    No one has followed up after sending an email as requested. To add to my initial review... They are advertising this community to have amenities. THERE ARE NO AMMENITIES AND HIGH HOA FEES! There is no pool, no playground, no parks, no greenspace. All you will get is very poorly taken care of entry landscaping. We contracted in July of 2023 and was told the pool and park would be built soon that is why we were ok with paying higher HOA fees. In the December 2023 meeting it was discussed that they would be starting amenity construction The beginning of the year. After we moved in we attended the first available HOA meeting Feb 2024 and we were told then that amenities would be completed May 2024. Here we are July 2024 and now they are saying July 2025. RICICULOUS. To top it off the HOA will not allow me to put up a playset for my children despite lying to us about having a playground ready when we contracted. TRASH TRASH TRASH. The builder has no concern about trash in our neighborhood despite complaints by the majority of the neighbors. The contractors are treating our community like a dump. They are not disposing of their construction or personal trash properly. It just flies around our neighborhood. Food trash, beer bottles and cases, plastic ect. All the lots that are being built, they are just covering all the trash up with sod. I hit literal shrapnel with my lawn mower and it narrowly missed my legs.

    Overhead lighting access. The plate attached on the R with 2 screws on the L nothing. No way to attach it, and they hid it.

    I bought a Genhan Home in Fort Worth, Texas in 2005. Now is the time, when all there cheap short cuts and inferior quality shows up. If there's a short cut, the Gehan Home builder found it. The home got by without an adequate inspections. The use third parties and some how got a indemnity when the errors and short cuts finally showed up and they not responsible and leave the home owner having to correct the errors. 1) Third Party inspectors not responsible, 2) the city inspector is not responsible, and 3) the home builder is not responsible as the tell you it passed the inspection. How a home passes inspection without an inspection is absurd. So it leaves the home buyer on the hook and when there's a homeowners insurance claim. Of course the insurance company wants to subrogate the claim, but all three parties claim they are not responsible. The home should not been have been approved for sale. They did not meet code for the hot water heater, of course I did not know this until I have to replace the hot water heater, and the real plumber pointed it out and had to have an inspectiion and cost me more money to correct it, but Gehan are a masters at concealing errors. Then the air conditioner and the over flow line was plugged and was not checked before they sold the home. From installing wood floors they and putting in electric junction boxes. Some of the wiring is not even to code, appears amateurs did the work. Even from installing the natural gas lines. Did not find this one out until I had to replace my roof from a hail storm. Where the roofers shingles nails puncture the natural gas line as they ran the natural gas line in contact with the the underside of the plywood deck (sheathing). They short cut on painting and cutting the paint down with 50% water to save a buck. The plumbing issues by using discontinued parts; instead of PVC pipe they use cheap flimsiness of plastic. Why did I write this today? Because I found out another mess they concealed from me when I had to replace an over head light. I will be adding a picture to this epic screw up. You can't put a overhead light that will hold the weight of the lighting. I don't recommed a Gehan Home with a clean conscious. I suspect they are still up to their shameful craftsmanship and have not been caught yet. If they have by another homeowner I don't know about it. But they homeowner will not know until things start to fail and unexpectedly fail and come apart. This being the biggest purchase most people ever make is your home. You should have the expectation the home was built with quality. Mine is getting there, as I have to repair it at my expense when the cut shorts show up. The financial hits in the pocket book keep coming. Any new homeowner should inspect the work themselves look every where underneath cabinets for plumbing, look for loose electrical junction boxes, check the paint in the interior closely, around the windows, the over head spring for the double garage car if there suppose to be two springs to hold the weight or one spring with the correct weight rating etc. I would recommend walk through with a certified inspector before accepting the home who are trained with experienced to look for those cut shorts. Look for odd measurements too. Of course you will have to pay for this yourselves.

    correct design

    PLEASE, JUST LOOK AWAY. The experience hasnt been great at all, from sales, to management, to construction, to even the Vice President Jeff Waldroup. All they care is the money, and all we wanted was the house we took over 8 months to build to be built the way we want. Instead, they wrote "bitch" on our house with middle fingers on our home, put the wrong stone on our house, AND did the design wrong on top of that. See below for pictures. We also paid for a third party inspection to check on the house, and the scare in their voices proved to me why. Countless of things terribly wrong with it. And all these mistakes and errors-and no one cares. The president Jeff Waldroup answer to this was "you signed a contract, you will not receive money back" DONT PURCHASE A HOUSE FROM GEHAN.

    Tom Sanford and Neil, sales representatives from Brightland Homes, have been hiding the truth about the house, knowing it has roof leakage/damage, an overrun AC unit, a nonfunctional heating system, and faulty water heater and appliances. After receiving the home inspection report for the model home at Avondale, AZ 85323, we lost confidence in the property due to these numerous issues. We are trying to back out of the contract and obtain a full refund, but they want to keep our earnest deposit. So far, they have provided the worst customer service and have been hiding the facts, making the house-buying process difficult and stressful.

    One of a few nests... will keep this post going to be sure the experience is as documented as possible...

    **Update** We have taken delivery of home and we are glad to have pushed through the process. As info, anyone moving to the north Texas area with Gehan. Be sure to stay on your comms. Make sure you keep a solid record of all your design studio and electric work orders. I'm sure there is a smoother way to deliver a home and we purchased at a time when supply was not the "most available" for important materials such as a/c and brick. However there would have been a faster response and delivery of the property is we weren't sent an invoice for brick that should have been covered based on the home package we purchased. Ultimately, our experience was a 4/10 and that's being generous considering all the leg work and after work we had to put in to get things like, keys to the property as well as mailbox keys. As a side note we still don't have waste bins (that's a city thing, not Gehan's fault, but it would have been good to have better coordination for basic necessities).

    cabinets

    Cheap cabinet material. Paint started pealing with in 1 year. I was told by builder these are painted cabinets. but looking at piture they looking like laminated. BTW - There is no optin to give 0 stars!

    Building a home with trash

    DON'T BUY GEHAN HOMES! Earlier this year, we moved to the Dallas area from another state. Gehan Homes promised to build our dream home for us. We paid massive deposits and waited for Gehan Homes to deliver on their promises. Unfortunately, we found that they were framing our home with a lot of unacceptably moldy wood. (Pictures attached) Later, the house collapsed (see pictures) in a storm where every other house in the area in similar states of completion stood through the wind. THIS IS TOO DANGEROUS! After that, we thought that Gehan would repent and improve the quality of their construction methods. However, when Gehan Homes discovered that the market was rising, they fabricated reasons to unilaterally claim to cancel our contract. They are now continuing to use low-quality finger glued butt spliced wood with as many as 10 separate pieces glued end-to-end in a single stud to prepare a trap for the next customer, with very few completely one-piece studs in the entire frame. They have no sense of responsibility towards their customers, but merely seek to deceive them until they close on their low quality homes. Customers who don't play along, they attempt to frame and hurt them. BE CAREFUL EVERYONE! If you want more details and evidence, we can continue to respond to inquiries.

    If I never found this my house would had Burned down. Today I had my furnace and heat go out after call the Gehan "warranty" department that only seems to exist on paper. They said one one would be able to come out until the next day. So i did some troubleshooting and found loose electrical connections in the attic that were never tightened on the first install and had melted plastic. Just goes to show the poor quality on house you get when the company hires the cheapest and lowest quality of labor to build the the home.

A shockingly important part of the process was the people I worked with over there. Rich Berquist was our sales guy, who helped us with all the big, up-front decisions. It would seem like there are only a few decisions like that to be made, but there are actually tons, and I am very particular, apparently. I was over a lot talking with Rich and getting things figured out. Every time was a pleasure, honestly. He's such a good guy and very sincerely wanted to help us to get the home that is right for us. We really feel a kinship with him and trust that he wants what is best for us. That's something much more than sales. I live close, so I was on top of these guys every day during construction. The construction manager, Mack McGowan, is a wonderful person. You won't find a more sincere, honest, patient, helpful person anywhere. He was very much on our side every time any little thing came up and did his very best to get us what we wanted, even if that meant going over and doing it himself. We will never forget working with Mack, and honestly kind of miss interacting with him as much as we did during construction. I can tell you, that's something special in a builder. What a team! The house itself is moderately upscale. In terms of price, I think "fair" is a good word for it. These houses are not cheap. But they aren't built cheaply either. Lots of attention to detail and nice design decisions. The location is really good. As I think over things that could have been better, only two things really stick out: I could have used a little more flexibility on a few items. For example, they wouldn't let us switch the locations of the fridge and stovetop, and we didn't love the selections at their "design studio," which, by the way, is located way out in the colony. The other thing to be aware of, and I guess this is common, is that a lot of the incentives they give you are contingent on using their lender and title company. The title company was pretty pricey and not very responsive. And the lender was personable but refused to make a loan unless I bought points, even though I didn't want them. It would have been very nice if I could have had the incentives and not used their lender and title company. Just go in with your eyes open about the strings those incentives come with. In terms of subcontractors and people you work with outside the team, they were all pretty great with very few exceptions. The drywall company was quite a problem. The workers had a super bad attitude and didn't respect the home at all. Mack had to make them redo a lot of things, though the final product ended up good--I was glad I monitored them. The low-voltage (ethernet and audio) guys were pretty bad to work with--just wanted us to subscribe to their BS service and didn't care about the house or ever get around to addressing issues. These were minor parts of the experience, but I do remember them. The tile guys went above and beyond what their instructions were to do excellent work. The electrical guys were very friendly and flexible, though I do think a few of their decisions on where to put switches were questionable. We loved Raul and his team, who did the brick. We did spray foam encapsulation, which is honestly such a good decision, and that company was really good and thorough too. Overall a great experience. I can tell you if you are building or around Fort Worth, the team you have here will deliver a great home and a great home-building experience.

From Jackie in the office, pre sale questions and everything in between up to closing and beyond was great. She answered any and all questions we had on the build. Michael was on the spot all through the build process and even post closing to help with any issues that arose and fixed them quickly the first time. Bailey helped after closing with any warranty issues that snuck up and even made multiple calls to me after closing just to be sure we had no more issues. Everyone at shaddock has been a class act. Hugely recommend if you need a builder.

    The seller and the realtor just want to keep our earnest security deposit…read more On February 14th 2023 a new home contract was executed between my self and seller Savannah Main 7. Per Paragraph 22 of the executed contract, the Non Realty Addendum would be an attached agreement between the two parties. That non realty addendum stated that the full appliance package of fridge, washer, and dryer would be included - Also there were some repairs the needed to happen before the closing. Per paragraph 9A the closing would take place on or before February 22nd 2023. On February 22nd I toured the property and had found that no fridge, washer or dryer had been installed neither the repairs were completed. By February 23rd 2023 the seller defaulted on their contractual obligation to deliver the home with the items included in the Non Realty Addendum by the contracted closing date. No amendment was signed by either parties to extend the closing date. I had fulfilled the duties per the contract and were ready to close and fund this transaction. The seller had not fulfilled their contractual duties to include fridge, washer, and dryer along with installation per the Non Realty Addendum. Including some of the repairs the were supposed to have been completed. We will be also reporting this to the Texas board of realtors.

    Do not and I repeat DO NOT use Savannah for anything…read more I purchased a property built by Savannah in 2021 and was told my repairs that were under warranty would be completed prior to me moving in. These repairs never happened and in my first few months living in my property, I discovered more issues that needed to be fixed. These were all covered under a one year warranty but despite constantly reaching out and trying to set up repairs, nothing was fixed. I had a window in the master bedroom that was incorrectly installed and poured in water which destroyed the windowsill and base boards. Again, nothing was ever done to fix this and to this day (2 years later) I am still trying to get these issues rectified and have since found out some of the neighboring units have the same issues and have been unable to get them fixed. I spoke to Dave Williams a few months ago and he told me he would get an answer and get back to me but never did and is now impossible to get ahold of. Avoid this company at all costs - they will leave you responsible for their mistakes and horrible work.
