    The Simpson Companies

Would not recommend renting any property managed by The Simpson Companies to anyone…read more We rented a property from them for 2 years. Maintenance would show up unannounced and enter and then proceed to yell at us to lock our dogs up. If they had given notice of their arrival (as legally required to do so) the dogs would have been secured before they entered. This happened on multiple occasions and when brought up to them they would tell us how they were "so sorry" and "this will never happen again" only for it to happen many more times. Additionally we had a serious mold issue in the house. We tried contacting them many times (phone calls, emails to the manager, emails to the main info email after getting no response) and they kept brushing us off. Telling us if there was mold it was because we weren't running the dehumidifier as per our lease. We actually had gone out and bought 2 additional dehumidifier's and had them running 24/7 and the mold was still growing everywhere. They only came in and took action after we called the town in for an inspection and the town found many other violations around the house. And the only "action" they took was to paint over the mold. We ended up having to throw out most of our belongings when we moved out due to the mold contamination. Crazy how many health issues started after we moved in and cleared up after we moved out. Lastly we had 2 occasions where they "lost" our rent payment and tried to say we never paid and were late on rent when we had proof of the rent being received by them. When we furnished proof they magically found the missing payments. On top of all of that rent is outrageous but that is a problem all around the upper valley, but when you add in all the problems with the house we rented, rent should NOT have been that expensive.

I decided to buy some property as an investment, not thinking about stuff like driveway shoveling,…read moregrass cutting, salting sidewalks, landscaping, etc. I figured out pretty quickly that even though I have years of experience doing that sort of stuff, I just didn't have the time. There are certain things in life that you get to a point that it just makes more sense to pay someone else to do them. Like changing the oil in a boat engine. Tony, Melissa and the crew at CURA are just that sort of resource. They take care of the stuff that I don't have time to do. More importantly, they are proactive in that they take care of the things that I might not yet have thought of. A year or so ago we got hit with an unexpected snowstorm and while I was concerned with my kids getting to school on time, shoveling my own driveway, warming up my wife's car, feeding the dogs, etc., their team was already scraping my property's driveways and salting the sidewalks so I didn't get my behind sued by a tenant or just some passer-by. I hate that some other customer had such a bad experience. But honestly, I think that they must be using a different company named CURA. The folks I use are bulletproof. If someone had slipped and sued me, I would have been totally screwed and would have no defense. I'm no ambulance chasing attorney, but I've certainly seen their ads on TV and know that anybody will sue anyone for just about anything nowadays. So let's just say that person got a $50,000 settlement for their "back injuries". CURA prevented that and protected me before it even happened or I had even thought about it. Court costs, legal fees, witnesses, depositions and probably biggest of all TIME. They saved me all of that. Now ask me how much their service is worth!

She made sure that she or another staff member alerted me at least 24 hours in advance before someone would enter my apartment. My apartment was well taken care of and a very nice home to return to each day. The rent prices were reasonable for the quality you received and consistent with prices for the area overall. I highly recommend renting from KCC if you want quality housing in the Upper Valley, follow the rules, and are polite with staff. I suspect the negative reviews here are left by former tenants who were not communicative, disrespectful to staff, and had unreasonable expectations. The Upper Valley has a housing crisis, so it's critical you alert the leasing office prior to Thanksgiving if you'd like to renew your lease for the next year. If you are considering a new lease, do not take too much time to decide, because apartments are rented out on a first come, first serve basis. Additionally, if there's a problem with your apartment, you need to let Jolin or another staff member know; they won't know unless you tell them. The staff were always polite and friendly with me because I tried to be polite and respectful as well. Lastly, KCC rents out hundreds of rooms - be respectful of their time and realize they have hundreds of other tenants they're trying to accommodate other than you. They will get back to you in a timely manner.

I approached him literally out of the blue and asked him if he could help us as member of Quechee Lakes. Not knowing me at all he sympathized with the plight of our family to attend the celebration even. He sponsored us to be able to get tickets and enjoy the celebration with my whole family. We had a great time. So while I did not purchase a home through Herb, I was unbelievable grateful that he would help total strangers who travelled to VT from Hilton Head, SC. It speaks to his character and willingness to put a very VT personal touch on things where as our rental company had been outsourced to a national chain and I had to deal with support from another country. I guess if someone is willing to do this for total strangers than they probably would work hard to find you home. Thanks again Herb Geoff and family from Hilton Head, SC.
