I tried applying back in may, however decided not to move in here. They then called me in January, January 18 saying I had my deposit refund coming, and it should be here in a week. I have now had to call 3-4 times and danielle has told me the same thing everytime, "it will be one more week". Ive been told multiple times it would be fixed however after about a month of back and fourth I still havent gotten my deposit, nor how long itll actually take. Prior to hotter weather, hot tub has been out of order but due to its small size, the hot tub is warmer and more comfortable than the pool. Pool is finally reaching swim temperatures with the warmer weather. Pools smells sanitary - like chlorine has been added. No changing rooms nor toilets available outside of marketing room hours, and Arizona gives harsh penalties for changing in public spaces. read more

My family and I have just recently moved to Canyon Ridge. As Gloria G. stated in a past review, the ladies in the office are great! Sandra and Judy are always there to help, and anytime I put in a work order to have something done, the maintenance team responds in a day or so. The grounds are mostly clean, and the parts that do look a little rough, are currently being updated. The pool, gym and commons area are always clean. It's pretty refreshing being able to sit in a hot tub after a long day at work, while your son swims with the other tenant children. As for parking, I would suggest paying the extra $10 for a reserved spot, but other than that, I really enjoy living here. read more

I had recently acquired new employment in Glendale and was shopping for a new apartment in the area. A close friend who lived here saw it as a great opportunity to visit since we haven't seen each other in a while. They also wanted to show us their apartment and said it was a great place to live. At first I was reluctant because I have 3 small children and was just going to stay in a motel close by. They were very convincing and we decided to visit for a couple weeks. Not even a week into our visit they informed us that the office had notified them that there were noise complaints about children being loud. My children can be a little loud when they play but this is only during the day. Children being loud during the day, seriously. I decided to cut our visit short and just stay in a local hotel. Definitely going to remove this complex from my list of choices, due to the fact that they are definitely not family friendly. If you have children I would suggest looking elsewhere, obviously the noise generated just from playing during the day is enough to generate calls from the office. read more

The stress of moving from out of state is tough enough but Judy and her coworkers went above and beyond in helping make my move easy and less stressed. The property is nice and very clean. The maintenance man came the same day I moved in to help with a dryer that wasn't completed hooked up. I'm so happy I moved to the Canyon Ridge Apts. This girls have never met a stranger. I have lived here for 1 year and my experience has been extremely positive. The office staff demonstrates excellent social skills in dealing with me a d other tenants. The maintenance department us quick to answer any request. I love the location since we're close to two malls and major roads. Having dealt with other apartment complexes and found them to be 2 or 3 star performers..I reccomend looking at Canyon Ridge if you need an apartment. read more

I will update my rating once this issue is fixed. Decent apartments, not luxury by any means but we do like our apartment and the location. Pool is always over chlorinated, so much that when you are near it or in it your eyes burn from the fumes. We don't plan on swimming this summer because of it. They have a hard time keeping doggie bags full in multiple locations. They do not monitor what type of dogs come in even though they have a breed restriction, which is great if you have a pit bull (I love pit bulls don't get me wrong, can be amazing dogs!) so keep that in mind when moving in here. When we moved in there where cockroaches and cockroach feces everywhere. We brought it up and I cleaned what I could. They where coming out of our washer and it took a couple complaints and failed bug spraying and me asking for a new dish washer to have it eradicated. This was probably the first month of being here. (Mind you we where nice about it and did what he could to help maintain and stop it ourselves) good thing is, no cockroaches since. But we lived with a nest of them for a month. Lots of random people living in people's apartments that aren't on the lease. Example would be some people upstairs that we had to call the cops on due to an altercation in the parking lot where one individual was arrested (we have seen his car a few times since then) There's one guy who loves to park in two parking spots parked side ways with no reserved sticker on the spots, he's also got a pile of tires out there. They let that slide. We have kept our apartment in great condition, we don't cause problems and we clean up after our dog and sometimes other dogs. We would love to pay rent EARLY but their app only allows you to pay on the first, which means if something goes slightly wrong then you will get REAMED with charges. Which is what happened to us. We have the money, we have more than enough, I paid on the first and waited for the funds to go out, they normally post in 7 days because that's how slow their process is (we have USAA if I send money it takes only a handful of hours vs days) apparently ours didn't go through, so within not even 48 hours of it not going through we accrued $175 in fees and will accrue another $75 by tomorrow if we don't magically get them a money order by tomorrow (or so they say since they said I'd be charged $75 tomorrow too so idk if that will be waived if I give them the money order or not) By the way, I got this notice at 5pm today!!!!! That's great right? I need to add that none of my rent money was set as pending from our bank. Normally it will show as outgoing but pending just not posted, nothing, didn't happen this time. Wouldn't have known anything was wrong at all. Went to the office and got the regional managers phone number, hoping there's a little loyalty after being here for almost a year with absolutely no issues. Time to go run around and find somewhere to do a money order in the mean time. (And yes I know there are late fees, I just never imagined there'd be some electronic error or issue after being here for as long as we have and doing everything routinely. But apparently it's not perfect and residents are liable for it no matter how responsible they have been) read more

I wish I could give this complex negative stars. Do NOT rent here. I've been here for about 6 months now, and there's so many bugs, especially cockroaches, sketchy people always walking around; I have a nice car and I PAY for COVERED PARKING. Someone was parked in it for more than 24+ hours, and management STILL WOULDN'T TOW IT! Why do I even pay for this shit? Management is rude and extremely unhelpful, then they always "lose" our bill payments??? This is worse than the low-income apartments we were in before. Do not rent here! read more

We have been here for 5 months almost 6. The front office staff is awesome, so friendly and quick to help with any issues. I have no complaints really....except, the washer sometimes doesn't work, and the carpets were not properly cleaned upon our move in. It did smell like the previous owners had a pet that pottied on the carpet, when I brought it up, nothing was really fixed lol but whatever. They should have been replaced, just sayin. Other then that and the fact that the surprise police are ALWAYS in the apartment leaves you kind of uneasy about who is living here haha. But for the most part quiet and lovely. Thanks!! read more

I've been here about five months and have nothing but good things to say. First of all, the excellent office and grounds staff do an incredible job managing the property. They are on top of any problems immediately and (of the very few issues I've ever had) they take care of any problems immediately. The ladies in the office are simply wonderful. My dog and I stop by regularly and it is the highlight of his day. He gets treats and is showered with all the attention he so badly craves. This is a very pet-friendly community. I would also like to compliment the grounds staff on their work. The grounds are lush and beautiful and are very well maintained. The location is excellent, too: just off of a main thoroughfare and convenient to all the shops in Surprise and Sun City, but far enough off that it is pleasantly quiet. I've lived here for nearly two years and have been mostly satisfied with it. The maintenance is very responsive and the office personnel are very friendly. The only issues have been: 1) occasionally shady people move in, which prompts several visits from Surprise PD, 2) the nearby haunted house that operates Sept-Oct gets a little old after the 5000th blood curdling scream and 3000th chain saw attack, 3) the lazy pet owners letting their dogs dump without cleaning up after them, and 4) these 3 birds keep crapping on my car like they own it!!! I've been living here for about a year and I love it. The staff have always been friendly and helpful. I once asked if somebody could help me put up a shade on my patio and they just went ahead and put it up for me, no charge! I have a dog and when I go to the office they always offer my pooch a treat. There are quite a few kids living in the complex but I only hear them when they're going to or coming home from school. I had an issue with a window that wouldn't fully close and ants once but the situations were fixed within two days. The only complaint I have is sometimes the upstairs neighbor will have a little girl over. She runs around and it sounds like they're bowling. So the moral of the story is get an upstairs apartment or make sure they don't have kids above you. read more

The office people were nice until it was time to move out.They are about their money.The apartment is small for the price you pay for it.The ac and the heater kept going out.I think i called maintenance every month for something to be fixed. The jacuzzi was dirty most of the time. The area outside was kept nice when people cleaned up after their pets. read more

The staff is extremely friendly, they always do things to keep our community active, the grounds are always maintained and they do a background check so you know it is a safe place to live! My biggest complaint would be that there is a nasty smell coming from under my kitchen sink and no matter how many times the maintenance comes they can't find where it's coming from so it still smells every time I open my sink cabinet! read more

I have lived here 6 months. It is a really nice place to live. Quiet. Well kept. Decent sized apartment. Management is excellent and prompt with repairs ans communication. My kids enjoy the pool and the play areas. (The play areas are nice, a little beat up/disrepaired which is only a minor complaint from me). The pool is always very clean and well kept and has not been overly crowded or packed when I've taken my kids there. I am happy to live here. Good location for me and my family. read more

Well, upon receiving a letter from management, they want confirmation from an agency we paid to have the carpet steam cleaned. I have seen their vans, from Carpet Genie, which look like child predator vans and their employees look like un-checked felons (I am almost sure they do not conduct back ground checks), and we purchased a steam cleaner and because of my cats, cleaned the carpets a minimum of three times. Why would they offer to refund my money if I had a receipt if the carpets were not up to par already? Then they charged for light bulbs, when I put in energy efficient ones, when originals burnt out. I am not sure if they think they would have charged me for a service call as a tenant when they did, but they sure are now. If you are military, STAY AWAY, they will use your need to get things moved as a reason to rack you with fees and allege they have "pictures" of the place, which in my case were not taken while either of us were able to be there. Oh, and don't bother getting a drink at the pool from the vending machine, if it does work it is a rarity, when it doesn't, Mr. Garcia has no clue about how to get your money back....why would he allow some one to put that on his property without ensuring it works properly and know who to contact when it doesn't? I moved into Canyon Ridge in late July 2013. I am a college student who does nothing that a typical college student does, my studies are important to myself and my roommate and when looking for an apartment for our senior year internships in the Valley, Canyon Ridge offered affordable and by far the cleanest and most renovated for cost apartments in the area. We frequently enjoy the pool and spa as well as free covered parking in non-reserved spaces. Yes the apartment can be a little rowdy at times with children but they are always inside at a reasonable time. The staff is amazing! I love Norma, and Chris the maintenance man always gets everything done so fast he's truly a blessing. The only thing that prospective renters should be warned about is the Haunted House that runs Sept-Oct on the South end of the complex. It was really annoying when trying to enjoy opening up the windows to save some money only to hear screaming, chainsaws and loud music until late hours of the night. Request an apartment on the North end if possible and this won't even be an issue! To end on a postive note I have enjoyed the time I have spent living at Canyon Ridge and I believe it is a good fit for multiple types of renters. read more

Myself and my 3 girls have been here for about a year now and I have nothing but great things to say about where I reside. Being a single parent you have to be careful when choosing a place to live. The grounds are always in excellent condition and the office staff is the icing on the cake . I can truley say they go above and beyond at times. You can tell its not just a job to the ladies in the front office. I must add that the activites they have planned throughout the year is a plus Easter egg hunt, Thanksgiving Dinner, Pictures with santa my kids just loves it and so do I. read more

I appreciate being able to rent a apartment and do recommend to public to view apartments online if unable to visit in person. Been here for 5 months and its ok. Not great but fine for the reasonable money. No apt issues, responsive maintenance, and the office peeps are ok if you can deal with the slower paced front desk. Some sketchy people but nothing too intense. Biggest issues: people do not pick up after their dogs even tho there are multiple poop pots around the property. And even more noticeable are the large number of VERY young unsupervised children about. Crazy- 5year olds left in charge of 3 year olds etc. get a place that faces the parking lots instead of the inside and this is not such an issue. Not noisy that I've noticed. The steam cleaner issue mentioned in the other review is a LAW in a lot of states that have mold issues- the have to show a professional service has carried out the terminal clean to insure the right chemicals were used. They tell you at the lease signing and you can use there service for a fee or get your own guy- just have to have a receipt to give them to satisfy the law. For the hassle and $ it's easier to just let them handle it. read more
