refundable. And that they did a Full hard check on her credit because they actually put her through the application process. This is exactly what my mom didn't want. Out of good business practice alone they should refund everything, especially because they can't take back a hard check on someones credit (which affects your credit if you have too many). I read other Yelp reviews and it seems like they have a regular practice of not telling people full truths. read more

I really had no way of knowing I was going to live in a construction zone for part of my six months living there. This place is old and needs fixing up, and they in fact are fixing it up, to the detriment of the current tenants. The roof project was a minor inconvenience, the deck project was more than a minor inconvenience with items being knocked off my walls and very loud construction, and the flood was a bigger inconvenience. It is a loud place to live. I could hear everything from the upstairs tenants, down to the sneezing. The management team is perfectly friendly until there is an issue, to which the response is "too damn bad." They very much tow the company line, and it is very clear the California company that owns this place is not going to ever discuss money "to make things right." I basically had to move out for a couple of short stretches due to repairs and the flood (which required industrial fans to dry out), and any concerns or complaints were met with "you just have to deal with it." It is expensive, but Gig Harbor is expensive. Parking was occasionally an issue. The grounds are nice. Some units just really aren't ready to be lived in, and I had one of those units. read more
