They're a joke. If I could give 0 stars I would. As seen in the photos there was mold in the house we rented from them for several years. Along with mold, the house was equipped with faulty wiring. Our kitchen lights did not work no matter how many times we changed the bulbs or the wattage of the bulb. We had to have a lamp plugged in the kitchen to see in there. Lack of ventilation in both bedrooms leave similar mold patterns on the walls. Gas stove went out several times, oven was out from November-January... AND WE REPORTED THE ISSUES ON MULTIPLE OCCASIONS AND DURING THE YEARLY INSPECTIONS. They never once attempted to fix said issues. Our heater went out once, reported it. Didn't fix it. I feel for the person or family that lives within this monstrosity. As this house did nothing but leave my family with several health issues. Among one of them, recurring pneumonia. read more

I've been renting from them for 7 years. I have never had an issue with any of the staff. I've lived in two different apartments through this company and both times they have been awesome. What's funny is Amber has always been more than helpful with any issues that have come up. Their entire staff has always been gracious and professional and accommodating. Maybe the issue with the staff has less to do with the staff and more to do with the person presenting the issues. Our hot water heater went out and the next day they had someone out there to replace it. Our apartment is old and like old property things go south from time to time but 1 call and they resolved everything. I have recommended this company to all of my renting friends and every one of them say the same awesome things about it. Great job CPS. I wished you had an office in Fresno. read more

We applied for a property and they seemed very friendly at first. They called our references which show perfect rental history for years. We waited several days and heard nothing. Ended up calling the company to see what was going on with our application and they were incredibly rude on the phone and acted as if it was a huge burden and several days later we had to call again and they said our application had been rejected. They said have other properties available but they wanted bank statements showing that we have a joint savings account and some other ridiculous information. Based on the other reviews you can see here, avoid this company they are just interested in your application fees and do not actually care about trying to find you a place to live. read more

This company starts out to be real helpful and kind and smiling but give it some time. They will fix your issues in your rental after a time they will say they no longer can have you stay at that home you're in for excuses to get you out to have higher rent paid through other new tenants. I would never rent from these people again nor buy anything from them they are not to be trusted their snakes and they own a lot of property managements from being that way for years good luck to all of you! I've rented from CPS for about 5 years and they are one of the best management companies I've ever used. If there was any kind of problem, they fixed it immediately! They always kept me well informed for any exterior painting, sealing our parking area, general maintenance, etc. Each year, they would inspect the apartment and address any issues that needed attention and kept everything in top working order. More specifically, Amber and Sam are the nicest, gracious, most professional duo in the company and were so great to me when I had to relocate to PA. 1 star because i can't give 0, due to the black mold in my apartment :) oh the joy of getting sick with black mold!! Don't rent from this company, its NOT safe!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!! Rented for a year and got out asap!! Told them of the mold issues and was told to wipe it off with a wet paper towel, WTF that does NOT do anything! Also the ceiling caving in that had to keep being plastered was another issue never fully dealt with. If I could do it over again.. California Property services would not be my selection as a property management company. They are lazy unresponsive and really do not care about their tenants. I was one for 2.5 years and have a yucky taste in my mouth from dealing with them. As of today it has been 23 days since I vacated the property I was renting... and I STILL have yet to hear from them in regards to my deposit. I spoke to my Real Estate Lawyer today and he had advised me that they need to communicate my deposit by 21 days.. .called them today and they still don't know what is going on. I live next door to some apartments they manage. I have deal with... 1. Trash over my fence and in my yard. 2. Shopping carts being left in my yard. 3. What looked to be stolen item stashed in my bushes??? 4. Loud tenants that hang out in their garage until 5 AM. With all of these issues, I have tried calling California Property Services. They NEVER answer their phone. And I have yet to get a call returned. EVER.. Not one!!!! Even after I was able to speak to a receptionist and tell her that I was serious (7th phone call) and that the next step was code enforcement. I tried being nice. I've been professional. They simply don't care. I couldn't imagine what it would be like to either rent from them or to have them in charge of my rental. Horrid HORRID!!! read more

We came in the next day, and we (my wife and I) were told the property was rented already. Does the right hand know what the left is doing?? I want to start by saying that it saddens me to have to give CPS 1 star, but it was well deserved. The application process was smooth, but I had to break my lease due to the fact that i was moving out of town for my job. The property management charged me $250 even though i found the renter for them. On top of that, my deductions on my $1,500 deposit was bogus. I was charged for "general cleaning" and blinds over 100 dollars, even though I had a cleaner come in to clean it just days prior. I sent in my invoice of the cleaning service like they asked me to do, but when it came to actually paying me back, they gave me the run around. Apparently their property manager AUTOMN (with no last name), is in 24/7 meetings and yet to review the claims...sent in 2 weeks ago. I would highly recommend against using this property service for their poor communication and just overall being shady. Blatent disrespect for my time and money. I would NEVER rent from these people if you can avoid them. They tend to be the monopoly in this small and lovely beachside community but they're not the ONLY people to rent from. I should have trusted my better judgement and not rented from them. Our first meeting proved absurd. Even though we were from out of town and VERY interested, they would not take our names and phone numbers or e-mail and could not take down any info from us to contact us if a property came up that we might be interested in and, they would not give us their last names - issues with past tenants perhaps? Who knows but they were very unhelpful. They also lied to us about the property we rented and were not forthcoming with all kinds of problems the property had in the past including bad plumbing, leaky roof, bad wiring, shared utilities, etc. There's a lot of shady illegalities about the way they don't disclose pertinent info. Especially when they did not disclose with a an advance notice the intent to sell the property - clearly a sign of some sort of prejudice on their part. humph! They are far from managers and depend on the tenants to oversee and supervise the workers they send to the property. They even expected us to show our apartment when we were moving out. I though that was their job. I speak from experience. My partner and I paid over $83,000 to live in one of their apartments for about 5 years. In that period of time, we had one room with 3 years of leaks from a bad roof and many unsuccessful attempts at repair, a faulty wiring system that fritzed out regularly and was "repaired" unsuccessfully 3 times in our tenancy, we had three bad stoves things that were undisclosed to us like the fact that the laundry facilities including electric and hot water were on OUR METERS, and we endured evictions of other tenants due to their lack of good judgement of character in accepting other tenants... They never once offered one dime off our rent from our loss of use and inconvenience we incurred. Really rude. California Property Services would rarely come by the property to do any type of "maintenance" of the grounds, replace burned out light bulbs in common areas, weed, etc, even though all of these types of things were on our lease as their responsibilities. These were all things we were supposedly paying for. The one positive I can give them is this, we did get our entire deposit back. I had the opportunity to work with California Property Services as I was relocating to the Pismo Beach area. I did my research with property management companies and was very pleased with my experience. Brittany is a great receptionist; always polite and willing to address the rental property issues and following up to ensure the contractor followed up. Worst management company I have ever used. Currently a tenant because of the apt location but the management company is very disorganized and the property isn't maintained. Current apartment smells like smoke even though its non-smoking, stains on the carpet, cabinets have water damage, and stains on the counter tops. I cant imagine that the last tenant received all of their security deposit, that money should be used to repair the damages. read more

This company has "managed" my house in Pismo Beach for a couple years. I did not hire them, they inherited my account when the previous professional company that provided good service sold their business to them. In my experience, they have taken sometimes weeks to return emails and calls.Often, I had to follow up. I have had to do their job in showing my property because they "DON'T SHOW PROPERTY ON THE WEEKENDS" eventhough that is when the prospective tenant wants to see it. When I asked them what my house would rent for, it took them 3 weeks to "research" the current market. I found out from 2 other Property Managers that they were off the mark by $100-150 per month. Both of them knew the market well and took them a few seconds to tell me the current rental value. Good for the tenant, but not market value for the owner. However, my tenant also had numerous compaints to ME that they were rude and didn't seem to know what they were doing. They charge $20 per tenant application fee and never showed my unit to any of them. Lastly when I terminated them, they sent me my tax forms with a wrong name as well as SOMEONE ELSE'S tax forms, which contain their social security number. After I showed my house to 1 tenant, they charged over $577.50 for their "placement fee" as well as 8% "management fee" for a month's rent. The only thing they did was place an ad, which I had to REMIND them to do because they had not even taken a few minutes to post it . This was 3 days after they received the tenant gave his 30 daynotice that he was moving out.They also collected $20 per applicant and I had to call and email them to get an update. If you want a Property Manager that actually does what you hire and pay them to do...look elsewhere! read more

Amber has been the best. She took a chance on me back in September of 2019 and now that I need something bigger in size she got right to work and made it happen. She has always been very pleasant to work with and makes sure to stay in communication with me. I love that she has a sense of humor because you definitely need one when dealing with me...just sayin'. Complete lack of efficiency. I called ahead and was told the rental I was looking at was available immediately. I drive 20 minutes each way to go see it. I'm told to fill out an application and confirmed I'd be able to to move in tomorrow or the the next day if approved. While filling out the application I hear someone else asking about an application they turned in this morning. He is told it takes 3 to 4 business days to run an application. I left a new job 2 hours early and didn't get paid for those hours to go see a unit that IS NOT AVAILABLE immediately as advertised. What a waste of time and money. Today I came in with my son and daughter and I was very pleased with the office. It was friendly and clean. There was seating for me and the kids to fill out an application! While I was filling out the application everyone was very kind to me and my kids. All ladies in the front were professionally dressed. I seen a unit and was pleased with the property! My wife and I have rented through this company for a little over two years now. I would say they are actually better than most property management companies I've dealt with (which isn't saying much, admittedly). The staff have always been friendly and have made required repairs to the house, though it takes a while. To address some of the other issues I've read: Almost all of the other reviewers have noted that they tend to be unresponsive to phone calls and this is true. I think they just have too few employees for the number of properties they manage. If you have an emergency they will respond quickly, otherwise, it can take quite a while to have someone get back to you. I've never had them stop by the house or schedule an inside repair without calling first to let us know. We have on occasion had contractors / agents stop by and survey outside without being told in advance, but that's not really a big deal to me. Lastly, some of these reviews appear to be from people that simply live or rent near some inconsiderate people that are renting from Cal Prop or are renting in some crappy properties. If you find stolen goods in your bushes, call the police when you find them. They'll stop hiding them there pretty quickly. If they are making too much noise, ask them to keep it down. You can hear your neighbor snoring through the walls. Well, that sucks, but a management company just cares about safety and health code stuff, not so much this. I hate to say it, but sometimes you get what you pay for. read more

I cannot believe that anybody would trust their house in the hands of these crooks. Never have I been so disgusted with the way I was treated and the poor customer service. My family an I rented from CPM for 12 years. They never fixed things when they needed to be fixed. The neighbors unit caught fire from leaving stove on. Had I not been home an called 911. The whole complex would've burnt down. THERE WAS MOLD. had trouble breathing. Ended up in the hospital from it. Once I finally bugged them enough to check my place. Even tho they'd NEVER ADMIT there was mold. They redid the bathroom. Repair guys said oh yes it's mold. Others denied it. The water heater broke. Water came in thru the walls... I called at midnight. Had I not called it would've had tons of water damage. Then the water pipes broke...water was coming in the bedroom...the carpet guy came pulled it up...I asked is that MOLD?! HE SAID YES! I said other guys wouldn't admit it. He says he can't get fired he owns his own business. But it was more mold...covered up...who knows how long it had been there!!! Shortly after we mention the word MOLD we got evicted. I thought I did right by calling 911. An what not to save their unit. What a mistake that was. Only reason we stayed so long was because it was cheap. Well no wonder why.... I'd never recommend anyone to rent from this company. They only got 2 outta 5 stars...not good ratings... California properties manages our rental, and has for 10 or more years. Since we live out of town it is very convenient and avoids the head aches that come with rental repairs and tenants. I had my house professionally cleaned when I moved out of a house I rented from California property services . They let me know they would not be renewing my lease and asked if I would leave early. A few weeks later I received my deposit back and they deducted money for cleaning the house. If your going to terminate the rental agreement I would suggest an inspection prior to moving out so they can not scam you out of your deposit. read more
