After they left, this bugged me for days, so I emailed them and asked them why they didn't vacuum first; their reply was not satisfying for me as the dirt was deep and tenant had hair after over a year in my place: "The only Time we vacuum beforehand is if there's a lot of visible debris in the carpet." My only concern was the pricing. The website indicates a fee of $.35 to $ .45 per sq. ft. Reality is a minimum charge of $225 regardless. My wife had a medical emergency had bled a lot throughout the house on our carpet. Afterwards I blotted the stains with cold water and white towels. I worked four hours on getting as much up as I could. Not scrubbing but blotting. I called cade and he saw the pictures and said we can get these stains out for you. He sent over his employee and saw how much blood there was and took pictures and sent them to cade. The employee also said the stains would come out. They both agreed to take on this job. He brought in a rotary floor scrubber that had no suction. He left and the stains came back quickly. I called cade and told him the stains were still there. He said they would come back the next day and use the suction machine. I looked at the work order online and it said steam clean stains. I called him back and said do not use hot steam on blood. He said they would use cold water. His employee came and i asked him where he was getting this cold water from. He said from my spicket outside. I said thats not cold water. its in the middle of summer here in Phx. He said i have been doing this for 17 years and the stains will come out. When the worker was done i asked him how they looked and he said its the best i could do The stains did not come out and I called cade back and told him the stains are still there. He laughed at me. I said why are you laughing this is not funny. I told him I wanted half of my money back as they did "try" to clean other parts of the carpet. He laughed at me again. I said why do you keep laughing at me. He said it's a bad habit. I told him its very rude and not professional. He offered me 80 dollars. I said half and then he offered me 100. I still wanted half back. He came by my house and still only offered me 85. I said I would settle on the 100. He said I never offered you100. Liar. That's what he told me. We did a lot of work here and didn't realize how much blood there was. Liar. He knew how much blood there was and so did his employee. Then he said we never not had a stain come out. Then he proceeded to say he told me at first the stains "should" come out. Lair. I told him why would you take on this job if you did not have the right equipment? I was getting frustrated with the lies and the excuses and he said I don't like your tone of voice. I told him I have work to do and went outside. I came back in after about 10 minutes and he was still spewing lies and excuses to my wife. I told him give me the 85 and get out. He gave me the 85 and still wanted to yap his mouth. I said Bye Bye now and showed him to the door. He turned around and wanted to shake my wife's hand and she said I'm not shaking your hand. So you used the wrong equipment first. Did not have cold water or the right equipment the second time. If he would have gave me back half for a refund I would have lived with it but he would rather be unprofessional and not make it right. He was over his head on this job and would not admit to it. If you want to be lied to, laughed at, waste your time and money use Cade. This guy is lying and spewing excuses again. How is 85 dollars almost half of 280? Because that's what you charged me. I was rude on the phone to you?! That's comical. You laughed at me and said sorry it is a bad habit of mine. There is no way you extracted 90 percent of the blood. I saw how much liquid was in your machine before your worker dumped it under my pine tree. It wasn't much. I rented a Rug Doctor and went over the stained areas and pulled up four full loads at least double what you did. I went over the rest of the house that you supposedly cleaned and the water that came out was very dirty. The rented Rug Doctor did a better job than your so-called professional equipment. Your hard floor rotary machine should have a suction and not be used on carpet. You even said when you came over after the job was "finished" that this needed a deep extraction. So your sucker machine cannot do a deep extraction apparently. We could have avoided all of this nonsense if you would have cut your losses and gave me back half of the 280. read more

Overall the cleaning was adequate, but left several puddles which dried into thick dust on back patio tile that I had to scrub up - could have used a squeegie broom to remedy this. garage floor was added on as an additional clean. there was left a milky film on the floor - came back and redid it but it wasn't much better. I had a tenant that rented my house furnished. When she moved out, the king master bed was heavily soiled (even thought I left a mattress pad to protect it) it wasn't used. I called Cade's to shampoo the filthy carpets, 3 bar stools and clean & sanitize the mattress. They did a wonderful job on the carpets and bar stools and he couldn't guarantee the mattress would be 100%. They were able to clean it 90% and sanitize. It was a $4000 mattress. We chose Cade to clean our 22 year old carpets and some tile because of the great reviews. After years of cleaning by hot water extraction (steam cleaning) I decided to use a carpet cleaner that used a different method, in this case the encapsulate method. I'm not convinced the method they use is better than steam cleaning, but it does leave the carpets dryer and the drying time is much shorter. The carpets did look better after a good post-cleaning vacuuming. I think the theory is the dirt and such is encapsulated and needs to be vacuumed up following the cleaning process. The tile cleaning was done with steam and turned out well. All in all, he did a good job and pricing was comparable with the other carpet cleaners we've used. He was easy to schedule, kept me informed as to his progress, and showed up on time. read more
