It turns out a lot of pipes froze that night, because no one had any techs available. The best I could get from mist was a promise to have someone call me in the morning. Josh from Holmes, though, called me back immediately. He helped me stop the water that was flowing out of the burst valve, made sure I had some emergency heat, then scheduled me for first thing in the morning after he finished with his next client. He fixed the problem and even made some improvements to make my system a bit more resilient going forward. He was there all day, so I was expecting an astronomical bill since I had called in an emergency basis. I was pleasantly surprised to see the price was very reasonable. I had actually made that exact repair myself 5 years earlier (Josh said it was a quality issue with the valve and not my handiwork that lead to this failure, and I choose to believe him), so I know the going rate for the valves he used, and I know what the labor was like to install it. They charged a fair markup for the parts and a competitive hourly rate for the labor. And of course, Josh did the work a heck of a lot faster than I did back in 2021. I'm very pleased with the service and the quality of work. I'll definitely be calling Holmes the next time I need any HVAC work done.

The windows were rotted, and the building was cited as potentially having lead service lines. Communicating with the company is nearly impossible, with automated email messages and general phone lines to call that don't lead to another human on the other end. They're a faceless organization, and do not care for the buildings they own -- mainly focus on real estate holdings.

I lived here from 2025 to 2026, and below were the ongoing issues that caused me to leave: - Black mold and leaky roof in the unit downstairs. Finally showed up in late January 2026 after submitting a request in August 2025 for the mold, only to be told they cannot fix the mold until the roof stops leaking, roof still has not been fixed as of May 2026. Roofing specialist were sent out multiple times but the issue persisted. Got the recommendation from another roofing company to replace the roof, not sure if this is the owner not wanting to pay for a new roof or the roofing company that was sent not doing a great job. - Tree specialist that was working at the neighbor's house recommended to cut down the dying/dead tree in the backyard in Fall 2025 as it was at risk of falling directly on the house, nothing was done to address this. March 14th 2026 the tree fell on the house. Because it was a weekend, we could not get in contact with anyone at Veno and had to call the fire department. After the tree fell on the house, the bathroom ceiling started to leak. Maintenance request was submitted for the leak on 3/24, as of May 2026 leak was not fixed and small spot now turned into a 52 inch leaking crack in the ceiling. - Large holes in the basement foundation, leading to an ongoing rodent problem. I'm unsure the extent to which these issues are actually a result of the management company vs the owner of the house.

    I'D GIVE 0 STARS IF I COULD!!!! They will show the apartment…read morewhile you are still occupying it, just an uncomfortable thing. I was told they were having a showing. Which is generally 1 or 2 people, they gave us a $100 gift card so we could leave the house so they can show it, but this was not a showing I had more that 20 people in my apt all at once for an open house! Guess who had to clean up after 20+ people that had been walking in and out my house, yup me. My rugs had mud on them and floors where filthy. Maintenance is mostly prompt but cheap (Called about heat not working at 11am didn't get it fixed till 9pm next day...yes we were freezing and yes 2 days no heat) they gave us space heaters, cause I complained and they couldn't be used cause it blew the circuit every time it was plugged in. TAKE PHOTOS of your apt.!!!! Tried to get money out of my deposit saying I left crumbs on stove and cabinets. But also they mentioned how clean my apartment was and that they like showing it before I completely left. I had photo proof showing otherwise. I also had to clean the cabinets myself when I first moved they were dirty. Asked to look at there photos, I don't think there was any. Too much interaction with landlord than I should have. Some of the maintenance work could've been avoided again being cheap. Privacy isn't something you'll really have, I haven't gone by 2 months without having maintenance or the landlord walk into my apartment. Yup I hate it here! Ps. I pay my rent on time, very clean tenant. 2nd apartment with them. 1st apt was in and older house completely outdated, problem started when I got the 2nd. I guess the better the apartment the bigger the nuisance. Good Luck.

If you do HAVE to work with him, make sure you get everything documented on paper. I've been fighting to get my money back (which he agreed to and I have written proof) for over a month after he falsely advertised an apartment. After 4 months of trying to get my money back, I sued Bill Hamel and won in Small Claims Court. He then refused to pay me what the Court ordered! He said the check was in the mail and was trying to wait me out until I moved away (which he knew about since I had signed a lease with him). Fortunately, I contacted the Better Business Bureau and the Albany Police and started escalating the fight until he finally handed me a check and told me to screw off. He was menacing and I would sincerely be worried about living in one of his units. This man has no ethics at all. AVOID THIS COMPANY AT ALL COSTS!!

    These are not luxury apartments. I lived here for 1 year and could not wait to move. The buildings…read moreare so dirty. They do not clean anything or vacuum. The same stains on the walls were still there when I moved out 1 year later. They keep the trash in bins on the floors and it attracts mice. We had 3 mice in our apartment that we had to deal with (also seen one dead in the hallway). The trash is always full and smells. The painting on the walls in the buildings was done half a**. If you use the staircase in building 2 in the parking garage and it rains, the water sits in a huge puddle which seeps into the building and grows mold. They've done nothing about it. The flooring in the apartments was done half a**... you feel the floor pieces move when you step on them. I heard every step the person above me took in their apartment. Everything in your apartment will break (maintenance staff is great though). They had to replace the dryer, the latches on the doors in the apartment to keep the doors closed broke. The hinges on the cabinets in the kitchen were not done properly and are loose. Everything was done half a**. This place is in need of a serious remodel. They charge way too much for these apartments. They wanted to raise our rent another $200 when it came up for renewal and now I see the same apartment online for 2000+! I could not imagine paying 2000 (400 dollar increase from what we were paying) for a 1 bedroom at this place. The water bill on average was 8-10 a month and then randomly jumped to 20 a month with no explanation. Everybody pays for the entire buildings water usage. It's not specific to your usage. The siding is coming off the outside of building 2. The way they designed these buildings... if it's windy, you'll hear the wind hollow in the hallway. Your balcony will be covered by lint from the dryer vents that are over your apartment (there were 4 dryer vents over my balcony). Hopefully you're lucky enough to be in one of the apartments where the pigeons/birds don't sit on your balcony. The only two positives are the view of the water and the parking garage. However, there is a lot of mischief that goes on in the neighborhood.

I had 3 maintenance requests for an entire year and the week before I moved out they wanted to fix it. Our windows were barely sealed and cabinets broken, the floors are installed terribly so those will also be ruined. The office is unprofessional and rude. In building two there will always dog urine on the carpets and in the elevators along with marijuana odors that linger into your apartment. If stay far away from this place!
