I noticed they had plenty of empty spots, so I asked if they would consider renting me a monthly spot. They agreed, and I have been a responsible neighbor paying my monthly bill ever since (it's now 2025). I was always well aware that they would always need to prioritize tenants, and that it could be a reality one day that they'd need that spot. That, however, is not the issue at hand. Some time around Nov 2024, a new tenant started parking to my left. They were CONSISTENTLY an issue. Parking crooked, parking in my spot, parking over the line, etc. I complained to them numerous times, because once they park weird, then I have to and so does the next person, etc. It was never a big issue because the spot at the very end of the line (which is right up next to a telephone poll) had always been empty so we had some leeway. Beginning of Feb 2025, someone started parking in the very last spot next to the telephone poll. Thus, everyone must park perfectly so that person has room to park. One day I'm pulling out from my spot and am stopped by the building manager. He starts saying that I need to park straight so other people can park straight. I kindly explain that of course I always do my best to park straight, but the tenant next to me is notorious for not, so then my hands are tied. He kept saying "I know, but YOU need to park straight" as if I was the issue. This went on for over 5 minutes, with him blocking my car, putting his hand through my window and verbally harassing me. He then threatened to call management and have my spot taken. I reported HIM to management. I can't explain how violating that was, especially since I have been a respectful parker for 6 years! I have never had a complaint once about my parking. Since the new tenant came, I have a camera roll FULL of photos of the actual parking culprit, and I can't even tell you how many countless photos there are of that person parking like a complete jerk. I soon get a call that my spot is terminated. I explain the situation - they said nothing of the fact that I was harassed. Susan Caren, who I spoke with, defended her employee's inappropriate conduct. I asked her directly if my spot would have been taken had this incident not happened, and in one breath said both "well no but we need to prioritize our residents". Which as I said at the beginning, I understand you need to prioritize your residents, but also your residents are the ones not parking correctly. If it was truly that and not caused by the incident, I would have received an email or call without being harassed by the building manager. Also, for a woman to dismiss another young woman who said she was harassed by your middle-aged male employee without even an apology for his behavior is a disgusting business practice. As of March 1, I have been parking somewhere else and have noticed my spot has NOT been filled by anyone else, so seems like they didn't need the space that badly to me. Don't deal with these people if you care about doing business with companies that actually care how they treat people!

Overall, the building is nice and they take care of the common areas and everything is cleaned once a week, including vacumming, dusting etc. But the inconvenience of having my water shut off almost three times a week for the entire day when I work from home was too much. i'd have to spend money to work from a cafe or beg friends to let me work from their apartments because not having the ability to shower, flush the toilet, wash my HANDS, refill the brita or have any sort of drinking water was insane. I honestly am glad I'm moving out, despite liking the area and the building itself. Would just caution potential tenants to ask about future maintenance issues and to ask for rent reductions in the event that this happens to you.

Pinegrove Ave about a year and half ago, and it has been my favorite apartment I have ever lived in. I even tried to buy it (of course they would not let me). It is a family owned business, and they really do treat the tenants with respect, kindness and flexibility. The building manager lives on-site (Rada) and very reachable via text. I love seeing Rada and her amazing husband around the building, she seems to know everyone and is always up for a chat. Her number is also posted around the building in the event you did not save it in your phone. The overall building manager (Ethan) is also extremely reachable by text/phone in the event of issues. I never needed to reach out to him, as Rada took care of everything in my building. I have only had one issues with my apartment and it was fixed within 24 hours from this extremely responsive team. Rada took the time when I moved in to show me how the buzz system worked (it is attached to your cell phone). Took me on a tour of the laundry room, bike area and outside patio. My apartment was extremely clean when I moved in, the walls were freshly painted white, my original hardwood floors were polished and my oven was clean (very rare in my experience). My unit is an oversized studio on the 4th floor of an elevator building. It has four very large East facing windows, an eat-in kitchen and walk-in closet. That is not the only reason I loved this place, it was the management. The only reason I am moving is because I purchased a place on Marine Drive, again because they would not sell me this unit. I would have happily stayed here for many more years. I cannot recommend this apartment building/building management company enough. * I was not paid for this review, I was given no perks with this review. I just wanted to share my experience with this company because I believe people should know the type of management they will be dealing with if they decide to sign a 12 month lease.

    Well the day finally came when The Queen made her move to get her own place. The building that she…read morewas interested in was literally down the street from us, so brand spanking new and no need for a moving truck. The property is managed by Root Property Group and I have to say the entire experience, from viewing the units to moving in was a great experience. The agent that we met with (Mark) was very pleasant as he showed us around the property to view the different layouts of the units. He was very responsive and accommodating as there was another woman doing a virtual tour along with us. Mark was great, showing us around as well as answering the questions. After viewing the unit that The Queen actually ended up moving into, she told Mark she was interested in submitting an application that day. While we were leaving soon for Mexico, The Queen did not want to wait and asked Mark if he could send it to her while in Mexico. Mark responded immediately and even answered questions while we were in Mexico. On moving day, The Queen and I went to the property office to get the keys and such to move in. The folks in the office were friendly and thorough, explaining the move in process, showing the assigned parking spaces, etc. After The Queen moved in, there were a few things in the unit that needed attending to, and the management team was responsive and got the issues fixed. To date, whenever The Queen has had any questions, Root has been responsive. The one thing all of us love about the way they are managing the building is that they have security all over the place. Entry into the building requires a FOB and/or app to get in, as well as getting into the elevator, the mailroom and garage. There are also cameras in the hallways. The Queen and I are very happy with the way Root has been responding to her inquiries as well as mine.

Would avoid renting from them until they get their act together again - if that's even possible. Honestly, would have given a glowing review up until winter of last year and called them a "family-feeling" management company; not sure what happened to turn them into yet another landlord/property management company trying to squeeze every last dollar out of their tenants and their tenancy. Broken washer/dryer that had notice put in the second week of January did not get replaced until the last week of April. After repeated communication, we were ghosted about the issue only to find out that our property manager had left and we had a new person. Think that would be something the tenants should be aware of! I could write a whole novel on how abysmal their service was with the washer/dryer situation; everything from poor communication to the installers arriving at our apartment at 7am on a weekday with no notice from the management company to both tenants to the installers having to do the whole thing again (7:30am the next day, still with no warning, but, hey, extra half an hour!) because Root ordered the wrong washer/dryer. Currently, the new appliances don't even fit the space and the accordion door had to be removed to "fit" it. Unsurprisingly, the doors are still sitting in our apartment since Root has not removed them. The company did the absolute bare minimum to "make it up to us" for all of the inconvenience. On top of this, after giving our Notice to Vacate we continued to receive messages that bordered on harassment via email and text about renewing our lease and how a new lease would be sent over when it was abundantly clear we were not reupping. Icing on the cake is being told that our place is too "cluttered" for showings when all we're trying to do is move, clear out every nook and cranny of our stuff, and get as far away from Root as possible. I genuinely am astounded at their reaction to what a living space in the middle of a move looked like. Though the leasing agent (who showed up after his agreed upon time and with no advance warning of being late) continued to insist it was "all transactional" and "just business," I'm deeply offended at how he continued to mention cleaning the place to look presentable for Root and their needs while his tone cast aspersions and disparagement for what is a situational living arrangement. None of this is touching, either, on the back stairwell that took months to fix and was a legitimate safety hazard. Every interaction with them this past year has been heavily about what is best for Root and the Root property. Utterly astounding that the property manager, when speaking to us about the washer/dryer situation, mentioned how great the washer/dryer was and that it's one that will be good for a long time. That might have been helpful had we not had it installed a few weeks before preparing to leave the place. We offered to break the lease and/or leave early due to moving into a new property, but Root would rather get their money and continue to bombard us with asinine emails and requests. I cannot fathom any other reason than them just wanting to get their rent money that they would not take us up on leaving early. Considering it would have been a whole month where they could take their staging photos - which the property manager, when asked, mentioned they did not have any previous on file simply because he didn't know why - and fix their broken washer/dryer while doing any other updates to the space they might have felt were necessary (the kitchen appliances are outdated as well, so good luck to whomever has to wait four+ months to get them fixed when they inevitably die), it seems like a no-brainer. We would not have gone through any of this hassle, not be leaving with an extremely sour taste in our mouths about Root, and this review would have gone differently. I'm just amazed at how a company that I had such positive and tenant-first interactions with when I moved in two years ago (and heard the same from my boyfriend about his four years before that) has become a standard leasing company interested in what is best for their property, which itself is debatable. I cannot stress how happy I will be to be done with them. One positive from all of this is the urgency with which it's inspired us to move out.
