For this particular deal, I went from list to close in three weeks. It would've been even faster if the court didn't hold up the title search. At least, that's what Liu & Associates told me. I hadn't heard of Liu & Associates until this deal. However, my agent had worked with them before. The buyer and their agent chose Liu & Associates to be the closing attorney. Specifically, Nancy Liu was supposed to be our closing attorney, but she was so busy at the time of our closing that her partner, Warren Wen, conducted the closing instead. Warren had us in and out in less than an hour. All documents seemed to be in order and Warren knew what he was doing. It was boom, boom, boom. Sign, sign, sign. The number of documents to sign seemed significantly less than the last closing I experienced with one difference being this was a cash closing. I felt significantly more comfortable at this closing than I did at my last closing which was at Trey Inman & Associates, PC in Buckhead. Simply put, the folks at Liu & Associates were much friendlier and way more down-to-earth. I felt like I could trust them more. Warren was a funny guy and kind of a goofball. Warren, if you're reading this, I mean it in a good way. I'm a goofball too. During closing, Warren would lighten things up by throwing in jokes, some of which could be quite corny. For example, when I had to give Warren my photo ID, he said it would be $10,000 to get it back. But seriously, everything went through without a hitch. Warren explained each document in plain English and even admitted that a particular document was difficult for even lawyers to understand (I believe it may have been poorly written). All three parties (buyer party, seller party, closing attorney) left the closing feeling happy, which I think really says it all. In the days leading up to closing, I worked with pre-closer Diane Chang. She was tasked with getting everything in order so we could close on the closing date written in the contract. Diane worked around the clock, during business hours, after business hours, emailing me, answering my emails, and returning my phone call promptly. I appreciated the work she put in. The only fee I had to pay Liu & Associates outside of anything captured in the settlement/closing was a $350 "Rush Closing Letter Package (3 Business Days)" for the HOA (homeowner association) closing letter and associated documents. The 5-day package cost $250 and the 1-day package cost $375. In our situation and because I wanted to close as fast as possible, Diane recommended the 3-day package. I received a receipt for the HOA closing letter fee from Lydia Lee. Since I travel often and work remote these days, I considered doing a mail-away closing. Liu & Associates told me in order to prevent title fraud, the title company required me (the seller) to sign at an attorney's office or a title company office in my area. Also, the cost to do a mail-away closing would have been $250. I happened to be in Atlanta on the date of the closing so I decided to show up in-person at Liu & Associates' office in Roswell/Alpharetta. One big advantage this office has over others is they are bilingual. The staff writes and speaks fluent English and Chinese Mandarin. I'm not sure if they know Chinese Cantonese, other Chinese dialects, or other languages. I don't speak Chinese and I understood Diane and Warren's English well, whether it was an email, document, phone call, or face-to-face conversation in person. I believe this firm caters to primarily a Chinese and Taiwanese clientele.
