What a terrible experience I have had yet again with another property management group in Salt Lake City. Surprise surprise. It has been over a year dealing with a dispute for my deposit, to even get a response to receive my deposit I had to send a legal document and tell them I would take it to small claims court if they did not comply. Luckily when my lease was up I was already planning to move, then I they told me they were going to raise my rent 40%. Yes great!because wages just happen to increase alongside rampant rent gouging. They are extremely underhanded, they are attempting to take my entire deposit because of things that were already done before I moved in. Not only that, their maintenance takes forever to respond. They waited till I moved out to fix the dishwasher that was not working correctly since I moved in, I put in several requests for it to be fixed and it never was. I had no air conditioning the day Moved in and it took them a week to get that up and going in the middle of the summer. My waterheater needed to be replaced and they aid new flooring so quickly before I moved in, it had multiple places where it was damaged. Of course they tried to blame that on me as well. These guys boast about renting at a reasonable rate, but they steal your deposit and charge you hundreds of dollars extra if you are not able to pay by the 5th. I had to pay the 6th due to when I got paid, rather than work with me they opted to take out a late fee and add a 75 dollar fee to put a 3 day eviction notice on my door despite my having paid them in full each month the evening of the 6th. They have gone through 3 property managers in the year that I lived there. My nieces plates were stolen in my parking spot and when I reached out to see if they would give the camera footage to the police they p Opted to not respond. read more

Where do I start.. I pay a ridiculous amount of money for a 1 bedroom. They raised my rent only after a few months of living here. It took them MONTHS to help with my maintenance request. My car was recently broken into, and they are absolutely no help at all with the situation. There is a camera pointed DIRECTLY at my car. The footage that took them a week to provide me was so blurry that you can't even tell what's going on even though you see the burglars license plate directly in front of the camera. The image quality is so bad you can't even make out a single letter or number. Their response, "sorry that's the best we can do." What is the point in having a security system around the property if the image quality is so bad you can't even read a plate that drove directly in front of it? On top of it the property itself is utterly disgusting. People don't put their garbage in the dumpster but leave their trash all around the dumpster. People let their dog shit all over the concrete and never clean it up. There is literally barf outside on the ground I just walked past. Even though this is a non smoking property my downstairs neighbors smokes on his deck and it goes up into my house and fills if with toxic cigarette smoke. Man I feel like I could go on and on. I've only been here for a 6 months and what a nightmare. This is for the foothill apartments in SLC. Unfortunately I signed a lease but as soon as it's up I'm out. read more

He was here within a few hours of making the maintenance request and used his knowledge to take care of the issue. There were actually two different issues within a couple of days and I was lucky enough to have him take care of both problems. I am not entitled by any means, but I would expect better service and compassion when working with people. I work full-time have paid my rent in full every month and I paid a 2500 deposit because my credit wasn't great. I had some changes in my work that affected my paycheck significantly. In November the allowed me to pay 1500 at the beginning of the month and 500 my second paycheck. I had explained the issue and told them I was working on getting it fixed at work. Fast forward to December. Same issue explained It is fixed but won't go into effect until the next paycheck. I offer to pay 1000 which I did, leaving 669 which I asked to pay the 22nd. This time they said they wouldn't allow it because they were only doing a 1 time acception. So low and behold I come home from a 10 hour day at work to a 3 day vacate notice. For 689 dollars they would have me live on the streets versus waiting for 10 more days to be paid in full. What kind of world do we live in, where this has become the norm? None of this makes sense and it is absolutely heartbreaking, because how many people are ending up homeless because of ridged policies that are not empathetic to humanity. They also clearly say our renters mean nothing more than a paycheck to us. I can go into everything that was wrong since I moved in, but I'm not going to because my hope is maybe Concept will realize that we deserve respect, we deserve to be seen , heard and treated like we matter. I don't expect a free ride, I don't want charity, all I wanted was understanding and willingness to work with me. It's easier for them to kick me out and take my 2500 deposit. read more

At first when we were looking for a place to rent, the communication was great. They were very attentive and fast to reply to get us a place lined up. When it came time to renew our lease, our property manager Jocelin would ignore our efforts to get in contact with her. We were told by the office multiple times that they were waiting on her as well. It took over a month for her to get back to us. Around a year after moving in, we began to smell mold in our vents. We submitted maintenance requests, spoke with the office, and once again we were completely ignored by Jocelin. It went on for weeks (over a month of smelling mold) before finally being resolved. The only way we had it fixed was by getting the regional manager's email and explaining to her that our property manager was falling short. After moving out, we got our confirmation for our security deposit refund via email. We waited a month after that email, but the refund check never arrived. Their "accounting department" said that it was being processed over multiple days-- even though we received an email over a month prior telling us that it was processed already. We had to call multiple times, and in the end basically demand they get it figured out in order for them to actually send us our money. Also, my husband's car was scratched pretty bad by their landscapers, but they didn't find a way to make it right. He just had it completely repainted a week prior. If you do use Concept Property, I advise you to find a property that is NOT managed by Jocelin at all, I've never had a property manager simply not care about my well being like she did. And be aware that your security deposit may never get returned if you don't stay consistent! read more

Put simply: (1) Concept ignored a leak in my apartment until it began to drip water through the ceiling; then cut a large hole in the ceiling to fix the leak and left that hole for well over a year as it spread mold and dropped crud from the crawlspace directly into my shower. (2) The events described in (1) are typical of everything that fell into disrepair with my apartment. Concept did not fix a single thing, ranging from all of the lights burning out in the common hallway needed to access my apartment to spreading mold blooms to screens damaged in a break-in attempt, until I moved out and they needed to prep the apartment for a new victim tenant. (3) Concept attempted to make three types of illegal charges that were not allowed per their lease agreement, including: (a) charging banking fees in excess of the maximum allowed by operation of Utah state law; (b) charging an "inspection fee" for routine inspections and telling tenants that they needed to inspect their own units and provide Concept with photos - a service that Concept had not contracted its tenants to do in the lease; and (c) charging "normal wear and tear" and damages that Concept itself had caused (i.e. the mold-blooming ceiling hole) against the security deposit. A quick survey of other tenants revealed that all of the problems I mentioned have become Concept's modus operandi within the past three years. They are sleazy, incompetent property managers whose only two strategies appear to be: (1) stonewalling repairs until renters leave, suckering in new tenants, and then repeating the process ad nauseam; or (2) attempting blatantly illegal things and then threatening to get Cullimore (a law firm in SLC notorious for frivolous litigation and bending the law to screw over tenants) involved if they're called on it. I would not recommend renting from Concept, and I would not recommend that building owners use Concept unless they're comfortable with high turnover and buildings falling rapidly into disrepair from mismanagement. read more

So far, my experience with concept property has been pretty well. Brooklyn being my agent has been an amazing help. She has helped me feel comfortable during this whole process being a first time renter and moving out we all know that feeling of being scared and unknown about what's going to happen but with me and my fiancé, she's helped us with not just getting us into a place, but helping us with all our questions we went to look at the place and honestly it's not bad they take care of their place like they should with their investment and the pricing is very fair considering today's market especially for a townhome for a first time renter concept property and Brooklyn have been an amazing help. I do recommend this company to others. I know the reviews on yelp can be a little bad. But so far I see otherwise more or less it's from people who don't treat the property with respect. read more

Management shouldn't even be in the title, one of the worst companies I've ever dealt with. Our building was never visited by our property "manager", and upon move out we were charged over $1,000 for cleaning fees and repair fees, despite the apartment being left clean and repaired. On top of this, our building's washer and dryer were frequently broken. There were no security cameras, our buildings front door had no lock for over 6 months, and we frequently encountered unhoused people sleeping in the halls. After being made aware of all of these issues, our property manager Brandi chose to do nothing. They're a joke, and while they will sound professional and polite on the phone their actions are anything but. read more

If I could put a -1 I would. The lack of care and tact by the off-site management is astronomically ridiculous. 5 years ago rent was 900. It's now 1300. With no updates to our living situation our care for our living situation. We live in an apartment with no central air and no swap cooler (because it literally caught fire), we have a single window unit in the living room that blows warm air. In hundred degree weather. That was installed by cutting a hole in our wall and leaving it exposed for 8 hours. After months of requesting another unit we got one for one of the bedrooms that was secured not by caulk but, by screwing plywood into the wall leaving huge gaps. Not to mention once our tub faucet was so loose we couldn't turn the water off. After putting in an emergency work order 4 days later someone showed up to fix it. Our neighbors constantly are parking in our spot or blocking our spot. We've told management about it multiple times and nothing's been done. I've been told before that the vehicle would be towed. It never was. There are carpet bugs, box elder bugs, spiders and bees always getting in from cracks in the walls that were never fixed after the earth quake a few years ago. There are no screens on our bedroom windows to let the breeze in. The bathroom is so poorly ventilated our ceiling is beginning to mold. (Black mold) They shut off water with poor notice. They have tried to come in when they thought no one was here. Fortunately I was in the shower. Most recently they said they were checking out filters, not a single filter was touched. Some tattooed man just walked around and took pictures and flirted with my roommate, talking about how he was divorced and drinks would be nice. The stairs leading up to our apartment are falling apart from rust and they decide a new coat of paint is good enough. The cement walk ways are actually missing chucks and and above the carport you can visably see the apartments sloping down. Not to mention the carport lights are always out at night when my roommate or I get home from anight shift. There is one dumpster for 4 rows of apartments that is always full and seriously damaged. I am moving and I can't wait to be free of all the stress this causes me. When asking to be released from the lease a month early they said they require double the rent. Maybe they manage their other properties with care.. I would be careful if you're considering going with them. read more

Took them 2 months to "fix" our heater in the winter. We would constantly ask for updates and no one would get back to us, for days. They cut a large boarder around our heater recently and it worked for a week, now it's broken again. Communication needs to be way better and maintenance needs to do their job. read more

One star is generous. I have rented for over 6 years, and I have never experienced such poor management and mistreatment from my landlord. They take weeks to respond to calls, emails and texts, if ever. Maintenance requests are rarely completed. Our furnace broke in December of 2021 and we went without a working heating system until April of 2022. Our thermostat would read 52 degrees in the morning, it was so cold we couldn't sleep in the unit. When they did get it replaced, they cut corners during installation which resulted in the apartment smelling strongly of gas a couple weeks later. The city was called and my roommate was ordered to evacuate the unit for a few hours. Turns out a knob was barely hanging on which was causing the gas smell and could've been a fire hazard. The incident could have threatened the well-being of my roommate and I along with every tenant in our building had a fire been started. Not only did my we have to fight tooth and nail for a response on the matter, but they actually mocked us and brushed off our concerns about our physical safety even though we had proof in writing of the furnace being installed incorrectly (which I kept for evidence). Oh, and there was a major crack that formed across our ceiling this spring, that would leak water all over our kitchen floor and furniture every time it rained. they lied about sending someone to repair it for months, and when they came to *fix* it they just painted over the crack without sealing it, I wish I was joking. Water eventually seeped through the paint and all over our kitchen for weeks, I'll list pictures below. And now that we've moved out of the unit, they charged us for a clogged sink that we had requested maintenance for weeks prior and unitemized charges worth hundreds of dollars taken from our security deposit. I know previous tenants said that they stole their security deposits as well so I was expecting this. They will be hearing from us in small claims court. A JOKE of a company. I never rented from them because they couldn't even show me a property. I was scheduled then cancelled on FOUR times. They also told me I could give myself a self guided tour and they gave me the wrong code. When I finally got in touch with someone (after hours of calling during business hours) they gave me a second code. It was also incorrect. They only text you and its extremely hard to get someone on the phone. I can't even begin to explain how frustrating trying to see one unit was. It's as if they didn't want to unit to be rented. Rent from them at your own risk. If their leasing office is this unprofessional, I can only imagine how bad their maintenance services are. read more

Because I say so, you must pay $800+ of falsified charges just because I can. So many tenant right violations. They can't even keep their staff or managers because it's such an awful company. They falsify charges and threaten to send you to collections if you don't pay. Freaking evil. And the security here is so poor that they left their master keys to the property in a shed which were ALL stolen. And all 40 apartment locks had to be replaced. Your office won't address my sister's questions or concerns, will not provide signed documents she's asked for. The refundable deposit amount contradicts itself on your papers, as do other items. It seems your company has a difficult time keeping track of accurate records, and I discovered, as has my sister and other many dissatisfied tenants who are experiencing the same thing with you. Your office has sent her PRIVATE & PERSONAL INFORMATION on two other tenants on accident. In addition to "accidentally" charging her for several other charges. Then she is billed on the estimate and not the actual costs for dates that contradict her actual occupancy/turnover dates. My "trick" as you call it is using my voice against your excessively shady business practices and bringing that to light. Honestly look at your reviews and see what your tenants have to say. No tricks are needed to see the truth. I have seen the photos, the damage was not AT ALL what you state, and the carpets were super old with a crappy paint job when she moved in. Just like my apartment, and just hers when she moved in. We've asked for before pictures that show the damage you are claiming, and your office hasn't sent them. I even took pictures and video of my apt when I moved out because I EXPECTED you guys to be shady. And I had to use them to get MY fraudulent charges removed. read more

I've been dealing with this issue for weeks. I moved in on November 1, 2022 and the dryer was broken in my unit. I reported the issue on November 4, 2022 and two technicians came out and said the dryer needs to be replaced because they no longer sell the broken part. Both technicians put in the request for the dryer to be replaced and they said it needed to be approved by the property manager. It's now December 5, 2022 and the dryer has not been replaced. I've called the support line weekly and every representatives I've spoke with told me they need the property Manager to approve the request. They have all told me they reached out to the property manager for an update and haven't received a response. I've left messages for the property manager Jocelyn and she hasn't called me back either. No one ever contacts me with an update on the request or can provide me with a timeline of when this will be replaced. This has been the worst customer service I've ever experienced! read more

I hate being that guy but my whole stay in apartments run by Concept was rough. 90% of what I say here applies to both places they put me in. They were disgusting. I was put into a completely differnet complex than I had toured, and it was a major downgrade (university pines). The only things that were clean were the microwave, stove, and fridge. Bathroom was falling apart, carpet was absolutely wrecked, and every surface that could have dirt/dust was caked in grime. The blinds were awful. Everything else was disgusting. Dirt, dust, debri from past tenants, garbage was hidden in drawers, cupbaords, and just on the floor. I was grateful when they let us switch to the place in the same commlex that I had toured (still a different layout though and still a downgrade than what I had expected) But same story. only the utilities were clean. Boogers on the walls (every wall) disgusting couches, dirty floors, dirty shower (the ceilig was literally falling on you as you showered) leaky sinks, and suspiciouly moldy looking crevies and corners.. gross mattreses. The whole place literally stunk. Utilities were way more than the estimates they gave us (and the mojority of us were only at the apatrtment to sleep and showered at the gym so water and electricity werre way too high. We didnt even use our internet becuase ours did not work at all. Only got 90% of the security deposit back due to cleaning fees (also it was recieved a month later than promised). but the place doesnt even get cleaned... Slow response times to switching our contracts over (I was getting billed for the original place and the new place and that didn't get fixed until my last two weeks there. Microwave in the new place didnt work, heater wasnt working, etc. There is a inspection fee just to report a problem and get it checked (which may be why everything is falling apart haha). Response time was horrible, having to send mulltiple messages within a one sometimes two+ week period before it was even acknowledged. I will say that the YSA group there was awesome though but it was a shared sentiment amongst most. I normally am an easy tenant and fly under the rader but man that was brutal. Snow removal was A JOKE. The amount of days i would spend pushing peoples cars out days after a snowstorm was nuts. I get it if the day of is hard, but days after a snowstorm you gotta do something when there is a hill to go up to leave the lot. read more

Slumlords with slummy attorneys. Did nothing to help me when I went to them with roommate's illegal drug activity even though it's clearly against lease terms. I had three years of perfect rental history with them and yet they refused to help me and sided with a heroin dealer to get me out so they could jack up the rent on the unit. Their "background check" missed a prior distribution charge and active FELONY warrant. They take your money and don't do a background check clearly. Told me to find an innocent person on ksl to transfer the lease to knowing they would try to evict them later because they couldn't evict my druggie roommate without evicting me. I got a lawyer weeks too late who informed me this was incorrect after viewing the lease. They even refused to refund the security deposit to me and gave it to the druggie. Slummiest of the slumlords. While living in their properties you must assert your tennant rights if you do not want them violated. Entered the unit without notification a few times. Would shut the water off without notification. Their maintenance people always leave a huge mess for you to clean up. Once they cut a hole in my kitchen wall without even telling me they were coming in for maintenance on the pipes. I came home to a hole in the kitchen wall and drywall chunks and dust all over my dishes. They will do the bare minimum of maintenance. Cut corners on everything which leads to problems later like bursting pipes. They require renters insurance so you can't sue them for damages to personal property when their half rate maintenance causes these issues later. They don't care about their tennants. I worked with CPM because they had the most affordable unit available in SLC. I didn't expect anything great, and that's what I got. It was a small, rundown triplex with whitewashed everything, cement floors, and wooden dowels for towel hangers. It was hardly insulated, so my heating bills were crazy over the winter. Still, it wasn't that bad. I was relatively comfortable and didn't have any issues with neighboring tenants or prying property managers. Then I moved out. After leaving for another state, I was charged an extra month's rent plus several fees (including one for replacing that wooden dowel) that all added up to about $1100. None of this was made aware to me until a year later when I had a collections agent knocking at my door. read more

The sprinklers were on for 5 days straight and were flooding the walk ways and getting hard water spots all over cars because one of the sprinklers were broken and shooting straight into the air. I was told to stop calling When we moved out asked to go through the walk out Manager said it was not necessary the apartment looked good as was move in ready except for oven pans that would only cost a couple of dollars. It took over 25 days to get the deposit back and they made up charges like had to remove curtains when we didn't even have curtains in the apartment. The worst place I have ever rented. We mostly have Eddie as our maintenance guy and when he comes he is super nice and respectful and gets the job done fast and does an awesome job! We recently had Randy come and install 3 ceiling fans for us. He did a great job and got the job done fast. He was also friendly. We have lived in our townhome for 9 months and we are impressed with concept management. They keep the area clean and nice looking. They are also very good about communicating with any property issues, routine maintenance. etc. My family and I love it here and we are so glad we moved here. read more

Last year when this pr9perty management company bought statesman apartment building downtown SLC I asked if they were going to renew their contract with the housing authority because I was told by the previous owning company thats what the plan was.... Makes sense that if I was going to be affected I would like to know my housing status so that I can start looking for my new apartment, sooner I can start looking, the better my chances of finding a perfect match right? If theres going to be competition then its important to ME, to be told the truth. So I can start this new phase in my life. Well.... From the beginning I was told that it was just a rumours and that concept property management cares about its remnants and especially the most vunrable ones, you know the ones with housing assistance vouchers, the ones traumatized from living a life of poverty, disabled and unable to get around to actually look for new apartments, the ones who need as much time as possible to find a new home. Ya those ones..... Nope. Concept property lied, multiple times, so they can take advantage of the guaranteed rent paid on time which the housing vouchers provide, and not lose a single months ammount of rent due to these disabled tenants leaving to their new homes. Now instead of having a year and a heads start on finding their new home afterbeing told to leave I have less then a couple of months to move. It would have been polite and considerate to tell the truth, but when you live your life stepping on the lives of disabled individuals, accepting the government's money with a greedy smile, losing one months ammount of rent to a vacant apartment is just unacceptable. Greed. Since you have purchased this property NOTHING has been done to increase the Saftey and standards of this ancient overpriced apartment building. Its not that you decided you didn't want low income familys to be associated with ykur company, its the fact that by nit being honest when directly asked you stole a most previous commodity from us. TIME. It would have been appropriate to have let us know last year, when we should have started looking. I dont expect much from a property management company compant in the 21st century. RENTERS BEWARE!!!!! DO NOT RENT FROM THIS COMPANY!!! If I could give zero stars I would. I rented from Concept for 4+ years up until April of this year. If you like your car being broken into, windows smashed, window-peepers (neighbors moved out due to the creep peaking in the bottom level apartment windows) and your landlord NOT caring, then this is the place for you! I am going to list some.. They kept ALL the master keys to the apartments in a dinky storage shed at the end of the complex, and that shed was broken into and the keys were stolen. It took them a bit to realize the keys were missing. Property is stolen and vandalized all the time. If you call to report any of the previously mentioned all they tell you is that they are sorry. They have know about the security issue for a long time now. My car was broken into the first year I lived there, the vandals smashed out my window, as well as about 3 other cars were broken into that night as well. One person had their entire stereo removed from their dash, and my Boyfriends car was broken into at the beginning of this year. We informed them about both. Nothing was done to provide better security to the premises. Peoples belongings that are locked up are stolen all the time. The washer and dryers are a joke. You are lucky if they are even working when you go to do your COIN-OPERATED laundry. They have all this money to replace the flooring in the laundry room and the other VACANT apartments, but in OUR case we were lied to on 2 separate occasions. The first lease my boyfriend and I signed together was for a full year. we were promised a moderate upgrade to the apartment or a carpet cleaning. We messaged them about getting the carpets cleaned, no response. We just left it at that. They are horrible at getting back to you about things. We chose to try and stay for another 7 months. AGAIN we were promised at least a carpet cleaning or upgrade, and again nothing was done. Upon moving out. They have now mailed us our "Fees". They are claiming there was over $1000 of damage to the apartment. They are charging us for drip pans that we had bought new ones and replaced before moving out. BRAND NEW. They want $40 for new pans. They want $5 for a knob that was left right where it belonged in the house. They also claimed that the blinds were very dirty and broken. I have pictures to prove that they were intact NOT BROKEN. We are being charged for 3 hours of cleaning the please. I was told in an email that the cleanliness was NOT the issue, yet I'm being charged. We are being charge over $400 for the "painting and wall repair" Tiny pin holes counts as WEAR AND TEAR. They can not charge for that, but they are. The walls are also abnormally thin and pretty much anything you do to the walls goes through to the other side. I paid $400 in a deposit when I moved in. They are claiming that only $200 was refundable. NO WHERE in the lease does it say anything about only part of the deposit being refunded. Yet they are only using half of my deposit to cover "said" charged. I have contact them in regards to the fees they claim we owe. Surprise, surprise they have not responded. They are threatening to turn us over to collections if we don't pay. The letter they send is horrible. Pay us or we screw up your credit. Also you think I am going to pay for things you say we owe without seeing any actual bill? You expect me to just go off your word that the prices and labor costs are correct? You legally have only given me an estimate and that does not count. They also love to increase your rent and to still have you live in a shithole. My rent in 4 years when from $775 to what was going to be over $1000 for the same crappy apartment. this apartment has a tiny tiny kitchen, and a long hallway. the unit is basically just a hallway. THESE ARE NOT WORTH THE RENT. NO AMENITIES!!!! YOU PAY FOR EVERYTHING... We have never been late on rent and have never been an issue. We end up moving due to poor management. One of the worst management systems I've ever seen. If you are even able to get into contact with your property manager they will most likely ignore you until you pester them enough. Maintenance requests are normally answered a month after putting them in and there is no accountability held by the managers, they always blame it on someone else. read more
