The amenities are great, although Covid has made things a little more difficult to use. We've not had an issue with pests, they stay really on top of that. The building stays very well insulated which has saved us on our electric bill. We're a family of 4 and we have a 2 bedroom with a walk in closet, it's a good size for us, we don't feel cramped. My kids love having a playground outside our front door and we've had mostly positive experiences with the children in the neighborhood. There are 2 downsides, there's not a TON of natural light. I open the blinds first thing in the morning to get as much in as possible, but that's what happens when you don't have windows on several sides of your home. The second downside is the "wood" framing throughout the apt (around doorframes and the baseboards) is this gawdawful pinkish wood tone. It's awful but for 750$ a month, I'm not complaining. I do not understand why people will pay so much more for an apartment complex that's maybe a tiny bit newer or more stylish, for several hundred dollars more in rent, it's ridiculous to me. The people who live and work here are really nice people and the building is great. The price of rent is fantastic. We're saving for a home and this is a great place to live for a handful of years while we do that.

This is a relatively new apt complex,…read morewith that comes the expected small issues that arise from the building settling in, which the complex addressed quickly and were very kind. The significant issues that I have had have arisen more recently. The first issue I have is parking, previously parking spaces that were closest to the buildings were once free, now they are assigned spots that they are charging monthly. I will never accept offering something for free then taking it away from the residents. It seems like a bait and switch from when I first moved in, and one I do not appreciate. Then the next issue is the largest. My heating and A/C unit broke days before a large snow storm. It took 5 weeks to fix, and for that entire time I did not have central heating nor A/C. The Grafton's best response was to give me $100 off my lease for one month and a small heater that could barely heat a single room, let alone an entire apartment. Several times I would call to ask for a second space heater and was told there was a limited supply and I could not have one. Not until I elevated the issue to the upper level management did I get a second space heater just to keep my whole apartment above freezing. You are paying a decent amount of money to live here, but that also comes with the expectation that you should have working central heating/Air conditioning and that your issues would be addressed properly and timely, which I felt had fallen below expectation at the Grafton with that matter. Then more common issues such as cracks on the apt walls/doors getting stuck occurred several times, but those were expected with this being a new apartment complex and addressed quickly. Lastly, I have had a long standing issue with a leaky window sill that for the duration of my stay the window leaked whenever there was a heavy rain storm, they tried several small fixes but none have worked. Only on my second to last day prior to moving out did I get informed they were finally going to thoroughly check the wall/replace the window frame and do work to figure out the cause to fix it. But to be fair it only occurred whenever there was heavy rain, so not as large an issue since it only happened a couple times a year. Overall, with all the new housing being built in the area, I suggest checking out alternatives.

    This has been one of the worst apartment experiences we have ever had…read more For eight months, our unit had a serious roach infestation. We repeatedly reported the issue to the leasing office, but the response from the staff was extremely poor and the problem was never properly resolved. Living in these conditions for such a long time was incredibly stressful and unacceptable. Because the situation became unbearable, we decided to move out before the lease end date. During our discussions with the office staff, we were verbally assured that we could close the lease early due to the ongoing pest problem. However, when we went to hand over the apartment, we were suddenly told that only the manager has the authority to approve such a decision, and that we were still required to pay the full lease break fee. This was completely unexpected and felt very unfair given the circumstances. What made the situation even worse is that we have not been able to reach the manager at all to discuss the issue. The only person responding has been the Community Director, whose communication has been dismissive and, at times, quite rude. After enduring months of unresolved pest issues and then being forced to pay a lease break fee despite prior verbal assurances, the entire experience has been extremely frustrating and disappointing. This situation reflects very poorly on the management and how resident concerns are handled.

We moved to Bentonville from California three years ago, and from the very start, Jason made the transition so much easier for us. He truly went above and beyond in every way. Jason made sure that our family always felt at home, and that's something we'll always be grateful for. His dedication and compassion truly blessed me and my family during our time here. If you're looking for a well-managed, welcoming place to live, I can't recommend Trails at Bentonville enough. Thank you again, Jason, for everything! We will miss you and living at the apartments.

    I have lived here for 2 1/2 years. I really like it! When I moved into the apartment, it was…read morefreshly painted and had new carpet. I have not had any problems with pests and/or bugs. They come and spray my apartment on a set schedule and I always receive a notice via email or paper note on the door. I have had a few maintenance requests and they were taken care of very quickly. If the issue couldn't be resolved quickly I was either called or emailed by management. I did have an issue with a neighbors dog barking and had to complain. The management took care of by speaking with the owner of the dog and I haven't had anymore problems. The facility overall is clean and the lawn/landscaping is taken care of regularly. There is the option for covered parking or garages. There is a very small fenced area called a dog park. In the evening, there are always families out walking with there children. The only issue I have with the apartments is there is not a trash can anywhere near my building. I have a dog and I don't have anywhere to throw the pet waste except the dumpster. The dumpster is not to far from building but it gets old walking to the dumpster 2 or 3 times a day. The rent is cheap compared to apartments in Bentonville. It is relatively close to a Harps and Wal-Mart neighborhoods market. And it is located in the Bentonville school district. The management both Jeremy and Dustin have been nothing but polite to me. Overall, I have enjoyed living here. Yes, there is the occasional loud neighbor or weekend party but it hasn't been a huge problem.

Maintenance issues are slow to be addressed, the property is not kept clean, and trash management is a constant problem. The biggest issue is the dumpsters. I was recently warned for leaving trash outside a dumpster that was completely full. Management even went through my trash to identify it and then claimed the dumpster wasn't full. However, today I took my trash out and found maintenance workers actively filling the dumpster with furniture, leaving no room for residents' trash. I walked to the other dumpster on the property, and it was full too. It's frustrating to be held responsible for improper trash disposal when there is often nowhere available to put the trash. Instead of blaming residents, management should focus on providing adequate dumpster capacity and keeping up with waste removal. The rules are also extremely restrictive. Residents are barely allowed to have anything on their balconies other than a chair and a plant. It feels less like an apartment community and more like living under constant supervision. Paying rent while being told exactly how to use your own outdoor space is frustrating and takes away from feeling at home. Overall, communication, maintenance, cleanliness, trash management, and resident satisfaction all need major improvement. I would not recommend living here.

This is a gorgeous Property and the resort style Clubhouse and beautiful grounds boast a plethora of amenities that to our knowledge no other Rental property in Northwest Arkansas offers to their upscale and comfort seeking residents. The New Management , Venterra Living , have a motto something like " we continue to offer you our best" and they meet that motto for us and for you 100% of the time, on time. Our apartment has a luxury feel that we've not seen in any of the new construction in NW Arkansas. ( we've seen a lot!) We enjoy and use SmartHome technology securing our home. The Maintenance Team and their professionalism and quick responses ensure everything works right in our apartment home , all if the time. The grounds outside have easy access to the famous Razorback Greenway which offer walking, boarding, running and biking opportunities 24/7. Our Complex here displays over a thousand trees, bushes, flower gardens on the private grounds around our buildings here, that are beautiful and beautifully maintained. We have clean walkways , and there at two fire pits with comfortable clean seating which we go to and enjoy on cold evenings. The outdoor commercial cooking grills are located in several different locales on the property making it easy for residents to use one close by their home. The massive Clubhouse is the first building you see coming into its front entrance. The community is gated and there are 3 gated entrances surrounding the property for easy residential access. The Clubhouse has a spacious, luxurious Ritz Carlton decor inside and outside, that when your boss sees it, he will wonder if he is paying you too much, or maybe he needs to be paying you more if you are so smart to live here. Outside the Clubhouse, There are three separate huge covered lanais with comfortable and colorful seating and very nice big tables in them for outdoor picnics. Two of the covered lanais are located by the large Olympic sized pool. I would move here just for the pool alone and it is built with children in mind , as both ends are shallow enough for them to play with you. There is a wonderfully large and well maintained and secured dog playground with dog park play expanse for running, barking and seating. Inside the clubhouse, There are FREE tanning booths, a FREE use of the large and beautifully maintained movie theatre, a gym that my husband covets , a FREE enclosed Conference Room with a must see conference table, a card playing room, large screens throughout the huge building, , a Sports/ Party room big enough for entertaining 75-100 people, a couple of granite topped bar areas with coolLooking bar stools, living room type conversation areas with spacious comfortable seating, FREE coffee during open hours , and a FREE Concierge service that rivals none for fifty miles around. Thursday nights are Thirsty Thursday nights with FREE fellowship and cold adult and not so adult beverages served for a couple hours. Under the old management regime for the first four years we lived here, the headquartered Corporate Landlord Management seemed to limit our local landlord in providing all the services we would have liked. NOW!, The NEW and highly Professional, Friendly and hardworking Venterra Living Management Staff now in place will assuredly give you the attention you are looking for and deserve.
