None of the money was spent on my HOA, and the HOA Board did not approve any of the withdrawals. Although David Caplan claimed that he mistakenly spent the money on an HOA with a similar name, he was not the managing agent for the other HOA. It took us more than a month to get the money back, and my HOA was actually one of the lucky ones. The Baltimore County State's Attorney Office brought criminal charges against David Ira Caplan for theft of $100,000 plus on February 28, 2025. Case No. # C-03-CR-25-000801. It took them six months to find tenants for my property. I'm unsure what systems they use to do background checks, but it isn't good. The tenants only paid their first month's rent, and after that, they were late and never paid the full amount. Then stopped paying altogether. My biggest issue with HomeWorks is their lack of professionalism. It seems like they use a third-party receptionist, so you have to schedule a call with your actual property manager. The property managers constantly miss the scheduled calls, and getting information that should only take a few minutes can take days. To date, I have had eight missed meetings with Christine and Zaphyr. To make matters worse, the portal is never up to date, so you have to call to know what is going on with your property. It has been a complete nightmare working with this company. Save yourself the headache and find a different property manager.
