    I actually can't even figure out where to take my trash. What is happening with collection? The…read moreproperty looks neglected, we have no sign of a mail room, there is a door leading in that people have complained about for years that is still busted, the package thief is still here, and overall the place is not what any of us have been promised. Although I do not have a lot of power, I plan to make sure that every apartment platform is made aware of how awful things are here. Also, I'll will have a regular post on apps such as Nextdoor discussing these issues and reach out to city council. This company is lying to its residents. I'll take action in two weeks if I do not get a realistic response. It is insane that I literally can't even take my trash out.

Charges get added after the 1st but with no notification. Her office door is ALWAYS closed. She's not interested in hearing from tenants, and when she does she rushes them out with, "I manage multiple properties, I'm too busy for this." She says to send her an email, but she doesn't introduce herself (and never has), she doesn't offer an email address, and doesn't send out important updates such as "EVERY LAUNDRY ROOM is down until further notice" or "the coffee machine is broken again and we don't know when it will be back up" or "hi I'm new here and here is how you can reach me if you need something." AWFUL, and a NIGHTMARE. I paid my rent on Jan 29 and then had to submit a work order for roaches on Feb 6, only to find I had a LATE balance due for a water bill from December. Had I not gone back, I would have never known AND been hit with late fees. Breaking this lease as soon as I can find another one to sign, and it WONT be with this company. Stay away.

I had lived in over 5 locations throughout the past 7 months and was really excited to just have a solid place to live for 12 months. I came from a small town in Indiana were money wasn't really a priority or really a commodity which made living very difficult. I moved to Maryland over 4 years ago and as previously mentioned, lived in several locations. Henderson-Webb has to be one of the most unorganized and very behind technologically and generationally. They make us pay with coupon cards that you have to put into envelopes and turn into a small drop box every month. There are many other apartment communities that offer online payment options or even a 5 to 6 month chunk payment method. It's really inconvenient. The price you pay compared to the experience you get is awful. I pay for Comcast and BGE. Henderson-Webb provides everything else, garbage and water. If it's anything I really have to complain about it's the amount of times my hot water goes out every single week. I've had to call maintenance at least once a week about the hot water issues. For a last minute resort, I chose Henderson-Webb. They told me I would be incredibly satisfied with the company but I guess that's up for argument. I really want to put nice and enjoyable things about the company but I can't honestly find any. The face-to-face customer service is fantastic, but that's because it's face-to-face and they have to be as nice to you as they can but when you call them on the phone they absolutely don't care about you. Anytime I have to call maintenance for anything or the leasing office for a question, they don't care about me and have no answers for any questions I may have. I would recommend checking out another apartment complex and company before coming back to Henderson-Webb. I have lived in one other very well esteemed apartment complex in Towson, MD that really trumps Henderson-Webb and I'm pleased to say that my next years lease has been signed with them again.

    I wish I had known about these Yelp reviews... I've owned rental property for over 30 years and…read morehave managed several of them by myself, some out of state, so I am no newbie. I also renovate homes, so I am not uneducated in the realm of home repair. This property, in a desirable waterfront area, was our family home which we renovated top to bottom. Many contractors who did work on the property were very complimentary and several people said we would have no trouble renting it out. I spoke to Linda, the owner, at length before I signed the contract. Little did I know that I should have been taking notes and had those notes verified and signed! One thing that Linda told me was that she and her spouse also run a handyman company that does repairs at a reasonable rate. When a very minor repair was needed just prior to putting the house on the rental market, CPM denied making the statement about the rate. If they tell such boldface lies, what else is in store? Inexplicably, they did not put the property on the market for FOUR months. After one month of finally being on the market, they recommended a rental reduction. I asked to wait and, lo and behold, a desirable tenant signed the lease. Since the property sat for so long, landscaping needed to be done before move-in. CPM got a quote for over $200. I shit a brick and called the landscaping company, who obviously had no idea what the scope of work was. When I explained what was needed, the cost was reduced to $80. So, don't expect this company to work for your interest. Pre-move-in cleaning was also outrageous (and mandatory) especially considering that I had it cleaned when I handed over the keys four months prior. Heather (in the office) has been sometimes helpful and patient but there are questions that I've routinely asked again and again with no answer. I cannot trust this company at all and am biding my time to make the switch to another property management company.

I had move in the property January 2022, the house was not professional clean, had trash in the closet, house was not painted had stains in the bathroom. Please read your lease agreement thoroughly. You are required to hire Chesapeake Property Management preferred Cleaning Company when it is time to move out of the property. The prices ranges from $200 and up. If you decide to move in one of Chesapeake Property Management, make sure you take pictures of the property prior to moving in and after. Document everything to ensure you are not liable for anything
