Like others have already mentioned, the place, although esthetically pleasing: 1) noise is a big…read moreproblem, fire alarms in the apartments go off constantly and as communicated by the maintenance folks and PG fire department is an issue with the wiring, so maintenance folks just disconnect the smoke detectors; 2) security is another big issue, folks come in and out without using the fobs, so they leave the "doggy area" door propped open with sticks or rocks; 3) although there is no smoking aloud inside the building, to include candles, the smell of cannabis is unavoidable through the hallways and elevators, to include the garage area; 4) no internet or phone signal in the parking garage or in the north side of the property, making it very sketchy when parking in the garage for those of us that work irregular shifts and come in at night; 5) not sure what the occupancy policy is, but in some apartments (which based on the Aspen floor plans) are studio apartments with 4 adults apparently living in the unit; 6). the rent cost, and the issues mentioned above, just to name a few, it is not worth it if want security and a place to call home when not at the office.

They are nice and courteous and a pleasure to work with. They have begun renovating apartments which is nice. I HATE my current kitchen and bathrooms, I am in a non renovated unit but this may change within the next couple of months as they are now able to renovate your unit without you having to move out and transfer to a renovated unit. I have toured the renovated models and they are a lot nicer than the renovated units at the Edgemoore or Sussex. They have granite counter tops and steel appliances. We also recently got a new washer and dryer unit. I wish that they were getting rid of the carpet and putting wood floors throughout the unit but they are not. Whenever something needs to be fixed the maintenance staff is really quick to resolve the issue. We had an issue with ants this past year and I think it was as a result of the new siding that was being installed and all of the rain we were experiencing. We are on a 3rd floor unit. I called it in and the staff took care of it. I have not seen any ants or other bugs since. The neighborhood is quiet, which is a plus for me. We always find plenty of parking even when coming home late. The only gripe I have about the complex is that when you renew your lease you have to pay a portion of the amenity fee again ($125) and we don't really have great amenities. The "gym" consists of 1 treadmill, 1 elliptical and two weight machines. The space is also very small. This could certainly be expanded. We do have access to the Kingstowne community gyms so that sort of makes up for it. Overall, our experience leasing at the Elms has been a pleasurable experience.

Prospective tenants: Please be aware of our experience with Hayfield Associates, LLC, Legend…read moreManagement Group, and the property management team. We are older adults and veterans, and since moving here in April, we have faced one maintenance issue after another, alongside sleepless nights caused by noisy neighbors above us. We posted an online complaint in August so that others could read about our experiences. The property manager, Dawn Webster, refused to replace our malfunctioning washer until we escalated the situation by contacting the Regional Manager, Teresa Osborn. However, it was replaced with a very small appliance. The new stackable washer/dryer is so small that you can barely fit clothes and bed sheets inside to clean them at the same time. Furthermore, the property manager and some of the maintenance personnel are very rude, unprofessional, untrustworthy, and incompetent. Some of these individuals act with no class toward the tenants. We have continued to experience maintenance issues. Water leaked inside the windows again, and the air conditioning stopped working, though it was eventually addressed. We have also continued to suffer from sleepless nights due to loud noises from the neighbors above. The property manager appeared to retaliate by doing absolutely nothing about it when we raised our concerns over email several times. Instead, Dawn Webster had the audacity to sign a coercive, intimidating, and threatening notice filled with fabricated, unfounded attacks against my wife and me. The notice falsely claimed malicious fabricated statements and that we were in violation of our lease and threatened us with eviction. This happened after we posted our online complaint, and subsequently told her in September that she was in violation of the lease for failing to address the noise issue. Some of the language used in that notice is unlawful, and we recommend that anyone having similar experiences educate themselves about the law. Only in a court of law can a judge dictate who is truly at fault; no one has the authority to remove you from your premises without a court order. These individuals use retaliatory, coercive, and threatening tactics, but no one is above the law. Tenants must exercise their rights if they are experiencing similar treatment. We have officially filed a complaint with the Fairfax County Consumer Affairs branch and with other government offices. Management tries to take advantage of tenants who do not understand their legal rights and protections. The apartments themselves lack good insulation and soundproofing; you can easily hear the neighbors above you, the appliances are outdated, and you can hear a lot of traffic noise. The only reason you rarely see bad reviews for this property is due to their business practices as stated above. For all of the reasons stated above, we absolutely do not recommend this community to prospective tenants.

Regarding the community: -As far as apartment communities are concerned, this one is very picturesque. The grass is cut and bushes trimmed at least twice per month (it very well might be more often; point is that they stay on top of it) and there is enough green around to make you forget that you're right off of a heavily-trafficked, main road. They have a beautiful fountain that also offers some very nice, calming background noise when walking around the community. -The pool, pool deck, outside grill and fire pit make the ideal setting to have some fun by cooling off and hosting friends/family for an all-day affair. -Everything around the property is kept very clean for the most part. They have staff walking around every morning, cleaning up where they can. The ONLY negative is that it seems they sometimes don't have enough trash collection space to meet demand. This isn't all the time, but a couple of times a month you'll find that people have simply chucked their garbage wherever in the collection area because the compactor is full. To be fair, this issue isn't solely on the community; there are other trash collection areas that people could walk over to if they could merely summon the meager amount of energy required to not be so lazy. -The gym and bike classroom area are very well-equipped compared to other apartment facilities that I've used. -THIS IS A DOG-FRIENDLY COMMUNITY. If you don't like dogs or harbor the unreasonable expectation that it's unacceptable for them to jump around and play within the apartment in which they live, this community isn't for you. You could always rent a 4th floor unit and make it a non-issue entirely. Anyway, there is a good amount of space to walk your dog in, and they have no less than 5-6 dog waste disposal stations (in addition to an ample amount of trash cans) located at various points around the property. If you come visit and find that the community isn't clean, it's not for lack of trying on management's part. -The amount of available parking is wonderful, offering far more spaces than any other community I've lived in prior to Signal Hill. Tow trucks patrol the area aggressively and WILL GET YOU if you don't have a parking sticker and attempt to stay overnight without a temporary parking pass. -Access to the buildings require a key fob 24/7/365. This was a big selling point for me, as I appreciate the extra level of security controlling who can and cannot access the more intimate spaces leading to everyone's units. Regarding the staff: -Simply put: They are wonderful. -Linda Peters: I have bothered her extensively over various requests and she has always done the very best that she can to assist me in achieving a positive outcome. No matter how hard of a day she's been having, I have never caught her without a smile on her face. As someone who's often time the first person that potential tenants see, that's huge. She has displayed extraordinary understanding and compassion to me on more than one occasion and is willing to work with you, regardless of your circumstances, to find as best an outcome as possible. -Maintenance: They're outstanding, supremely knowledgeable, responsive problem-solvers. Put in a service request one day and they'll be there the next, working around your schedule and making sure that they provide awesome customer-service while also respecting your personal space. In conclusion: We love it here and just signed on for another year. If you're looking for a fairly-priced apartment in the area and don't check out this community, it's truly your loss.
