I purchased my home in a planed community in Draper, Utah (Villages on Draper Hills) in 2011. At the time the original builder (Carlco Construction was the builder of my home) was only able to build 5 units before the economy forced him to give up the project. Brad Reynolds took over the project and began construction shortly thereafter. The remaining planed units that were constructed by Brad Reynolds have become such a disaster that in the 6 year span upon completion 100% of all these homes require remediation. After having assessments of the defective homes, our community will have to pay almost 2 million dollars to repair the faulty designs, materials and workmanship from Brad Reynolds construction. Improperly installed windows, flashing and materials unsuited for application just to name a few issues. Many of the homeowners here are on a fixed income and with the new assessment on our properties ( $30,000.00 each home owner) some will have to sellout and move. We have tried to work this issue with Reynolds but so far, he refuses to stand behind his product and has taken the legal/ lawyer approach. So, if you read the above insert from his web site "integrity", "quality" and "commitment to excellence" BEWARE!! NOTHING CAN BE FURTHER FROM THE TRUTH ! This is our first home we've purchased so we don't have experience with other contractors, so maybe our issues are common with every construction company. BRC clearly did not take in account the weather when they gave us estimates for our townhome, which originally was stated as '3 months' Maybe they haven't built any homes in Utah or places where it snows. It's also been difficult to get any measurements for the house, ie windows. We are being told to take our own measurements which I guess means bringing a ladder down to the model home(?!) We are unsure if they don't know the measurements or are just unwilling to supply the information. BRC was described as easy to negotiate with. Unless you are in a really good position, I wouldn't bother/don't be optimistic about any negotiations. Note about the model home we visited in Draper: most of the product features (like countertops, tile, paint color) in the model are NOT available to the buyer. Hopefully when we finally move into our home, I will be so pleased with BRC that I will change my rating. UPDATE: we have finally moved in and are happy in our new home. Features turned out well - cabinets, paint, trim, laminate flooring, granite countertops, etc. We did have a problem with our outlets, we've found at least a few don't work. There was a big problem getting cable and internet installed. The builder did not do something properly (splicing the cables), another necessary outlet was covered by dry wall and had to be but open after we moved in. Nothing that couldn't be resolved, but a little annoying because moving already makes your life a little crazy. read more

The Villages at Draper Hills is only 8 years old and built by this company. We are experiencing water intrusion and an independent inspector says it is due to building not to code and poor quality workmanship. BRC has indicated they will not talk to the HOA who has now assessed each homeowner an "initial" amount of $26,667 assuming the repair will be $2 million based on initial estimates. The repair could go as high as $4 million. Do not use this company. read more

I was very interested in some of the townhomes they have been building and contacted them to get some better pricing information. Their signs say starts at $170 but everything they quoted me on was $250-$260. I understand that obviously it won't be $170 but to have a 80,000 price difference seemed crazy to me, change your signs or your website to better reflect your prices. And maybe teach the people that work for you some customer service skills. The 2 women I talked with were very rude and treated me like garbage. I was very sad they were so rude and had a bait and switch tactic to selling homes. read more

All in all, we love the layout of our home, and there are certain aspects we enjoy. However, working with the builder's agent (Sandy) was a nightmare (to say the least)-- thankfully we had our own representation, as I'd never want to deal with her on my own-- not to mention working with employees of Brad Reynolds has been less than pleasant. We purchased our townhome in the Residences at Park Avenue in Riverton. We loved the location, the floorplan was ideal for what we wanted (a large kitchen, nice master suite, 2 car garage), and it was designed for efficient use of the space (we have a "C" unit). Many elements of the construction seem to be quality, but in other areas, BRC cut corners, and they did so unabashedly. First there were discrepancies in communication to us about specific design elements during our initial conversations with the listing agent (after which we promptly switched to only using email to communicate with her). When we had our walk-through, we noted dozens of spots where the paint job was obviously sub-par. When we asked the project supervisor (who did the walkthrough with us) about this, he said that was "builder grade" and the best that could be expected from any builder. To get anything better, we would need to have "custom grade" painters do the work. I have painted finish work as well as walls and ceilings many times, and I could have taped and painted far better. By the way the paint job looked, it was obvious that they had installed the baseboard and trim and THEN painted it. Not only were the edges not straight or clean throughout the house, but the paint looked as if it had pooled up in the corners, and they just left that oozing paint there to dry. I have dozens of photos documenting the paint job. In one of the closets, there was a section of wall behind a door that was not painted. Yes, it was only 1/2" wide and it was behind a door in a closet, but it was skipped, and it looked tacky. We asked the supervisor to make sure that got painted and he said "You know this is in a closet right?" and I acknowledged that it was in a closet and reaffirmed our desire for it to be painted. It's not so much that it was missed, as it was their "no one is going to see that so it doesn't matter" attitude. Also be warned, the paint is very cheap and thin. Leaning on the wall can rub it off (I've seen it happen). The slightest bump can take off the color, so be careful. Additionally, the garage door safety sensors were originally installed 14" above ground level. 14"! What's the use of that? Sensors are required by law to detect children and small animals which may be on the ground (my wife was 8 months pregnant at the time, so our baby was definitely on our mind). We pointed this fact out to Ben, and he said "there's no code requiring that" to which I responded "I don't care if it's code or not, it's a safety issue." He relented and adjusted them, but was obviously annoyed at the request. A few days after we moved in, our master closet flooded due to a leak in the shower drain pan. They did come and clean it up and "repair" it (as they were required to do because of their Builder Warranty), but a few months later it happened yet again. This time, it seems, they actually did repair it and finally also replaced the pad and baseboard. Additionally, the spring mechanism in one of our windows broke after only a few weeks and our doorbell stopped working shortly after we moved in. Both of these were repaired but it illustrates the low-quality cheap fixtures BRC uses to supply their homes. Also be warned: every single upgrade option is ridiculously overpriced. You can purchase the SAME materials or appliances AND pay a professional installer to set it up for you for a fraction of the price charged by BRC (I priced many of the upgrades w/professionals & suppliers just to compare). A few weeks after we were under contract and construction had just started, we asked if street parking was allowed, to which the agent said she believed it was, but would confirm. The builder's supervisor (Ben) then emailed us and told us he believed street parking was allowed. Because I was already at a point that I didn't trust their words, I called the fire marshal and city planning/engineering departments to get to the bottom of it, after which I was informed that street parking would NOT be allowed in the development, that Brad Reynolds Construction was already fully-aware of that fact, and that Brad Reynolds Construction had agreed to install "no street parking" signs at the entrances to the development (which has still not occurred, almost a year since we moved in and many months since the most recent townhomes were completed). After stating this fact to Ben, he admitted via email that he seemed to remember that fact. Interesting. I had more to say, but Yelp has a 5000 character limit on reviews, so this is all you get. We bought our first home from them which we were really excited about. We paid a premium for our property because we as the Brad Reynolds sales woman said we have this nice field behind us.. well co e to behold Brad Reynolds was planning to build in that field the whole time. So we paid the premium for nothing. They are incredibly dishonest people and will do anything for the money. They lie about their intentions. They also told us it was a great community because of the low HOA fees which won't go up. Well here we are two years later and the fees have more than doubled because Brad Reynolds was dishonest about the finances. The homes are nice enough but be careful because they are surly lying to you somewhere along the way. That is their MO. read more

BRC was not easy. If purchasing through them stay on top of what is going on. Be aware the garage will not be insulated or perhaps, like mine, the hall closet. I have a kitchen cabinet that has 2" XXXOOO across the bottom, the space between the floor and baseboards, in many areas is over 1/4". The paint job in the stairway is bad, the fireplace was wired wrong, there are three different toilets, and the windows were either not sealed or the cheapest they could find. They howl when the wind blows and the tracks always have dirt in them. BRC did not take care of there end of finances thus leaving our HOA with a 12,000. deficit. Our HOA dues have gone from $105.00 to $200.00 a month. This is in a little over two years. If you have made the decision to buy with them, on the final walk through bring a roll of blue tape, examine every wall, baseboard, cabinet, electrical outlet, everything. I am a single woman who if ever I did this again I would pay for a professional to do the walk through. The issues I had found were not taken care of. Having trouble with the garage door opening and closing I hired someone who found it had been wired wrong with live wires hanging. Now the driveway concrete is pitting and we will see if BRC takes care of it. All in all my home is beautiful but I wish I would have never purchased it. read more
