I can definitely say that these apartments are better and safer than the surrounding area. I'm not sure about the previous management, but the current management is very helpful, and maintenance is always available. If you can secure a private room with just one roommate, that would be even better. The apartments are closer to campus and include your own washer and dryer, which is definitely a plus. read more

There were many issues with the apartment when he lived there, and management was slow to fix problems. It was frustratingly hard to get management on the phone. My daughter likes the privacy of having her own room and bathroom. The space she have like the kitchen and living room .

They will categorize issues as low, medium, or high priority, but regardless, will still come a few business days up to weeks after the fact. Another issue is the second floor not having heating or air conditioning for the past few months and not having it fixed to this day, from what I have heard from those who live on the second floor. Chico itself can heat up to over one hundred degrees, which is unsafe. The outside entrance to the side of the apartment has exposed electrical wire, as well as a large piece of wood propping the door open 24/7. The fob that is supposed to be used for residents only is ripped off of the door. It has been like this for well over five months if not more. People prop doors open at the other entrances too, not cool. We pay to have TV included in our bill, however, none of the TV's in this entire complex have had access to streaming whatsoever. It makes no sense to be paying for television that we are clearly not getting. Recently, there have been occurrences where the staff has not been acting in a professional manner whatsoever. Also, there is a phone number available to text or call for any questions. However, my messages have been left unread for weeks with numerous follow-ups. read more

Do not recommend this rental. It's not a 12 month contract but 11.5 (yet you pay for 12 months). The bathroom and kitchen were both filthy and we had to do the cleaning. The smoke alarm was beeping, and continued to do so for days without the front desk addressing it. My son's bike was stolen from the bike room while it was locked - oh well, too bad. And today they had the audacity to call and ask if he had moved out yet as they wanted to prep it; I asked if we would get a refund for the month of July and the answer was "Of course not." worst apartment complex i have dealt with. impossible to get somebody on the phone. my daughers ac unit has been out for over 6 months. in ca landlords do not have to provide ac. her heat is now out they have 30 days to fix it by law. looks good from the outside... but very poorly maintained and managed. do not waste your time or money. the only time you will talk to a manager is when you sign the lease. good location, poor service, pooe maintenance. they atake the $$$ and run. i would not move my pet into this place. as soon as the lease is over. we are gone.l read more

Money hungry apartment complex who is never there and never answers their phones. No maintenance people on site and they take their time for emergencies. When they are open, they open at 10 or 11 and have three lunch breaks until 3! And the only person you can talk to for finances is there 3 times a week! I had to pay for rent when there was a flooding issue and place was deemed "unlivable" and was expected to pay a transfer fee! Plus I already moved all my stuff out! So many fees that are nowhere else and double the price compared to so many other better options. No "on-site gym" and pool is dirty and always closed. The walk at a fast pace is at least 10 minutes and that's just to the edge of campus! Talk about too high of prices for terrible place and even worse management! read more

Our son moved here in August of 2021. The previous reveiws everyone has written were pretty accurate. The place was very dirty, the communication was terrible BUT....around March of 2022 a new property management company took over and things really improved. They cleaned up the pool area and common area. The new manager Noelle is top notch and very friendly and helped us with our move out process. Yes..our boys decided to leave somewhere else but have said that if this management was in place they would have never left. The location is great with a close walk to campus and downtown. I wish the new management company great success and hope to see some more positive reviews show up for them!! read more

I agree with every complaint about Campus Walk Chico. My son stayed there and between he and his 2 roommates they were charged a lot of money for cleaning and for miscellaneous items that was not necessary. All roommates received a collection notice that us parents are trying to get an explanation - and NO ONE has contacted us. The Regional Manager, Jessica Collins doesn't have the respect to follow up with us. There has been 4 new onsite mangers in the last 16 months. The other mothers and I spent 6 hours when the boys moved out cleaning the apartment like it was new. Don't waste your money living there. read more

PLEASE DONT WASTE YOUR MONEY. I am never one to leave reviews but after living here for a year it was well needed. They never cleaned my room when I moved in and gave me the wrong keys. Their prices are extremely high compared to any apartment in the area and they turn off the water/electricity frequently. I've just moved in and while the move in process is stressful anywhere, I just wanted to come on here and mention how helpful Noelle and Addie have been!! Overall campus walk is a good place to live if you do not want to worry about buying and moving furniture. When it comes to respecting the residents however there could be improvements. They treat the residents like children and like to talk to parents to handle situations. When in reality we are all adults and should be able to handle situation like so. Also while on summer break it has been called to my attention that they entered my apartment without notifying myself or my roommates. This has changed my mind about the property as a whole. a total scam. over $900 a month to live in a small room. our AC broke, we had electric problems at the beginning of the year where the AC would turn on and off on its own along with the lights/fan. super cheap furniture. at the end of the year between me and my 3 roommates they charged us $450 EACH for damages and "cleaning" fees which they claim to take no profit from. we never got any deposits back. I emailed to complain about my $100 cleaning fee for just my room and this is what they sent me. basically $100 to wipe a leaf off of the window sill. think twice before signing a lease here, I'd rather live farther from campus in a place better than this. read more

It looks like this place has had some rough times per the posts I have read. I can only speak from my recent experience with the team at Campus Walk. My son had to find a place to live since he is no longer a Freshman and I wasn't to thrilled about University Village. I am sure he would have been fine, but I wanted something closer to the university for him. When I came across Campus Walk I read what the property offered and began calling to have a few questions answered that I had. From the time I began reviewing Campus Walk up until I signed on the dotted line for the lease, I must have called Campus Walk a minimum of 6 times. I was very concerned and critical about this new place for my son so I wanted to get an early feel. I have to say that the various individuals I spoke with could not have been nicer and very professional each time I called. There were a few times where a second party would answer on behalf of Campus Walk because the main office were helping on other calls, but each and every time my name and number was taken down, I promptly received a call back. Always with a cheerful and helpful attitude. Very happy with their customer service so far. Moving forward to the move in.... It was a bit hectic during the move in, which was expected. Checking in was a breeze because of 'Fast Pass'. Very nice. There was one issue that I did come across and it was the cleanliness of the common spaces. Since this was a 4 - bedroom apartment, the apartment is quite spacious. With that said, there is more to clean. I understand it's up to the previous tenants to make sure once they move out, they clean the apartment; if not, they will get billed. Well, after driving 4+ hours that morning to 104 heat, my patience was a bit thin. I went back to the from office and explained what I had saw. I will admit I was a bit, stern, with my tone. The young lady who helped me, very calm and professional, apologized and said that there is a team on site for these types of issues and she will have them come over to clean the common spaces. I thanked her and went back to moving in boxes with my son. In less than 10 mins, if not sooner, there were two very nice and eager employees at my sons door. They had a full arsenal of cleaning supplies to tackle the apartment. They both greeted me and my son with a very warm welcome to the place and apologized for having to deal with the mess left behind by the previous tenants. They then got immediately to cleaning. Since everything was already unloaded and put in my sons room (the room itself had ZERO issues. Very clean and presentable) we headed over to Target and Safeway. By the time we got back, which was quite a while, the two employees were still cleaning the apartment. They were pretty much close to finishing up. I was shocked to see they were still in the apartment, but the young man whom I spoke with noted it really needed a good cleaning and that's what they are hired to do. That young man and woman did not simply do a half-ass job, they 'full on' cleaned that apartment like it was new. Once they were done, still with bright smiles, they apologized for the inconvenience and said goodbye. Extremely pleased and thankful to those two. Circling around.... Once the cleaning was done, I told my son to hang tight and that I would be right back. I immediately went back the front office to, first, to apologize for my earlier attitude towards the young lady who helped me. I know my tone was initially rough and I for one am the first to admit when I was wrong. Honestly, just because I was tired and hot, that is NO excuse to take it out on anyone because of an issue with the apartment. After that, I thanked them profusely. Not only were they helpful and professional, but with everything happening at once with everyone else moving in, they made sure to fix the issue and not let it linger or even ignore it. They showed, to me, they are 100% about customer service. In the end... The reason I am writing this 'wall of text' review is to show that there are those of us whom have had a good experience, even with a hiccup or two. I feel they are really trying to mend their reputation and so far from what I have seen, they are on the right track. I understand it won't happen overnight, but if they stay the course, they will be fine. It also looks like Campus Walk has learned from their previous management team that if they do not turn around how this business is being ran, it will get to a point where they won't get enough quality tenants along with a high/positive rating. This complex is horribly ran and you need to be cautious when signing a lease here. They are notorious for dirty property management practices, such as charging 895 for monthly rent but not being able to move in until half way through the month and 14 days later paying them another 895 for a cracker box sized room. They also make you pay a whole month of 895 when you're about to move out but won't let you stay for the entire month you paid for. When asking what their prorate policy is they said "we don't have one" "student housing is different". They also came into the apartment and went in all rooms with out notice or consent. Which is HIGHLY ILLEGAL. This company takes advantage of students and lacks any type or morals or ethics. read more

The type of reviews campus walk has makes me upset. The management team makes their own reviews and takes down the ones from actual residents. Campus walk has been the absolute worst in my entire adult life and everyone should be warned to not rent from them at all!! To start, most of the office staff is a delight but Noelle will make it her job to do everything she can so you are miserable the entire time. Noelle will abuse her power by disregarding some apartment rules and randomly enforce others to her connivance. Noelle will also make sure to take the most amount of money from you only because she can. Besides Noelle just being the absolute worst, the actual up-keep of the place is not ideal. The cleaning crew is always under staffed and under worked so they quit within a week and leave you with a half working sink and dryer. Nothing in the apartment fully works and once you come to your senses and are wanting to leave, you are forced to stay since there is no breaking of the lease in campus walk. Lastly, the management team and office will make zero effort to get back to you and your problems so best to actually go down to the office so they can tell you " unfortunately there is nothing I can do " to your face Shower pressure is great though :) read more

Do not sign a lease here, this place sucks. I lived there the first year it opened in 2018. Its all a scam; everything you see is solely for marketing purposes but in reality, everything in the apartment is small, flimsy, and cheap. The couch is small, uncomfy, and breaks easily, the beds are rock hard (I had to get a mattress topper), and the rooms are extremely small and cramped. The pool is never heated and only 4 feet deep all around. There is no gym, that outside area is used to party. Parking costs $50 on top of crazy insane rent so I never brought up a car. The managers that were there Kayla and Melanie were absolutely horrible and passive when I was having intense roommate issues. They pair you up with random people and 2 of the 3 girls I was paired with made my living situation a nightmare. I felt unsafe in my own home because they were bullying and excluding me. There was plenty of drama and the ladies in the office "attempted" but failed to help with the situation. The ONLY reason why it deserves 1 star (I would give it none) is because I met my lovely, amazing boyfriend here; he lived on the first floor while I was on the 3rd. read more

The apartment is very spacious, looks nice, and provides plenty of room. Other than that this place sucks. Starting from the beginning, when my roommates and I moved in. The place was not cleaned. I have minor allergies and had to deep clean for days. There was what looked like vomit stain and chunks on the bathroom wall. The place had a solid quarter inch of dust on every fan. Also there was still food in the fridge and clothes in the drawers. We had a maintenance issue with the sink and requested maintenance, but didn't hear back for over a month. They entered our apartment without permission and while being confronted the only thing they had to say was "sorry". I'm currently writing this review because the last few mornings I have not been able to take anything but a freezing cold shower. This happens pretty often. The leasing Office has hours posted online, but half they aren't there when they expected to be. This place is way too expensive to be having these sorts of problems. Cheap as hell but looks good on camera. Sweet gym with a nice clean pool? Terrible outdoor "machines" and a 70% of the time dirty pool. Great wifi? Out for 9 days straight once, pain in the ass to set up and get devices connected. Hot water? 50/50 shot best of luck. Movie nights in the court yard? They can't even get a lawn to stay alive better yet project a movie onto a sheet. If you're moving in I really really hope you don't have allergies. Not a single vent other than by appliances, oh yeah and the filters dirty as shit never replaced. Maintenance team? No, a single creep who may or may not know how to fix a couple basic things around the place. Do you get a 24 hour notice before someone enters your home for a maintenance request? there is absolutely zero ventilation here and the dust build up in the rooms is absolutely terrible. i have to wipe surfaces down everyday, and dont even get me started on the ceiling fan it has triggered my allergies incredibly so if you are sensitive to dust STAY AWAY! other than that this apartment complex has zero community, zero respect for its residents, and is a money-sucking hole. Do not move here!!! It is way overpriced for what you actually get. When I first moved in nothing was clean or in working condition. A friend of my roommate's had been living in my room rent free and left it a complete mess. I spend two full days scrubbing the floors and submitting work orders because half of the kitchen appliances weren't working properly and the safety features were broken. After the first week of living there I discovered my room had fleas and had to get the apartment sprayed. My roommates constantly had boyfriends over living rent free and would bring more than the allowed amount of dogs over every day. I mentioned this to the office and when they tried to kick the boyfriend out my roommate threatened me. What did the office do? Absolutely nothing... no follow up, no kicking the boyfriend out, no compensation for the extra utilities I was having to pay because of him staying there RENT FREE. He would bring cans of gasoline into our kitchen and when I mentioned to the office that it's a fire hazard they told me gasoline is just "decoration." I almost moved out week two but decided to stick it out. The internet was awful all the time... I couldn't even use YouTube or open my mail. The power would shut off randomly from time to time with no explanation. And the worst part of all in my opinion is the parking. There's not enough spaces for every person and the waitlist is first come first serve. A spot opened up for me in December and when I came back after Winter Break they had given it to a new tenant without telling me. I complained and they said they would call and let me know once they figured it out but they never called. In January the live in boyfriend who did I mention was a convicted felon, got sick and started puking blood all over the apartment. I didn't even want to bother with the office because they were completely useless up until now with everything else so I just moved. I'm double leasing right because Campus Walk IS JUST THAT BAD. Save your money, save yourself the trouble, and DO NOT MOVE HERE. I cannot express that enough. read more

This place is the worst. Do not ever live here. The office staff is so rude and treats residents like children. They are frequently out of the office when they are claiming to be open. I asked for an updated hours list so I don't end up getting another shift covered only for them to not be there or answer any calls for the next three hours and the response I got was "well, we are open now" but then he refused to speak with me when I wanted to make a complaint and was vague when I asked him who was going to be there when my package was delivered. I have seen the mail truck come and go because no one was there to take packages. I am not going to even bother and just have it sent to my friend's apartment. The roommate selection process is trash and I wouldn't even bother. They also do nothing if you are having problems. Nothing about this place is good. They were only nice last year up until when I renewed my lease. If you value your mental health and personal happiness at all DO NOT LIVE HERE. read more
