Jb Foundations - From Adrienne Olah: 310-987-0807 Hello Emma Here is a photo of the basement

If you are looking for a company that shows up when they say they will, quotes you a price ahead of…read moretime and sticks to it, does the work efficiently and effectively, and is personable to boot - HIRE THIS COMPANY! I rarely give five star reviews because I rarely have good experiences with service workers - let alone great experiences. However, JB Foundations earned all 5 stars. And honestly, it's not that hard - just very few companies will do the basic things that make customers happy. It started recently with a couple days of hard rain. We live in an elevated area where our driveway slopes up and our house and foundation is higher than the street. As a result, we have never had any issues with water in the basement and rarely give it a thought. The only problem we had was the pipe leading up and out of the basement had a loose connection and I was able to tightened it up. But with this most recent rain, the sump pump started acting differently. It was still seemingly working but making an incredible noise. I had just had new flooring put in on the first floor (I'll be writing that review next) and noise carries much more within the house. At first I chalked the louder sump pump up to that. But the more I had to listen to it while working from home, I realized something was wrong. The second day, I started putting feelers out. Messaging 3 companies on their websites asking if they did this work on sump pumps and in our area. NONE RESPONDED. I hate using the phone so electronic communication is my preference. THe next morning, the pump was quieter but ran non-stop for hours - despite there not being hardly any water in the tank and it also had not really rained for a while. This time I turned to Yelp (which is where I got the names and reviews of the 3 companies I reached out to via their websites). I picked one and sent a message just like I did before. I also took the option to ask a couple more companies to respond. Almost immediately, JB Foundations responded and expressed ability and interest in doing the work. We exchanged messages via Yelp and soon I had an appointment, as well as an estimate should the pump need replacing. The appointment window was only 2 hours and they were able to come the next day. Considering we had yet to take any water in the basement, I was feeling very lucky (which is rare). Jay showed up during the 2 hour window and went to work. He showed me how the pump can be tested by bypassing the floater. The pump was still working and apparently able to push water to the street. Regardless, given the 26 years it had been working - I opted to have it replaced. Jay had a new pump with him and installed it in maybe 15 minutes. He asked for a garbage bag to carry the old pump out in as it was crusted in rust and mud. He had also pulled out a few other misc. items (paper, soda can, rocks) from the hole and transported it all way without messing up the floor. Jay educated me about the back-flow valve/connector - which was apparently what had come apart before. He had replaced it at no extra charge. I always appreciate a service person taking the time to explain things to me so I better understand how the things in our house work. Jay did so without making me feel spoken down to or stupid. I don't know what else I can share if you're not convinced yet to include this company in your search when needing any work done in your basement/foundation. I highly recommend giving them a shot.

He explained well how the process would unfold and was proactive about being open to any questions. They arrived the originally scheduled day and although there was a delay due to some pretty extreme weather causing traffic idiocy, I was notified about that delay. They worked hard until the job was complete. Every indication so far is that the job - a crawlspace drainage/sump - was successful, considering there has been another very hard rain since and no more basement leakage.

Sid was our contact and directly supervised the work. He gave an accurate ballpark quote and was very thorough in explaining the issues and kept us up to date on the progress of work via text messages, periodic calls, and photos. Unfortunately, the job opened up some major surprises with the drain tile around the foundation as well as rotted floor structure around the chimney chase that was dumping water into the basement due to water infiltration. Sid's crew did an excellent job repairing the rotted structure in the basement that had rotted away. While this was a very expensive repair, however I highly recommend Sid and his guys. They do quality work and get it done quick. They also had good recommendations for other contractors that we need to complete the exterior work related to the structural issues (see pic below). Sid will also work with you (within reason) if you have minor changes to the work being done. We had a separate plumber (per Sid's recommendation) add rough-in plumbing for a future bathroom after J&J broke up sections of the concrete floor to replace the weeping tile. It made sense and Sid worked with us on that. Five stars.

The painters noticed some mold and water damage near a few of the walls. I called Ohio Basement Authority and Jordan came out the next day. Having a finished basement makes figuring out if there is water coming in tough, but he walked me through the possibilities, and how we could remedy each one. Not being used to having a basement (I historically lived in *much* drier climates!), I really appreciated the thoughtfulness and attention to detail that he showed in walking me through the different situations. I decided to go with the interior waterproofing. I was scheduled to have my new flooring installed a day later, so the speediness that Jordan came out literally saved me thousands of dollars (and the time of having another floor installed!). Thanks OBA!

It took 3 crews and 5 days. On day 1 they jackhammered the perimeter and laid half the drain tile and left at 2:00 for a family emergency. I checked the progress and found that the weep holes that were supposed to be drilled on every block had not been drilled at all. Day 2, no show. Day 3 crew 2 (different people), they removed the previous laid tile to drill the weep holes Day 4, no show Day 5, crew 3 (different people) they finished the job The worst part of it all is that the plastic barrier hung to keep the cement dust from an adjacent room had fallen, and they did not bother to put it back up. The entire room and all It contained were covered with a thick coat of cement dust. Everything must be wiped off, and all the shelving must be taken outside and hosed off costing thousands of dollars. After hiring a 3rd party to clean up the mess, the reimbursement was slow and was only a fraction of the estimate.
