I have lived in a Carabetta Apartment for 5 years now at the Brookside Gardens complex. I can only speak for my location, but as I drive around Meriden I see Carabetta Property signs often. I can say, they maintain the property and apartments very well. At my complex, Monday through Friday, EVERY morning I see the maintenance guy walking the property with a pail, picking up any debris, trash along and cigarette butts with checking every hallway. I have only called for maintenance service 5-6 times, but the process was easy and the response is timely. I was charged $25 when I locked myself out of my apartment, while not happy, it is fair. All in all, I can say I am happy and plan to stay here a long time. Pro: Quiet, dumpsters emptied regularly* and the exterior and interior areas are kept very clean. Con: Could use more visitor parking. *This is important to me, I have lived at complexes where the dumpster is not emptied enough. Disgusting when they are overfilled. read more

They are all dirty, they smell terrible and they seem to attract the worst of the worst for clientele. Poor maintenance!!! Elevators are broken all the time. They get fixed and within hours they're broke again. Poor parking lot plowing for a senior complex. The plow comes through and blocks all the cars in. Elderly and Hadi capped residents are expected to shovel around and behind their cars. Or have to pay someone to do it for them. The person that is supposed to clean the buildings is always on the phone and does a horrible job at vacuuming and washing the floors. No attention to detail. Washers & dryers are constantly out of order. The management office tells people to contact the company that provides the washers/dryers. The contract is between the washing machine company and Carabetta. Why do residents have to call? Even after reporting problems to the providing company it takes month for washer and/or dryer to be replaced. There are dead trees on the property that need attention. Lawn and garden maintenance is nearly nonexistent except for the company that cuts the grass. Picnic tables are placed outside people's bedroom window. When residents asked if they could be moved the answer was "we've never done that before" When a large group of people are sitting outside (and grilling food) your bedroom window for hours your privacy feels invaded. Fencing up near the bocce courts is falling down, there is a bridge that's blocked off because its broken. Why not fix the bridge or put up a secure barrier? Remember this is a senior apartment complex. The carpeting and flooring are the cheapest you can get. The sub floor is uneven, and you can feel the dips under the carpet, A hazard to an elderly person. The only time there is any REAL maintenance activity is when a HUD inspection is about to happen. read more

They like to harass you with a bogus notice every month because they are lonely insufferable losers that find enjoyment in entering your apartment whenever they feel like. That's been the case for me, it wasnt so bad in the beginning for the first few years now all of a sudden it's been monthly for no legitimate reason. Which is definitely illegal. I've never had a problems with this apartment or called them to fix anything, but since they put a 24hr notice the day before they enter your apartment the very next day with a key like they live there. I live in the Waterbury complex midfield drive area. I generally love the complex good neighbors. The only things that bother me r the fact that there r always cars parked for months & months obviously being left there for no reason but nobody cares. In the winter those cars take up space for regular renters. Also my area back yard is terrible no grass just rocks & wholes. They don't seem to care about the grounds. read more

My heat one winter went out 17 times!!! took them almost a MONTH to change a bulb! Honestly! And other small things. This is the main office to all Carabetta complexes. I live in the ones in Waterbury. They are horrible. The price is good for what it includes but everything else is bad. Friday night I fell on our walkway, it was a sheet of ice, no sand no salt. This is coming 3 days after an ice storm. I am trying to figure out why our walkway was like that and had not been attended too. The maintenance guys knows it's there because it's right next To the little shed they get all their equipment from. I called the emergency line to make a complaint and the girl took my info down. Fast forward 24 hrs later no one has yet to come sand or salt the walkway! You think after someone falling that it'd be main priority to get it fixed so no one else has an accident. Sunday, the ice finally melted because it was warmer. We shouldn't have had to go since Tuesday with a sheet of ice on our only way out to the parking lot. This place is a disgrace. read more

everything - there's not enough space and time to convey what goes on at carabetta properties, even though i live in one. i'm going through hell physically, mentally, emotionally, and have aneilments due to several issues living in carabetta properties. i know about criminal, housing, and civil law; i'm educated, owned my own home, and had rental property. the only mistake i made was not getting an attorney right off the bat for my civil rights against my landlord. without one, your rights will be violated one way or another by any landlord, legal system, attorney, or all of them. i've seen it happen to many times. i suggest to everyone who lives and wants to move into any carabetta locations to include property in florida, massachusettes, and ct. or any other property-owned apartments, know your landlord/tenant rights, hud rights, and your american disability act. (especially discrimination). the majority of carabetta properties, in my opinion, are a danger and a health hazard to all who move in them, inside and outside, including me. carabetta does not keep up with landlord/tenant agreements on their properties, yet if you violate one of their rules, they will evict you; they are rude and lie about everything along with their employees. theres harassment, retaliation, and discrimination happening all the time. i'm sure that happens all over i've experienced here at carabetta. nothing gets fixed within the fifteen period by law. they only fix the property when there is a hud inspection once a year. example, my front door doesn't shut and misses the catch position. i reported that three years ago since i moved in, and still, it's not fixed. it was noted by their inspection. it was never completely fixed, even though two people have tried in the last three years. carabetta doesn't care about it; another violation of landlord/tenant laws. most of all, they take advantage of the people who are sick, don't have nowhere else to live, have no voice, and are not educated on the laws. tenants don't speak up because they are afraid of getting evicted and have nowhere else to move. that's why nothing gets done. my experience and knowledge of carabetta personally and professionally and their practices and ways will always win unless everyone sticks together and stands up to them. you will not be heard if you don't have numbers, a voice, and an attorney. words of wisdom document, document, document meaning keep a notebook right down the dates, times, who you spoke to, what it is about, what the other person says, take pictures of everything every month, put all requests and work orders in writing and get copies of everything to include their inspections. pest control inspections: find out if they are going to use "spray" and what type of chemicals are used and request proof before they spray it, or you don't have to allow them in your apartment. you can set up an appointment. you and or an animal can have a reaction to the pesticides if they use them and possibly cause physical to serious physical injury or death depending on your health or medical conditions. also, they have to give you reasonable notice to enter your apartment for repairs and their property inspection by their people. usually two days notice 24 hrs. you can refuse them entry if you don't want them in your apartment and make an appointment with them. they can't leave a notice the night before and say they'll be there between 8:30 and 4:30 pm. get all answers in writing, record your phone conversations, and put cameras in the apartment. have witnesses in your apartment while maintenance is there fixing something. take before and after pictures of repairs. don't be alone with the opposite sex unless there is a camera or a witness. so you don't get accused of anything. remember, it's your word against carabettas, and nobody will believe you. all apartment residents should start a union like new haven/hamden ct. did and look how they won millions in a class action lawsuit against their landlord for basic conditions we live in. if push comes to shove, go to the news stations, newspapers, and other social media. my experience orher services that are supposed to help you don't. no disrespect; don't complain about anything if you're not going to do anything about it. i gave you the tools. what i wrote is my opinion and my opinion only. if anyone wants to use my suggestions or copy and paste, i give you my permission. thank you. read more

Victoria Towers: I have three air conditioners in a one bedroom apartment and discovered during the heatwave last month that not one of them works. Before calling the office that never helps you anyway, I spoke with the "maintenance" man on-site to explain the issue and he responded with a shrug of the shoulders and "what do you want, it's an old building". I said I wanted my air conditioners to work. When he got around to looking at them, he told me that the living room air-conditioner that wouldn't even turn on was a "dead Indian" and he would have to call an electrician. Three days later, no electrician. Response from Mike was "they'll get here when they get here." Meanwhile, my apartment was so unbearably hot, I spent 4 nights at a friends with airconditioning. After one week, I called the office to complain. I reported that Mike seemed less than interested in helping me and an electrician had still not come. I was told that they did see my work order request, but that it had been marked as 'complete' so was I sure the airconditioner hadn't been fixed. I invited him to come over and see the thermometer I put in the bedroom that read 81 degrees, and that yes, I was sure nothing had yet been done. I called the office every single day for 8 more days. On the 9th day, despite running a dehumidifier 24/7, I discovered black mold on my bedroom floor, two blankets, and several pillows. All of it had to be thrown away. On day 10, I left a message with the office letting them know I'd be inviting Channel 3 News over for dinner and on day 11, the air conditioners were fixed. Their website boasts "The Carabetta name syands for service, quality, and value...we are committed to providing the most reliable and responsive services..." False. They are committed to taking advantage of seniors on a fixed income, and singles/families earning a meager income and who don't have the means to fight back and have no where else to go. Tenants afraid to report as fear of eviction is palpable. Calls to management office go unanswered, unresolved. Carabetta gave me the worst living experience of my life. Disclaimer: if you are an individual who works hard and likes to come home to peace and relaxation, the Carabetta company is not a good place to live. Here's the reasons why: -Carabetta enters your apartment whenever they feel like it. They say they give you notice...sometimes they do sometimes they don't. They hold multiple inspections throughout the year and have no problem entering your home while you are at work. -The walls are thin. I will try to attach a photo for evidence. The Carabetta uses cardboard and cheap plaster to make their walls, so if your TV is not on, you can have a conversation with your neighbor through your wall. There is no sound proofing. -Snow removal occurs after 10am. Be prepared to shovel EVERY snow storm if you work early in the morning. -The office staff are ghetto and poorly trained. I have never experienced such lack of professionalism and customer service as I have with Carabetta. Yaritza, the employee in the Sunset office that is responsible for evictions, inspections & questions/complaints never answers calls & emails, her voicemail is always full, she will promise you new counters/cabinets and never fulfill them. She has no passion or drive to help and is extremely ghetto and hard to communicate with. I feel sorry for myself for having to have dealt with this level of incompetency for the duration that I did. -You should move here if you enjoy coming home to hearing children running and yelling in the apartment next to you. Have lived in multiple states, and this has been the apartment complex with the worst management and worst neighbors. We have a neighbor who is loud in literally everything they do, used to play music loud all time, were forced to eventually call the police because neither they nor management cared. They're kids are loud all day and night every day, they rarely quiet them down and management doesn't care. Pretty sure they have 3 kids (2 boys and 1 girl) in a single bedroom which might be against the lease. Whenever they come home, the door slams 9 times at least, stomp that sounds like a stampede all the time, and constantly sounds like they just bang on the walls or have the kids throw stuff at them out of anger of us complaining. They're relatively small people too, so the stomping/heavy steps makes no sense. They have no neighborly decency, and management just doesn't care. Don't recommend. read more

DO NOT RENT FROM OR DEAL WITH THIS COMPANY!! If I could give it ZERO stars I would!!! I'm in Revere, MA, Water's Edge Apartments, but it's all the same. This place and the people who run it are pathetic!! It is extremely overpriced and owned and run by slum lords. The elevators NEVER work yet there's 15 floors of livable space. I see many people carrying baby carriages down the stairs...not sure how my neighbor, who is a handicapped male adult in a wheelchair, is able to leave his home...this will catch them though...god forbid there's an emergency, first responders will NEVER make it to the 16th floor in time...MAJOR lawsuit if they gave a damn. The washers and dryers don't work and management has done nothing to fix them. The people here are filthy and dump trash in hallways and stairwells. Listings boast about an indoor pool...I've been here for over a year and it's never been in a condition to use. It also boasts about saunas, fitness, rooms, etc in every building yet NONE of it works!! They make promises to get people to sign the lease, don't keep those promises, and just line their greasy pockets with our overpriced rent!! The New Britian property IS THE WORST PLACE EVER!!! The landscape is not maintained. Tenants plant gardens next to their front doors as though they own their apartment. Never have I seen anything like this before. My neighbors are a nightmare to live next too. They smoke in front of my place and my family and I have to inhale the second hand smoke. My entire apartment smells like cigarettes and I don't even smoke. I complained to management and they said, " I can't tell your neighbors where to smoke". There are cigarette buds on the ground throught the complex.The neighbors are extremely loud. The walls are thin and I can hear their music, tv, them slamming cabinets/drawers, interior and exterior doors. Stomping, banging and hammering from the time they wake up until midnight. This is an everyday issue, the weekends are worst because its all day noise. I have lived here less than 1 year and I have complained to management 6 to 7 times and no change. Nothing gets fixed. The place is run down, most tenants have dogs and don't pick up after them. I've complained to management. Nothing has happened. There's dog droppings all over the grass throughout the complex/community. The only pro is the rent is cheap and heat and hot water is included. This place looks like the projects. Sooooo been here 2 yrs just received a collection debt bill for $274.00 for shit that's broke from where I 1st moved in cuz maintenance was clearly too lazy to fix it and that's not my problem?? They to say we broke it when in all reality it was like that when u move in scam.they came to fix my bathroom after 1 yr of mildew and mold growing and I'm highly allergic only to find they had broke the plastic cover over my bathroom light. When asked the maintenance man he says he already saw it broke like wth 1st you would have said something if we clearly broke it no? The neighbors in back apartments are loud and rude and are trouble makers who love to provike drama and fights because because they do not watch their young children at the playscape. Beaware!!!! These people are horrible. Very unprofessional. At first they said that rent does not go up. Liars, rent went up 2 years in a row to a total of $100 more than what we were paying when we moved in. As appliances go out, they replace them with old recycled appliances that do not last long and that is if you are lucky enough to get them replaced. My refrigerator went out at least 5 times in 3 years and everything in it would go bad and they just kept "fixing it". At one point my kitchen started leaking water from the bathtub when we took showers and they took about 3 months to fix that as well. They also charged me an "Air Conditioner fee" that I would have gladly paid if I actually used an air conditioner which I did not. On the winter, get ready to get the worst sand possible thrown in front of your doors which does not help at all with the ice and the snow which they don't properly clean. Horrendous experience.....
