I have debated leaving a review. We have been in our home and have had so many issues. Within the first few months we had multiple requests and eventually ran out of time and were told we were no longer within our "grace" period. However after now having replaced our HVAc system 2 times in less than 4 years we had to do more extensive digging. We checked in the attic and noticed our soffits are sealed with foam which is stopping any air from getting out of the attic space and pushing moisture down into our home. We also could not figure out why we kept having a natural gas smell when our hot water heater was on. With no ventilation it cant pull fresh air in to operate appropriately. This is something that violates the Texas Deceptive Trade practices. Warranties are one thing, but how can a warranty help when the initial installation was grossly and negligently done. Stay far away from this builder. I did not have a good experience with brightland homes from start to finish. They obviously dont inspect their work. Their craftsmanship is bottom of the barrell. They obviously dont have anyone in their company that inspects their work. Ive had a ton of issues with my home. Our home build was completed nov of 2023. We built their cornell plan. Shortly after we moved in these were the issues we had 1-garage roof leaked so bad it required a lot of repair to the garage ceiling and wall. I had just finished painting my garage and my paint was ruined. Their painter did such a slop job that a 5 year old could have done better. They had to come out multiple times and each time was really no better than the last, i ended up fixing the wall myself 2-our 4 upper windows to our 2 story living room didnt hold uo to the 1st big rainstorm. Our living room was flooded. They had to re seal all the windows. 3-the driveway is a disaster. They dont pour 100% cement down. Its a mix of rocks and cement. The driveway had many different colors to it from whatever they coated it with. It all came off exposing the rocks underneath making a 1 year old driveway look like its decades old. The builder told me its normal wear and tear. So driving my car over the driveway into the garage tears up the driveway and they consider this normal. I had to recoat the entire driveway to make it look better. The quality of the pour on the driveway is less than a 1 star. Peaks and valleys everywhere and theres cracks all through it. 4-they left my garage floor with a massive oil stain in it. And the cement barrier around the garage floor was left with a huge chunk taken out of the cement wall under the sheetrock. 5-the carpet on the stairs was 2 different colors. They obviously ran out or got something on the carpet and replaced it with a mismatch. They didnt believe me even though i sent them pics of it. They had to come and see for themselves to believe me. They ended up replacing it with a matching carpet. 6-when my wife uses her hair dryer all of the lights flicker. The builder doesnt care so im stuck with it 7-we paid for the upgraded double oversized shower which was specific on dimensions which they didnt build to. They made it a few inches smaller which defeats the purpose of an oversized shower. They also mounted the shower glass crooked. I took a level to it and its proves to be crooked yet they dont believe me and obviously cant read a level. They refused to fix it and only took 3k off the price of the home dropping my payment by $20 a month. Yet that oversized shower upcharge is $6700 so i dont have any money from them to fix it to the planned size because all they did was lower my payment by $20. Again, they really did nothing for us 8-the hvac doesnt balance out through the rooms properly. The media room always stays hotter than the rest of the home. Another issue they can care less about. This isnt the builder you want to build with. They dont care about their buyers. They werent even friendly during the build. Do your research and read the reviews and judge for yourself. Dont go based off the reviews on their webpage because they wont dare post the negative reviews there. Look everywhere else for the reviews, check all the facebook groups and ask questions about their experience with this builder, thats where youll get the real side of things. There are far better builders out there so i advise to research a lot, even though that research will take some time, but in the end it will save you so much more time and stress that you dont need from a terrible builder. Im just over the 1 year mark in on this completed build and im waiting to see what the test of time will show. I am very doubtful that the roof will last more than 5 years considering my garage roof didnt make it but a few months. So do your due dilligence, youll be glad you did. read more

No one has followed up after sending an email as requested. To add to my initial review... They are advertising this community to have amenities. THERE ARE NO AMMENITIES AND HIGH HOA FEES! There is no pool, no playground, no parks, no greenspace. All you will get is very poorly taken care of entry landscaping. We contracted in July of 2023 and was told the pool and park would be built soon that is why we were ok with paying higher HOA fees. In the December 2023 meeting it was discussed that they would be starting amenity construction The beginning of the year. After we moved in we attended the first available HOA meeting Feb 2024 and we were told then that amenities would be completed May 2024. Here we are July 2024 and now they are saying July 2025. RICICULOUS. To top it off the HOA will not allow me to put up a playset for my children despite lying to us about having a playground ready when we contracted. TRASH TRASH TRASH. The builder has no concern about trash in our neighborhood despite complaints by the majority of the neighbors. The contractors are treating our community like a dump. They are not disposing of their construction or personal trash properly. It just flies around our neighborhood. Food trash, beer bottles and cases, plastic ect. All the lots that are being built, they are just covering all the trash up with sod. I hit literal shrapnel with my lawn mower and it narrowly missed my legs. read more

I bought a Genhan Home in Fort Worth, Texas in 2005. Now is the time, when all there cheap short cuts and inferior quality shows up. If there's a short cut, the Gehan Home builder found it. The home got by without an adequate inspections. The use third parties and some how got a indemnity when the errors and short cuts finally showed up and they not responsible and leave the home owner having to correct the errors. 1) Third Party inspectors not responsible, 2) the city inspector is not responsible, and 3) the home builder is not responsible as the tell you it passed the inspection. How a home passes inspection without an inspection is absurd. So it leaves the home buyer on the hook and when there's a homeowners insurance claim. Of course the insurance company wants to subrogate the claim, but all three parties claim they are not responsible. The home should not been have been approved for sale. They did not meet code for the hot water heater, of course I did not know this until I have to replace the hot water heater, and the real plumber pointed it out and had to have an inspectiion and cost me more money to correct it, but Gehan are a masters at concealing errors. Then the air conditioner and the over flow line was plugged and was not checked before they sold the home. From installing wood floors they and putting in electric junction boxes. Some of the wiring is not even to code, appears amateurs did the work. Even from installing the natural gas lines. Did not find this one out until I had to replace my roof from a hail storm. Where the roofers shingles nails puncture the natural gas line as they ran the natural gas line in contact with the the underside of the plywood deck (sheathing). They short cut on painting and cutting the paint down with 50% water to save a buck. The plumbing issues by using discontinued parts; instead of PVC pipe they use cheap flimsiness of plastic. Why did I write this today? Because I found out another mess they concealed from me when I had to replace an over head light. I will be adding a picture to this epic screw up. You can't put a overhead light that will hold the weight of the lighting. I don't recommed a Gehan Home with a clean conscious. I suspect they are still up to their shameful craftsmanship and have not been caught yet. If they have by another homeowner I don't know about it. But they homeowner will not know until things start to fail and unexpectedly fail and come apart. This being the biggest purchase most people ever make is your home. You should have the expectation the home was built with quality. Mine is getting there, as I have to repair it at my expense when the cut shorts show up. The financial hits in the pocket book keep coming. Any new homeowner should inspect the work themselves look every where underneath cabinets for plumbing, look for loose electrical junction boxes, check the paint in the interior closely, around the windows, the over head spring for the double garage car if there suppose to be two springs to hold the weight or one spring with the correct weight rating etc. I would recommend walk through with a certified inspector before accepting the home who are trained with experienced to look for those cut shorts. Look for odd measurements too. Of course you will have to pay for this yourselves. read more

Tom Sanford and Neil, sales representatives from Brightland Homes, have been hiding the truth about the house, knowing it has roof leakage/damage, an overrun AC unit, a nonfunctional heating system, and faulty water heater and appliances. After receiving the home inspection report for the model home at Avondale, AZ 85323, we lost confidence in the property due to these numerous issues. I have a terrible experience doing business with Gehan Homes . I am on a contract with them for about 9 months now. Throughout the contruction phase I never got a true sense of completion date. This theme has continued until the last week of closing. I was given a closing date with a few key items missing. Everyday I hear those things will be done but they aren't. I was shocked to see the state in which we had our first walk through. I understand that there are delays in procurring material, labor shortage, etc. But, I have a feeling that they have started using this as an excuse to hide many of their own shortcomings. They have talked lengthly on their building quality and yet I fail to see any of that. In reality the quality is extremely poor. It seems like the construction team does not have a experienced workforce or the work done is never inpested properly. The final walk through done on an unfinished home. I have been providing a list of items that needs attention for more than a week now and the only response is that "they are been worked", "team is looking into it". A self-proclaimed quality builder doesn't do business like this. I fail to understand why so much rush for closing now. I am now asked to being pateint when things in my house are not complete and the closing date in within a few days. The stupidest comment I get for pointing an defects "we build many houses". How on earth is this a valid reason. Is it not your responsiblity to walk through the house and get things done in a proper way. Caprentry, Plumbing, Landscaping, electrical, you name it. In every department there have been some major flaws for me to identify. As a first time home buyer this is a very terrible experinece. We feel dejected. How do want to establish your creditiblity with this type of work? One other complaint I have for Gehan is that it appears their management care about customer experience. Often time I tried to reach them but I was told to talk to sales rep. How do they plan to earn respect and reputation with this attitude. Their contract is written carefully to protect them in all possible manner. So, for any fault, defects, damamges, delays they are not responsible. And yet they have guts to lay all the possible blame, burden on buyer. It feels as if they are doing a huge favor building a home for me or it is a donation. This arrogant behaviour needs to stop. My request to all who are reading this post is to carefully research and read about the builders before you decide on buying a home. read more

**Update** We have taken delivery of home and we are glad to have pushed through the process. As info, anyone moving to the north Texas area with Gehan. Be sure to stay on your comms. Make sure you keep a solid record of all your design studio and electric work orders. I'm sure there is a smoother way to deliver a home and we purchased at a time when supply was not the "most available" for important materials such as a/c and brick. However there would have been a faster response and delivery of the property is we weren't sent an invoice for brick that should have been covered based on the home package we purchased. Ultimately, our experience was a 4/10 and that's being generous considering all the leg work and after work we had to put in to get things like, keys to the property as well as mailbox keys. As a side note we still don't have waste bins (that's a city thing, not Gehan's fault, but it would have been good to have better coordination for basic necessities). read more

DON'T BUY GEHAN HOMES! Earlier this year, we moved to the Dallas area from another state. Gehan Homes promised to build our dream home for us. We paid massive deposits and waited for Gehan Homes to deliver on their promises. Unfortunately, we found that they were framing our home with a lot of unacceptably moldy wood. (Pictures attached) Later, the house collapsed (see pictures) in a storm where every other house in the area in similar states of completion stood through the wind. THIS IS TOO DANGEROUS! After that, we thought that Gehan would repent and improve the quality of their construction methods. However, when Gehan Homes discovered that the market was rising, they fabricated reasons to unilaterally claim to cancel our contract. They are now continuing to use low-quality finger glued butt spliced wood with as many as 10 separate pieces glued end-to-end in a single stud to prepare a trap for the next customer, with very few completely one-piece studs in the entire frame. They have no sense of responsibility towards their customers, but merely seek to deceive them until they close on their low quality homes. They said one one would be able to come out until the next day. So i did some troubleshooting and found loose electrical connections in the attic that were never tightened on the first install and had melted plastic. 5 months in and most of our problems have been solved. We have received reimbursement for the water bills and the roof corrections. I wish everything had been smooth from the start and I hope that future customers have a better experience than those detailed in my previous reviews. Now that our house is all fixed up I have to say I really, really do like it, just like I liked the model home. It has tons of windows to let in natural light and that's my favorite part. There's plenty of space and lots of storage. Some designs could be better, as we lived in a townhome before this and had a larger master closet and larger garage, but overall, our home is nicely designed and comfortable. No regrets now that everything is settled and I hope that we will continue to enjoy the house. Thank you to everyone that worked with us on getting our problems resolved. read more

After I sent them an e-mail, I have yet to receive a reply back saying that it was receive and they were looking into the matter. I bought a home with Gehan and it's been a nightmarish experience. They made big promises to make me close on the home and did not keep any of it. I have been trying to reach out on phone, text and emails but no one ever replies. The finishing of the home is the worst possible - the toilets are dirty and have cement stains on the floor, the kitchen countertop has thick muck that won't get cleaned by any ordinary tools, the mirrors in the windows have scratches...the list just goes on. I was talking to the neighbors and it seems everyone has had the same experience (Riverview community, Georgetown, TX). My advice to anyone considering Gehan - don't. There are other builders at comparable prices. Do not make the same mistake as me. read more

We had pipe breakage early January. The plumbers came and fixed the breakage timely. But there was mold. Remidiation company was sent on 12th March they gave a fair explanation of their approach but no news from them till the end of warranty email sent by Gehan. 30th March, Andrew came in to survey our concerns. Explained everything to him. We are in May and have been having heath issues. Severe headaches, upset stomach, anxiety, dizziness. Finally we got the mold inspection done on 17th may and shared it with Gehan yesterday. Meanwhile a water damage company has started mold remidiation. They haven't opened up the area till. The water damage mark. The area hasn't been covered to contain mild. Received a mail saying mold remidiation is complete. I asked if it was done based off the mold report. We never heard back from them. My allergies have flared since yesterday evening. I am using my inhaler, nebulizer and epi pen. There are other open issues. Sod was dug up last fall/winter. Not replaced. Damaged window vinyl and frayed cord. Roof/ ceiling issues. Two times repair team came in to only repair the broken vinyl not the cord. We were told this is what was reccomended by Paul of Lagacy windows. Finally jerfrom legacy came to replace the cord and found a blade jammed in the sides. UPDATE: 16th Sept 2021 Repairs have no end in sight still. The sod work is complete. GRS pro came for mold remidiation. The mirror reinstall company hasn't been able to find the PO sent by Andrew 2/3weeks back. Thr trim sent for the door is not white as was used earlier this is going to stand out from the other two. It is also of incorrect length. The construction of this house took less than 5 months the repairs on the other hand are taking forever. read more

If I could give Brightland Homes negative stars, I would. BUYER BEWARE: it will cancel your contract. My co-purchaser and I put money down on a lot in the Balmoral subdivision. Brightland Homes denied our request to use discontinued product, and we sent an email to appeal. Four days later, the Houston area manager, Chris Dempsey, called me (in the middle of my workday). Chris was not calling to smooth things over. Chris took an immediately combative tone with me, using the phrase, "we absolutely DO NOT allow it," as a response to our email expressing our dissatisfaction with the decision and asking for reconsideration. Throughout the conversation, Chris refused to answer my questions regarding the likelihood of a warranty claim on discontinued product and how often this product had to be replaced, modified, or corrected. He stated that he did not have numbers to back up that claim. He flat-out refused to answer why a change order process was not in place for such a situation. Instead, he continually stated that customers could not use discontinued product due to "customer satisfaction" reasons, which I responded was counterintuitive, as it was not giving customers a choice. The conversation continued in circles, with me attempting to get answers and Chris repeating the same talking points in a condescending and rough tone. It was bullying, not customer service, to keep sternly saying, "We absolutely do not allow customers to use discontinued product" and "It's a customer satisfaction issue," without answering my questions. Finally, Chris escalated the situation by stating, "It's not like I have a personal vendetta against you" - as if he did, indeed, have a personal vendetta against me for asking him questions he didn't want to answer. At that point, in an attempt to de-escalate the situation and allow cooler heads to prevail later, I said, "This conversation is over," and hung up the phone. I felt threatened by Chris's use of the term "personal vendetta" and tone of voice and did not wish to engage with him further in the middle of my work day. It seemed like he was trying to intimidate me, and I wanted time to consult with my co-purchaser before I made any decisions. Well. Imagine our surprise and dismay when, at 4:22 p.m., Chris sent an email that would serve as "notice of termination" of the purchase agreement without speaking to my co-purchaser. I never expressed that I wished to terminate the contract at any point in my correspondence or conversation. It would seem that Chris did have a personal vendetta against me, someone he had never met, and was terminating the agreement based on his personal feelings. This is the height of unprofessionalism and not what we would expect from a national home builder, particularly one in subdivisions such as Balmoral. To make matters worse, the next day, we received a Cancellation to sign that falsely stated my co-purchasor and I were not satisfied with the selections available at the design center. This is a blatant untruth. The cancellation therefore could only be seen as a bad faith attempt by Chris to make the termination appear as if we were initiating it. According to our initial agreement, if Brightland initiates the termination, it owes us $500 on top of a full deposit refund. The Cancellation was an apparent attempt to avoid paying us the money owed for Chris's initiation of the contract termination. Chris refused to respond to either my Realtor or my co-purchaser by email. When I emailed David Pierce, the VP of Sales for Brightland, he sent it to Donald Forslund, the president of the Houston division of Brightland Homes. Donald emailed me, blaming ME for canceling the contract and absolving Chris of any fault. He emailed my co-purchaser that he did not believe that Chris was anything but professional on the call. I don't know in what world using "personal vendetta" and yelling at a customer is considered professional, but perhaps that's how Brightland prefers to treat all its customers. read more

Never buy a Home with Gehan, I bought the ready to move in 3300 sq ft property from them in Jun 2021 (Spec house), My warranty issues are still not resolved. My 1st floor has flooring issues & side yard has Serious Grading issues, nobody from the company gave a damn to resolve them although they were the part of 60 Day warranty as well as the 1 year warranty items, My Warranty manager says they dont have budget to fix these items, My Question to Gehan - why do u claim on providing warranty to new customers when u dont have budget or any willingness to provide support to it? read more

Worst builder I have ever seen. I am a real estate appraiser, so I look at houses everyday. We closed 5 weeks ago, I sent a list of over 25 things wrong with the house. One item was fixed, the door key was rekeyed so that we could get into the house (that took over 3 weeks). Terrible quality. Been working closely with the loan officer and today receive a threatening letter saying they are going to cancel our contract for breach of contract for non-responsiveness! We went under contract with a home in mid October with an expected closing date of mid to end of December. Since we went under contract there has been no forward movement in the home. Meaning that we will not have a home for at a minimum Of two months from now. The sales consultant will not respond to emails or texts. We were supposed to have a call with updates on our house this past week and after several excuses she eventually blew the call off and has not responded to texts or calls. There has been no effective communication. Requests for management have been completely blown off. We are left completely in the dark, without the home we were promised and no hopes of understanding what has happened. We are a military family and are having to live separately because of Gehan's failure to follow up on a contract. It's honestly heartbreaking to have the biggest investment you will ever make turn in to what seems to be a scam. We are feeling totally helpless. read more

From sign, design, and throughout the entire building process she was extremely communicative and responded to all inquiries quickly. Our builder, Larry, was excellent as well. STAY AWAY. DON'T BUY. There have been an endless parade of sales people and construction managers who come and go. Communication was NONE EXISTENT until I said I wanted to cancel my contract. All of the sudden after 5 months of radio silence I revive my first phone call from the Sales Manger Bryan who admits he doesn't visit homesites just sales offices. And this is not for lack of me trying- my communications went unanswered. When I asked for an item - I get crickets but when they want money or signatures, they are on you to do it same day. I've built several houses in AZ and hand down this is the WORST company I've worked with. They clearly do not care about you as a customer. The sales manager They can't even get small basic things like communication or following their own process of weekly updates correct (I never received one). I literally had to walk Bryan through how to read the To: line in an email when he insisted I had received the email when in reality the on site sales person was sending him a PREVIEW of an email to me for approval on trying to save my business. This review comes at a steep cost for me - so learn the lesson I wish I had - PASS on Brightland. They tried to get me to continue with this contract by offering to pay for my inspections and saying I had a "great lot". Come on. Many of their homes have foundation issues that leads to Dry Wall cracks, brick wall bulging, doors not closing properly etc. They don't even try to fix any of the warranty issues. Do not go with Gehan. All the other reviews talking about how low quality craftsmanship is are 100% accurate. The people they have building these homes seem to have no idea what they are doing. Even if you ask them they really can't answer you. They are all different companies coming in on the build with no communication, no legit knowledgeable contractor present to make sure everything is going along with the build and they leave a mess of a job to only have the next people come in and botch it up more. We currently are having tons of mold in my 5 year olds bedroom in our BRAND new home. We have been incredibly polite and patient for them to fix the problem the first year, which they just but a bandaid over. And it came back the following summer and we are going on 3 months with an exposed closet and mess in my sons room that he can no longer use for the SECOND YEAR IN A ROW. They keep giving us a go around in emails and no idea for a solution and are wanting to take out my sons bedroom closet completely now Bc they said that's the only way to solve the problem. This is completely unethical and As much as I want to love my home please save yourself the trouble of putting your hard earned money in hopes of a place that will be your home and DONT give it to Gehan Homes. read more

***UNETHICAL BUSINESS PRACTISES AT GEHAN*** My wife and I visited the Rosehill Reserve development this past Sunday with a specific home build that we were hoping to buy. The sales rep showed us an inventory model that we liked, but was not exactly what we had wanted to build. Knowing that the current market is moving at an extremely fast pace, we decided to buy so as to not lose out on an opportunity. Should be noted - the sales rep had other customers on site that she was helping, and was also managing messages on her cell phone, as we sat in her office. She took my wife and I through the contract very quickly, and we reluctantly signed to purchase the home that was in inventory. That evening, my wife and I decided that the model at Rosehill Reserve was not quite right for our needs, and I contacted the sales rep the next morning to terminate the sale. We didn't want to wait long to communicate our decision and we sought to be courteous and help make sure the home could get back on the market immediately. In fact, I would assume it has already been sold to someone else by now. We then came to find out from the sales rep that the earnest money we put down was non-refundable. This was never pointed out during our conversation in review of the contract - had we known, my wife and I would have been inclined to make a different decision. Further, the sales rep had a vaguely worded agreement sent to us mid-week which, if signed, would have meant that we were in agreement with not being reimbursed our earnest money. This seemed like an underhanded tactic and vindictive on the part of the sales rep. Why would a company the size of Gehan Homes treat prospective customers so poorly. The sales rep should have informed us clearly and thoroughly in advance when reviewing the contract, and should have advocated on our behalf in follow-up. Her only concern was to make a sale at any cost, and showed poor customer care in the follow-up. I am extremely disappointed in what we believe to be an unethical approach to our personal situation. Further, I cannot imagine that a public company the size and scale of Pulte Homes (the parent company of Gehan Homes) allows this type of business practice to occur and will be raising awareness to this issue at the highest levels in the company. read more

Update from 5 days ago: stay away from the Gehan Homes nightmar! I canceled our contract on a new home because Gehan was in default: they failed to construct my home properly. They are also in breach of their own contract since they refuse to refund my earnest money.  Though they post responses to my reviews, such as: "we will look into it" or "please send us your contact information so we can contact you" ... they post these to fool the public into thinking they will resolve the issue.  But Gehan has never replied or responded to me since I canceled and requested a refund, ever. If you are looking for a home, avoid Gehan at all costs. Gehan only cares about taking  money... not earning it legitimately. read more

I replied to Gehan Homes request for contact information three days ago and I still haven't heard from them. The flooring company said they've never seen a "new construction" floor in my condition, throughout their multiple locations and decades in business. The flooring company's comment says a lot about Gehan Homes and their lack of quality work. Another thing that says a lot about Gehan Homes lack of quality is the sloppy job the painters did on my home. Every week I discover more amateur work the painters did. In addition to that, the cheap Whirlpool appliances are supposed to be new, being this is a new construction home. The cheap dishwasher wasn't drying correctly the first, second and third time I used it. It took a Whirlpool tech 2 weeks to come out and say I have to run the sink's hot water, before every cycle of dishes I want to wash and the hot water had to be a temperature of 120 degrees. I made those changes and the same problem remained. But, now after two cycles of using the cheap Whirlpool dishwasher, it won't even power on! Oh, I almost forgot, the people they have building the homes rarely speak English and they left the energy saver paperwork that came with the dishwasher....inside of the dishwasher when they installed and ran it to see if it works! So the first time I opened the dishwasher to put my dishes inside, I was shocked to see pieces of wet and dissolved paper inside of the dishwasher. I've attached a picture also. Every single thing they could cut a corner on had its corner cut. I am 2 years into my brand new Gehan Home and I am still finding one issue after another because of how cheaply they outfitted the home. Light bulbs are panel LEDs that you cannot even buy anymore. Sprinkler system uses valves that break easily and also you cannot buy them anymore. Several light assemblies (not just the bulbs) and switches throughout the house simply stopped working. One of my bedrooms has a strobe effect and I found that the builder didn't bother to wire the wall switch properly so now that I'm past the warranty I wonder what other nasty surprises await me in this home. Gehan Homes clearly uses extremely cheap labor paired with extremely cheap building materials. I will never recommend a newbuilt Gehan Home to anyone - Gehan Homes has shown me that "buying new" will have more issues than an established home. read more

Taken awhile to write this review as I have been beyond frustrated with them and wanted to be fair (would give them lower than 1 star if I could). My wife and I signed on a home in Webster back in January of 2021, so we were a year into COVID, material shortages, schedule delays were all common by this point. We had picked our floorplan and options we wanted and scheduled a meeting with the front office before going in. They also had some early signing incentives like $30,000 off design studio. We toured the floorplan we had chosen and went back to finalize the paperwork. Halfway through the paperwork, the agent said she had another meeting, but we could come afterwards, so we left and grabbed lunch and returned. She was still in the meeting, so we waited, and then new people arrived, and she said she was going to help them, then she had another meeting, and so on and so on for about 4 hours. At this point we just asked if we were going to finish the paperwork and she said we would have to do it another day, so we scheduled a virtual meeting the following day. Over that day the fireplace cost went up 2k and other items had increased in price as well. We went ahead made our exterior selections and paid for the structural modifications so they could order materials and we could lock in our price given how crazy the housing market was. The agent said the home would be done in September; I told my wife December if we're lucky. We had to do the design center within 30 days, so we went up to the design center a couple times during open hours and made selections online. When our appointment arrived, they told us that the cabinets we had chosen were not available for our community and out of the 20 or so cabinets shown online and at the design center only 3 were available. (Seems strange to not have that information while making selections online especially when we had our community and floorplan already attached to our account.) We made the remaining selections which the people there were helpful after the cabinet issue. So, we waited with not many updates. In March they sent out a letter and said the home wouldn't be ready till November/December and we could pull out and get 100% of our money back. I didn't want to since prices on homes we were looking at jumped 30-50k over this time and this was still within my projected timeline. More time goes on and we get a call with good news the homes will start construction soon and we will have a call the next day to go over specifics. They called the next day and informed us that they were canceling our contract. They were going to pay us $500 and give us our money back. $500 meant nothing to me at this point. My wife and I had taken several days off to make selections to expediate the process for Gehan so they could order materials to lock in the price (which I guess they never did) and spent dozens of hours designing the home. Also, prices on homes had jumped substantially so we would've been far better off just going somewhere else to begin with and avoiding Gehan/Brightland (I can imagine why they are changing their name). I was upset, but with all the effort we had put in wanted to at least see if there was a possible compromise. We went back to the office a few days later to see if we could meet halfway. The price of the home went up 80k, the design studio cost would go up by some unknown amount, they were going to add a clause in the contract that they could raise the price again anytime before sheetrock would be installed, and the best part of this the early signing incentive no longer applied to us because this would be a new contract. So, we left my wife crying upset that we would not get to move into the home we spent months excited for. We were in the middle of selling our home (a requirement from Gehan/Brightland) and were going to be in an apartment for a while. Luckily, we hadn't sold yet, we had to cancel our listing and reject the offers we had and find out where we wanted to move all over again. So Gehan/Brightland took a stressful situation of buying and selling a house and made it 1,000 times worse. Completely backed out of the deal when it suited them, and knowingly took risks, mislead their customers, and left 100% of the consequences of those risks on the customers in the end. My recommendation when dealing with Gehan/Brightland is to avoid them like the plague that they are. read more

My husband and I purchased our first Houston home with GehanHomes .But the crack in the foundation floor in the kitchen very bad. We living the house really great, but day to day my kitchen cracks on the foundation floor in the kitchen very bad. We try to contact and call but never have a responder by the company what an unhappy stress full horrible experience. Every day I took on the floor in the kitchen I feel sad because of my kitchen not beautiful and floor cracks everywhere. The "warranty" has a bunch of exclusions and many things will not be covered. We are still waiting for things to be fixed and help us.! read more

Please look at other builders, what a unhappy stress full horrible experience. Homes are priced a little lower but everything is an add on. Don't use there Mortgage Company they will offer closing money but mark their fees up so crazy high. Run Run, the area is great in Denton with a Argyle address look at other builders. The sales person Mr. Aronld doesn't remember what he says from one week to the next. read more
