A Handy Home Inspector verbally communicated to the buyers of my home that there was mold…read more The buyers go very nervous about the situation and demanded the drywall in 3 rooms be removed and checked for mold. There was no mold in the walls. I have pictures of inside of all 3 walls. I called Ryan Wambolt on Aug 29, 2024 to let him know about the situation. Ryan told me to call back, which I did today, Sep 19, 2024, to discuss mitigation for his Inspector Jakob Graddy telling the buyers there was mold in the walls. I was then informed there was no mitigation and ended the call. 1. How does the moisture meter determine mold? 2. There is no evidence of mold in the inspection report. I had to pay over $1300 to mitigate a NO MOLD contingency. While at my house Jakob Graddy broke the flashing on the window in the guest room and broke the clips securing the same window when forcing it open. Jakob also left mulch and other debris in my home and went through my closets, leaving them a mess. I would not recommend this home inspection company as they are not professional and lack integrity.

First of all CPVC is not polybutylene. Not even close! Secondly, the plumbing was not only CPVC but is labelled "FLOWGUARD" which is a trademark. Upon investigation FLOWGUARD is made in the US, not China, by a very large Berkshire Hathaway (Warren Buffett) owned company called Lubrizol. The repair or replace comment undoubtedly played a role in scaring off a buyer for the WRONG reason. This was not the only issue this inspector got wrong! Don't use this guy!

In fact, my broker told that the house was in a very good condition. If the inspection revealed an urgent issues it was not made clear to me that day. I was not informed in the home inspection report that there were number of issues, all of them were missed. I feel this absolutely should have been reported to me and I would have insisted the owners make the necessary repairs/adjustments before closing. I was very unhappy with all aspects of his inspection showing that he was negligent in pointing out/discovering issues. Unprofessional.
