I was concerned to let them know because we had just moved in. But it needed to be fixed. I reached out to Rize and ask them to try and get someone out here to fix the problems were having. They came out the next day. So many things needed attention and they did not hesitate to start fixing them. I know it was not cheap to fix the piping and appliances, but they did it no questions asked. Not only did they fox everything they are not like other rental property managers where they buy used stuff. No they came out with new stuff and fixed every issue and then some. I almost live in a new house cause of them and I am so thankful for fixing all the issues. I love where u live now, I love my property managers, I love the maintenance team. I do not aee myself moving. The price for the home that I live in is amazing, they are so understanding and helpful. I HIGHLY recommend Rize for rental needs. They even sell homes and much more.     Be warned, if you're considering renting a Rize-managed property and have made it this far, DO NOT…read moresign the lease, look elsewhere, and save yourself months/years of headaches. Ignore the positive reviews as they incentivize new tenants with bonuses if they leave a review, so they can cover up their online reputation. I did the same when I first moved in. Save yourself the exhaustion of having to find a new home and getting robbed of your time and money. This management is a bunch of crooks, and companies like this need to be exposed. For starters, they force you into marked-up internet plans (we are paying $100 per month for 200 Megabit download, we can get google 3Gig fiber for that price, 15X the speed for same price, which is ludicrous). No option to upgrade or change providers due to "fair housing" after weeks of playing phone tag with the ISP and Rize both. Maintenance response and dispatching is awful, and if you have a serious issue with your unit, good luck getting it addressed anytime soon. The maintenance people themselves are friendly and great, you just won't see them until after your small problem has become a serious one. Plus, once the damage is done from their disregarding, they will charge you for it and say its your fault (even though they take weeks to respond). They choose the cheapest 3rd party vendors they can find, and then they expect you to coordinate with them, which adds weeks to your already frustrating problem. We have had multiple issues with appliances, and it frustratingly takes weeks or months for resolutions. Rize installs locks on doors in your house that you don't get keys to, and if you get locked out (since there is no key) they expect to you pay for the inconvenience to them. Management never answers the phone - leave as many voicemails as you want, because they won't be calling you back once they have your lease signed and deposit. If you're lucky, you might get a text message back in a few weeks, even though you've been begging for a callback. And if they do actually call you back, you'll get an auditorily awful attitude from their employees, fair housing excuses, and sleek corporate language to get nothing done. I have never experienced a property management company that literally avoids responding to their tenants until Rize. It almost makes me laugh since its just so clear the staff at this company is doing the absolute bare minimum to maintain their job and collect a paycheck. The only communication you actually will receive from Rize, after you pay them and sign away all of your tenant rights in their leases, is the weekly email/text letting you know their office is closing early. You will literally need to show up in person and make demands to get anything done, and if you do, they may be out of office early, or on their 10-5 lunch break! Funnily enough, if you update your Rize-incentivized google review to the accurate 0 star experience they give you, you'll finally get a message from their office. Had I known, I would have left that review months ago. TLDR; Stay away from any properties that this company manages. Avoid ridiculous fees, forced, marked up, terrible internet plans, awful maintenance standards and vendors, and non-response to any serious inquiries (including home emergencies). You're only getting what you need if you take legal action or start leaving online reviews and press.
