To start, there are virtually no amenities aside from laundry rooms. The elevators break down at least once a week, there are loud generators running outside the windows all night, and there's no on-site parking. The garage next door costs $200 a month, and your car isn't well protected. The neighborhood has also gone downhill, especially since Hotel Barclay reopened across the street for low-income housing. There's a constant presence of unhoused individuals, and you'll need to watch your step to avoid human waste and swarms of flies on the sidewalk. The biggest inconvenience, however, is the noise. Between the Continental Club located beneath the building, the LGBT club across the street, and the frequent events hosted nearby, the streets are often packed, and the alley echoes with shouting. If you're a light sleeper, think twice. Also, don't park on the street unless you're prepared to pay for broken windows. The building staff isn't bad, but if you're looking for peace and quiet, this isn't the place for you.

I stopped by without an appointment but Maya was kind enough to give me a tour. She even gave me a helmet to wear because the building is still under construction . I can't describe how gorgeous it is, you just have to see it yourself. The building itself has so much history as well. It's aimed to be finished by the end of the year and I can't wait to tour it again when it's completed. The gym is going to be on the rooftop with 360 degree views of DTLA. I think the studio has a unique layout which isn't really fit for me, but the penthouses are going to be so beautiful and luxurious for a larger family or fancy bachs.

In short, I found the management lacked substantial communication and respect for the tenants, renting us overpriced old apartments. Ultimately, the reason I had to move out was the unwillingness and inability of SGV to address a building-wide pest problem that lasted nearly a full year, all while still continuing to raise my rent each year (during COVID!). My time in this apartment started off rather well, dealing with this saintly salesman named Barry, who I believe is no longer employed at SGV. Brian Abernathy was my primary contact in management. To their credit, I appreciated SGV's online portal for enabling a tenant to pay rent electronically, and to be able to submit service requests. And sometimes, these service requests were dealt with in short order, like replacing a broken washing machine within a week or two. However, my negative experiences with SGV outweighed the positive ones. Looking at some of the other negative reviews on this site, I experienced similar patterns to what they describe: extreme construction noise at all hours without warning when we're at home working during a pandemic; painting a neighboring unit and then sealing it up so the paint fumes vent into your own apartment overnight which leads to you being sick and is a health-code violation. When I'd complain about these things to Brian, he'd either not respond or just say "Oops, I didn't know the workers were doing that." or some other such nonsense. Ultimately, I just have no confidence that SGV has its tenants best interests in mind when making decisions, and who wants a management company like that? But the straw that broke the camel's back was this fly infestation that started in the summer of 2020. There were flies all over the place in all the units in the building. It was pretty disgusting. Management brought a handy-man by to dump some anti-bug stuff in our sinks, to no avail. This went on for months. Management continued to raise our rents despite the infestation. Ultimately I left the apartment after a year of this problem, because I just didn't want to deal with this infestation any longer. I cannot recommend working with this company.

Our entire complex was issued three day notices to comply with a demand or move out (within three days!), ours for having a cooler and a bike rack next to our car in the car port. Many residents have lived here for 10+ years and some with kids (now potentially at threat of eviction). They never come to fix issues. And when they do come (finally) they show up randomly and expect to gain entry when they do. They don't help when we report safety concerns regarding theft and forceful entry's by criminals. Absolutely worst experience I've ever had with a management company and wish they had some ethical standards other than getting their paycheck at the end of the month. We didn't want to move but now are likely forced to given we have no idea when we will get another three day notice (and potentially end up homeless) over absolute bs.

I've known Kevin for a long time and he has been a trusted partner, colleague and friend to me. I've dealt with a lot of property management companies and Gardner is better than all of them combined. Incredibly reasonable monthly management and tenant placement fees. Everything done with attention to detail and diligence. Every tenant I had over 16 years was excellent and responsible, and I credit Kevin's expertise in screening renters for that. He and his team handled every issue that ever came up and always kept me in the loop. Kevin has an army of contractors to deploy at a moment's notice if a repair is ever needed, and he himself would go and scout my unit to tell me exactly what was going on and make sure I knew all my options. Without Kevin I never could have rented the unit for as long as I did, he made it a seamless experience. When I went to sell he and his team did an incredible job getting it ready for sale, marketing and showing it, and we got a great offer quickly. If you need a property manager or real estate agent I strongly recommend you consider Kevin and the Gardner team. Last year I needed to lease my condo out for one year. Having rented a house before and having been…read morethrough a nasty eviction of a renter I wanted a good company to manage my condo unit. A friend at work suggested that I try Gardner & Gardner. I was very pleased with Kevin and his mother Ruby Gardner. They were able to list my unit and within about 1 1/2 weeks I had found someone that I had sign a 1 year lease. Well the lease ran until Aug 2010 and I'm now happily back inside my condo. I had no problem getting the renters security deposit back, like the lady that made the first review, because I placed his deposit in my credit union. During that time when I was finding the right person Ruby and Kevin kept in constant contact with me all the time by e-mail or phone and were very professional. There is nothing worst then being kept in the dark but that was not that case here. I was lucky that during the time of the lease nothing major went wrong with my unit. On the last day of the lease, when I took inventory of my items in the unit, Kevin and Ruby made me feel conformable, as well as the renter. If at any time in the future I plan to lease again I will definitely give them a call but I don't think that will happen anytime soon because I'm glad to be home again.

But on a serious note everyone... just learn from my experience and do not hire this man. Our experience with Kevin, prior to a MUCH-needed cancellation of contract, was one of the most horrific professional relationships of my life. Our association was riddled with cases of Kevin assuring us that he had notified and organized open houses and brokers opens with the cooperation of our tenants, only to find out that this was unequivocally false. We were promised both an open house that had to be cancelled, and a brokers open that had never been organized in the first place. Kevin then gleefully blamed our (lovely) tenants for his gross incompetence, and appeared genuinely shocked when we wouldn't jump on the "you have problem tenants" train with him. If these had been the only issues, we could have chalked it up to miscommunications (Kevin resists putting anything in writing until forced - I assume to avoid being caught in his falsehoods), however - this was only the tip of the iceberg of our issues with the "spouses selling houses." Prior to our house being listed on MLS, Kevin had recommended his starting list price. My husband and I incorrectly assumed that Kevin's recommendation would be appropriate and based off of current comparable listings. The night before our house was to be listed, we started looking in depth at the price - it felt off to us. Calling Kevin, we had to request that he take a closer look at the list price. We ended up having to decrease the price by $100k, as his original estimate was so off-base. The client should not be more adept at determining that the original recommendation was hugely inflated than their "expert" realtor. We had to chase Kevin to actually get the house listed. Everything, from photos to the actual listing took much longer than Kevin's original promised timeline - again, he never put the promised timeline in writing, so that he could tell us we were "mistaken". We were promised that we were a "top priority" of Kevin, but we were shown that this was false repeatedly through actions. Kevin was asked repeatedly on a Thursday night (when we learned that our initial open house needed to be cancelled), to reach directly out to our tenants to confirm an ongoing schedule. This schedule was to include a brokers open the following Tuesday (the one we later discovered had never been organized), times during the week where the house could be shown privately, and an open house the following Sunday. On Friday we were verbally told that he had reached out, and that our tenants were being very cooperative. On Saturday I had another phone call with Kevin - the same message was reiterated. Kevin assured me that he had reached out with his proposed schedule, and that he foresaw no issues. On Monday, I discovered that not only had Kevin not reached out to our tenants at all since Thursday, but that he had outright lied to me about doing so. However - our property was now listed, we felt trapped. We received a sight unseen offer the day that I write this review. Kevin called us to inform us of the offer, and emailed it to us. Before we opened it, we asked Kevin if he had reached out (as we had repeatedly asked him to do), to a frequent buyer in our area. He indicated that he had reached out (although my confidence in this assurance is very low), but that he had not heard a word back from them. Imagine our surprise when we opened the offer and, lo and behold, it is from the buyer we inquired about. When we asked Kevin about this, he tried to gaslight us by telling us that "of course he'd said that, we just didn't understand" and "the buyer is represented by {competing real estate company} so he didn't misrepresent anything." When we informed Kevin that we required a cancellation of contract, he completely stopped answering us. While evening, it was MUCH earlier in the day than Kevin frequently contacted us. I once answered a call from Kevin at 10:30pm my time - and he did not have enough common courtesy to answer an 8pm call, even though he'll assure you that "he's always reachable" until you have an issue with him. Do not misunderstand - this was out of pure pettiness of Kevin and Kaz's part. Learn from our mistakes - scroll right on by in your search for a realtor.

The house was on the market for 5+ months and he at times seemed just in a hurry to take any offer.
