Staff is super friendly. Park is well taken care of and has a nice pool, dog park and dog washing station.

They don't clean the pool. It's always disgusting! Looks like mold on edges and black tiles.

The location is prefect, short walk across the street to the beach and near several bars and restaurants.

Come to find out, we needed to buy a ticket at the park in order to have a way off the island. A few hours later, I am starting to panic wondering if I'd be able to get my daughter off the island or not. I'd seen some people who rented boats and asked them for a ride back to the dock at their convenience, but nobody was willing to help us. Then I googled St. Andrew's ferry's and got ahold of a lovely lady named Kim, I explained our situation and she tried to get us on the next available ferry, unfortunately we were on the other side of the island. I had all but given up when Kim called me back to let me know her entire team had been working together to help get us safely off the island. When Captain Scott showed up on his boat, his reassuring smile was exactly what we needed after being stranded for 4 hours. He pulled up onto the bank and helped my daughter and I board his boat and he even let me vent about the anger I had for my husband and the fisherman who just left us there. To all the people with guest services at St. Andrew's state park, you all will never know how much it means to me that you all helped and went above and beyond. After Captain Scott dropped us off at our vehicle, the employees even came up to us to make sure we were okay and to see if we needed anything while we were waiting for my selfish husband to get back from fishing. If I could leave more than 5 stars I would. Kim, Kelsey, Chad and Captain Scott, as my grandmother would say, I would dance at your wedding if I could. God bless you all and thank you. If it wasn't for you guys we'd still be over there on the island. It's beautiful but I don't know when I'll be going back. If I do I will be sure to have a ticket and go through you guys. The park is beautiful and the staff are a blessing.

When I asked her if we could just drive around OR walk, she refused even when I said we had driven 40 miles just for that purpose. I will have to reserve BLINDLY for next year and be content with whatever site we get shaded or not. Looks like she had a bad night and hope that Karma comes around, it wasn't like we were going to sneak in and spend the night in the car when we were staying in Topsail which I am almost sure is better than this other one. I am sure that if I was a politician she would've extended the red carpet. So this review is not about the Park itself but about the Ranger at the gate and her attitude towards potential customers

However, on 16 JUL 2023, we…read moreleft the Big Easy (aka New Orleans) and headed to Sun Outdoors in Panama City Beach, FL. This is only our 5th camping trip in our travel trailer, but we have stayed at a few other RV parks when we camped with my in-laws. Formerly called Emerald Coast RV Resort, Sun Outdoors Panama City Beach had great online reviews, which were supported by numerous pictures. Our "style" of camping may be a little different than most. We are not ones to just sit under our awning and relax. We like to be on the go and see everything a city has to offer when we camp. Therefore, we use our travel trailer as a relocatable hotel room that serves as our base of operations as we explore the surrounding areas. However, even though we may not use them, we prefer RV resorts with lots of amenities. Sun Outdoors Panama City Beach is a beautiful resort, and he front office staff were all delightful. It is meticulously landscaped, and they pick up the trash twice daily (10:30 AM & 6:30 PM). There are 2 heated pools with adjacent shower facilities, multiple key coded laundry rooms, a fitness center, a clubhouse, a sand volleyball court, shuffleboard "courts", pickleball courts and a covered basketball "pavilion". The sites are decently spaced and easy to access. The resort is in close proximity to highway 98 and Front Beach Road. You are near the beach, Zoo World (no smells or loud animal noises), Wonder Works, Ripley's Believe It or Not, Pier Park, and a plethora of other activities and restaurants. The only negative I experienced is that while at the back pool, there were numerous kids under 14 years old at the pool and they were unattended by any adults. They were rough housing in the pool so much that we decided to walk to the other pool. I should have advised the staff but opted not too and chalked it up to being an isolated incident. I can definitely recommend this resort with a good heart and would definitely go back.

Was concerned with noise/odor but wasn't an issue. A bit of a hike to bathroom/showers though. Looks to be space for one in the fenced area trash collection for future expansion (hint hint). Enjoyed our time here.

Being in a tent sight the first night was pretty hot, we would've love to swam before going to bed but the pool closed at 9pm. Having it open later would be something I'd love to see as there is no lifeguard anyway. Anywho, cabin was clean but expect frogs inside. This was also the nicest KOA we stayed at on our trip, the bathrooms were lovely!

They also have several really nice cabins for rent. The staff is very friendly and very excited about their new facility. The layout of the park is nice - it is a circular road the has a nice water feature in the middle (pond with fountain). There are palm trees around the park but very little shade but the landscaping and grounds are really pristine. The actual pads for the RV's are wide. I believe they have around 108 level sites. The pool and playground area is small but brand new and clean. There is a small store inside the main office building. They are located on a main highway that makes it easy to get in and out from the property. The only drawback here is that they are a little pricey to be several blocks from the ocean.

White handprints on the futon, dirt all over the floor, cigarette burn holes on the bed and the futon. They didn't even have curtains on the windows. Just posterboard NAILED TO THE WALL. Smelled like an old ashtray and they don't even have the decency to call us to maybe even give a partial refund! We have called multiple times and all the lady says is "I'll let the owners know you've called again but I can't do anything" and still have not received a called and it's been two weeks. For all I know, she is the owner and doesn't want to admit her RV park is trash. Basically just stealing people's money because they have zero REAL pictures of what this place looks like so it's a catfish and then they don't care that you refuse to stay there because of the disgustingness.

The Wi-Fi was almost non existent we got connected one day but the rest of the days it didn't even show up. The park is mostly long term residents who are working construction in the area. We felt the high in season price was a bit much for the shape the park is in. To be fair we didn't use the pool, restrooms and didn't notice if there was a laundry facility. We weren't as upset as some of the reviewers that we felt like forfeiting the entire cost for 5 nights. You pay when you make the reservation and it has a no refund policy. If passing through again we will look for another park. Rustic Sands is a more fitting name and it should be called a campground not a resort. We did have 50 amp, a pull through site and it's not far to the beach. But I expected a little more for what we paid. I
