Honest review as someone who lived in a 5 bed 5 bath from 2023-2025! Listed below are my pros and cons (: Cons: All resident packages are kept in one big room- if someone has a code they have access to all of them (they used an "honor system" with a bunch of college students), during the tornado nobody lived downstairs so I had to leave in the middle of a storm to shelter, parking lot has no speed bumps and cars fly through there 24/7- me and my dog have almost been hit 10+ times, cars go the wrong way on the roundabout in the entrance nearly causing wrecks frequently, it's hard to get ahold of management- they give you their email address but I've personally never received a response from them, small pantry, small fridge (for 4+ people), the. Office is only open 10-6 and no weekends so can be inconvenient if you need to talk to them. Pros: With the package system- you can get your package even if the office is closed, the pool is always clean in the summer and mostly spring months, rent is cheap for a Lubbock apartment, capstone hosts little events that you can participate in and win free items or get free drinks/food sometimes, great amenities! I used the gym, meeting room, printers, pool, and have no complaints about any. read more

They charge you 100's of dollars for non existent "damages". Maintenance SUCKS! We moved in and our freezer was broken, then they returned a broken fridge and tried to blame it on us, ant problem really bad and no one came to give assistance. Trash pickup is awful, the place is always a wreck. Just don't live here. Looks nice while viewing but I promise it's awful. Also my friend's car got stolen from the property! No cameras, NOTHING! Management is absolutely terrible. My roommates and I ended up with a terrible roommate whom trashed the place, called the cops for no reason, and more. Capstone management decided to take a side and tried to evict us. Now corporate is involved and said the management is completely wrong and has no right to do so. My roommate has let mold grow while we all live there and capstone wont do anything about it. They have stayed quiet since corporate got involved and they are no longer responding to me and my 3 other roommates. Disappointed with my experience at Capstone Cottages of Lubbock. On 05/22, I received an email saying my housing agreement was on the way, and I had been told that my roommate and I were locked in for the semester on their end. I had everything ready and completed, and from our conversations it felt like the process was moving forward with only the housing agreement and countersignature left. Then on 05/26, I got a call saying my housing had been given to someone else because another applicant completed the process faster. Yes, the email stated that housing was not guaranteed until the agreement was counter-signed and completed, but the way this process was communicated and handled was frustrating and disappointing. After spending nearly a month preparing and relying on the information provided, losing housing at the last minute felt unfair and poorly managed. I was also experiencing issues receiving guarantor emails, which made the process even more difficult. My biggest issue is not the policy itself, but the lack of urgency, communication, and customer consideration throughout the process. Future applicants should be aware that nothing is secure until every document is completed and counter-signed, regardless of what may be communicated during the process. read more

Please stay away from this rental property. Communication is extremely poor, phone calls are rarely answered, and everything is handled only through emails with little to no resolution provided. I was continuously billed monthly for a room I never received keys for and was never given proper access to. The experience has been very frustrating and concerning, especially for college students trying to secure housing. Based on my experience, the situation feels misleading and unprofessional. I've lived here for like 15 days I've moved in APRIL 15 . They told me I can move in early and than live here during the semester with my roommates that I SIGNED THE LEASE WITH although I signed the lease for $695 they said I have to sign a renewal lease to live there during the semester and they are Raising my rent to 719 for the same room and my roommates are paying $695 they are saying it's because I didn't sign the renewal lease on time IVE BEEN THERE FIFTEEN DAYS they are scam yes the apartments look glamorous and look like they have good amenities but management is HORRIBLE and them not telling you they are Raising your rent is horrible. In the receptionist at the front are just other college students who barley can answer any of ur questions. read more

They seem to charge kids for move out no matter what the condition is. Its very predatorial and seems to be in their plan on making revenue. I called to talk to the manager and say we would pay for some rug damage 400 of the 1350 they are trying to charge me. She said she has pictures, funny thing so do I and mine have timestamps. They even charge per bag of trash taken out over 400 between the four boys. This is ridicoulous. You even get threatening emails about lawyers taking from your paychecks which probably works on most kids. I think all the parents that cosigned on their children should compare notes of how much they were charged. I helped my son move and clean up and it wasnt perfect but it was a college apartment that was clean when we left. Management if you want to make this right charge us for the rug and that is it. Absolutely horrible! This was sold to me as a "safe place to live." It's not! My daughter's house got robbed by someone who did maintenance on her home and was previously terminated. He also robbed two other females that he knew were living by themselves & had been obviously watching them. He took her passport, driver's license, purses, speakers, cash (that she had worked all summer to make), and a lot more. My daughter was scared to stay by herself, and understandably so. She moved back home and ended up having to stop working & continue her summer courses online because of it. I requested that they waive her rent last month due to the situation. After over a week of numerous emails and phone calls to Capstone, they finally stopped ignoring me and responded by saying No. Their solution was to change her room for two weeks. That was such a slap in the face. Why on earth would that help out at all?! She already moved home, which Capstone knew had already transpired! Then I get an email stating they will evict her if not paid the day after they tell me no (btw) we are set up on automatic billing,( but their system breaks, and you have to know to fix it, lol) yea. They need to get their act together and make sure this is a safe environment for students to stay in while attending college. I would 100% suggest that you look elsewhere for housing. If you have a student staying there, you should check your bills. I was charged $25.00 a month for a covered parking spot, which they had run out of parking spots. So I was paying for nothing. When I found out months later, I called them, and they said it would have to be "approved" to be credited back to me. This place is all about money and not about taking care of their tenants. The buildings are run down; they don't pick up garbage service regularly, which can bring in lots of pests. It's pretty gross. I am not a fan of how they handle things whatsoever. I think the concept is a good idea; they need to take care of everything better, especially their tenants. I wish I had read the reviews earlier; this place needs to get it together. read more

Was a resident for 3 years and every time you move out they try to get you with charges for "damages" that do not exist. When you call management to attempt to get help they will blow you off and have some of the worst customer I have ever seen. If you know what's good for your self do not live here. Edit: As you can see "Scion Corporation" has responded to my review. "Scion Corporation" is actually just their property managers responding to negative reviews on the property acting like their corporate. I have reached out to them on multiple occasions. Each time I am met with the same aforementioned results. I think the way in which they respond to their past residents speaks for itself.... Do not live here. They have no compassion for you as a tenant. They advertise themselves as a gated community but the gates only work 20% of the time. This causes a lot of outsiders to come in and break into your car. Capstone doesn't even have cameras in the parking lot nor do they care about anything that happens to you. My apartment actually just flooded 48 hours ago and today my car was broken into since they refuse to fix the gates and get cameras. When you move out you also get fined for 27 things that are nonexistent just so they can take your money. This is completely unacceptable and unprofessional. Be very aware of what you are getting into when you move here. I have never seen a company be quite so punitive in the way customers are treated. The apartment will be given in "not new" condition, but you will be billed - "nickled and dimed" for all types of random expenses to make it new again. The many amenities are often broken and/or unable to be used. The office is disorganized and unprofessional - mail, move in form, and payments lost on numerous occasions. by far the worst place to ever live ! if you value your money definitely go a different route ! rudest workers I've ever meet, 500 dollar move out fee I got charged around 100 dollars twice to clean my carpet. and a fee for dust left behind that required " intensive" cleaning. maintenance tryee to make you do it first before they come out, our ac wasn't working for the entirely of the year and they claimed maintaince fixed it when they did not. electricity was almost 100 dollars a month that was charged to me and my four other roomates so 500 dollar electricity charge. parking is awful, I got accused of stealing mail out of the shared mailroom. If I could give this place a 0 I would. Moved in my sophomore year with my 2 best friends in a 5 person cottage. We got paired with 2 other people and one being a worker there and needless to say me and my 2 friends had to move out of one cottage to another because of the 2 randoms behavior and actions. You would think with one being a worker it'd be fine but she was the worst one of the two. Capstone will also slap ridiculous amounts in your acct for no reason and without contacting you first. I had a dog who made one small stain on the carpet a couple of months after moving in, they had charged me a cleaning fee already without ever telling me. They also falsely accused me of actions and should do better when it comes to accusing THEIR residents. Overall they need to get their management in line. For the amount of money capstone cottages makes off of the students, they are still too cheap to afford a reliable security system to protect its residents. Our house was robbed when we were not home, and Capstone failed to address the reoccurring issue of crime/robbery/break-ins in their houses. Capstone has no reliable cameras on the campus or at the gates, and traffic that does not belong at capstone constantly gets through the gates. The night the robbery happened, they couldn't check the only cameras at the gate because they don't work at night! Capstones failure to invest in appropriate security for its residents and allowing reoccurring issues to go unannounced to warn residents shows they do not care about student safety. read more

If you want to be completely taken advantage of with payments left and right with no explanation, this is the place for you. I wanted to start off by saying living here in general isn't too bad, the pool is nice (when they clean it which is never), and sometimes they have free food in the clubhouse The reason why I hated being here so much after two years of living was because of how much management was taking advantage of me. With someone like me, they figured because I was a college student I'd be too stupid to realize how much I was actually getting charged compared to how much I should've been getting charged. Last year there was an offer capstone made about if you renewed your lease, you'd get the same rate as that last year. This was complete BS. As soon as the next billing year started, I was getting charged 50$ more A MONTH than I should've been getting charged. And on top of all that, they started separately billing for electricity when it was supposed to be included with my rate. Every single month I had to make a big deal out of it and ask why this was happening, and every time I would get a BS answer in hopes I wouldn't ask again (like the fact that they "changed their management and can't follow previous arrangements... yes they actually told me that). I ended up letting it go because it was so extremely difficult to deal with these people. On top of all of that, I was charged an extra 300$ move out fee because they were finding absolutely any excuse to milk money out of these college kids. I was charged $85 for "toilet cleaning" when I literally used a toilet cleaner and spent an hour polishing it off and making it look like a damn mirror. Of course I emailed them and called them numerous amounts of time and I got no answer. I ended up paying it because it wasn't worth having the fee and being sent to collections. Like I said, if you don't care about paying extra for no reason and not really caring about it, this is an overall clean and good place to live for you. For someone like me, getting charged extra for no reason every month really annoys me and gives me the obligation to spread the word out about what really happens at capstone. I have lived at Capstone for 3 years now. After having friends at almost every apartment complex in the city, I can confidently say Capstone has the best management team and service. Specifically, I have dealt with one of the managers, Kana and an employee Dylan who have both gone above and beyond for me on multiple occasions when they didn't have to. The people that work here don't just show up to work, they care about making your living experience great. Just remember, when looking for an apartment, you get what you pay for. I highly recommend Capstone for the management, amenities, daily door trash pickup service, high quality maintenance response time and house quality. A con of capstone is the bus service if you choose to utilize it. It takes roughly 30 minutes to get to campus and 10 minutes to get back. If you look into capstone, you want to deal with Kana or Dylan, even though I'm sure the rest of the team is good too. read more

This apartment complex is TERRIBLE. Beware if you have students at Texas Tech. They charge fees for NO. REASON. I have had multiple family members live here and when moving out, they were charged hundreds of dollars of damages for NOTHING. Parents, if your kid is moving in here, just wait for the $1,000 charge when they move out, even if there were no damages. AC never works and has to be fixed at LEAST monthly. Management is run by teenagers/young adults who have no idea what they're doing and are just money hungry. Sad to see, as these are nice apartment buildings, but nobody who works here actually cares about their tenants, and probably looks forward to charging an extra fee, even if no damage was done. DO NOT LIVE HERE!!!!! I cannot stress this enough. This has been the worst living experience since coming to Tech for me and my friends. My air conditioner is constantly broken in the summer. I continually have to submit a maintenance request to come and fix it (which takes days for them to get to), they barely check it, say it's "fine" and then nothing changes. It's gotten so bad where I can't even stay at my place for extended periods of time without being extremely uncomfortable. It's gotten to a point where my electric bill is so high from trying to cool my place to a living-level temperature, and they're still charging me a ridiculous amount for it. I know countless residents who share the same issue as me - Capstone has bad ac units that can't handle the Lubbock summers. Not to mention the ridiculous and overpriced fees and charges that are placed on your account for things as small paint chips or marks on the wall. Their whole objective is to gouge as much money from you as possible. Management takes advantage of college aged kids and only cares about making the most money possible. Stay away!!!!! read more

These guys are LIARS! My daughter wanted to leave Lubbock and never even moved into her apartment, but due to Covid we decided to mover her closer to home. We spoke with David and Cam they assured us that we could transfer to the San Marcos property and continue our lease there. THEY LIED AND NEVER EVEN INFORMED US THAT THE TRANSFER WAS NEVER APPROVED. Months later and because i followed up, my daughter is now without a room and they will not let me out of the lease I never even started. These managers and company has no compassion and I would not do business with this company or any of its affiliates. We are all impacted by Covid in some shape or form but the fact that this company does not care about your situation or hardships shows us the kind of company they truly are. BEWARE!!! read more

I have lived here for a few months and let me tell ya, if you move in and your apartment is right next to the pool, Good Luck. The walls of this place are incredibly thin you can hear people having conversations as they walk by, and if you are next to the pool, good luck trying to sleep because it is incredibly loud. They also allow anyone and everyone inside to pool and a few nights ago a couple of idiots pulled out a gun. A couple nights after that someone was firing their gun in the complex and we had to call LAPD to come take a look. There has been a cockroach problem here, luckily they are mostly dead, but still. My friends have found mice in their unit, So watch out for that. Overall, it is a nice apartment, but I do not think its worth the $675 per room for a five bedroom. Management is nice and the people up front have always been great, but again, I don't know if it is worth the $675 read more

if I could give it a ZERO I would. DO NOT MOVE IN HERE! The condition for MOVE IN was DISTGUSTING. When I say disgusting, I mean it took 4 adults and 2 of the students almost 8 hours to clean this place for move in. The air filter vent was literally BLACK (supposed to be bright white). The floors were all sticky, the stove was unusable, the countertops were a mess, and there was so much trash we hauled more than 10-15 trash bags out. The living room furniture was damaged (they did replace the couch), lights didn't work, the smoke alarm kept beeping nonstop so much that we had to put it outside. The pantry had maple syrup spilled on two of the shelves and the refrigerator had a broken shelf that we had to glue. So, that was MOVE IN. MOVE OUT is the second part. The boys left this apartment in better condition than they got it. However, this new company that took over is charging for every little thing, even when my son spoke to a gentleman when he turned in his keys about thing that were left by his roommates. He was told that he wouldn't be charged. They are EACH being charged 33.75 for common area paint, 25.00 for a sofa cushion to be cleaned, 23.75 for a chair cushion to be cleaned, 26.12 for a small chip on one of the bar stools, 12.50 and 25.00 for trash removal, 37.50 for common area clean (a little sweeping), 60.00 for his bedroom (normal wear and tear), and other charges that are fully inflated. The amount of rent these student pay during the year is already outrageous, That is almost 500.00 that the boys are being charged. Not to mention what they are being charged for the bathrooms and their own bedrooms. I have talked to Capstone on the phone, as well as my son emailing back and forth. They are not here for the kids, they are gold diggers overcharging families for things that happen in their own homes. I am not sure what company they use for cleaning, but they are also being overcharged. You can get a whole house of carpet cleaned for 99.00. Aside from a few minor touchups, this apartment was move in ready when they left. Also, students are not made to clean up their dogs' waste. It is everywhere you walk, even on the sidewalks. My son loves living here. The community is like a resort! There's a huge pool, gym, dog park, massage chairs, and walking trails. He also mentioned study rooms that are open 24/7. The staff was very helpful upon move in. Since then, when I've needed anything, the manager Brooke is super friendly and always willing to help out. This place does take advantage of young people. My daughter had to file a police report for assault from your roommates boyfriend. Who then was allowed to return to the apartment even though he was not on the lease. We were able to move her to another apartment if we paid an additional $200. Once she was moved, we found out her roommate was friends with her old roommate that she had issues with. This was a horrible experience for my daughter and for her safety she left and moved home. The apartments will not even negotiate to get her out of her lease. She moved out May of 2021 and we have been paying full rent (including furniture package and electric bill) every month and will have to until July of 2022. If not, we will ruin our credit. Decided to give a more revised review since the other one was not my words. I enjoyed my stay for the last 2 years at capstone cottages although we did have issues this year with moving into our newest apartment because it was not ready when we were told so after a long back and forth discussion we finally were able to get our new house cleaned and able for us to move in. With us moving in we still were missing quite a bit of furniture that has been replaced as we moved in. I do believe it is a pricier location for a college student, but there are several amenities that could be worth it if looking to live here. I would suggest just doing research because based on other reviews and my friends that live in the complex they have had some issues similar to ours as well. This has been my worst and unsanitary living experience ever. They placed some random girl in our unit who had 3 dogs that'd urinate regularly on the carpet and she never cleaned it up. the upstairs reeks of urine odor and there's stains everywhere. The odors so strong that my closet and clothes smell like urine. I had to wash some 3-4 times and the smell still won't come out so they're ruined. Now I'm having to store my clothes in bins because I can't even hang them in my closet. One of the dogs wasn't even in the lease and we told capstone and sent evidence but they didn't do anything. There was also 2 people living in 1 room, clearly breaking lease rules, and we sent evidence for that too. A carpet replacement is needed but capstone doesn't care I guess. now the carpet is ruined. I lived at Capstone for two years. My experience started out great and then it just went downhill very fast. The appearance of the property and cottages are great. Although, the A/C had SO. MANY. PROBLEMS. It never cooled the upstairs and in the summer that was AWFUL. Capstone maintenance would fix it probably every other month. Management here is TERRIBLE. They know absolutely nothing and are so RUDE. Capstone only hires friends of employees which makes the front office and cleanliness of the office so bad. They never know what they are actually talking about in the office. I resigned a lease only because I was told I would have the same rate by the Leasing Manager. Come that next August it went up by 100 DOLLARS. RIDICULOUS. Who wants to pay $715 for a small three bedroom at a student living property in Lubbock, Texas ???!!! Tried to dispute it with management and I was told the conversation of the same rate wasn't "recalled". Do not live here. I was only there for a semester and saw enough for me to never want to live there again. The management sucks, if you need something fix they'll take 2 semesters to get it fixed or replaced maybe. If you do end up living here you better not leave or else they will hit you with $600+ in "fees". There was only 3 of us in a 5 man and when we all moved out 2 of us were charged nearly $700 for random stuff like a paint mark on the roof or a new bed even if it was there before you moved in. The 3rd roommate was charged $800 and some change. If you end up living there you must document with pictures everything because even if you report it to them they'll end up "not having anything saying the damages were there before you" and make you pay for it. When I moved out I mentioned a list of issues going on with the apartment and by the time I moved out they had nothing saying I reported anything and was changers $678 for everything. I have lived at Capstone for close to three years now and have enjoyed every minute! The facilities are the best out of all of Lubbock student housing, including the steam/sauna room, resort-style pool, and ample green space throughout the property to relax and hangout. Capstone is different from other apartment complexes as you are not crammed into a tiny apartment building, rather you get to live in your own mini "cottage." The staff is super friendly, Kana has always been such a great help and makes living at capstone an enjoyable experience! I would highly recommend these apartments to my friends or anybody looking for off-campus housing. read more

It's a pretty place in general but the issue we all my Entire 1.5 years at capstone was the random charges they will give. First they say utilities are included in rent. A couple of months out of the year it would Be jsut 1 person actually living in the apartment and we would be charged $150 each in "utility overages" and idk how that's even possible for one person. Another thing, they told me upon move out that everyone who has a dog must pay to have the carpets replaced. This costs me $800... not only that, but the upstairs carpets had been replaced in august and it's only may AND we were charged a cleaning fee in feb and it was never cleaned so now I'm out $880 for carpet cleaning on a carpet that's getting ripped out? If you are required to pay for complete carpet replacement if you have animals that should be stated. But... I have other friends in capstone with animals who have not had to pay for carpet replacement. I shampoo my carpet once a week. This is absolutely ridiculous. i was doing my move out walk thru at noon and by 6 she had told me they pulled up the carpet to see it needed replacing, that's the FASTEST they've ever completed a task since I've lived here. So glad to be out. Make sure to record any and all conversations with staff because they have a tendency to charge you after you've already moved out, even if a final walk thru was completed! read more

Capstone is a good place to live don't get me wrong. They have a lot of areas for dogs to play. They just have a lot of management issues. I know they have changed management in the past couple of years, but they still have some issues. First off, when you move in your apartment it is still dirty and has old food in the fridge. They do a quick look to make sure it is "clean" and then go onto the next cottage. Also when we tried to move in on move in day they still had painters painting, so we didn't get our keys till 5 that night. They also had cleaners and carpet cleaners come the day after we moved in. Next, onto covered parking. If you pay for a spot you can't tow someone if they are in your spot. They say they tow but won't actually, so what's the purpose of paying for a spot. Also another main concern is the fact that employees all know different protocols. I undertand if employees are training and don't know yet, but you can call and get one andwer about something and then call back the next day and get a totally different answer. it just makes it difficult. read more

This place is a nice place to live but they definitely have some major problems. Move-in and before move-in is where you will experience most of the problems. Before moving in, my roommates and I would call and ask questions and every single one of us would get a different answer. The people that answer the phone sound very nice and informative, but there has to be some major lack of communication with the management and their employees. Don't trust anything they say when you call ahead, just have your fingers crossed when you get there. Even when I got there to move in they didn't have my keys made and they didn't have our furniture in the cottage yet. Every bed came that day, but one of my roommates didn't get her desk chair for over a month, and we didn't get all of our couch until we've been living there for 3 months. The automatic gate was left open for almost this whole semester. Many more stories, but basically management is a mess. You can ask for a manager and whoever answers the phone will refuse. The maintenance team on the other hand is fantastic. Very speedy and very nice, and they always go above and beyond. I value the Yelp reviews and was hesitant when I first read some of them, especially as a parent. I can tell you from my experience, it has been great. I dealt with Mike and he was quick to respond to questions and was very polite. I think some of the old reviews were prior to new management and things appear to have changed a lot. read more
