I moved my sister here 2 months ago and we have found it very comfortable. The train took a min to get used to but now we are and it's no big deal. The apartment is very spacious it was put together seamlessly, walls were painted properly (no paint spots everywhere) new carpet, appliances were new (or at least looked so) and the entire grounds are beautifully maintained. It is quite in regard to no loud music from disrespectful cars. No loud people being obnoxious. No screaming children. I haven't seen any homeless yet (hope I don't) and will address it if it happens, but honestly it's a great place all around. I feel my sister is and will be safe living here which was my goal. The people I've met are all happy and very nice. They welcomed us openly, one lady even gave us sheets our first night here. We couldn't find anything! Who does that. Nice people do. Anyway, I wanted to leave my review because I do think things can change if the right people are listening. Please keep up the good work at keeping us all safe from the homeless. I lived here from July to November 2025 and ultimately paid to get out of my lease after only about six months. This was, without question, the worst rental experience I've ever had, especially for what is marketed and priced as a premium detached apartment community. The only reason I chose this complex was because it was about 30 seconds from my mom's house. I had just moved to Phoenix from out of state to help care for her as her Parkinson's disease and dementia were progressing rapidly. She has since passed away, and looking back, I realize just how emotionally exhausting that season of my life was. Moving across states, trying to settle into a new home, working from home, and watching my mother decline were already incredibly stressful. Having to deal with a rental that wasn't ready to live in only added an enormous amount of unnecessary stress during one of the hardest chapters of my life. The problems started on move-in day. When I arrived with the movers, the apartment was still being cleaned and maintained from the previous tenant. I had already been given the keys, but there was still a cleaning crew inside trying to finish while my daughter, the movers, and I were moving furniture into the home. It was complete chaos. The crew eventually had to leave before they were finished because there was simply no way for everyone to work around each other. The apartment had clearly not been properly cleaned. There was dog urine throughout the home, and I had to leave my cats at my mom's house for over a week because I didn't feel it was safe to bring them in. Within less than 20 minutes of walking barefoot inside, the bottoms of our feet were pitch black. I have photos documenting the condition of the apartment. Unfortunately, things only got worse. For weeks, maintenance was constantly coming in and out while I was trying to work from home. Instead of settling into a new home, it felt like I was living in an ongoing construction project. Some of the issues included: * Dog urine residue and unsanitary conditions throughout the home. * Dried urine running down the toilets from the previous tenant. * The front door no joke wouldn't close for a week! I have video of this but won't let me upload it here. * Thick, unfinished caulking that had simply been applied without being smoothed. * Soft, wet drywall from a shower leak. * Thousands of dog droppings left throughout the backyard. * Indoor mold testing that showed very high bacterial levels. * A sliding glass door that wasn't properly sealed, allowing rainwater to pour inside during storms and severely flood the interior living room multiple times. * Paint that was never completely finished. * Numerous other maintenance problems that took weeks or were never fully resolved. One of the worst experiences occurred when the air conditioning failed during the middle of the summer while I was away for three days. I came home to lethargic cats, wilted plants, and an unbearably hot apartment. It was incredibly upsetting. Maintenance technician Rico handled many of the repairs. Unfortunately, there were multiple occasions where I felt I was given inaccurate or conflicting information about repairs and what had actually been completed, which made an already frustrating situation even more difficult. He'd say, I'll be right back and would never come back or if he did it would be literal weeks after. The property manager, Susan, was also disappointing to work with. I found her interactions to be unprofessional and dismissive. Rather than making me feel like a valued resident paying premium rent, I often felt like I was the problem simply for expecting the apartment to be clean, move-in ready, and for asking that legitimate issues be addressed. As management lived nearby, it became increasingly uncomfortable to continue reporting problems, and eventually I stopped asking for many things to be fixed because I dreaded the interactions. I have extensive photos documenting these conditions. I have several videos of issues but I can't upload them to this review. I tried to break my lease but was in a battle against this corporation I couldn't afford to win which is why I paid out. No rental is perfect, and I understand maintenance issues happen. But this was far beyond normal. The apartment simply was not ready for occupancy on move-in day, and the months that followed were filled with problems that should have been addressed before any resident was handed the keys. I rarely leave negative reviews, but prospective tenants deserve to know what my experience was. For the amount of rent charged here, I expected a clean, move-in-ready home and professional management. Unfortunately, I received neither.

Dave and his partner are friendly, prompt, and an asset to this community. The gym and pool are resort level and dog park and playground lovely. Location wise, theres the New River Trail right outside our gate, and we're within a few minutes drive to shops and restaurants. Slice of Heaven.

Unfortunately, that's where the positives end. The biggest issue was the constant noise. Our neighbors were frequently fighting, slamming doors, and being disruptive at all hours. We reported this to the leasing office multiple times, but nothing was done beyond basic warnings, and the behavior never improved. Maintenance was also very frustrating to deal with. Requests would be submitted, but there was little to no communication about when someone would come or what the status was. Most of the time, you wouldn't hear anything until the day they showed up, which made it hard to plan around. The cleanliness of the property was another major problem. There was often pet waste left around the buildings, and the dog park was especially bad. Trash in that area wasn't consistently taken out, leading to strong, unpleasant odors. I also had a very concerning experience involving someone connected to the leasing manager, Esther. After our car was hit, we found out the person responsible did not have insurance and still attempted to shift the blame onto us, which added a lot of unnecessary stress. Lastly, don't expect to get your full deposit back. We were charged for cleaning and carpet fees regardless, which felt excessive. Overall, while the view was nice, the ongoing issues with noise, maintenance, cleanliness, and management made this a disappointing place to live. I would not recommend it.
