The entire staff has remained consistent from day one, always friendly, EFFICIENT, polite, resourceful and responsive. The amenities here are superior compared to other places I've been, especially the gym and pool areas. It's also pretty safe because I've had incidents where I've left my keys in the door overnight and woken up to them in the same place. Me and my BF moved in, and it felt like we were living in a hell hole. This was a year ago we moved in but moved out a couple months before out lease was up in September. "John" the front desk guy-horrible service and doesn't understand how to do his job at all. He also seems like he thinks he's above everyone and racist. We had an issue with our air conditioning where it stopped working. Mind you it was 105-115 outside and we had no air conditioning. and the heater kept turning on. We had gone to go clean the air conditioning filter and there was Black, White, Green and blue mold in the air vents and there was so much hair stuck in there as well. The screws came out of the ceiling and were rusty, the whole thing almost took out my bf. We took pictures and showed john, and he didn't care at all-he told us to duct tape it back up and that they couldn't do anything about it. We showed him the mold, and he just looked away. I have an autoimmune disease (MS), So that is very deadly to me, and I ended up getting very sick from it. We told John again and nothing. The Maintenace tried to come up to our apartment without us knowing and tried to enter without our permission, It seemed like they might have, and our stuff was moved around like they were looking for something. I went back down telling john that we can't stay here cause of the mold and i gave him (handed him directly)-Photos of the mold and broken screws and how the huge vent was hanging down from the ceiling and gave him our notice and gave him a summary on my disability and why I can't stay here or I will end up in the hospital again. He took the papers and set them to the side and didn't care to look. We broke the lease and moved out and he continued to add more money onto our stuff and then threaten us that we would have to pay 2000+ more dollars to get out and shit. "John" doesn't care about the people he only cares about the "Property image" and his "Precious BMW" He's a coward and he is horrible. Last but not least, the homeless people...Like talk about being a gated community but the gate is always unlocked, and I had older men follow me to my apartment and watch me go in and then walk up the stairs and knock on my door...Not safe at all. Instead, my GPA and health have taken a major hit. For months, I have struggled to even sleep and study in my own apartment. Frequent disturbances and shaking go on for half-hours at a time, multiple times each day and night due to the dysfunctional AC system (confirmed by the AC team) above my bedroom. Maintenance tried to help, but nothing can be done without agreement from management. Management has videos of the frequent noises and vibrations: water visibly shaking in a glass on my study table. They are aware I have had to sleep on a floor mattress in the hallway, as this problem extends to the living room. They are also aware that the lowest exam scores I have ever gotten have been during these months. 5 weeks ago, I finally gave up on trying to get the unit fixed. I asked if I could at least sleep and study in an empty unit. Soon after sending this email, I had to send them my 60-day notice that I would not be renewing. Management sent me the form to sign, and has since completely ceased responding. This week is finals week. San Prado has made this one SO incredibly stressful, far more than any of my previous ones. Trying to live here has undoubtedly and critically affected my scores and risked my seat in this program. Additional info I wish I had known prior: Appliances break so regularly that I see the maintenance team about once a week. My toilet has even split, which I later found out also happened to one of my classmates here- he too did not resign. In past apartments, I have had to request maintenance only a couple times max the entire year. I have found cockroaches several times. I purchased extra scrubs in anticipation of weeks when the laundry or dryer will break. I am unable to use the oven because the bottom of food burns while the top stays completely raw. My stove leaks to the point that not only does it smell strongly of gas, but my eyes sting and turn red- I try to keep my cat in my bedroom while cooking in case it damages her health. And due to highly inefficient appliances, my gas and energy bills are over 3 times that of my previous place. I thought I would save money with this one being a couple hundred cheaper each month, so was okay with the downgrade in size and quality. Instead, I have been paying more than I did last year.

Following my initial lease term, during which I was a model tenant, going month to month would include a penalty of a rent increase of nearly 25%. I felt pressured into considering renewal. Among other issues, when my renewal lease arrived, they'd snuck in two new deposits and tried to convince me I wasn't reading what I was reading. They've refused to reword or remove one of them, with all kinds of convoluted explanations as to why. I work as a legal secretary - these people barely understand how contracts work, or else they're very good at playing dumb. The extra charges and utilities also fluctuate wildly. You'll pay for common area gas, building fees, an electricity fee (on top of the separate bill you'll get from APS), and more. I've been given the run around for several months now when questioning their math and their lease terms. In my review of the Mark Taylor property I rent with, a rep responded to my review with more empty corporate talking points and ask me to call a number. Wound up being the same office that has been giving me the run around. If you decide to live here, question absolutely everything in the lease and don't trust their staff to provide an honest or accurate answer. Their only mission is to get you to agree to and sign off on their predatory terms. Update: in response to the comment left by the community manager - I have been connecting with you people directly for MONTHS now. No one can answer my questions and concerns about the vague language used in your lease and the misleading responses provided by your onsite staff, and they won't refer me to anyone who can. The company approach to conflict resolution appears to be to ignore the problem and hope it goes away. Do better.

As stated there are significant positives with the property, the pools are kept in clean and maintained, the gyms is functional and diverse, and the maintenance team is very quick to respond. Unfortunately, there are quite a few issues that I have been experiencing and have been brushed off by management. Firstly, the leasing agent who works the front office, Linette, is rude, unfriendly, and unhelpful. I have found her to not communicate information to management and to be very demeaning in conversations. Secondly, good luck ever getting anyone in the office to respond to any outreach including in person, emails, and/or phone calls/voicemails. The front staff and management will ignore you until you make a threat or seek out higher authority and then may minimally reach out just to say they did. Thirdly, randomly with no warning or heads up to residents, the gates will not close/secure at the end of business and generally this will last for 1-2weeks - one of the things promoted with the property is that it secure due to being gated but with how often the gates are non-functional, I would not weigh this "perk" heavily. Fourth, the complex does not abide by ADA when it comes to their handicapable spots. The maintenance team often park their personal vehicles and golf carts in handicappable marked spots and will leave them there for an extended period, up to the entire work day. When I brought this up to management (Ruthanne) as my partner has a handicapable placard on his car, I was told "I will let them know that someone wants to use that spot" which I find to be dismissive and disappointing considering they are breaking federal law by doing so. In addition, residents cannot call towing to have cars illegally parked in these spots towed because they "have to balance what residents can do" when I tried to point out this violates ADA, the manager told me "I won't discuss this further since you're mentioning legal terms but someone MAY reach out". The manager further stated that other residents have come in and complained about misuse of the handicapable spots so this is clearly an ongoing issue that is not being taken very seriously. If you require handicapable parking or accommodations, this is probably not the complex for you. I generally do not take to public reviews but feel that this may be the only way to get an actual genuine response with action steps/behavioral changes from the complex.
