Recently spent 4 days (3 very cool nights) at Brookwood. First time. Mainly geared toward RVs (and seasonal), they do offer limited tent sites. Bathrooms clean, as are showers. Owners Mark and Buffie are friendly and hardworking. Country store has some nice gifts as well as odds and ends. Sites have picnic tables and fire rings. Camp wood only allowed if bought at Brookwood, but prices in line w other local stores. Pleasantly surprised at how good this venue was. Large inground pool in the summer. 4.5 stars. BTW, upper 30's all three nights. My friend, Hopalong Casualty, spent part of the nights sleeping in his Nissan Rogue. read more

You know how they say, "don't judge a book by its cover"? Well, this concept applies for Brookwood. The grounds are beautiful with nice landscaping and a beautiful entertainment complex, but the line is drawn there. The owners might put on a friendly and welcoming show at the beginning, but if you are a seasonal, that kind behavior eventually gets tossed out the window. And you find yourself always walking on eggshells to not do anything to upset them and be fined or evicted. I was a seasonal there for roughly 13 years (as a single woman) and I put up with a lot of disrespect and aggressive behavior from the owner. It began in Aug 2019 when the owner came down to my site at dusk and yelled at me because I was questioning the sudden increase in the cost of firewood. Apparently, he switched over to kiln dried without any communication to the campers and breaching our contract which stated we could purchase wood locally. DEC regulations is within 50 miles. After switching over to kiln dried firewood, he played games with delivering it. Very controlling over how much wood you get and when you get it. During the 2023 season I ordered firewood in mid August, asking if he could deliver it before the labor day weekend. In the store with people around he told me he could, then when I gave a reminder a week later he gave me an attitude and told me to go pick up wood from Stewarts. He finally delivered the pallet in early October, a week before I closed up for the season. As if I needed it then, but he made sure to deliver it at season end so he could get his $180. I dealt with many negative issues over the years, including when they told me that none of my family was welcome to visit, including the children because they are associated with the adults. The breaking straw for me was this past season when my camper was demolished by a huge oak tree. The campground owners waited roughly 3 weeks to even tell me about it, then they did so through a text. No phone call, a text message. Other campers knew about the damage to my camper before I did. They even removed the tree before my insurance company came to inspect. I took care of all arrangements to have my camper removed, a brand new one delivered, and get my site back to looking wonderful (with zero help from the owners). In between my visits, he moved some of my personal stuff and broke things (see pics) with no apologies. Additionally, I could not get proper pitch to drain my tanks and asked the owner if he could correct the issue, but he refused. Said he was too busy. Things really hit home when they sent out an email with the 2025 seasonal guidelines (they call them guidelines, but they are hard and fast rules, read them carefully) and they increased my seasonal fee by $600 and stated they were doing so due to insurance increases and how they are "here to provide me support and discuss how they can continue to serve me". I'm sure insurance costs increased significantly because he is an insurance risk, just follow the local news and you'll see what I mean. These are just a few examples of the poor treatment from the aggressive and controlling owner. I've fully documented everything over the years and I'm shocked at how much I put up with. I would have left sooner, but I had many friends there and my first dog was buried on my campsite. I'm now gone and looking forward to the 2025 season at a different (much friendlier) campground. One that does not have four pages of fine print rules full of threats to fine and evict campers. At the end of the day, Brookwood is not a family friendly environment, the owners just simply want your money and that shows through the a la carte pricing they have and all the fines associated with the rules. If you want to be a "Happy Camper", my recommendation is that you stay elsewhere because you'll always be walking on eggshells at this campground. Wishing the owners a Blessed Day! read more

Seasonal camper going on four years now and the place just keeps getting better. Brand new pool area w/oversized games, and a new playground to keep the kids entertained. Love my site, very serene and quiet. Mark and Buffy are very accommodating and do what they can to help when you need it. The camp store is packed with a great variety of things including necessities and other camp supplies. I wouldn't pay too much attention to the few negative reviews. If your plan is to get rowdy and disrespectful, this is not the campground for you. read more

This is a great camping site. It is beautiful, well kept and the owners are friendly and super helpful. They run a great store with various fun items, food, and camping supplies. The swimming pool and playground are very nice. It is quiet and peaceful and the area is wonderful. You can visit the Ticonderoga Fort, go to Mount Defiant, hit some antique places, or play golf or mini golf a mile or less from the resort. Also very closely there is an outside food place and ice cream. I would highly recommend it! read more

I wouldn't have even given this one star if I didn't have to in order to post this review. Unfortunately, although we were quite looking forward to visiting this campground, circumstances occurred which necessitated our needing to cancel our visit. We had an accident while traveling, and totalled our rig. I called 6 days prior to our reserved dates to cancel both our and our travel companions reservations. I had no problem canceling our reservations, however when I asked about a refund, I was rudely informed that since we were within 14 days of our arrival, no refund would be issued. I asked about a credit for a future visit (we really did want to come), I was rudely informed that there would be no credit either. I was then subjected to a tirade about how people make reservations a year in advance only to cancel at the last minute; about how they have turned away business. I'm sorry, but I think that each case should be considered on its own merit. Perhaps forfeiture of half of your pre-payment, or a refund only if they are able to re-book the site (partial or full). Either way, the rudeness that I encountered was NOT called for, especially after the week we've had. I can assure you that I will NOT be visiting this campground EVER. Use caution when booking here - be sure that you know the cancellation policy and can work with that. On top of everything else, I am now out $900 for the two sites. read more

This is the second time we've stayed, each time for just a couple of days. It has some really nice sites, a beautiful pool area, an soon to be finished recreation barn. The landscaping has always stood out and the store is probably the best I've been in within a campground. It has camping items and unique gifts. Buffy is an amazing quilter and sells her creations as well. The Ticonderoga ferry is close by to venture into VT and just up the road on 9N there's a great ice cream stand. Fort Ti is another interesting and close place to visit and also has wonderful gardens. Buffy and Mark are friendly and helpful and have made amazing improvements to the campground. read more

Wife booked a site and was not advised that cable was available. After setting up I ask mark if the post on our site was for our cable...his response was you didn't sign up for cable with a curt response. Never offered it or said anything else. Buffy is not the friendliest person...if you don't make a point of saying hello you won't get anything out of her... As for a resort it's not... pool (working on it as many other unfinished projects in the campground). Playground dismantled with the reason covid...many others in nys are open and being used. This limited campground is not a good place except to spend the night..it's no wonder they have lost so many full timers. Buffy you need a refresher course in customer service and put a smile on your face once in a while. read more

We rented kayaks, which were high quality and in great condition. They were delivered and picked up as scheduled. The price was in line with other services we'd found. We found dealing with Buffy and Mark to be very easy and would definitely rent from them again. read more

What a disappointing place. Sandwiched between 2 other RVs and could barely get the slides out. Almost no phone service and wifi wasn't working either (they said they had not "guaranteed" wifi!!!). After we checked in, we found out we didn't need to have paid $8/day for cable when you can get 25 channels without it! we weren't there an hour and left. We stayed only for the weekend, but our experience was so positive that I'm sure we'll be going back. While some sites are closer to Rte 9, It's so quiet and peaceful at night that seemed hardly an issue. We had a site towards the middle mixed with other seasonal sites, and our experience even during a rainy day was just perfect. Upon arrival I noticed that the campfire ring was already loaded with kindling. That was a very nice touch. The owners, Buffy and Mark, were attentive, helpful, and made sure to come over and offer help while setting up. The camp store is well stocked with just the perfect mix of food, camp supplies, kid stuff, arts & crafts, and an excellent selection of beer. The bathrooms are spotless. read more

HORRIBLE! Never again. We did not feel welcome at all. I'm VERY surprised at all the other reviews. Our experience was quite the opposite and we should've canceled before wasting an entire holiday weekend here. When we first booked the cabin for Labor Day weekend, we spoke to Buffy (the wife). The credit card was charged right away but the email that was supposed to be sent was never sent. We decided to call back the next day to make sure everything was good to go and to let her know that we didn't receive the email, and the response we received was that she was busy and was 'trying to run a store here!'. I find that completely unprofessional and rude because they didn't seem too busy to run the credit card. We chalked it up to someone just having a bad day and we let it go. We go camping twice a year, Memorial Day, and Labor Day. It isn't uncommon at all to find that the camp ground you're staying at, is out of firewood on a holiday weekend. So on the last 15 minutes of our trip, we started to look for people selling firewood outside the front of their houses. Typically these places are unstaffed and it is up to you to honestly put money into the mailbox after taking your wood. We found a place less than a mile away from the camp ground and bought 2 racks for $10. Upon checking in, Buffy, who was running the store, noticed that we were buying fire starters but not firewood. She said she wasn't going to allow us to start a camp fire unless we bought the wood from directly from them. I tried to tell her that we just bought the wood from Price Rd, which is less than a mile away (NYS regulations require that you cannot transport firewood more than 50 miles). She immediately became irate and insisted that we produce a signed receipt while shaking her closed right hand at me. I'm 35 years old and have gone camping numerous times. NEVER has anyone been so unfriendly and rude on ANY of my trips. I decided to buy a bundle of wood from her just so she would stop. This was just before we looked at the map, and realized that the owner's cabin is right next door. We didn't have a camp fire all weekend just in case the wife wanted to come running up to us demanding to know which wood we were using, and whether or not we had a receipt. It was very frustrating because the main reason we go camping whether it's in a cabin or in a tent is to be able to relax by the fire, roast s'mores, and to be left alone. We did go back to the place we originally bought the wood from the next day and got a receipt. I told the man how much wood I took, from which racks I took them from, how much I put in the box, and what bills in what condition I also gave him. He remembered, confirmed, and wrote me a receipt. The owner was perplexed and said that nobody has ever come back asking for a receipt in all the time he's been selling firewood. Yes, I did know about the DEC rule long before this incident. What i didn't know was how stringent their campground is with the rule about the receipt. However, all they needed to do was ask us to get a receipt. The attitude, the way we were spoken to, the way the owner brought their anger from previous experiences of other campers bringing in illegal wood into the conversation and on to us was not appreciated. It was rude and completely unprofessional. We never asked for a refund. All we wanted was an apology as to the way things were handled. Interestingly, this is all over seven measly dollars (The price of their firewood). Had I gotten an apology for the way the situation was handled, or for yelling at me like a child, all would've been forgotten; But it's occurring to me that they would rather argue over Facebook. read more

As i reflect on the two seasons we have spent here, I have to say I am so very grateful that friends recommended this place to us. While we are ready to hit the road again, we leave with mixed emotions. Brookwood is a wonderful RV park. Sites are quiet, it location is ideal to hiking, boating, and historical sites. As for the owners, I can't say enough about how kind and generous Mark and Buffie are. We will definitely be back. read more

Terrible!! Nothing but a glorified parking lot. The campsites are small and very close together. The fire ring on my campsite was a cheesy one that you can buy at Walmart. It is owned by a couple who clearly are in over their heads. They are very rude, condescending, and nasty. They will evict you at the drop of a hat for any reason they see fit. There are NO amenities. I don't know how they can call it a resort. No playground for the kids, no pool, no nothing. There are showers which are coin operated, but they don't allow people to use them. And they will get very testy and rude if you ask to use them. They have wifi, but it is weak, and slow. They offer cable hookups at the RV sites, but they charge you $7 extra for it per night! Only a few campsites had any shade, most are in the middle of a field with no shade at all. The campsites are very close to a busy road so you hear trucks, and motorcycles passing by at all hours. Quiet hours start at 9:30PM 7 days a week and they will come and yell at you and threaten to evict you instead of just politely asking you to quiet down, even the first time. However, my neighbor had a large dog that barked at all hours of the day and night, and nobody said a word to them about that. So, if you are into small cramped campsites, rude staff, nothing to do, and the possibility of getting kicked out with no refund for any arbitrary reason the ornery staff makes up, then this is the place for you. Otherwise, keep looking. read more

What a great place to stay. We made reservations last minute for a two night stay. Buffy was very helpful getting us two sites close to each other for our family and friends. We arrived 9AM which is very early the day of our check in and Buffy and Mark were very accommodating to get us into our sites. We also brought a second vehicle with a boat and Mark created a pull through area for boat parking. Facilities are very clean if you need em. Mark is doing some construction for an entertaining area with a pool and other activities so look forward to seeing it when they are done. Last note I will mention is how well we were treated. We had a tire blow out on our boat trailer and Mark noticed this while it was parked close to there convenience store. The next day we had a note on our camper door with a business card from the tire shop in town. Mark went out of his way to call and hold a replacement tire for us and even offered to drop it off while we went out on the lake. I don't write reviews but when someone goes out of there way for people like Mark does it goes a long way. Thank you for a wonderful stay at your resort. Look forward to coming back soon. I booked a cabin for 2 nights, the pictures on the site make it look seclude. when we got there it was one big building broken up into different apartments. we could hear people on the other side of the wall talking and their conversations. The second night my boyfriend went to go get the owner (maLe) to remove a dead mouse. The guy stood outside on the porch with us talking for almost an hour, our first time talking with him. He began to ask personal questions to my boyfriend such as are your parents together, how long have they been divorced, was your father and mother ever around. Then proceeded to tell my boyfriend that he's looking for a mother and not a girlfriend. My boyfriend is a sailor and he told him that when he comes home he needs to make up to me for being gone for so long at one time. Asked what our love language was stating that maybe I prefer to be helped more than I want to be touched. after he said that about me he turned to my boyfriend and said I know what yours is, after sex you like to be told you are good in bed. Mean while we did nothing to prob this conversation with him he kept going on and on. This was very uncomfortable and disgusting. He is very unprofessional and wants too much detail about the life we were living. I will not be going back there and I will be sure people know how the husband is there. DISGUSTING!!! read more

My family has stayed here many times over the years, and it's gone downhill since the first year. Quiet hours at 9:30 (even on the weekends--I thought it's supposed to be vacation???) with $100 fees and eviction after a warning, not really animal friendly, and the owners are not very welcoming anymore. Stay somewhere else, and you'll get far better rates to boot. There's nothing really to do here, and they don't offer anything but isolation. It's sad really, there's a great deal of potential for the place. read more

My family rented a canoe for a week from this business. The business owners are so friendly. They delivered our canoe to our cabin and we got to enjoy it for a week before they came to pick it up. We will definitely rent from these guys again. read more

We stayed at the Brookwood RV Resort for 3 nights early August, 2015 and enjoyed it immensely. Although the resort is on Rt. 9N, which can be a busy road, it was quiet at night. The hosts, Buffy and Mark, were friendly and so helpful with recommendations for what to see and do and the best places to eat, Bodettes BBQ, The Pub and Burleigh's Luncheonette, which served one of the best breakfasts we've had traveling! The camp store stocked a selection of locally crafted beers and sold them as mix/match six packs, a nice way to try new brews. The grounds and bathrooms are clean and lots of improvements are being made to the landscaping. A week after coming home we received a hand written thank you card from Mark and Buffy, the ONLY time this has ever happened, with an invitation to return with a discount coupon! The history of the area made our stay so interesting, the Fort and the Lake Champlain cruise on The Carillon were awesome! And we didn't even have a chance to try the rental canoes and kayaks or the fishing, maybe next time! read more
