The experience with this company has been extremely disappointing. After our son graduated from high school, we decided to surprise him with a two-bedroom apartment. We visited the Brays Village Apartments located at 4400 Boone Road, where we met Maria Martinez, who was unprofessional and uncommunicative. She barely engaged with us, only pointing towards the laundry room without offering a proper tour. I expressed my concerns to his father, but he liked the apartment, plus our son has a handicap but he can still walk talk and do for himself I just check on him he's very well mannered really quiet until you keep picking needless to say we I agreed to proceeded with the apartment. The apartment consisted of one bedroom for our son and another designated for studying, and he lived there for a full year. During that time, we would occasionally visit, bringing home-cooked meals and spending quality time with him. He would sometimes look after his siblings when we visited. However, two weeks into his stay, he called to inform me that he had received a noise complaint. I was surprised, as he had been at work when the alleged noise occurred. He explained that the neighbors below complained about him walking too much. I noticed that the flooring in the second bedroom seemed quite thin, and we agreed to monitor the situation. The following week, I stayed overnight the lady would beat on the walls and slam her door and smile when we come out he then received another notice claiming that we were living there and causing excessive noise. Shortly thereafter, a guy informed my baby son that he was unwelcome due to his color, which was particularly disheartening given that the comment came from a Chinese individual. Following this incident, we felt the hostility from other residents, they then stole his shoes they would stare like blacks didn't belong there. There were numerous instances of racism, and my younger son faced harassment for his love of running. Additionally, my husband's car was towed twice during our visits, which was unacceptable. I picked my son up to take him to the grocery store and they had to been watching him and Maria Martinez and Katie Yunez the property manager went in his apartment when asked they said they do as they please so we filed a police report they will see it in court they left an eviction notice, on his table and stolen $1,500 from his shelf, which they later acknowledged. On camera we have that as well Throughout this ordeal, my son consistently paid his rent on time through automatic payments. However, we began to feel unwell during our visits, prompting me to inquire about a strange odor. My son was unaware of the source, but he started saying he found something black in the bathtub. Upon inspection, I identified mold, which was also present in the vents. When we went looked. We reported these issues to the management, they sent maintenance he also killed hisself he locked my son outside for hours and sprayed over the mold with a loud paint it was HORRIBLE he was choking I thought he was going to I gave him water and asked him to please come out and get air he did. And he also said they don't pay me enough for this I let the window's up to help him weeks later the mold was back heavy this time.. We contacted the corporate office, and their representatives arrived Poonam Tiwari, she is a horrible individual she I happened to be there and she started talking reckless and we got into it she ask there cleaning lady to spray bleach and clean it well it came back.. she said Maria told her I was bothering people when I would visit it was liedls I wouldn't be outside at alI All I do is work and visit my son. It was about that mold we found that's all.. So then she insisted that we utilize their mold specialist, whom I didn't trust because he was her relative he could easy lie so we declined then she said we couldn't use our own we had to use hers I know the law she then made a suggestion if the issue was not mold, we would be liable for a fee of $750. However, if the test confirmed the presence of mold, she would allow him to terminate his lease without penalty. We have evidence We subsequently engaged an independent specialist, who, upon inspection, immediately identified the substance as mold. He proceeded to collect samples and sent them to a laboratory in Katy, which confirmed the presence of heavy mold. My son presented the lab results, leading to a chaotic situation which is recorded then sent a paper saying my son needed to pay $100 because she was told his little brother broke a brick we have a recording for that lie. Then she sent another notice demanded that he vacate the premises overnight and accused him of being disloyal for seeking outside help. This was 10 pm at night. Distressed, my brother returned to me, and I attempted to report the incident to the child's mother, but I could not find her. In the weeks that followed, I dealt with unfounded complaints from management, as neighbors below alleged that I or my guests had littered their porch, despite a lack of evidence. The young woman living beneath me and her mother would ridicule me after making these accusations. At night, they would bang on the walls and ceilings with broomsticks while I tried to move quietly to avoid disturbing them. Despite my hopes for improvement, my situation only deteriorated. During a grocery shopping trip with my parents, property managers Maria Martinez and Katie Yunez entered my apartment without notice and took $1,500 that I had saved for rent, which was on my entertainment cabinet. When I questioned their unauthorized entry, they claimed they had the right to do so. I subsequently filed a police report, and they left an eviction notice on my table, which they later confirmed. In response, I drafted my 30-day notice to vacate and submitted it to the front office. On the same day, I spoke with Kate, who informed me that there would be no need for the 30-day notice since we had agreed on a month-to-month payment arrangement after my lease expired. She assured me that everything was in order, yet she still accepted my 30-day notice, stating it would be forwarded to the property manager. I believed the situation was resolved, but this ultimately led to the unauthorized entry into my apartment and the theft I previously mentioned Upon discovering the incident, I returned to the front office, where Manager Tiwari reacted aggressively, stating, "There is no extended stay or rental time." She then claimed she had discarded my 30-day notice, despite Kate confirming that she had discussed the month-to-month rental arrangement with both me and my father earlier. Maria was present during this exchange but remained silent, I departed after experiencing significant confusion and was subsequently notified of a court date by a constable sheriff in the early hours. I will not recommend people come here to live, because the apt is very bad. Service is also not good; please stay away from this place. Where you will have to go outside to do the laundry instead of spending $5-$10 trying out the washing machine to see which is works. The place you will experience is visited by a tour group named "Cockroaches" at night, and you won't have a cabinet at kitchen because it's a cockroach's dwelling! I was here, and it was very wrong to sign a long-term contract like 1 year and 2 months because it was a friendly price. In the first 6 months, you will see a small amount of cockroaches, but then they multiply to the point that you can't control them even though you are a clean person! They also have pest control, but it's totally useless! You won't be able to do anything but call them in every Thursday to get rid of cockroaches; you have to move all your belongings out of the cabin (which is very extreme), and it doesn't work. The laundry room is very far; you have to carry the things you need to wash and bring the $5 bucks to get the laundry card. If you're lucky, you'll be able to do your laundry, but what if you're unlucky? Your stuff will get wet or the machine won't work (wasted money on that). No one fixes it! The gym is only open when the office is still working, and there are only machines for such things as treadmill and cycling as the pictures showed; you cannot enter when the office is not open. When you want to use your computer to print important papers, you have to email them to the office so they can print them out for you. If you choose a house on the ground floor, prepare yourself because the house upstairs will be extremely noisy every morning. The houses are connected, so you can hear what music your neighbor's playing.This is a review from 2023; the monthly rent for 1 room (1 master bedroom) below is $960 (including water and pest control, garbage, and security), and if you stay upstairs, it will be $50-$60 off. The rent for two rooms will be higher--more than $2000 for two rooms, including one master and one separate restroom. Think twice before signing a contract because the service here is very old and you will lives with cockroaches. read more

Terrible parking lot service!!!!!!! NO PARKING SPACE AT NIGHT I called the office TWICE and talked to Christine, and she said she contacted the tow company but the situation is not solved at all. I called AMERICAN WRECKEN and they said the contract with Brays Village is ON HOLD. WOW. what is the hell going? They put the flyer in every apartments and the contract has been ON HOLD since JUNE. Surprise!!!!!!!!!!!!!!!!!!!!!!!!!!!!! You should consider before sign a new contract if you do not want to park ON STREET at night because some others who DO NOT HAVE PARKING take your space!!! read more

The receptionist and property manager is very respectful. They r quick in responding to my concerns..overall...a safe place in comparison to what is available... Close to HK4.
