That being said, she's won tons of awards and seriously kicks butt at what she does. She lives Austin real estate. She also does a lot to give back to the community - the woman just lives Austin period. She has been in the business for a while and has worked with a lot of people. She has a great list of people to turn to for everything! We wound up going to one of the few lenders and one of the few inspection companies she recommended when we told her that we had no clue of who to turn to. She managed to get us in to see houses quickly - which was imperative for the neighborhoods in which we were looking. Documents were quickly drawn up for offers and she next stepped us like a pro the whole way. We were searching in an area of town (SW) that was having houses sell within 24 hours WAYYY over asking. (We lost one house, less than 24 hours on the market, with us bidding 10k over - the winners bid $25k over! She'll also help advise you on what is a solid, sane bid and what is just ludicrous.) After a while of searching, 2 bids lost to INSANE bids, and her getting to see what we were hoping for in our budget, she recommended we look further north. We saw a few neighborhoods and were ready to throw in the towel. She kept the search alerts set for North Austin/Pflugerville, just in case - and we found the one! Did not come and look at the house even once until the night before it went up on MLS. We sold our home quickly-1 weekend. We asked them to find a home for us to buy while we prepared our home for sale. Moxie realty was unable to find one home to show us during the entire contract period which was over a month. When my husband and I found a home for sale on our own during the weekend our home went on sale, our moxie realtor could not bother herself to show it to us as she was on vacation over the weekend. Yes, you read that right. She went on vacation the day our home went on the MLS. She was too busy to arrange for someone in her company to show it to us. Additionally, when we brought to her a home we found on our own, she put in an offer on our behalf. Unfortunately, she screwed up and stated it was a va loan instead of a conventional loan. In a sellers market, va loans are not competitive as they require more stringent inspections. We lost out on this home even though we were the highest bidder. The broker stated that we didn't lose out because of the Moxie realtor, but because the other bidder knew the selling agent. The best part of this whole fun fest was when the owner/broker yelled at me when we told her we would not be repairing anything on the home we sold since we had 2 backup offers and it was a sellers market. Our garage door stopped working during the weekend we sold our home. Instead of representing our interests and backing up our decision, she raised her voice and berated us as she thought the deal would fall through. We forwarded a tape of her interaction with us where she raised her voice to a competitive company who now uses this as an educational tool on what not to do to your client- Their annual Ethics class. The broker/owner offered me $4k to sign a nda-non disclosure agreement to keep my mouth shut on their horrible business ethics, but decided my freedom of speech was worth more.
