Bad experience of bait and switch that actually cost me money. Why you should trust my one star: I'm a ten year yelper with 500+ reviews... also 21 one star reviews here, in hind sight I should have read them first! **EDIT AFTER READING OWNERS RESPONSE: made me laugh. How vague he/she is. The lack of clarity and specifics is an indicator of how bad they are at communicating and being transparent! I've been holding off on writing this review, because I've been enjoying my holiday and am trying to put 2020 in the past. But I get a bit of joy knowing that somehow this review might give some owner or some leasee or some buyer enough information to not work with Bruce Jay. Given how crowded the real estate services community is in Los Angeles, I implore you -- don't waste your time here. Why? Communication, and transparency. In a world where technology is calling to question the value of the realtor community, a major differentiator between such companies should be attentive, clear, timely and honest communication. My experience was fraught with email chasing, delays and bait and switches. I was making an aggressive offer on a rental property on Laurel Ave and the offer time stamp associated with it, which had implications on my rental I am currently in (as I need to give notice). The situation involved Jonathan and it involved a bait and switch, as follows: initially, my aggressive offer/terms were rejected via email. But, as the market price set by Bruce Jay was too high and the apartment sat vacant for two months, Bruce Jay realized they would accept and emailed me that they would entertain my offer, I'd need to apply online which had a $50 application fee (which also guaranteed me a copy of my background check). At first I was thrilled by this. As I had told them, I wouldn't go higher, so their email was interpreted as acceptance, bar any major background check deficits (which I don't have, I'm a good renter with high income and good credit) I paid, I applied and then after applying I was expecting to move into signing. How wrong I was. My terms were evidently not accepted, and we went into a round of price hassling and eventually Jonathan said they could accept if I commited to moving in effectively in two weeks -- which I was ok with and I would take the financial loss with the overlap of my other month to month apartment. I waited for days for owner confirmation, each day counting agains the notice I would need to give to my current landlord (each day delayed would cost me money, essentially). I emailed, I called, no response for I seven days (between December 14 and the 21st), and some excuse about "bad internet" (see photo). Anyway, Jonathan finally came back and said they couldn't accept in a short, curt email. This all happened over the course of about three weeks in December. I never did get a copy of the background check as was promised based on my application, and when I inquired they told me via the same email I used to apply that I'd need to come in with an ID. And to top it off, Jonathan tried to sweet talk me into choosing them when I officially move to LA and look to buy a property, which I'm going to do in the next year or two... yeah, no thanks. The company is smoke and mirrors and lazy in communications. As a successful business owner I will tell you -- if you don't have transparent, clear communications, you won't have buyers and no one will want to work with you. read more

Moving into a Bruce Jay managed property is one of the biggest mistakes I've made. I already know that the company will respond to this review and blame the owners and claim that they are just a third party who acts on behalf of the owners. Please be aware that this property management company has repeatedly asked me to shoulder expenses that should be shouldered by the owners. They are shameless. Please be wiser than me. I simply do not have enough energy to go over every issue that has occurred since the day i moved in so let's just talk about the most recent one and I'll try to create a more expansive update in the future with a timeline and list of issues. If you are thinking about renting a property managed by this company feel free to message me. Please avoid the stress. Living here has completely worn me down mentally. This is what Bruce Jay thinks is an acceptable repair for a leaking roof. A tarp. I have been having issues with this roof leaking for at least 4 months (in addition to a myriad of other issues ranging from nonsensical to utterly bizarre which are all out of my control and Bruce Jay tries to get me to pay for even though I am a renting tenant and not the property owner). Last night this tarp "solution" caused major damage when it became partially disconnected and smashed everything it could reach. Bruce Jay's solution was to place the tarp back on the roof and to tell me all of the damage caused by this tarp was an act of god. It was not. Had the tarp not been there my things would have been fine. Please see my text exchange with Jonathan Jay below. It was indeed windy last night but it has been windy many times this year and none of those windy nights caused any damage to my property until the tarp was introduced. If you are a potential tenant reading the reviews left here please make sure you understand which reviews you are reading have been left by tenants and which reviews have been left by landlords/home owners who work with this management company. Living in this property and dealing with this company has been extraordinarily stressful for me. The issues have been nonstop since the first day I arrived in April and some are still not resolved since April. I've been a renter from Bruce Jay, at two different properties, for over 5 years now. When I moved from one place to the next, I got almost my entire deposit back (after making some repairs and hiring a cleaning service). I've had a lot of unpleasant rental experiences over the years, but I have found the service excellent and they have bent over backwards for me, and responded to all of my maintenance requests promptly. The main handyman I have dealt with, Noah, is very friendly and helpful, always shows up wearing a mask and is respectful of my home and personal space. As a renter in a Bruce Jay managed property, I wanted to say how nice it has been dealing with them and their crew over the past year. Our house was previously owned by what could gently be described as a slumlord who basically let the place go without any general maintenance for well over a decade. It was borderline tear-down material. Under the new ownership, Bruce Jay has gone above and beyond in bringing everything up to code and making many upgrades and improvements to the unit, including a new patio deck, security gate and storage space for our trash bins. Beware renters don't expect to get your deposit back. We signed a contract for a one year lease for an old 3 bedroom house with terrible old tile floors in the kitchen. My husband was doing a 1 year fellowship down the road at Children's hospital Los Angeles, so we decided to accept the conditions of the house for the convenience of the location. They tried to keep our entire deposit ($7000) claiming we damaged the tile floors that had been clearly worn out from years and years of abuse; all so they could renovate the property at our expense, which they ended up doing. DO NOT RENT from these crooks. They will keep your entire deposit, don't expect to get a penny back. read more

This crook Bruce Jay came to my house and tricked me into signing a three year contract for them to manage my property. After months of no activity and renters, I took it upon myself to find renters on craigslist. Bruce then attempted to sue us with his shoddy attorney, but we ultimately won because he was wrong. Do you remember that Bruce? It was quite a few years ago. It seems this crook has been hard at work ripping people off for a long time as you can see from his reviews. If you look at the reviews not recommended by yelp, you can see he tried to post his own positive fake reviews. I am a now licensed real estate broker myself. I decided to get my own license after dealing with several shady brokers like Bruce for my investments. Bruce, it's not that hard to make money doing honest business, unless you are ignorant or just plain evil. I'd say you are both. Beware of this scammer. He is a smooth, shady film flam man. Hey Bruce, I saw you tried to reply to my review and downplay it as fake. Just a question...how can you verify who this is with only a first name and no street address of the transaction? Obviously you can't. The fact is that Bruce Jay is a crook and has done so many crooked things he can't even keep track of them. These guys have been so good to me, both responsive to any repair requests, and helpful with any concerns I might have in the neighborhood. They get back to me right away...once I had an issue with plumbing and the owner of the company, Bruce himself immediately called me on a Sunday, and followed up with me the whole day until the emergency plumbers had resolved the problem. I have been living in a house that I rent from Bruce Jay for Five years. Whoever I end up speaking to at the company is both personal, kind, and efficient. The people they sent for repairs are always courteous and I feel safe around them. They installed a security light for me which was super helpful and they are accommodating with my requests at the property. I love them! read more

Do not rent from this company. They do not comply with the law in regards to process of returning security deposits. It has been nearly two years since I left my residence that was managed by Bruce Jay Associates and I am still in the process of suing them for the return of my deposit and for being negligent to the process of a walk-through and providing us as tenants the proper documentation for us to keep our security deposit. Responding to toddler Bruce's comment: Nope. Bring on the lawyers, Jaybird. I welcome the opportunity to revisit my case in a court of law. To use the parlance of the day...I'VE GOT RECEIPTS. Your client refused to honor the legal agreement. In fact, she disputed terms of the agreement, even though they were spelled out in black and white, and despite my attorney advising her by email that she was wrong in her interpretation of it. As well, she refused to keep her verbal agreement regarding my security deposit. You can stomp your feet all you want. My review, as well as all the other negative reviews, are based on our awful experiences with your horrible firm. We should all get together and form a club to monitor just how many people you screw over. Your client, my landlord of 18 years, was forced to settle not once, but twice, after harassing me for more than a year. Want to dispute that? Or shall I post the settlement documents? Mabel convinced her to reneg on her word to return my deposit. I left a 7-month old refrigerator, a washer and dryer, several valuable collectibles including a $150 standing birdhouse used in Dharma and Greg, overhead garage storage, a potting shed/table that hadn't even been assembled yet, and that's just off the top of my head, two years later. So you bring it on, Bruce Jay. Oh also, regarding my "screaming" at your client...she broke the first agreement less than 24 hours after signing off on it. She was permitted four arranged inspections for the next year. How do you explain her loitering in my back yard the very next day?! And continually showing up unannounced, after hardly EVER seeing her for the first 16 years I lived there? Removing my pretty mailbox cover and painting the box black? Removing the gate latch to the back yard, so I could no longer close it, in order to keep my cats safe? Measuring my little front yard I'd tended to lovingly for almost two decades, telling me she's making it a parking lot, and there will be "new house rules?" Telling me that after 17 years, my half of the garage was actually not included in the rent, and she was "taking it back?!" This woman was a nightmare. The City got a false complaint about me from a very unwell former friend...WHO HAD NEVER BEEN TO MY HOME. Your client totally agreed that it was ludicrous. Being accused of things like putting pennies under burnt fuses! I didn't have fuses, but switches, and neither I nor your client had ever even heard of such a thing. But she and her unethical first lawyer, decided it would be cool to include those false accusations in the first eviction attempt. And it's partly why she lost. For the second time she tried to evict me, I was so done living like that, I WANTED to leave. She lost $10k in the deal. That would seem to suggest the Court found that she bore some of the responsibility, no? In any case, I LOVE that you're further damaging your own reputation, with these infantile, totally unprofessional replies here! Just own your creepy mistakes and move on, Bruce Jay. You do NOT want to screw with me. Have a nice day. p.s. When I moved out, I was paying $1,087/month. I see she's now getting $2,000/month for it. People will do ANY sleazy, greedy thing for a buck. This is my first Yelp review, and I was inspired to join Yelp only by my frustration with Bruce Jay and Associates and to post this review. This company is without a doubt one of the least professional companies that I have ever dealt with in any business setting, and I have lived and done business in LA for over 30 years. They don't ever answer their phone (literally no one answers it, ever); they take days to respond to emails (sometimes they never do) and getting any necessary maintenance or repairs done at the house that we rent from them is always an unnecessarily long and exhausting process, and often results in us living with the issue rather than it being repaired or resolved. Given the opportunity to "do the right thing" or not, they have not once done the right thing. I wouldn't hire, nor recommend, Bruce Jay and Associates to manage anything, and once our lease is over we will never rent anything from him again. The rest of the reviews are probably factual and if you're looking to rent I would avoid any place managed by these people like the plague. I rented the unit 1230 N Ogden Dr for a little over a year. In that time it was nothing but plumbing trouble. They had no emergency contact for flooding and once I had to spend six days without water because I had to turn off the water due to a burst tube under my sink. I had to turn off the hot water in my bathroom almost the entire time I lived there because it would constantly run. I asked the plumber if he could fix it and he said he would have to replace the entire sink unit for it to work correctly. There were also plumbing leaks in the walls which led to black mold. I had to kill the mold myself constantly and I was told it was too expensive to fix. They constantly told me nothing would be done about the plumbing because they would be tearing down the place in the near future. After watching three people move out because they feared losing their home to this "teardown" I quickly realized this was their scam. They convince people they can't stay because they would lose their home and they would keep the deposit. As I was moving out I encountered my fourth neighbor moving out because they were going to teardown his place. Why do they keep re-listing if they are tearing down the property? I'd love to see proof they even applied to teardown and rebuild on that land because at this point it looks like a total scam. After I moved out they sent us the bill to repair all the problems caused by the plumbing they refused to fix because they were planning on tearing down the unit. Really? For over a year you make us live in a house with no hot water in the bathroom, constant leaking, and dangerous black mold because you don't want to invest in fixing it and then you try to make us pay for it? Ridiculous. Seriously... never rent from these con artists. They are a disgrace to the title management company since all they manage to do is rob people blind. *EDIT* Below Bruce Jay claims to not be at fault and blames their client. I know the first property owners and they were not happy with how Bruce Jay handled their unit. I spoke to the new property owner after the sale about my plumbing problems. They were appalled that Bruce Jay did not have an emergency plumbing contact. They told me when they inquired about this Bruce Jay said they respond to plumbing problems within a week and they couldn't change how Bruce Jay handled things but they were very disappointed. They were able to get Bruce Jay to repair a lot of the issues prior to the building sale which were the broken walkway that could injure people and the doors that were installed backwards so anyone could have unscrewed the hinges and break into anyone's home easily. After the sale went through Bruce Jay did not do any further fixes. Any company that treats their tenants and clients like garbage and then tries to place blame on the tenants and/or clients to pit them against each other is DISGUSTING. Avoid this place if you are a renter OR property owner. I've heard both terrible things from both sides and I've experienced the terribleness as a renter. read more

Bruce Jay had my listing for over 5 months and during that time brought me only one unqualified tenant, which would have been more in his interest, than in mine. He gave me the run around when I asked for details of activity and interest in the property. He did not disclose the fact that the broker fee split was 4/2 in his favor. After 4 months with no new prospects I suggested that I might pursue other options like short term rentals and asked if we could cancel the listing. He only agreed to do so if I paid the full commission, and claimed I was getting a discount. My loss at that point far exceeded theirs. Aside from posting adds all over the place, he did little else to market the property effectively or provide proper guidance on pricing. When I asked him to take better picture and provide more frequent updates he simply ignored me. I certainly don't hold Bruce responsible for market conditions, but I did expect ethical, fair and honest dealing consistent with his obligations as my agent and advisor There are many hard working ethical brokers in this city who will represent you fairly. Choose wisely. read more
