    Let me preface this with saying I am not one to leave a negative review for anything…read more Sam Woods , operator at the Dallas Luxury Realty Proprety Management Group is worth reviewing. Sam has a couple of hardworking , knowledgeable members of his team which I infer is the reason they currently have a high rating. However, Sam is far from this. During our stay at one of his groups property's , Sam attempted to bully, intimidated and belittle us. Never in my life have I worked with someone who showed the lack of respect that Mr. Woods displayed. Upon move in the home was infested with Bugs, broken appliances , poor carpet quality and old paint. After months of deliberation and weeks to fix the issue we finally were able to recoup some of the costs that were associated with their lack of property management. Upon move out Sam gave us a laundry list of charges that were not associated with our occupancy and attempted to bully us into paying them out of our security deposit. Sam is not someone I would recommend to anyone and I am hopeful that just one person is able to read this and make a decision to hire his company/ not stay at one of his proprieties. Updating review to respond to Sams comment: I agree that reviews are important , both good and bad. I hope you are able to take this review and improve your services. There are multiple inconsistencies in your response to my review. We indeed did begin our lease in mid August 2022 but did not move into the property until the end of August. Upon move in all carpeted areas were covered in fleas. I have attached a picture to make sure that we are both able to show proof to let the public decide. This was reported multiple times and was not taken care of for about a month. Regarding the appliances. Please check the dates, upon move in there was neither a functioning dishwasher nor refrigerator. The dishwasher was promptly fixed however the refrigerator was not replaced for approx 30 days. Please check dates again, Sam. Regarding the carpet, the carpet was in below average condition upon move in and was very similar upon move out. At no point did a pet enter the home as we do not have one and have an allergy to pets. I maintain that Sam was dismissive and threatening in the process of receiving our security deposit. Sometimes the truth hurts but public forums like yelp give renters the ability to share their experiences.

I would never have thought I could get that number. I was absolutely blown away. Jon Westrom, the owner, even met me on a Sunday to walk through the property and talk strategy. That level of dedication is rare. His entire team works with real fire, fast, motivated, and incredibly effective. They communicate clearly, take action immediately, and truly go above and beyond. The back spicket is broken and you can't connect a hose to it plus it's coming out of the siding. My fence is rotting to death. We don't use the pool anymore because adults aren't allowed to have fun. Ridiculous. I'm not talking be inappropriate. We should be able to bring a noodle? As a renter I pay for all of this. We pay over $2200 a month for 1600 square feet and that includes the garage. They care more about the land lord than the tenants. When the lease is up we are out. I recommend everyone do research before you rent. Rent is always negotiatable if you're dealing with honest people! I will not attack anyone 1 person. I feel that both renter and landlord should be happy not just 1 sided. Jon I have discussed these problems with you months ago and I texted you today around 11:50am and it's 5:00pm. You are the one who made the rules and said that the privacy fence is a privilege and your office says it too. In fact you have it in your hand book. I respect honest people. You aren't being honest. This relationship will end on the last date of the lease and I will take care of everything you need from me to get out of here.     ZERO STARS! I've never lived here and I won't BUT my family member does. Ive witnessed in person,…read morethe way the front office at cypress waters (Coppel/Dallas) treats residents. HANDS OFF! Their usual response is send an email. Do they smile? No! A bunch of robots! I tried to explain something for my relative (as support) one day and was rudely interrupted by the manager who said "I'll be dealing with her- not you" or something to that effect. I've lived in a lot of Apartments in my lifetime, but I've never experienced walking into a front office and not be greeted with a smile or shows some type of caring or empathy to the residents when they experience problems. It's cold as ice in that camp. Oh, and when it comes to safety, you can forget about that too. Shame on them for putting on that one smile to reel you in during application process and then it's all downhill from there. For me to write this as "an observer" to the treatment my family member experienced says enough! Please do your homework, apartment management is very important when deciding where you want to live. They do not have a live person you can talk to EVER, it's all in email or text! It's the way they like it. Not dealing with people. I could barely find the management company for these apartments because that's how they want it. Calling the office is a joke as they want to be "virtual" yet have employees in the office who prefer not to talk to you in person. We were literally told they shouldn't be dealing with customers in office. Then there is corporate. Good luck with that! You can't talk to anyone there and they hide behind their office staff directing them on what to say to customers.
