I rented a home in Holladay from PMSI for over ten years, and it was a nightmare. They cut costs wherever and however they can. Maintenance requests take forever to get done and "owner approval" is almost always a no. I went 5 days in the dead of winter with no heat with 2 kids because the furnace broke and the only thing they did was give us a couple space heaters. When repairs are needed on appliances covered within rental agreements, they will try to misplace blame to the tenant to avoid paying. Also, you'll get random "tech fees" for issues that they cannot justify. I had so many terrible experiences over the years. I would not recommend moving into any property managed by them because I promise you will regret it. read more

Hey, so does all of these negative reviews mean that they will rent to people on the registry that deserve a second chance? Sounds like theyre just as corrupt as the Utah justice system. I had friends thats rented from PMS and they were not happy. They didnt maintain anything. In fact I personally mowed the lawn, fixed the fence, the gate, plumbing, lighting and a number of other things that has been requested time and time again. I deserve to stabilize after serving my time and would still willingly maintain the rental and the property. But I will have an invoice for all ive done and my attorneys will happily pursue. There are legal ways to get things done. Because the company cares not for those they have contracts and signed agreements with then just use someone else. I know many people looking for a place to live. Its obvious that renters have such issues with higher standard renting and are judgemental so why not lower the standards to those that are more than willing to put in all the effort to have their lives back, who will take care of the properties better than those thats been trusted and invested that have done no better than squatters and thieves? read more

I do not like writing reviews on social media, but I am so angry with my new HOA that I think this needs to be out there. I have come to realize how great I had it with Property Management Systems and the HOA in my neighborhood when I lived in Utah. We had to have all the roofs in our neighborhood replaced, and Property Management Systems helped get it done. We were not asked if we wanted to pay $9000+ to have the roof replaced (that is what each unit was quoted to pay for their share of the project); we were told there were issues with aging roofs and some roofs even had leak issues. My building was the newest one and had the least amount of damage, and I was still told I could either pay in one sum or take out a loan to pay for it. AND THIS IS THE WAY IT SHOULD BE! I moved to North Dakota this year, and apparently, until this August (which was after I purchased my new townhouse), the HOA laws in North Dakota were very relaxed. I knew I was buying an older home (built in 1974; I have fixed it up) that might therefore have issues, but I did not know that the whole neighborhood has struggled for years with aging roofs that the HOA either will not or cannot (per bylaws supposedly) get replaced. There is a longer backstory to the problems I had with the purchase, but for this review, the important issue is that the seller did not disclose that there were water leak issues and the realtor we had as our dual agent gave me only the HOA bylaws--and they were for the wrong neighborhood! I did not know enough about the neighborhood to know these were the wrong ones at the time; my dad eventually figured it out (several weeks after the purchase) because he walked around the area and realized that what I was given during the purchase was for the place across the street. Apparently, the seller did not have the HOA documents at the time of the sale, so the realtor tried to find them herself. I was able to eventually get the correct bylaws from the HOA president (the realtor did have the correct information for the president's contact at least), but it was months before I finally found out how to pay HOA dues (and I asked several times over a few months how I was supposed to do this before I got an answer). Additionally, it was not until one of the other HOA board members was dropping off notices of a tree trimming (happening two days later--this short notice was the only notice I received that we needed to move our cars out of the driveways for the trimming) that I found out there was a Google Drive folder for our HOA. This board member was able to get me on the folder. There were meeting minutes, a financial spreadsheet, and other documents in there THAT I DID NOT RECEIVE WHEN PURCHASING. I do not know why these could not have been given to me when I purchased; if I had known about the roof issues, I would not have purchased this place. And it is not just the cost of roof issues but the lack of doing anything about it. I have now fixed multiple water leak issues myself (yes, including getting up on a 20-foot ladder to get on the flat roof to put some repair material on, as well as fixing a damaged wall and ceilings). I wanted to buy in an HOA neighborhood that would take care of lawn and snow removal so I do not have to worry when I travel for work or family, but now I feel like I should not travel much at all in case my roof starts leaking again. The president has tried to figure out how to get things going to do a replacement even before I moved in, but the board otherwise seems to not care, even though the bylaws explain that the board is supposed to take care of external maintenance, specifically mentioning roofs in one part. The bylaws say the owners can be charged for the cost of things, so the HOA just lets owners do things themselves. It does make sense, right? Take out the middleman to save time and expense. The only problem is when it comes to things like a roof or siding that is not only my problem but my neighbor's problem, too, if I really want to solve the issue. That is why we need an HOA. My garage roof had an active leak the other week (I heard during the sale that the seller had an inspector come, and he determined the damage was old and the leak was fine; however, the HOA president has since told me--months after the purchase--that the board had someone inspect the damage but they found that insurance would not cover it and so they left it). The source of the leak is technically more on my neighbor's side. I thought part of why you have an HOA is to help moderate things so you do not have as many issues with your neighbors over shared things like roofs. I now really appreciate Property Management Systems. My only complaint is that I did not always hear back on messages about some things, but after dealing with my current HOA, thank you, thank you, thank you to Property Management Systems for being the "bad guy" in tough situations with neighbors and for making sure our roofs did not leak. read more

Worst property management company I've worked with. I was a mortgage broker in CA for six years and encountered a lot of poorly run property management companies but this one takes the cake. They tore up the end of my driveway in May (end of September as I write this) and have done nothing to fix it. I submitted the attached fixit request last Tuesday and of course heard nothing over ten days later besides an initial auto-reply email that is included. When I try to log in to the owner portal to check status I can't even log on. My favorite part is the "cheerful" employee who answers the phones had no answers. Wasn't even sure they had it in the budget to fix. Don't most townhomes include a paved driveway? I asked when to expect an answer and was given a concrete: "I don't know." We pay close to $300 per month on HOA fees for these items. What we get in return is fall leaf cleanup when they are rotted in the spring, snow removal several days after it snows and we get to trim our own shrubs since the landscapers can't be bothered with such things. We also get to replace every full grown tree on the block since they all are dying. Does this company do anything correctly?!! They don't read the by-laws and charge late payments and interest fees on dues that they consider late. Bought a house in Tooele called every week to set up an account to pay for the hoa bill they never reached out to me or got back to me so I can set up my account to set up the billing process. Literally almost a year later of me trying to contact them over and over again they decided to serve me papers saying that I was being sued for not paying my hoa. I used this company years ago. I ended up with renters that did very expensive damage to my house. Not only would they not go after them to pay for the damage, they refused to give me their information to go after them. I had a broken shower door and tile and broken ceramic tile by the front door just to name a couple. I ended up having to pay for it myself. I found they were more for the renters than the property owner. Pay a little more and secure your investment. read more

THEY DON'T CARE ABOUT SAFETY ISSUES! I am an owner at an HOA that unfortunately uses this company. It's been over a year (starting in November 2018) and still no one has repaired our railing. It has been almost 6 months since it has fully disconnected from the concrete. I just returned from a trip and the railing was blown over by the landscapers. Given that it is just leaning against our wall and not connected to the concrete I can see how this would happen.. I feel it is an exercise in futility to even expect any service at this point. It is obvious that a safety issue means nothing. For over a year I have been requesting it be fixed. They did come around and paint all the railings this summer and painted it to look nice but never repaired or replaced it. Someone finally came by in late August to "fix" a supposed broken slat in our fence that wasn't broken. When I asked about the railing, they said that they had it on their list. Still nothing. Lived in one of their properties for about 2 years. They make zero effort to maintain their apartments. They're nice to deal with personally, and they won't bother you with anything, and they did evict a bad tenant that lived in the building... but it wasn't worth it to deal with landlords who were willing to let a beautiful historic home fall into pieces inside and be covered in weeds on the outside. They also did not allow for online payment of rent (who doesn't do that these days???) without a whopping fee. Don't rent from them - unless you like weeds, no working heat/AC (had to call CONSTANTLY to get both fixed- it never really was!) and mold. read more

Unfortunately, I cannot give them zero stars...one is the minimum. I own a condo that PMS handles, and I can tell you that they treat their unit owners as bad as their renters. I must have dealt with a dozen different managers in charge of my property over the last decade, and no one ever know what the heck is going on. They can't attract and keep decent employees because they treat them just as bad. I have learned to keep my pet deposit receipts, pool key receipt, and background check report on my renters handy...as these people are so poorly organized, they keep "losing" them. Frankly, I think they purge their files periodically, assuming that no one keeps the same renters more than a year or two. (last gal was with me 5 years...one before here was there for 11). Plus, they get to fine units for not having provided the paperwork...they lost. With the way they treat people, I can believe no one sticks around very long with them, as renters, owners, or employees. I wish the HOA was still made up of owners, but they ceeded their authority to these bozo's 15+ years ago, and it's sucked ever since. Seriously, I hope to sell my condo and get a unit elsewhere, just so I never have to deal with these clowns again. read more

I ve used PMS in Holladay for many years. I have always had apparently good basic administration, decent statements but not stellar performance. Recently I got some crazy bids from them. I've been asking why they can't find decent bids and providers? Isn't that part of job as the manager? PMS and I we already went over all this. They agreed to get moving it about ten days ago. I sent them the initial leads for alternate contractors already. They reneged on their commitment. Why haven't they vetted the other contractors? They seem neglectful on that point! Any ways, if they can't they can't. Tenants shouldn't be inconvenienced long because I hired an incomplete manager, nor should I inconvenience others who are not paid as managers to help the paid managers do the job they don't seem to do fully. I do not want to to lose out if they make my tenants move out due to their being slow. I guess that's the best they can do. Maybe they are trying. I hope they get back to being sort of OK mngrs. I give them one star now. Their work is poor. Before they deserved one or two more stars before, not more. I hope they get back to OK. read more

Not good service. Aren't flexible at all, even after they inconvenienced us. They said the place sold and we had to move. 3 weeks later said we didn't. The whole time we were stressed to find a new place. Maintenance requests take weeks to complete. I wouldn't recommend renting through them or using them for your rental. read more

All of the reviews for this managment systems are true. They just don't care about the customer! Every time I call, and I mean every time I call the office; I cannot get a hold of anyone else besides the secretary that picks up the phone. This is the response that I've gotten from her every single time "they are not in the office, would you like to leave a message?" Every time I've gone to their office I have been the only renter there, it doesn't make any sense. Worst of all they do not return my calls. I called three times left a message three times, to inform them that I was cancelling my lease and not once did I get a call back. Then I decided to email them, (so that I could have proof) to tell them that I was going to evict the property in two months. It took them almost 2 weeks to reply to my email after that. PMS systems was a former rental agency to us. During our nearly two years in their property they did not complete any repair requests besides when the basement flooded from an expansion tank that blew out and obviously had to be fixed. Then when they finally ended our agreement it was on the 19th of the month and they gave us 30 days, which because of the mid-month notice was really just a little more than a week. We obliged and put our stuff in storage while we continued to look for a new place. But the most annoying thing is that Amy from PMS sent us a notice about the final deposit, and it said that we could walk through the property with them and be part off the final inspection and that the remainder of the deposit would be expedited to us, well that didn't happen and working with Amy has been a real treat of avoiding our calls, and nit picking things such as a burnt out light bulbs. They even had a third party come and do the inspection who thought it looked great (as it should because we had the floors professionally cleaned and paint and patched every nail hole) and gave her a check off list that she didn't even bother to look for till I called them a week after she had directly received it. As list from other yelpers this company isn't helpful, arrogant, and will abuse your trust. read more

I would recommend not renting from PMS or using them to manage a property for you. I have been reaching out to PMS about a minor issue/request for over 4 weeks now and have never had a reply. This is not an isolated incidence either. Every time you need to reach out them anticipate spending 20hrs of you time following up with them. This is just a bad business practice IMO. read more

After talking to the owner of the home I'm renting, we realized that Property Management Systems has been using both of us as scapegoats for the other. In our case (the renters) they have consistently told us the owner refused to pay for certain repairs that did not make the house uninhabitable (such as sprinklers) while the owner had actually paid for the repairs and was upset when he found out they weren't made. The property management company then told him that we broke it though both parties are aware that this took place prior to move in. I've attempted to work with them numerous times and they've consistently ignored my requests and emails. They've also accessed the home without notice multiple times. In less than a year, I am noticing material quality issues and the property is already falling into disrepair. PMS is unresponsive and despite numerous requests and heightened expression of concern in recent months, little has been done to address concerns brought by owners. Community meetings are an infrequent and unproductive means for expressing concern, since neither Property Management Systems nor Solstice Homes, declarant of our HOA, appear interested in appropriately maintaining the property. read more

Yeah, no. This is the shadiest, shoddiest, low-life scamming property management company I've ever run into. When I looked at an apartment, I had to pay $20 for a key? I didn't return it within the 24 hrs and couldn't have my money back because they claimed they used it to rekey the property. Well...I stopped by the property and my key still worked!!! I made sure to let the current tenant know that God knows who had a key to his place, including myself. They didn't pay to rekey, which is illegal in the state of Utah. I would suggest no one EVER use this firm at all. I have rental property all over the US, this firm is the worst, the other firms I have used were great. I used PMS since 2006. They always took the easy way out, kept the rents low. But, they rented two a time felon who has declared bankruptcy twice and they let him rent my unit in Utah. Later the tenant stared slow paying the rent, they eventually had to be evicted (my first time ever doing this). The tenant owes me $5300. PMS said they couldn't find the tenant, I asked for over 7 months. I hired a detective for $150 and he found them using simple tools that PMS had in 45 minutes. I told PMS this and the next day the felon declared bankruptcy for the third time. My guess is that someone at PMS takes pity on this family and gives them help at MY cost. I found a new management company and my property is need of many repairs that are long overdue. What did PMS do for their fees? I contacted a lawyer and PMS would never respond. It would cost too much to fight this in court and I don't live in Salt Lake City. I contact the owner of PMS and he never responded. read more

Avoid this company as much as possible. This is the kind of company that operates as profits over people. They act completely robotic, unlike people who care for their fellow man. I rented a room in the avenues handled by PMS. I don't even think this room was up to proper residential code. They set me up with a month-month lease. The last two months of my stay, I had contracted scabies. I was considered disabled and unable to work at my job. I wrote them a letter the last month I was there, telling them I was disabled and going to move out that month and to please work with me on the rest of my rent due, as I couldnt get a job (disabled). Its like the letter didn't even matter. No reply either. As I was moving out by the last day of the month, I got innanely prompt 3 day eviction notice (for a spot that really doesn't seem up to code)(btw it was the old groundskeepers tool shed) I left and about a week or two later got a court document that showed I was being charged for 2 months of rent + cost of rekeying the studio (when I also returned the keys by mail slot in their office door) + cleaning and patching a hole(!?) that I didn't make + no credit of my deposit. Absolutely ridiculous. If I could I would give them no stars. I just finished paying 4.5 times my original rent in court fees and their ridiculous claims of costs by me of the property. I had to make arrangements to sublet my room for the remainder of the lease and the customer service in regards to the process has been a joke. Ironically, everytime I would call the office, the rental manager would be on his "lunch break" that so happened to be from 1:15-5:00 (close). After three weeks of struggle they barely satisfied the needs to sign over the new tenant that would have only been a days process. This company has been nothing but a hassle, everytime we had a question we would have to go through the Homeowner instead because quite frankly, PMSystems did nothing for our duration of the lease. Its nice to know that they will absolutely not bother you once your'e all moved in, but the consequence to that is that the rental property's are not taken care of like they say on their website. Our pipes froze this winter and it distinguished one of the pilot lights. its been 2 months since that happened and we filed three (3) maintenance requests with no response. If you are reading this and even thinking of renting from a PMSystem property I highly recommend you find another rental management company. Oh, and when our pilot went out, the water temperature was very temperamental. I am renting from them right now. My apartment in the avenues has problem after problem with the kitchen. It was horrible when I moved in, and I keep it very clean now. Now my drain is not working in my kitchen, along with my food disposal. Yesterday the landlord came in with no notice, I have a severe cold so obviously was not up to doing dishes. He complained that he "couldn't look in behind the dishwasher" because "I need to clean it" I told him to wait 5 min and he refused. He was demeaning and rude. FUCK these crooks, but it is also chill because rent is low, it is safe, and am blessed for such a nice area. Two stars for low rent. read more

Absolutely horrible. No communication with homeowners. They close roads completely for 3 days with less than 24 hours notice. Wake up one morning to find they have completely torn up the roads and I could not leave my home. I was late for work because of this. We got the notice in the mail THAT day to inform us they were doing the road repair. They hide behind their voicemails and never return calls. Property Management Systems has really stepped up their game. My husband and I found one of their properties in a great location and for a fabulous price. When we moved in, it was very clean and ready at the time they said it would be. So far, because it is an old complex it has needed a lot of maintenance, and each and every maintenance call has been answered and timely and professional manner. One night our shower wouldn't even turn off, and they came and fixed it right away. I have nothing but good things to say about them so far, and they must have really been listening to their bad reviews in the past and started making good changes. I sure hope so! read more

We had PMS as our property management company for our HOA for about 15 years. First few years they were OK but every year since they went downhill until we had to fire them for cause about a year ago. They consistently provided poor service like contractor referrals. Their turnover of property managers is big (we had 3 different managers in the last year with them). Even when we requested them to do something multiple times, it often would often not get done. We are still receiving bills from over a year ago that they did not pay. They are very incompetent in HOA matters. We recently were taken to court over an assessment PMS did for us. The Judge found so many mistakes in the assessment that he ordered us to pay over $3000. Our homeowners that used PMS to manage their rental units have often complained about their poor service. The best thing you can do is stay away from PMS. read more

I moved into a property managed by PMS one year ago. At the time of my move 9/2017 I notified them of 2 exterior problems that is covered by my HOA insurance fee. I have 4-5 attempts to get these deferred maintenance problems resolve so they don't become bigger more costly issues to either party. I have been told twice that someone would come out. I have never seen anyone and or heard back. I submitted another maintenance request 3 days ago and have not heard a word. NO ACKNOWLEDGMENT. I also asked the HOA board members for approval for an upgrade to my home in April and it took them until mid June to respond. I'm a full time professional Realtor as well as an Assistant Property Manager for my Brokerage and our standards far exceed the service of Property Management Systems. When I moved to Salt Lake, I wish I'd taken the reviews here seriously, because they are so true. PMS is an embarrassment. First, I have never actually met anyone in person from PMS, which is strange for a landlord-tenant relationship. When I came to tour the apartment before I signed the lease, instead of meeting me at the Lisa Ann apartments in Sugarhouse at the specified time they said they would, they simply left me a key to let myself in and look around. They didn't call my cell and tell me they couldn't make it, therefore I had to reach out to them to find out what was going on. They did not apologize for this. When I did finally move in, the place was so dirty, as other here have said. I had to clean the entire place from top to bottom and it was filthy. They clearly do not clean the apartments after the last tenant moves out. I asked them about this and they would not discount my rent because of the filth, or offer any apology or consolation. They have always been extremely defensive. There was a dishwasher listed in my lease, and there was one in the apartment when I moved in. However, it started leaking when I tried to run it (aside from being insanely gross and moldy inside). I asked them to come clean it and also fix it so that I could use it, but they put me off for a while and finally told me they would not be fixing any dishwashers in the building and would be replacing them all with more shelves. I was having guests come that weekend and didn't want a gaping hole in my wall while they took out the dishwasher, so they said it would be done by the time my guests arrived. Over two months later the dishwasher is still there. I asked them to reduce my rent since I didn't have a dishwasher as I had expected. They would not reduce it, but said they technically broke the lease and that I could move out at any time. I went on a scramble to find a new place and move out, and fortunately I found something relatively affordable even closer to the mountains. Please also note that in this apartment building there IS a washer/dryer in the basement of the building, but no one from PMS even told me that before I moved in. It was like they didn't know it was there because that's how clueless they are. They told me I'd have to go to a laundromat. It wasn't until I moved in that a nice older man let me know the washer/dryer was downstairs. Absolutely incredible that this piece of information wasn't given to me. In summation, the low rent at Lisa Ann is not at all worth having to deal with PMS. They are rude, do not answer calls or e-mails, are not accommodating, and should be reported to the BBB. read more

Unfortunately, PMS manages our condo's HOA and hopefully that is going to change real soon. Incompetence, arrogance and the inability to do even the most menial tasks is an understatement. I've never been flat out lied to repeatedly by a company I'm paying to do business with. PMS has been nothing but a financial and legal liability for our HOA. Personally, I have had to hire legal counsel to get them to act on a problem spanning over six years. Even after the HOA approved the repairs and payment out of our funds, PMS thought it would be wise to drag it out another two months until I threatened legal action once again. If I could give a 0 - I would. Never use this company. They let the FHA eligibility on our SLC complex lapse and have not corrected the problem for at least 18 months. No one can sell unless the buyer is willing to pay cash because buyers won't be approved for an FHA loan. When contacted about the problem, they have been rude, dismissive, and unhelpful. Unless you want your property to be mismanaged and be charged exorbitant HOA fees DON'T use this company. read more

We went with them because of the good location (Lisa Ann apartments in Sugarhouse) and inexpensive rent for the area,but I guess the "you get what you pay for" saying is true. The first day we moved in, the entire apt was filthy. We were so tired from a 5 hour drive and arrived to a nasty apt. The previous tenants didn't clean a thing. I couldn't believe that PMSI would allow new tenants to move in like that. Since we moved in on a Friday we had to wait til Monday to talk to them. We took pictures, and passed them along to management. They wouldn't even consider taking $50 off our rent for the first month. Even after we spent 8 hours cleaning the apt. On top of that all the neighbors told us that things were always stolen out of cars or the storage closets in the apartments parking lot. If anything needed maintenance it would take days to get someone to come fix it. The girls at the office were also rude. I reported a leak once and the girl made it seem like it was my fault, it was obvious that it has been there for years, but no one cared to look into it! We moved out and now they have the audacity to email us that we didn't clean the bathroom and that we may have to pay to get it cleaned. Are they kidding me? The ENTIRE apartment wasn't cleaned when we moved in! They're terrible. Super cheap. Won't fix something unless it's absolutely necessary and don't take ownership of their mistakes. Spend more money on rent elsewhere with better service. just got an email from PMSI saying that they are charging us $50 for 2 missing lightbulbs. $75 for a dirty bathroom, which is the smallest room in the apt and we cleaned it twice the last day we moved out. Then $45 for a light cover fixture that was missing, it had been missing since we moved in and did it get replaced for us when we moved in?
