    They have done OK .Will wait another few months to see how well they do in this down market. So far have underperformed in the up market.

My concerns began well before the billing dispute. Throughout my time working with this property management company, communication was consistently poor, maintenance issues were not handled in a timely manner, and common areas were not maintained to an acceptable standard. Landscaping was frequently neglected for weeks at a time, leaving the property looking unkempt, and the entrance gate seemed to be broken more often than it was functioning. As a homeowner paying HOA dues, I expected much better. The final issue involved an after-hours plumbing charge during the winter storm. Water was entering my home, and I was concerned I might have a frozen or burst pipe. Following the property's emergency procedures, I contacted the after-hours plumber. The plumber entered my home, turned on a faucet, checked the water meter in my closet, determined the issue was not plumbing-related, and left. The entire visit lasted less than ten minutes. I was later billed nearly $600 for that visit. I disputed the charge because I believed it was excessive given the nature and duration of the service provided. I attempted to resolve the matter directly with management and later through the Better Business Bureau. During that process, I was disappointed by statements the company made about me that I believe were inaccurate and unrelated to the billing dispute. Although the company indicated at one point that it was willing to reduce the balance, that adjustment was never reflected on the invoice I received. In an effort to resolve the matter, I even offered to pay $300 as a compromise despite believing the original charge was unreasonable. As of today, the dispute remains unresolved. My disappointment isn't limited to a single invoice--it's the overall pattern of poor communication, inconsistent property maintenance, delayed responses to homeowner concerns, and the way this billing dispute has been handled. I have made every effort to resolve these issues professionally and in good faith, but unfortunately that has not been reciprocated. If you're considering purchasing a property managed by this company or hiring them to manage your community, I encourage you to ask detailed questions about their communication practices, maintenance standards, emergency service billing, and dispute resolution process. Based on my experience, I cannot recommend them.

When it came time for negotiations, she was there for us and represented our best interests. I always felt comfortable with our conversation and her representation. Often it is hard to justify the amounts paid in a real estate transaction. However, I feel that with the requirements presented and the amount of documentation, the hard negotiations and time spent looking at property, Rachael was underpaid for the value of her services provided. More agents need to work with their clients, like Rachael does. Honestly, Integrity, Respectfully, Accurately and Timely!
