    I have rented with Bryant probably 20x including staying at Janseen condo in Carolina Beach at…read moreleast 3 maybe 4x. Multiple issues 1- took 30 min for the lock pad to let us in kept needing resent wouldn't open 2-Dishes were not clean coffee on the mugs, food on the pans and forks. 3- A couple roaches seen as well 4- main reason for the bad review is the kitchen sink. We checked in Friday and by Saturday night we cooked seafood and ran the dishwasher and the sinks had sand and sediment come all the way up to the top of the sink. So no ability to wash dishes and cook. We were cleaning the coffee pot in the shower. They sent maintenance out and said we would need a plumber. I said fine let me know we would be on the beach. There was no more communication and no Plumber ever came the rest of the trip we had these sinks. The offered compensation was $50 which we felt was extremely cheap. Anyway unit needs work. I have another rental with Bryant in July but I'm reluctant.

We were told only half the unit was rented to us and not the whole unit. Despite having AirBNB messages with Bryant real estate that says I get both units, they still refused to refund my stay or locate another place. They told me that I could get another place from them, but bi would still have to pay for the first unit I rented, even though I wouldn't be staying. ​​I told them thay was unacceptable l, and they said theres nothing they can do. We'll surprise, theres a lot I can do. Starting with BBB, AirBNB, consumer affairs, and every review site possible, I will be sharing my experience. I hope you take better care of future guests.​

Since this…read morewas our first time to Wrightsville we first checked out the local area and decided where we would have dinner. We made dinner reservations for 6:00 pm. As we were leaving the room that evening, my husband put his hand on the door to make sure it closed behind us and it opened right up. The door would not lock upon exiting. We could use the deadbolt from the inside but we had no way to secure it from the outside. Since we had already checked in, we could not leave the room unlocked, even if we removed our stuff, because we were responsible for the room. We texted multiple times and left phone messages for management and finally a young man responded at 9:00 pm saying he was on his way out but would stop by. Unfortunately, he was unable to fix it and he said someone would be out first thing in the morning to repair the door. In the morning, we waited until 10:00 am before it was repaired because the maintenance guy was on another job. I called the Sea Scape Properties management company upon our return home and spoke to Ashley. I told Ashley that we only had two nights there and we could not leave the room the first night so we wanted a refund for our first night. Ashley said she had to check with the owners and she would get back to me. I waited two weeks and I did not get a call back. I called again and spoke with Ashley and she again said she was waiting for the owners response. She assured me she would call me the following Monday, and it has been another two plus weeks and I have not heard back. I can appreciate that things break or go wrong, but the measure of good service by a company is the concern for their customers by taking prompt action for repairs, prompt resolution for what is being asked for (return of one night charge) and good customer service communication. I have not received any of these. As I now try to complete their online survey, it says the "survey has closed".

So, if you rent to a pet owner and normally charge $100 per month for a pet, they keep $1200 per year. If there is no damage, they win, you lose. Loss can be subjective, so If there is a smell of pee, or some small scratches on furniture or a door, or hair in the rugs that didn't come out, or other "GREY AREA" of dispute - expect to get nothing. I tried to eliminate this clause, but they won't have it.

Through SPM's professional marketing and screening process, she has secured reliable, trustworthy tenants for our properties time and again. SPM maintains a structured, preventative approach to property management. They conduct regularly scheduled walk-through inspections and provide detailed reports that keep us informed of any emerging concerns, allowing us to address issues before they escalate. They coordinate biannual HVAC inspections and routine maintenance, manage repairs of all sizes, and have capably supported us through property needs following hurricane events.     We were a group of 12 in 4 different rooms and we all agreed that this was a great find. It is…read moreacross the street from the beach access. The beach was clean and not very crowded. (Some people in our group went to Carolina beach last year and they said it felt like a dive bar and Wrightsville Beach was much nicer. ) The sandwich shop next door had decent prepared sandwiches, coffee, and alcohol. We also had a good dinner at Oceanic across the street. The pool was very nice and never very busy. Our rooms were clean and the place was quiet (except for footsteps above). Each suite is individually owned so there was variability in the kitchen set up (e.g., full-sized fridge vs smaller, oven vs toaster oven, high table vs regular table) and decor of some units is more updated than others. Also, my unit had blackout drapes but others didn't. They also had beach chairs, beach towels, and sand toys available to use. WiFi was fast enough to upload pictures to social media but was slow for more data-heavy tasks. Breakfast is available in the lobby starting at 7:30. There are no tables to eat in the lobby but they have trays so that you can take the food back to your room. They had fresh fruit, juices, cold cereal, instant oatmeal, instant grits, packaged pastries, coffee (no decaf), and tea. Taphne and Steven were extremely nice and very helpful. Our reservations were complicated and changed at least twice and they were very accommodating. We booked directly (instead of booking dot com) and Taphne gave us a discount.

The staff was friendly and knowledgeable of the area! Continental breakfast was provided every morning in the lobby. The staff was friendly and helpful in advising places in which to eat and ways to get to our destination. The room was clean and quaint with a nice small & functional kitchen. The suite had two rooms, bathroom and kitchen. There was an ocean view and a nice balcony with a view of the Atlantic Ocean. Across the street was the Oceanic seafood restaurant, would recommend that to any traveler in the area. The continental breakfast was also quality. The options included boxed cereal, juices, breakfast bars, and fruit. The coffee was hand batched each morning and bags delivered to the rooms. The staff was always friendly in the morning, greeting and advising the people staying!
