Probably one of my least favorite malls I've ever visited. I walked around this mall while I was getting my car serviced at the Walmart Auto Station. Walking-in this mall felt deserted. There weren't too many people and shops to begin with. It felt drab and dreary, not bustling and lively. I was also disappointed with the selection. They only had cheap stores like Ross and TJ Maxx, so the shopping experience felt cheap. Don't get me wrong, I do love cheap shopping as well, but the vibe of the mall just felt unsophisticated. What was interesting though was they did have an arcade that featured bigger rides which seemed nice. They also have a big parking lot with lots of spaces. Overall, I would probably not come to this mall again unless I was doing something nearby to pass the time such as getting auto repairs or looking for cheap shopping in the area. read more

I'm writing from the perspective of someone who recently visited this mall for the first time in 30 years. This mall is a mix of contradictions. The layout and aesthetics are a bit dated; but it is clean and well maintained. The two key anchors were Walmart and Sears; Walmart remains, but Sears is defunct. On the exterior facing La Palma, there are some big-name merchandisers: Burlington, Ross, DSW, T*J*Maxx. Inside, there is a cohort of determined smaller merchants--but there's a lot of un-leased retail space, too. There's a very nice Kirkorian movie theater. There are more than a few restaurants and food shops that get shout-outs on social media. I think you go to this shopping center if one of the tenants is your destination. I understand closing the stores at 8, but it doesn't make sense to lock the doors to the mall when businesses on both sides are still open and the mall interior is clearly used as a common pathway. The complex's exteriors are not well lit. Be aware of where you're parking and when the mall closes, since you may have to walk around creepy abandoned parts of the complex to get back to your car. read more

Still, one of the best malls in Orange County. Just minutes away from Knotts Berry Farm. You have the best of both worlds shopping here. My girlfriend does not like this mall much. She like the more fashion malls like Fashion Island Or South coast Plaza. I used to shop here alot when I lived in Cypress, now I do not come here as much living in Fountain Valley. They have all the good restaurants at this mall. Love the shopping stores. Spencers, Zales, Lees, and many more food places to go. Now they remolded the place a little bit. Can't really ding a place that is TRYING to somewhat revitalize itself. Came to this mall since they were holding the Anime Night Market event right outside in the courtyard between the mall and the theater. Honestly, no idea WHY they didn't just hold the event inside the mall itself when it was burning hot outside and there was effectively so much dead space inside. As a resident of the 626, I'm no stranger to the concept of a dead mall seeing as the Puente Hills Mall is a great example of one and I can say that at the very least this mall is somewhat trying and there's some what good shops to drop by. The main thing is their massive Walmart with a Taco Bell inside. Hands down one of the biggest Wally World's I've been to and the only one that was offering food samples (I've never seen this before). They also have a Ross and TJ Maxx which is great for sales and random home decor, seasonal trinkets, and strange snacks and foods. They have an arcade with some rides there for the kiddies, but I'm unsure if they would do better with a Round 1 instead. Two Hands Korean corn dog and a pretty popping Bath & Body Works. There's also some miscellaneous gift and pop culture merchandise shops (Halloween costumes, etc. included), but easily can go through this mall super fast as there's nothing much either way. Their directory is definitely outdated seeing that a good chunk of the shops no longer exist there (RIP $1 Book Shop) and there's lots of empty kiosks and storefronts. As with the PH Mall, I feel like the presence of a Daiso or Miniso inside here and some clothing chains would solidify the shopping experience, as well as a nice dining chain like Hai Di Lao or something, though it's hard to say with many in person malls struggling as of late. I would never go out of my way to go to this mall, but as it was where the event was located, it's not THAT awful to kill some time at if you're there for some reason. read more

Haven't been here in years but was in the area and stopped to have lunch at the China Buffet. I had no idea the theater had closed making that part of the mall a ghost town, except for the China Buffet and Dickies. Like so many malls, this one is struggling to hold on. I bought my first fridge at Sears here when I got an apartment, so I have good memories. Check out the mall map in front of the theater that hasn't been updated since before Sears closed if you want to know what they used to be like. Going inside the mall, the first thing I thought of was the only stores open were the same stores in the Village of Orange before it closed the interior of the mall. These are the stores that hold out until the very last possible minute. Even the restaurants on the outside of the mall are mostly the same as the Village. Now, there was more than the Village of Orange had at the end of its run, but it was funny. If you want discount shopping, this is the mall. Ross, TJ Maxx, and Burlington are the main anchors inside the mall, along with Walmart on the end. Some things for kids like a trampoline park and pizza place/arcade downstairs. It's clean and well-kept. It's a nice place to walk. read more

Malls used to be lots of fun back in the day. Now they are slowly dying. With online shopping all the big stores are closing. I hate seeing Walmart here because it hurts all the little stores that are trying to survive. The mall is clean, and there are a few decent stores left along with some restaurants. Came to BPDT to Visit Porto's with 2 of my friends on a Rainy Friday 2.24.23 There was no rain outside the bakery. Thank goodness, we went around 11 a.m. but definitely lines at the cafe & bakery sides of the Bakery. Lines went by fast along w getting our items within a timely manner. It's expecting too since it was busy morning. They do have a side where it's only cake purchase. So that line is much faster. We went here To enjoy each other's company over scrumptious pastries, lattes & sandwiches. Parking is always hard here. There is a good decent size parking but seems to always be battling somewhat of a marking a spot nightmare. So expect that. I originally wanted to come in for their seasonal Love month items. Raspberry Almond cookie & Guava Mousse Rose is available only during February month. ~Raspberry Almond cookie was really soft & chewy. The center raspberry jam is not overly sweet too. Yu definitely can taste The almond flavor in the cookie. ~Guava Rose Mousse is light airy like pound guava mini cake. It's guava taste is delish w actual guava fruit bits inside the cake. So delish & you can eat the rose. Not strong rise taste at all. Along w it not being too sweet. Got my usual yummy iced strawberry matcha latte. That's a must indeed. So good & not overly sweet. Highly recommended. Also since it was raining. I got a Dulce de Leche latte. Really good too. Not too sweet. ~Red Velvet cake, grabbed for a girlfriends bday. Was perfect. Not too sweet. For the red velvet lovers. It's good. They offer writing Happy Birthday or special name greeting on a white chocolate complimentary when you ask along w they have a small oval white chocolate HBD sign too. FYI Porto's is a really cute Cuban bakery. Walk in with a high ceiling and you're welcome w a glass see thru window into the bakery room where they decorate some of their beautiful desserts in front of you. Pretty cool. Definitely an iconic must visit Bakery, Porto's if you're in the area or just to grab the best pastries for a party yet a birthday celebration cake! Ghost Mall update! Living less than 10 minutes away, I have been a regular visitor to BP Downtown for more than 5 years. I have watched the gradual transition into a true ghost mall. First one of the two anchors (Sears) closed, as everyone knows, but during and just after COVID, this mall still had relatively normal foot traffic for people willing to venture out. Then circa late 2022, a huge arts and crafts store behind the mall towards 24 hour fitness shut down. Some stores were already gone or going under in the recent post-COVID world, but as of a year and a half ago there was a Bed Bath and Beyond, a T-mobile store, two major jewelry stores, a large gift shop (AAHS), the Wal Mart anchor, a TJ Maxx and a Ross. But the interior of the mall was not doing as well as the exterior shops. However, also inside the mall was also a John's Pizza extravaganza and a trampoline gym for kids. Next in 2023, T-mobile closed down (as well as their store across the street, oddly), and BBB was next to disappear ala Sears, but the BBB was soon replaced by Burlington opening in early '24. However in late '23 there was very left inside the mall except a boba place near the sushi restaurant, and a few other odd shops. Even most of the kiosks disappeared. The good news is the new food court that opened behind the mall (towards Stanton Ave / Knott's Soak City parking lot). And Krikorian Theatres behind the mall is still going strong (fingers crossed), as I'm pretty sure they have a good lease and hope it continues for a long long time. Interesting to see what happens to Sears and the rest of the mall in the years to come. Since this mall is very small it's hard to say it's worth walking around even though most of the stores are gone. So even though it's a 2 star experience, I'm giving it 3 stars just for an optimistic future for a comeback. read more

Mixed reviews of this mall. I actually find the layout and potential of this mall to be pretty good. However, some of the shops are closed, and there really isn't a food court. They have an outside area leading out from the 2nd floor that has a few eateries in it- EggSlice is a great breakfast place inside there. The open outside area is actually quite nice, but it would be amazing if this mall went through another renovation or remodeling. On the bright side the have a great movie theatre- the Krikorian I believe. They also have John's Incredible Pizza which is quite nice. They have a few restaurants as well like Olive Garden and the fantastic Portillo's Hot Dogs. Parking is very easy. I also want to give a shout out to the security staff. I thought they were very nice and helpful. I actually spent about 15 minutes talking with them. This mall has a lot of potential to be great. 3 stars for now. Will revisit in one year. read more

So, it looks like this mall is on its way out, but it's not going anywhere. Easily could be used for a movie or T.V. shoot as there's so much space to play with. The one thing I love about this place is the Bath & Body Works store inside. It's like a hidden secret. I can find what I'm looking for at this location, there's never really a line and there's no other anchor store in this "mall" . Plenty of parking, especially on the west side of the mall or Downtown. Other than that, it's a ghost town. read more

2.8 stars If anyone ever wonders what inflation plus a recession can do to a place, come visit this mall on the mall side. It is the saddest mall I have ever been to. Sears is closed. Bed Bath and Beyond is closed. There are multiple closed storefronts. The only stores anchoring this property is Party City, WalMart, TJ Maxx, and Ross. Food-wise, the choices are Auntie Anne's, Aburi (ayce sushi), and a Korean Corn Dog place called Two Hands. Across the street is Kohl's, Dollar Tree, Petsmart, Michael's, and Aldi. Food choices include Chick-fil-A, Subway, Panda Express, Blaze Pizza, Golden Bowl, and Poke Time. All the employees here in all the major stores are really, REALLY nice though, so 5/5 stars for them. I visited this mall for a party at the pizza place. When I tried to leave the escalator and elevator were both out of service. My husband and I are both handicapped adults that had to get carried up the stairs. The employee at the pizza store said it is the mall responsibility. Nobody from the mall was in sight. read more

I was very disappointed to see these security guards harassing this poor lady!! It was horrible to watch! They could have handled this more professionally! I just took video for a few seconds. This went on for a long time they walked with her from one end of the mall to the other. I couldn't believe it. Nice store . Clean & great selection . Cashier was more involved in listening in to side cashiers convo then actually cashiering . Was the 5 th person in line with only one register open . When the lady finally decided to open another . She couldn't even focus on cashiering due to listening in to the next associated conversation with her customer . Would recommend the store . I come here for movies because it's usually less crowded and has availability even on opening nights last minute. Feels empty, several shops went out of business, unleased areas, and stores where I wouldn't shop. It's heavy on gaming (howls, Johnny's, jump zone, etc), so I might check out that jump zone and arcade gaming area in the future. Not sure how to save this seemingly perpetually dying plaza. When you see Los Cerritos mall and The Source thriving you think the pandemic is over and things have returned to normal. Come to Buena Park Downtown and the complete opposite is true. There are janky setups such as setting up two plastic walls between two clearly separate kiosks, closed down blocked escalators to save money, closed stores everywhere, and the "new" saddest food hall I've ever seen(half the restaurants are closed and the other half have no customers). The packed places here are Walmart, Asia buffet, Johnny's pizza, and the trampoline park. So I'd say you'd only come to this mall if you are trying to entertain a young child, going to Walmart, or eating a cheap Asian buffet. Churroholic has 30+ pieces of mail sitting on the floor with closed doors and turned on menu TVs. Sears is an empty warehouse. I hope this place improves because pre-pandemic this place was doing much better. read more

I came here after finding it on Yelp & it was less than a mile away from the auto repair shop. This mall is 2/3 vacant! Really sad to see since it's got good parking, clean inside the mall and so conveniently located - close to Knotts Berry Farm! No tourists here, just locals. Bathrooms are clean enough, standard mall bathrooms. DSW, T.J.Maxx, Ross, Walmart, Bath & Bodyworks, Big Air Trampoline Park, and 24 Hour Fitness are the main stores holding down this mall. You can't get into DSW or Walmart from inside the mall, gates are shut, doors are closed so you have to go outside & enter through those doors. What a pain! Sears and Bed, Bath and Beyond shut down. It says Burlington Coat Factory coming soon. No food court, just Auntie Anne's and Two Hands Seoul Corn Dogs. There's an arcade/restaurant called John's Incredible Pizza Co. that takes up most of the lower level, which is very popular and packed with families on a Saturday afternoon. Only a handful of benches placed sporadically in the mall. Westfield needs to come & revamp this mall. It's such a shame to let it die a slow death. On the other hand, this is probably a good place for anyone who wants to shoot Tik Tok dance videos!! LOL! read more

I must say this mall has had its challenges. It now has a new eatery located in the back of the mall. Plenty of parking and a variety of places to eat. Again,I came across tye back of the mall when looking for Burger Monster. Now,I see many new places and I think more exposure to these places will be good for those business.Not Busy at all! As we pull into Buena Park Downtown, what's the first thing I notice? A dang Walmart. Dude... Then, as I'm about to go down a one-way parking aisle, three cars are trying to get out - the BASSACKWARDS way! Parking is free. But good grief, Charlie Brown. Why can't y'all just, oh I dunno, stop being selfish & not mess with the flow of traffic? Be careful with your little ones even when walking the crosswalk. Drivers don't stop, can't stop, won't stop... It's a small mall. And the lot is crowded on Saturday late afternoons and early evenings. Then you walk into the mall and there's hardly a soul in there. If you have not noticed by now, I enjoy going to malls. Each mall I review is special to me in some way. Buena Park Downtown is not my favorite, but it has potential to become one if remodeled with actual mall friendly stores. The only big name stores that I have visited are: Walmart and John's Incredible Pizza. Walmart drive up side is behind the store. Typical Walmart shopping experience. John's Incredible Pizza is located on the opposite end of the mall. No food court. Just random snacks in a few stalls. Most of your eateries would be restaurants outside the mall and across the street. Parking is OK. There are no customers because there are literally no stores inside. If parking is full at Knotts Berry Farm, I could see theme park visitors parking at the mall because of the empty parking lot. If Walmart and John's Incredible Pizza was not inside the mall, this mall would have probably closed by now. read more

Yelp challenge 2015. 258/365 BP Downtown the Good, the bad and the Ugly. This shopping square as I call it, extends across La Palma Ave and includes all the shops across from the mall. The Good^ 24 hour Starbucks drive thru. Decent movie theater, Kohls, Michaels, Bath and Body Works, TJ Maxx, lots of resturants. Most importantly 24 hour fitness. The bad: The mall itself is tiny. There are not a whole lot of stores. A huge waste of empty spaces. The Ugly: This has to be the worst designed parking lot ever. Especially if you enter on La Palma. I kid you not. It has been this way for years!! Years ago, before smart phones I drove around 20 minutes looking for a spot. Finally as I was waiting for a spot with my signal on, the dude behind me, drives around me and pulls into my spot. WTH? Do you think my husband got out of the car? Of course not but I sure did. I let the dude and his wife have a piece of my mind. He finally left and moved his car, after I told him a few inappropriate slurs. I am a nice person 99.9% of the time. But this guy let my innerbeast within out. Fast forward a few years, the lot is even harder to navigate. There are a few one way only routes, mixed in with a few stop signs, and people trying to exit. It is horrible. If you think you are going to find a closer spot. Your not!!! Park as far away as possible. Far away as in the back by the gym, or by Dale street by Walmarts Garden Center or by Sears. Those are your only options. #739 read more

Not the greatest mall ever thats for sure. I visit here once a year cause my wife likes the holiday boutique show down stairs. Its got allot of cool stuff to look at but the parking lot is a nightmare. They have narrow lanes to drive down and basically just a poorly designed parking lot and hardly no Disabled parking for us handicapped. Good luck finding a cop here if you need one also. Came to eat at Aburi Sushi PAYCE. Parking on the LaPalma side is very difficult around dinner time on weekends. Walking around, this mall has an interesting layout. There is a downstairs with an arcade & things to do for the young crowd (did not go down, just visiting), while there is a huge movie theatre complex in the rear of the complex (park back there). Looks like there are many activities besides shopping to keep ppl entertained. Great way to keep the family and ppl inside the mall. As a first-timer to the updated mall, I give today's experience a 3-Star. Parking was a major issue along with some of the ppl out in the parking lot appeared threatening (but there was security all around). The reason I did not give it a 2-Star, the set up and interior of the mall is inviting and easy to get around with lots to do for everyone. Happy Mall Parking and Fight On! read more

We came here last minute to get my daughter some shoes at the Sears here and found a pair of tennis shoes here (which she really liked because they lit up). We headed over to DSW to look and found a pair of black flats (a little expensive $24.00 but still nice). One of the good things about the mall is their new Churroholic. We headed back to Sears and found a surprisingly cute outfit for my teenage daughter. Love the TJ Maxx, it is always clean and organized. One has to visit the downstairs Sugarplum Festival when it is there. The Mall Security are helpful and friendly. Krikorian theater is beautiful inside with reclining seats, too bad it is not very busy. This Mall needs some new stores and TLC but I like to support local businesses by decreasing my Amazon shopping and getting out and about! read more

A man in a security guard uniform told me that I was unable to shop here, and when I replied sharply, he showed signs of aggression. If you want to know what I was doing, then... Well I was unmounting a bike lock from my stroller full of blankets. Yikes... I am appalled and truly truly truly feel that this man should be allowed to breathe. Horrible place to be. I tried toake a report several months ago that my razor scooter and trailer full of critical personal items was stolen on the property. They refused. Embarrassing. I hate that place. Large shopping center with speciality stores as well as having stores like: Ross, TJ Max, Walmart, DSW Shoes, Bed Bath and Beyond, etc. The eateries are Johnny's pizza, Buffalo Wild Wings, chili's, Olive Garden, Kicking Crab, Asia Buffet, Etc. Ample parking on both sides of the mall!! The mall also has a 24hr fitness, a trampoline park and a Howies Game Shack as well. The mall is on the smaller end but has a good variety of things to see and plenty of parking. I think it's perfect since it doesn't have the typical mall stores since a lot of the stores here are speciality stores and it's never over crowded unless it's a Friday night or it's raining. read more
