    The experience with this company has been extremely disappointing. After our son graduated from high school, we decided to surprise him with a two-bedroom apartment. We visited the Brays Village Apartments located at 4400 Boone Road, where we met Maria Martinez, who was unprofessional and uncommunicative. She barely engaged with us, only pointing towards the laundry room without offering a proper tour. I expressed my concerns to his father, but he liked the apartment, plus our son has a handicap but he can still walk talk and do for himself I just check on him he's very well mannered really quiet until you keep picking needless to say we I agreed to proceeded with the apartment. The apartment consisted of one bedroom for our son and another designated for studying, and he lived there for a full year. During that time, we would occasionally visit, bringing home-cooked meals and spending quality time with him. He would sometimes look after his siblings when we visited. However, two weeks into his stay, he called to inform me that he had received a noise complaint. I was surprised, as he had been at work when the alleged noise occurred. He explained that the neighbors below complained about him walking too much. I noticed that the flooring in the second bedroom seemed quite thin, and we agreed to monitor the situation. The following week, I stayed overnight the lady would beat on the walls and slam her door and smile when we come out he then received another notice claiming that we were living there and causing excessive noise. Shortly thereafter, a guy informed my baby son that he was unwelcome due to his color, which was particularly disheartening given that the comment came from a Chinese individual. Following this incident, we felt the hostility from other residents, they then stole his shoes they would stare like blacks didn't belong there. There were numerous instances of racism, and my younger son faced harassment for his love of running. Additionally, my husband's car was towed twice during our visits, which was unacceptable. I picked my son up to take him to the grocery store and they had to been watching him and Maria Martinez and Katie Yunez the property manager went in his apartment when asked they said they do as they please so we filed a police report they will see it in court they left an eviction notice, on his table and stolen $1,500 from his shelf, which they later acknowledged. On camera we have that as well Throughout this ordeal, my son consistently paid his rent on time through automatic payments. However, we began to feel unwell during our visits, prompting me to inquire about a strange odor. My son was unaware of the source, but he started saying he found something black in the bathtub. Upon inspection, I identified mold, which was also present in the vents. When we went looked. We reported these issues to the management, they sent maintenance he also killed hisself he locked my son outside for hours and sprayed over the mold with a loud paint it was HORRIBLE he was choking I thought he was going to I gave him water and asked him to please come out and get air he did. And he also said they don't pay me enough for this I let the window's up to help him weeks later the mold was back heavy this time.. We contacted the corporate office, and their representatives arrived Poonam Tiwari, she is a horrible individual she I happened to be there and she started talking reckless and we got into it she ask there cleaning lady to spray bleach and clean it well it came back.. she said Maria told her I was bothering people when I would visit it was liedls I wouldn't be outside at alI All I do is work and visit my son. It was about that mold we found that's all.. So then she insisted that we utilize their mold specialist, whom I didn't trust because he was her relative he could easy lie so we declined then she said we couldn't use our own we had to use hers I know the law she then made a suggestion if the issue was not mold, we would be liable for a fee of $750. However, if the test confirmed the presence of mold, she would allow him to terminate his lease without penalty. We have evidence We subsequently engaged an independent specialist, who, upon inspection, immediately identified the substance as mold. He proceeded to collect samples and sent them to a laboratory in Katy, which confirmed the presence of heavy mold. My son presented the lab results, leading to a chaotic situation which is recorded then sent a paper saying my son needed to pay $100 because she was told his little brother broke a brick we have a recording for that lie. Then she sent another notice demanded that he vacate the premises overnight and accused him of being disloyal for seeking outside help. This was 10 pm at night. I think the management here is stellar. They try their best to get things done in a timely manner and are friendly. They have to live in the apt also so they are aware of issues happening in the building. I liked that housekeeping regularly cleaned the carpets. The maintenance here was phenomenal. Polite, friendly, and got their work done! They have a nice pool and hammock area. I truly felt safe here. Cons were the freaking doors would break often, but you get used to it. Their emergency maintenance needs to be updated. I left my key outside during a weekend and the emergency maintenance did not answer the phone.

Don't plan on buying a house if you are in a contract with them. They won't help you at all if you need to get out of your lease early. They'll make you pay back any concessions(move-in specials) you have, 85% of your apartment's monthly value. Plus 2 months of rent on top of it(60-day notice). I was looking at over $13,400 just to get out of a lease and they wanted most the money right away. Super unrealistic while in escrow for my house. Now I've been stuck with a mortgage and apartment payment.

Great location across from discovery green and in the middle of everything great about downtown Houston. The valet was included in the event participation but I parked offsite. The building is very secure, we had to be escorted via elevator to the party room on the 8th floor. The views were gorgeous and the room was very comfortable with plenty of seating for about 45 people. They had setups for food and drinks and we really enjoyed the facility. It was beautiful even without decorations. There was also a pool on the 8th floor. If you happen to live here, they have many resident activities posted in the elevator. Pretty cool place.

    To Whom It May Concern,…read more I am writing to file a complaint regarding the conduct of a concierge staff member during a recent delivery I made to your property. While performing a delivery on my electric bicycle, I encountered a concierge who behaved in an unprofessional and disrespectful manner. Instead of assisting or communicating respectfully, he spoke to me with an aggressive attitude and threatened to report me in an attempt to have me lose my job. As a delivery worker, I deserve to be treated with dignity and respect. Threatening someone's employment over a minor issue is inappropriate and creates a hostile environment for workers who are simply doing their jobs. I found his behavior intimidating and unnecessary. Customer service staff represent the image of the property, and I believe this interaction fell far below the professional standards expected from hotel employees. I respectfully request that management review this incident and address the matter appropriately to prevent similar treatment of delivery drivers and other visitors in the future. I firmly believe that people should treat others with respect and professionalism. Actions have consequences, and I hope accountability and fairness will prevail in this situation.

It looks modern, the amenities are nice, the staff is friendly, and the location is hard to beat. I have lived here for 2.5 years, and the reality is different. This place was built 2016-2017 and clearly by the lowest bidder. In the time I have been here, my air conditioner has broken 13 times (really, 13). I've had a major water leak that flooded my closet and left us without some interior doors and drywall for a month. We've been moved out of our apartment for a week for them to do major construction for defects from when the place was built. I average at least one broken thing a month. The grills don't always work, once a month the gym is a sauna. Water leaks from the ceiling. The list goes on and on. The maintenance team is very responsive, but they are hamstrung by management that is more concerned with saving money and doing as little as possible. For example, today the manager told me the AC is not broken, it just doesn't work when it's hot out. Got an issue after hours? Not their problem they will tell you, even though they live here. With all the great apartments being built in this area, it's hard to see what 1 Hermann Place offers that the others don't. Move here if you like to be frustrated. Move somewhere else if you want to come home and not deal with maintenance.

The line staff at the building is wonderful -- from the attentive and caring concierges (Jennifer, Stephen...), to the helpful shuttle driver, Aaron, to the rental agents, Jackie, Crystal and Eysha. The building is lovely and the location is wonderful. But when there was a roof leak that flooded several apartments, after several days of equivocation, it was determined that I needed to move to another unit. I, and all my possessions, were transported to a unit which had never been cleaned of construction dust, and never been made fully ready for occupancy. But rather than try to make things right as soon as possible, the manager, Carrie, deflected responsibility, dragged her feet and made the whole experience pretty miserable. When I left several weeks later, the washing machine had finally been hooked up to water, the dishwasher had also been connected to water supply, the dead circuits in the master bedroom had been activated, and after about a week's delay, the apartment had been cleaned of sheet-rock dust. But the ice-maker was never made functional, Carrie never apologized for any inconvenience, and she remained as supercilious and rude to me as I observed her being to her staff. She spoiled what would otherwise have been a singularly positive experience in Houston.
