The beach house I rented through Bryant Real Estate had cockroaches, 30 plus raised nails on the unsafe deck, water rust-stained leaking shower, main shower had water seal falling off, so you could not fully close the shower door and had trash all around the house. I received a survey from Bryant when I first arrived and provided pictures of the issues listed above. I was texted back by Bryant that they put a ticket in for a technician to come out and fix the problems right away! Seven days later and nothing was done. When I got home, I texted Bryant and said I was disappointed that they did not get any of the issues addressed, especially the nails that were sticking up 1/4 " on the deck! The response was that they just had all of the issues addressed! I don't believe that for a second! Lip service, but they did not address the problems! This is Not True Showed up at four and sat outside til six only to receive half ass half as cleaning, No one available to discuss issues until 48 hours later. when we complained they said that cleaning crew will be fired. If you promised us it was your own in house cleaning staff, why are you firing another business. Oh my I could go on and on about how they told us our home must be Pristinelr or we will charge you a cleaning fee but they sure don't keep it to that standard. Garbage was overflowing with flys had to move the can away from the house. Yea done Probably last season with this company! Brocken promises and just plain lies! The pool was closed due to it not passing some type of inspection or code Bryant did not make that fat clear when I made my reservations or I would have made my reservations at a place with an open pool. Bryant sent me an email saying that the situation had been taken care of and the pool was open and they hope to see us again they'll never get my money again and that pool is not open it probably hasn't been open for years read more

Our rental property was a dangerous fire hazard. There was a shirt somewhere that caused lights to flicker and go out randomly and an electrical outlet in the living room caused the lights to go out completely in the master bedroom if even touched. We ended up having to call the fire department our first night there it was so bad and Bryant Real Estate never returned our call. We were told by the fire department to turn off the breaker switch to the living room and bedroom for safety reasons until it was fixed. An electrian was finally sent the next afternoon. We were told the problem was fixed but it was not and had issues the entire stay. They didn't care and still don't. Worst vacation experience ever. read more

I am posting my review here since Bryant did not publish it on their website. We rented a house through Bryant Reality in mid-July. On day one, we notified maintenance and the office of a toilet that did not work. A maintenance person came out, looked at it and told us he had to order the part. Four days went by, and another maintenance person came by and told us he needed to see what part he needed to order. He later explained that the intention was to be sure that the toilet was fixed before the next guests arrived and they were not going to fix it while we were there. I called the office, and they organized a "missed opportunity meeting." Over a week later, the meeting was held, and they decided to reimburse me $75. The difference between a split-level house with the top floor 3BR, 2BA and the lower level 3BR, 1BA is $274 for the same week rented in advance. The cost of an emergency plumber is about $150/ hr. so offering me a $75 refund was a cost saving strategy for them at the inconvenience of my family lining up at a single bathroom every morning before leaving the house. So, if you want to stay with Bryant, I hope for the best, but be prepared to waste time on the phone, hours with repair people in your house (with no intention to repair), and time with your family waiting to use a single restroom. If I could give this firm less than one star, I would. I usually don't leave reviews, but couldn't not share this. I booked a weekend for me and two girls to destress from a tough week. First of all, the "As Good As It Gets" unit on Carolina Beach smells like dog. I love dogs, but I personally don't want a beach unit to smell like a dog, especially a large dog is that gag smell. It was so bad, we immediately opened the beach view doors to air it out, and had to leave them open to keep a breeze coming in so we didn't gag. Friday night was fine, BUT we were awakened at 3am Saturday night with the LOUDEST beach construction trucks beeping and pounding the sand. There were bright lights and really really loud trucks. We tried to call the agency, but no one called back. We called the police and asked why was construction allowed at 3am. She had an officer call us back to give us answers. Well, the answer was that the Town of Carolina Beach gave these contractors a 24/7 work permit. Y'all, 3AM until we left at 10 it was louder than a high rise construction project. You could NOT hear the ocean over these trucks. So we had to close the doors to try to drown out the sound, but the smell was horrible. We all three could not wait to get out of there at 10am. Thinking we had all our belongings, I locked the keypad at 10:01 am. Well, one girl did not have her purse as we were rushing trying to get out since they were calling at 10am telling us to leave and we were so tired and frustrated, she left her purse in the bathroom. OMG it took an hour and four phone calls to them to get a key code that worked. You would think that since they can lock you out so quickly, that they could let you back in. Good luck. I requested a refund for them not disclosing construction was scheduled all night that night, nope. Basically eat shit, we don't care. BE AWARE that they sneak a clause into your contract that states they won't refund for construction noise. We drove home exhausted. We would have gladly gone to Wrightsville Beach or any other beach had we been made aware of the beach construction. Shame on a realty company not disclosing this. As a Realtor in another town, I am pretty sure they have a legal obligation to disclose planned construction. I am going to investigate it for sure. What a huge waste of money to return home smelling like a large dog and completely exhausted. I will NEVER rent from them again. Oh, and I should let you know that I did email and call and ask for a refund for only Saturday night, but they refuse. Zero accountability for not disclosing planned and in that area (where we do not live) well advertised construction plans. They are ridiculous. read more

I have used this company as a property management company for my rental property in Carolina Beach for a few years. I have had issues with them. Each attempt to work through it results in revisionist history by the Senior Property Manager and a complete refusal to be accountable for a lack of professionalism. One such example is a recently attempted delivery of a washer and dryer to my property. I don't live in Carolina Beach. I got notified by Bryant Real Estate that my washer had overflowed. Given its age, I explained I'd get a new one. They agreed to handle the Friday delivery (which makes sense as renters are in the unit all summer). When the delivery date and time were set, I notified the Senior Property Manager and asked how he wanted me to alert the property management company when I got the call from the delivery company that they were on their way. He gave me a phone number and said text or call the number, or hit reply all to his email and note the delivery was on its way. So, as instructed, when I got the call that the delivery was on its way, I texted the number I had been given. Receiving no response, I called the number I was given, I got no answer. When the delivery company called to say there was no one at the condo to let them in, I sent the "reply all" e-mail. Again, received no response. Later that night, the Senior Property Manager emailed saying no one had let the delivery company in and that he (the Senior Property Manager) had gotten an unexpected invitation and didn't have cell service where he went (to get the text or call). As part of his response, when confronted about the delivery issue, the Senior Property Manager wrote "You are very capable of contacting this company, having been specifically given the maintenance coordinator email." This follows another recent incident where I received an email that indicated that unauthorized work (work that had not been authorized by the property management company) had been done on my HVAC unit at the rental (the HVAC unit is less than 3 years old). I was told that Bryant Real Estate was looking into why the work was done without authorization and I would get a follow-up email. The next thing I noticed was a $1,100 withholding from my rent profits for the repair. Without explaining why they paid such a large sum of my money without authorization for the work or authorization for payment, the Senior Property Manager responded that they acted in my best interest to keep my guests comfortable and prevent more than $1,100 in refunds. My issue is not the work, it's the lack of communication and authorization. Such a large payment should require property owner authorization, particularly where the work was admittedly not authorized by the management company. Predictably, I have had trouble getting a response from the HVAC company to try to resolve the issue now that they have already been paid. I absolutely would not recommend using Bryant Real Estate as a property management company. Anyone can make mistakes but the lack of professionalism and accountability were enough to send me looking elsewhere. If you want to see email backup for any of my claims, I have it. We arrived at the house yesterday, while unloading a maintenance worker was putting a shower curtain up in the guest bathroom. A few hours later in that we bathroom we found the whole lower wall filled with black mold. They are sending people to deep clean but said nothing about getting the issue permanently fixed after we leave. Not only that but there is an outside chair about to break that they threw a cushion over so you couldn't tell. 10/10 do not recommend renting from this company. Save your time and money. read more

Booked this beach house almost a year prior to the vacation. By far the worst I have been too. The list of things wrong with this place is endless. The pictures of the place show you one thing and you get there and they switch out furniture to cheaper stuff. Very outdated. Dryer makes high pitch noise like it's dying. Carpets stained. Couches stained and really dirty like they picked them up from the curb. Half the outlets in the place don't work. Lamps with no bulbs in them. Simple necessities like a cutting board they don't have. Bathroom sliding door broke so you have to squeeze by the toilet and the door to get in. Sink faucets corroded and green. They elevator didn't work in this building so my poor 95 year old grandma had to walk up three flights of steps. This was one of the reasons we chose this place for the elevator. Sheets are stiff more like paper no blankets accept the comforter that they don't wash. Half of the building didn't have electricity so we had to call for them to fix it. Everything in here was so outdated it was just giving up on working. The WiFi sucked and didn't get good reception kept cutting out. Really disappointed on this place. We had a huge group of 42 and everyone else's place looked a ton times better than this place. Stayed in "Ocean Dunes". read more

This is a horrible rental company. I recently booked Hooked on a Swordfish, a house that had a pool. Upon arrival one of the bathtubs had sand and dirt and had definitely not been cleaned, so they had to send the cleaner back out to clean it. The pool was absolutely disgusting. When I called to let them know, they said it wasn't their responsibility, there was a third party vendor that cleans the pools and they were responsible. I was also informed that they only clean it on Tuesdays and Fridays. Since we came in on Sunday, the pool was dirty Sunday and Monday, cleaned on Tuesday for us to use , then we left on Wednesday. So I paid almost $200 more per night for a house with a pool, but only got to use the pool one day. When I asked to get some of the money back for the days I didn't get to use the pool, they offered me a $50 credit or a two hour late checkout by noon. Every interaction about the pool problem was horrible..they were super rude and condescending. They kept blaming it on the "other pool vendor" but when I told them my contract was with their rental company, they just told me I could choose $50 or two hour late checkout. I checked and the house wasn't rented three days after we were leaving, so I asked if we could use the pool all day Wednesday and leave in the afternoon, since they weren't having to flip the house to have it ready for another renter, and they laughed at me and told me I could choose one of the choices they gave me. I asked for my cleaning fee back, since the property I rented wasn't cleaned, and they said the cleaning fee was for the inside of the house. A manager contacted me after we left, and offered to give me $100 credit towards another property at a later date, but I would never rent from this management team again, and would never refer anyone else. read more

We would have rescheduled a future rental at the same property or at any of their other rental properties utilizing the credit for our initially planned dates. They refused to honor the credit. Choose a different company to work with. This company does nothing to solve problems. They take your money and run. We had an issue with a tree at one of their vacation rentals dropping debris on our car. The sap from the tree ate through the clearcoat on our vehicle. They claim they have never heard of this and will not help with repair costs, even though we have pictures to prove it. The rental property was not clean and had poor working appliances. For the amount of money charged, you would think they would provide better customer service. Do yourself a favor and work with a different company. read more

After saving our pennies from a single income family, we decided to make a reservation for a condo with Bryant Real Estate at Carolina Beach. The website said the pools were now open @ 50% capacity and since I don't do the ocean due to being handicapped, I was excited to spend time with my grandkids in the pool. We checked in on June 6th and swam in the pool. The condo was very pretty. The next morning we again swam in the pool only to have a man come tell us "the state" has shut them down and kicked us out closing it for the rest of our stay. I called the office and was told, "I'm just a reservationist. I will send you to the owners voicemail." I left a message. 24 hours later - nothing. I called again. Now I'm livid. Their customer service sucks. This lady tells me the HOA shut down the pools last week and there's nothing they can do. I asked for a partial refund. This was not advertised or discussed. We paid $900 for 3 nights. They told us no, it's not their fault about Covid 19. I called again the next day and asked to speak with the owner and was told again she wasn't available but they would open a case for me. Save your money my friends! We could have rented a hotel with a pool or a house without a pool and had a better experience!!! To all of my friends that ask me in Eastern Carolina where to go.....NOT HERE. The owner never returned my call and we have now checked out and driven home. Bryant Real Estate you have no business being open because you don't know how to treat people. This not only hurt my family time but my pocket. If I could have checked out and moved to a hotel, I would have but nobody would help me!!!!!!!!! So frustrating. All you care about is making the mighty dollar. It's not my fault you don't have someone to man your pool and didn't have the decency to post a sign or put a lock on it. The name of the condo was A Shore Thing. Someone finally called after we were already checked out and had driven home. They told us they talked to the owner and she said the rates had been discounted 15% already. Seriously? No they weren't. I was in the military for 24 years. I can smell BS a mile away. 1. It wasn't posted on the website that the pool would be closed. 2. We were in the pool the first day no problem. 3. There was no sign posted. 4. There was no lock on the pool. 5. Customer service is horrible. I am so disappointed and embarrassed for my family's little vacation time we get only once a year. Thanks for nothing!!!!!! read more

However when we arrived we discovered the sliding door to the balcony was broken & we could not get out onto the deck. We rented 8/23 thru 8/28 & could not use the deck for 3 of those days. We were going to address it with Bryant upon checking out... Ha... again they were not open & placed keys etc. in a lockbox. We love Carolina beach, Freddie's restaurant , Shuckin shack, fishing charter with Capt Trevor Smithbut will never make the mistake of using Bryant real estate ever again!!! read more

I wish I could give 0 stars because all they did was cause a frustrating, stressful situation. Long story short...I booked a unit for my 8 family members in October for next week (May 2). I paid in full and planned my trip down for a family wedding. I was contacted only a WEEK before my stay that the unit would not be ready because they were still repairing from the hurricane. 1) I was told there was no damage back in October (I asked specifically!) 2) They knew there was damage and work being done and I was never informed me until now. The office manager was rude and did not show any empathy or understanding. All she kept saying was that I was threatening her because I told her I was posting a bad review. They told me my refund would be back on my card in 7-10 days. So...now I have to come up with another 3,000 for a new house until my refund is put back in my account. From the tone of the other reviews, it is safe to say this company has upset many people. They are greedy and do not think of the plans they are ruining for their clients. My advice to them...be honest and give people more notice than just one week. I also feel I should have been compensated in some way. read more

Love this rental company. Had a wonderful stay in Carolina beach and the rental was exactly as described. The price was very reasonable for being right on the beach. Check in and check out was very simple. Didn't even need to meet with anyone, so covid conscience too. I booked a reservation with them and spoke to an agent to say I wanted first week of April back in Feb. I spoke to them 3 more times to confirm dates and ask about fees and wasn't told there was a conflict any time i spoke to them. I found out the dates were wrong. I went to their site to change reservation which was an option and was denied request! I received NO Money back, cleaning fees, pet fees or other fees where i would not have used the facility. Why have that as an option is you will deny request? I am out 1000k and received no help from them unless i wanted to drop another $1500. Do not use them, they are unprincipled. Believe me, I will check to make sure no one uses the place i "rented" up to the last minute or they will go to court! Unhelpful and unscruptious. read more

Well, i should have read these reviews before renting. Nothing at Bryant points to customer service, except lack there of. I complained about roaches, stained bed linens, no hot water, peeling paint and ultimately paid for a place i could not ask my wife to stay in, so we did not. Here was there response, next time i will take a picture of the roach: Thank you for your patience while our Management Team reviewed the issues you experienced during your stay at Salty Hammock. We are glad our maintenance dept was able to address the hot water problem. We apologize for any inconvenience you experienced during your vacation, but the Management Team agreed our response was appropriate and compensation is not warranted for this situation. Bryant Real Estate-Stepping up and taking care of their customer when a well planned vacation doesn't go quite right. Want to give a "shout out" to Bryant Real Estate. While vacationing in Carolina Beach, our Condo(Carolina Surf) was condemned during our stay. The week started off with access to our pool being denied, access to our balcony and roof top balcony being denied, due to the fact the balconies were deemed unsafe and the pool resided below the balconies. If this wasn't bad enough, on Friday we were abruptly notified that we had to evacuate immediately. This resulted in an immediate end to our vacation and an unplanned 12hr drive back home. After explaining this to Bryant's Management, they immediately stepped up and re-reimbursed us for our vacation. Thank you again to Bryant for stepping up in a situation where his customer's expectations were not met! read more

You told us that this is where we would be staying and that it was nice, had a pool, but failed to notify us of the roach infestation problem. You gave us free linens because the bed configuration was different from what we originally booked. 2) I called American Express on Sunday immediately when there was nobody at the rental office after we dropped off our keys. Bryant Realty was notified much sooner than when I left this review, but you failed to follow up on the claim with the customer, UNTIL we left a bad review. 3) The claim is still not in limbo. American Express has already declined the charge back because Bryant Realty told them we were compensated for the problem - WHICH IS INCORRECT. 4) The phone numbers you have available say for maintenance emergency only. We did call on Saturday, but it was not a maintenance issue. Was maintenance really going to move us somewhere else that night when nobody was at the rental office any longer? Please tell me what a maintenance person could do to fix our complaint if we called the emergency line? 4) The REAL QUESTION here is.....Why would you knowingly put a guest in a roach infested property (Salty Hammocks), then not reach out to them once you knew there was a problem brought to your attention by American Express and STILL NOT DO ANYTYHING until a bad review was left for Bryant Realty????? *************************************************************************** I am on the phone with American Express now. Bryant Real Estate took great care of us during our stay. Their employees were courteous and on top of things. Within five minutes we had picked up our key to our rental and were ready to begin our vacation. The rental unit was just as good as advertised and came with the most pristine view of the ocean. At one point a freak power outage occurred in one of the back bedrooms of the rental. The maintenance person was over within 30 minutes of calling, took care of the issue while we were at the beach, and resolved the issue on the first try. My mother and I will definitely be looking to rent with Bryant again in the future. :) read more
