Moved my daughter in to get ready to return to school and Texas Tech. Upon moving into the apartment we instantly noticed trash that was left sitting on the porch with flies around it and a bad smell. Upon entry of the apartment we noticed damage to the walls and the ceiling of the apartment. Looks like there was water damage at some point and it was patched but not fixed. There was damage to the floors as well, looks like something jagged dragged across it. There was old furniture left on the back porch. We went to the office to tell them and said we will get on it. My daughter even entered it into the portal . Move in date was Aug 22 and it still has not been repaired and the couch is still outside. Terrible management! read more

I wanted to add on to my previous review with an anecdote that happened just this week. I cannot emphasize enough how TERRIBLE their communication is. Last night, around 6 P.M., there was a knock at my door. Mind you, all my roommates have moved out at this point, so it was just me and my cat in the house. Turns out they were coming into our house to paint the walls of the rooms with no occupants. There had been NO mention of this via email. How would you feel if a group of men were in your house as a woman (temporarily) living alone while the office is closed? I had to lock my cat in my room for several hours as the stench of paint emanated throughout the house all night. Again, there had been ZERO, NO, AND NONE of this communicated to me before. This is one example, although I have several examples of emails that have gone unanswered and the only way I got any kind of response was by going in person to the office. read more

Upon moving in this place was digsuting. We spent hours cleaning it before I could move my stuff in. There was painters tape left on walls and careless spray paint on the ceiling because they were too lazy to paint correctly. They also painted hair and bugs into the walls. Throughout the year the trash not being taken out was always an issue, as well as the AC constantly going out and breakers blowing from plugging one thing in. I just moved out, and they charged me 200 dollars for a full bedroom paint from having a curtain rod screw left and a nail. They also charged me 15 dollars for a partial bathroom clean when I left it twice as clean as they gave me it. This place is a rip off and disgusting. DO NOT RECOMMEND read more

My daughter and I inquired about gaining residence here. We got as far as the application process and immediately decided to move on. They wanted me, as my daughter's guarantor, to blindly sign a lease agreement. It was 100% digital with no actual lease agreement to review prior to signing. I called 3 different times to request a lease template to review. Every time I was told they did not have one. A personalized lease built closer to move in would be the only viewable option and that would only come with a pre signed submission online. This was unacceptable and sent all the red flags. They are now attempting to come for us saying we signed a lease and now obligated to find a sublet. I requested the digital document log. It took several days before they finally sent it to me. My signature is in fact NOT on the log yet they are still attempting to say they have a signed lease. How is it that the log reflects every movement my daughter as well as myself made yet it is conveniently missing my signature? When I asked why i did not have a copy of said signed lease agreement in my portal, they said it was sent to my daughter. Why would they send literally everything but that to me? A legally binding financial agreement? We checked my daughter's portal. Also not there. DO NOT DO BUSINESS WITH THIS SHADY COMPLEX. As if college move in is not stressful enough, now I am wasting time arguing with a bunch of shady people to make sure they don't attempt to put this on my credit instead of focusing on my daughter. read more

I would not recommend living at Republic at Lubbock. My experience was extremely disappointing from move-in to move-out. When I moved into my unit, the room was not properly cleaned. There was mold in the air vents, dirt all over the baseboards, stains on the walls and ceilings from previous water damage, and soap residue still in the shower. I had to deep clean the bathroom myself before I could even use it. The carpet was also in poor condition and took nearly three months to be replaced, despite multiple requests from not only me but my roommates and our families. Throughout my lease, maintenance and communication were constant issues. We submitted repeated maintenance requests for plumbing problems, sometimes multiple times a week, but the issues were never properly resolved. The front office was difficult to work with, and whenever we had questions or concerns, we were often told to "email the manager" and wait, with little to no follow-up. To make matters worse, after moving out I was charged nearly $300 in cleaning fees, including charges for carpet cleaning, bathroom cleaning, and a full bedroom cleaning. I find these charges completely unreasonable considering the condition the room was in when I moved in. I only had the replacement carpet for about two months before moving out because management took months to replace the original one, and I thoroughly cleaned my room before leaving. Being charged hundreds of dollars for cleaning when I had to clean the apartment myself upon move-in feels incredibly unfair. Another frustrating experience was the roommate approval process. I found a replacement roommate on my own, yet the approval process dragged on for over a month with almost no communication. Every update only came after we reached out ourselves, and we were repeatedly told they were waiting on additional management signatures. Overall, this property is poorly managed. Communication is lacking, maintenance requests are not handled in a timely manner, and residents' concerns do not seem to be taken seriously. Charging residents nearly $300 in cleaning fees after they moved into an apartment that wasn't properly cleaned is unacceptable. I documented the condition of my room with photos, and I would strongly encourage anyone considering living here to do the same and keep records of every interaction with management. read more

Update : in the replies they claimed that I could do a mutual termination. They in fact denied me that, and told me that I could pursue the delegation process instead, which I had already said nobody will take over my lease because of how horrid it is. No worries it gets better though! They said that since I didn't do a move in inspection, which I didn't think I needed to do that, due to the fact I had to go to the front desk multiple times and then finally got a room change after begging, that my claims cannot be verified due to lack of documentation. Courtyard has had these lights hanging and smashed on the floor for months now, no attempt to clean them up and rehang or just take them down. Trash by the bus stop is always overflowing. Horrible place to live. They will make you pay all their bills and call it damage or anything they can come up with. DO NOT live here! My son moved out and we CLEANED EVERY LAST CORNER. As soon as he was moved out, there was a $500 bill on his account less than 12 hours after he moved out. No possible way that they found $250 worth of damage. $250 of that bill was water and electricity. I don't have an issue paying for legitimate expenses. I do, however, have a problem paying for made up ones. They will make you pay insurance for their building. So if you feel like flushing money down the toilet, go ahead and live here. As for student apartments, it's not terrible every student apartment is a money grab especially since they're all interlinked. I enjoy the 3 bedroom a lot but maintaince and renovations were slow or no existent. If you go to Tech I would recommend living here if you have good roommates already in mind because they don't really take the roommate matching into consideration. The security was great, but it's college housing so there will be shameless people like anywhere else. People who party on weekdays, people who leave trash and let their dogs poop on your yard.... It's just how it is. The amenities are nice but not a reason you should live here. The staff are okay but the manager is usually no help. Anyway not a bad place to live especially if you don't like the traditional apartment style. I pay around ($740) including utilities for a 3 bed 3 bath. read more

Upon moving in our house was disgusting. Bugs, dust, hair painted into the walls. Just overall so gross. For the first month or so our dryer did not work, our washer DROWNED our clothes, our stovetop didn't work, and the pool didn't open until mid October when it started getting cold. Our pool has been closed essentially all summer. The gym is underwhelming with outdated equipment and often the cardio machines hardly work. And within the last month, maintenance looked at our AC unit because it's been terrible all year, only to find out it's been broken. The maintenance people are phenomenal, they just inherited the problems that the people before them failed to fix. I genuinely cannot believe I pay close to $700 a month for a 5x5 in the condition like this. I have lived at the republic for the past year, and the biggest word of advice I can give is !!!!DO NOT LIVE HERE!!!! The maintenance is terrible, our AC was out for weeks at a time, the management is rude and condescending. The pool, which is the reason a lot of people end up signing leases here, is closed 90% of the time due to BS reasons. Along with the other amenities such as the volleyball and basketball courts. The office has managed to turn a few week process of the pool being closed into 2 months. Upon move in, the rooms were so dirty and we were missing a cabinet door in the kitchen the entire lease, even after putting in MULTIPLE requests. Move in day my room was disgusting, and my bed was ripped with wet stains everywhere, the bed was so flat it looked like a jail bed. I told the front office and all she said was "can you flip the mattress over" excuse me?! how would you like it if someone told your child that. They finally changed the bed and the room was still filthy she was making excuses as to why it was like that. so I ended up cleaning my own room before I was able to officially move in, on top of trying to get ready to start classes, do you know how stressful that is?! Then they come in maintenance a room bc we are getting a new roommate which shes making the worse decision ever if I had her info I would tell her dont sign and go somewhere else! they left our door unlocked after doing whatever. not long that we didnt get no notice that they will be in our house. We had a wasp nest on our balcony they were flying by the door I tired to see if I could could make it in the house, I got chased by them. I had to go to the office 3 times for them to finally come minutes before they closed, mind you I couldnt get into myself so I was waiting on them that whole time! Now they left the lights on in a room we have no code to get into, I told the manager she said "we werent in that room", im sorry are you calling me a lair? obviously someone was in there and it wasnt us bc we dont have the code to get into the room. The room sizes are drastically different. I lived in a 5 bedroom 5 bath and my room was a shoe box compared to the upstairs rooms that were significantly larger. During the summer we have had to place about 10 maintenance requests to fix our A/C because it would sit at 78 while it being 100 degree weather outside. When I called to speak to a manager I was told that unless our A/C was at 85 that no one would come to fix it. To me 78 is already a ridiculous temperature to live in with how hot it is outside. Just for my room alone I pay about 600 a month to not have working A/C. I moved to The Republic to live with friends but I'd recommend going over to Wildwood or really anywhere else. I have nothing good to say after living here for two years. The only good reviews left on here are from the people who work in the front office. They are money hungry and do not care about residents unless you aren't paying the fees they throw into your account. The gate has not worked a day in the two years I've lived there even though they claim to be a "gated community", the pool is closed the whole summer, my washer was broke for THREE MONTHS and nothing was done about it except they told me they ordered a part??? It took them a month and a half to even look at it. I was also never informed that there is a washer in the clubhouse until I moved out and was emailing them about my frustrations after they loaded my account up with fees. I had called multiple times a week and was never informed about a washer there, only that they had no maintenance and were waiting on capstone's maintenance to come look at it when they had the time. The gym is so small and good luck using the equipment because most of the time it's broken. Also, they do inspections every 3 months and will tell you the week of, but do not let you know when they will come in. When my roommate moved out, I was walking out of my room and I walk out of my door and the manager was in my apartment without notice saying he was going to inspect my roommates room. Also, three of my neighbors cars were broken into one night when there is supposed to be an officer patrolling the parking lot with no lights. There was many other break ins of cars throughout my time of living there too. There was also a time I was leaving for work, and there was a homeless man on my porch smoking, even though there is supposed to be security patrolling throughout the night. When I emailed the republic about this, they responded and told me I could have called the patrol officer so they could have stopped by to inspect the situation. It's just frustrating because when you sign you think these amenities will be there all throughout your stay. Almost everyone owns a dog at this complex too, but nobody picks up the waste. During the warmer days of spring/summer it is awful walking in the complex because it smells so bad. Speaking of dogs, you pay $200 for a "registration fee" that they just take from you. We were told it was a deposit when we paid it, and now that we are moving out they said it's a fee you pay to have your dog registered there. I never write reviews and I am sorry to have to write this one, but I just wanted to warn you that you do not get even close to what you pay for at this apartment. Amenities never work and are closed often. The two years I lived here residents were told the front gates would be fixed soon, the gates were never fixed. We had problems with car break ins at least weekly the whole time I lived here. I woke up to random men on my front porch on multiple occasions which was honestly terrifying. We were told there was security 24/7 we saw them very rarely. My roommate and I did not feel safe living here. They are super disorganized and make everything difficult. I would not recommend living here to anyone! The price is extremely high and you do not get anywhere close to what you pay for. Since writing my review on Google the management team at the republic has tried to charge me $300 for "cleaning and damages" all of which is false. Save yourself the headache and live elsewhere! As a parent of a resident, I do not recommend this place at all! It was way better when we started leasing back in 2019; but lately we have had so many issues: Pool was shut down all summer long due to improper treatment and wrong chemical levels- Gate was broken and stayed open- Maintenance requests are hardly attended to or when they show up problems are not getting fixed...and now to top it off, we received outrageous charges that we can't even get a resolution from any manager, they are always unavailable when we call. The electricity bill tripled with no warning or explanation, A/C has not been properly working and after placing 4 maintenance requests, every single time maintenance crew comes and just set the unit at the lowest temperature possible to "unfreeze" the unit, then leave without fixing the issue. The electric bill is usually $45 but we received the most recent bill for $148. I reached out multiple times and then received the following answer by Mr. Chambers: "In reviewing your account it does not appear to me that the statements have dramatically increased from your normal usage. .... I would continue to monitor usage to see if this is a trending issue, and then we can revisit this. Higher usage is unfortunately common, and the increase of around $20 not unheard of." I am not sure how this is addressing the increase from $45 to $148 and why we need to wait to compare while we have bills since August of 2019 that have never been higher than $50. Very disappointed with the unprofessionalism and the lack of support. Can't wait to leave and look for a decent place to stay. And after contacting the Texas consumer protection department, I have been informed that this is a matter that must be filed as an official complaint with the attorney general office, which I have submitted. read more

Our A/C has broken 4 times throughout the year and it is currently broken and has been over 80 degrees in my house for a month even though maintenance has been here twice for this exact problem but they never fix it. Whatever you do, do not live at the Republic. there are so many things wrong about this place and most issues start with the property management. When I had issues and brought them up to Morgan, the property manager, she made an attempt to fix the issue, but it was never fixed. The republic will breach the contract you signed with them and their lawyers will play dumb the whole time to avoid releasing you from their contract like they are legally obligated to do. Besides the issues with management, the place is a crap hole and the grounds just stay dirty. The houses are cheaply made and things are are falling apart upon move in. If you think having a courtesy officer on site is nice, just know anytime you call them you will be charged a fee. They claimed they did full "deep clean," and that was not the case. There was dog hair in multiple rooms, the countertops and floors looked like the residents had left the day before. My personal bathrooms tub did not drain because whoever installed the drain did not do it correctly. The weather seals on the back and porch doors were completely destroyed, and upon the first rainfall water was getting into the house. The Wi-Fi is absolutely terrible, the same goes for at the clubhouse. Because of this the printer at the clubhouse hardly ever works, so not having a printer is unfortunate. For the two vents in my room, one of them was absolutely chocked full of dust, and the other one barely had any air coming out of it at all. However,I would soon realize what a joke the republic actually was. When we toured the complex they showed us a spotless unit and all the great amenities that were "being repaired". Upon move in we came to find that our unit was DISGUSTING. the carpets were ruined and it looked as if it had never been cleaned. They just painted over the mess. I would have constant battles over my monthly balance because of random charges on my account. The worst part was the maintenance team. They had no clue what they were doing. During the hottest part of summer 2019, our A/C unit crashed. For three months these guys could not fix the problem and were very nasty and rude upon arriving to look at it and do nothing for the 10029358th time. For about two weeks it was nearly 85 degrees in our house at night. while maintenance tried "fixing" our problem we ended up with a huge hole in our roof, which lasted about 3 weeks. Next if you are a female I would not live here. maintenance will come in your room unannounced whether you are ready or not. Finally the front desk and management staff is a bunch of useless lazy individuals. They never have any idea what is going on and management just blows smoke up your rear to get you out of the building. If you are wondering what happens when you move out? expect a mountain of charges that you do not deserve. I lived here for 2 years during my time at Tech. They occasionally throw events and giveaways for residents. They will have days they order pizza, sonic, ect. for residents that dm them. Some of the staff is great, but not all of them. When we moved into the apartment, it was FILTHY. There were different colors of paint all over the ceilings, spots of paint on bedroom walls that did not match the rest of the room, the carpet smelled like cat pee, there were drops of paint all over the floor and my bathroom countertop, and there was dust EVERYWHERE. One of the steps on our stairway was broken and they never came to fix it. For 2 years any time someone uses the stairs it creaks very loudly. Definitely did not do a thorough cleaning like they advertise they do. During my time at the republic I experienced a handful of issues. The gates never properly work and are always opened, so they're really for looks and not for safety. If you pay for a reserved spot and someone parks in it, absolutely nothing will be done. They claim to have these cars towed, but that never happened and I was unable to park in my reserved spot that I paid an additional $25 a month for. When I requested to cancel the payment and park in normal resident parking I was told I wasn't allowed to do that, so I continued to pay for a reserved spot that other random visitors or residents parked in. Additionally, the republic is pet friendly. That's great, but they do NOT clean up or enforce residents to clean up after their pets. My roommates and I had no pets and we had dog poop in our front yard and our flowerbeds. It was never picked up. It's still there and has been since before Christmas. We called the front office a couple of times and nothing was done. The entire complex is COVERED in dog poop. It smells and is unsanitary. The majority of the staff is rude and do not seem to care or want to be helpful when you call about something. The managers are also always conveniently "out of office" when you call and ask to speak to one of them. They never return calls or emails. The rooms are SO small compared to the photos that are advertised. In my cottage none of the bedrooms, bathrooms, or closets were the same size. Finally, I just moved out of the republic last week. I called and asked the front desk to complete a walk thru and was told they didn't do them. I was told I didn't need to have one completed. I moved all of my belongings out, took a video of my clean room, and turned in my keys. Now I am being charged with over $200 of repairs and trash pick up. I have video of my room absolutely spotless with no repairs needed or any trash. I'm being charged for a "full bedroom paint" because their maintenance crew never painted over holes that were patched in my bedroom, yet I am the one who has to pay for the next paint job. I am also being charged with carpet cleaning. As I mentioned earlier, when we moved in the carpet smelled like pee. After MONTHS of going back and forth we FINALLY had our carpet replaced. The carpet is brand new so I know there is nothing on it that requires me to pay for a full carpet cleaning. Shouldn't the apartment complex do a thorough carpet cleaning and add repaint the walls after someone lived there for 2 years? Why am I being held responsible for this? I have been a resident here for 2.5 years. I loved the old management that was here when I moved in, and the community is and always has been very nice. However, I do not recommend any college kid to live at The Republic now. The new management team here is a nightmare, hard to reach and just doesn't care about its residents. They hold "events" in the clubhouse but only have enough food for the first 30 people who show up. When maintenance comes by they don't care about your belongings and will move them without asking. I transferred apartments last semester and when coming back to move out it turns out that maintenance put a hole in my wall and the Republic ended up charging ME for it. When I confronted them about this they told me that I had to pay and nothing else. My daughter moved into a shared area apartment with her friend last August. We were there to help move them in and found the apartment was very dirty. I went to buy broom, mop, vacuum and cleaning supplies. I spent 2 days cleaning the way it should be for a proper make ready move in. Then it was discovered the clothes washer was broken and had to be replaced. Maintenance was busy but addressed right away. However they tracked in mud and grass all up the stairs and downstairs areas. Then taking out the old washer its hose leaked all over the hall and stairs carpet. More cleaning for me. Then there were fleas from previous tenants pets; we skipped maintenance. Overall this was an ok place to live for the semester and no other issues with repairs or maintenance. The kids were comfortable and close to campus. The apartment staff held meals and focused on bringing the tenants together which sounded nice. Upon moving out, the apartment staff changed the move out day - making it 2 days earlier than agreed, which caused some scheduling trouble, but we worked it out. We were there for the kids move out and made sure they left it very clean, opposite of the way it was found. It was a lesson in doing what's right. I checked out at the apartment desk and let them know when we were leaving for inspection. They weren't available until the next day. I agreed and let them know it was no problem, the place was a million times cleaner than the way we found it. ( there was literally dog poop on the kitchen floor when we moved in ) All good, until today when i get an email about my "overdue balance in excess of $200-????" It says for general cleaning of common areas, painting fees, and carpet cleaning. Well, I paid it and Lesson Learned!!!! Renters, and supporting parents- Beware!!!!! read more

Today is move in day. Apartment/house was in horrible shape. Not clean. Missing appliances. Electrical and safety issues are numerous. If you lease from this place do not expect it to be move-in ready. Stay away from this place. read more

do not live here. you get charged for the stupidest reasons and you don't get back the $250 "administrative fee" at the end of your lease. I was told the fee was similar to a security deposit so I assumed I would get a portion or all of it back. Nope. they don't have a 3 day grace period on rent either so you get charged 10$ for every late day. good luck if you don't have it set to auto draft on your account bc they don't remove any of those expenses no matter the reason. also read these reviews before I signed the lease and should have listened. first day of move in there was a mattress in our yard with a "fuck the republic" sign taped to it. they don't clean up dog poop either even if it's right next to your stoop. good luck living here read more
