I contacted Vanessa about a property she had listed the day it was posted. The following day, I…read moreviewed the property and made an all-cash offer the day after that. After two days passed without a response from the seller, I sent a written message indicating that I was willing to improve my offer and was flexible on the terms. Vanessa informed me that the seller was ill and out of communication but assured me she would get back to me as soon as the seller resurfaced. The next day, Vanessa emailed to inform me that the seller had decided to go with another offer. Despite my reiterated offer to submit a revised bid on the spot, Venessa told me it was too late. If you're a buyer in today's market, you might know how disappointing it is to lose out on a property because you were out bid. I promise you it's worse if you lose out after a communication breakdown, not knowing if your best offer would have won the property. I can't see how either a potential buyer or seller (directly working with the same realtor!) is best served by not getting everyone's best offer in front of the seller before a sale. Suffice to say, I'm eagerly awaiting the property transfer notice to see if that sheds any light on what happened. The story has an interesting coda. I was told by a contact familiar with the seller's situation that she was selling the property because of ongoing noise from the neighbors. When I asked Vanessa during the showing why the seller was leaving, she told me it was because the seller wanted to travel.

We had a difficult set of needs to fulfill, since we have pets, and we did not want to sign a year-long lease. Even though Housing Solutions does not manage rentals directly, Matt put me in touch with several other landlords and property managers who fit our needs. Fast forward a few months. We decided to start seriously looking for houses to buy. I sent Matt a list of must-haves, nice-to-haves, and shoot-for-the-moons. At the end of the email, I told him our ultimate dream was to live on a lake in the mountains, but we didn't expect that to happen with our first house. Matt immediately responded, letting me know he knew of a house that had just been taken off the market for the winter, but was due to go back on in the Spring. It had lake views, lake access, all of our must-haves, and most of our nice-to-haves... all in our budget! He arranged a showing for us, and we both immediately fell in love with the house (although admittedly, my husband was being a bit more cautiously optimistic than I was, as I immediately began referring to it as "our house," haha). Since this was literally the first house we had ever looked at, and since we had the luxury of time because the house wasn't an active listing, we asked Matt to show us some other houses all around the Upper Valley to get a feel for what else we could get in our budget. Matt knew we weren't going to find anything more fitting of our needs than that first house, yet he patiently met with us several more times to show us another 10 houses or so. Throughout the entire process, he was very candid, honest, and helpful. Since this was our first time buying a house, he patiently explained how everything worked, and answered all of our dumb questions. I also took comfort in knowing that Housing Solutions is a buyer's only agency, and so we wouldn't run into any conflicts of interest like you sometimes can if you go through an agency that may also be representing the seller. Ultimately, we ended up putting in an offer for the first house. Matt helped us through the offer, counter-offer, inspections, and closing process. He referred us to just about everyone we used throughout the buying process, and everything was smooth and painless under his guidance. I hired Jam Fuels to refill my tank on my property. The first time they filled my tank I was…read morecharged $400 with no details. I didn't mind since my tank was full with oil. 4 Months later they returned to my property, realized we did not need fuel and charged me $500. The owner of Jam Fuels called me back when I complained about the charge, swore at me, told me I should not be buying properties in Vermont and that he was going to charge me whatever he wanted for whatever he wanted. I have since contested the charge with my credit card company and he continues to not cooperate. Do not do business with this company and do not trust them with your credit card information.

We left our long term fuel company to support this small family owned business several years ago. 9…read moredays before Christmas we tried their online ordering system. On Dec 24 we'd heard nothing so we called. At that point we were adding cans of fuel so as not to run out. We were guaranteed a delivery within 7 days due to the holidays. We understood. 2 days ago they were within 1/2 mile of our home. No delivery. This morning I messaged them on FB and the owner sent a slew of snarky, rude, disrespectful messages. I sent a picture of our thermostat set to 62 and the temp being 50 in the house. We needed oil. He had the nerve to send me a picture of fuel cans as if to say "go get some". Until today we liked and respected this company. He said our road was too slick. BUT I pointed out another fuel company made it fine to our neighbor above us. He said they had their own wreckers because they have so many accidents. WHAT???? Commercial trash company truck made it fine. UPS, a propane company......but yet he couldn't? Our hill had been plowed, sanded and salted each day since Christmas. He lied. THEN he said if we wanted oil he'd get sand for 50.00, sand the road (which is already done) and only charge us 100.00. The house was very clean and comfortable, and we had no issues at all with the management company. The view from our deck was fantastic. We wanted to move in! It is unfortunate because it is clear that the owners put money into the property and the location was fantastic. However, the upkeep is horrible. There were ants everywhere. In the kitchen, beds, cabinets, even the SHOWER. So disgusting! They would crawl over the tooth brushes and be on your towels. Not to mention ALL FOOD had to be in the fridge otherwise it was infested within minutes. I spent so much time washing clothes, boiling tooth brushes and vacuuming. It was not a vacation, I have never been so happy to be home. At $400 a night, the rental agency should be mortified. We called twice and the first time they gave us spray and a $50 gift card and then sent exterminator out the next day...which just made the ants move from the kitchen and bedrooms to the family room and bathrooms. They never called to follow up and they knew we had young children (2 and 10) Besides the ANTS, the pictures are not at all reflective of the property. There is no shuffleboard table as advertised in the pictures, furniture is different, bed spreads are not what is shown, stained chairs and old replacements are what is there. The upstairs that shows ping pong etc...is nothing more than an empty room (no light, shuffleboard, desk or rug), no bench in main room. The shower was broken as was the Jacuzzi in the master. The freezer had a broken ice maker, so you will need to provide your own ice...speaking of ice-buy your own salt too if going in the winter-as this is not provided either and the walkway was a total hazard. All in all, save your money and book at the Woodstock Inn or go camping and save yourself a lot of work and time. Definitely don't book their properties! It was really sad that we weren't able to experience the vacation we had planned due to the time spent to upkeep this home that cost $400 a night.

You definitely want someone representing your best interests. This team is absolutely a winner! They represented us as buying agent . (SO wish we'd found them before choosing a selling agent!) We were so fortunate to have had them on our side. (Anyone can tout their over "30 years of experience"...Mary Beth never did. :) She simply showed by her work ethic,knowledge, professionalism and level of care for us,her client, in her super efficient way!! Both Kristin & Mary Beth really went above and beyond to help facilitate and make things happen for all involved .We truly feel that without them representing us in the many unexpected turns our sale took, we'd have lost this purchase . Not once was there ever a lack of communication or were we left wondering what was going on/where we were in the process . We just KNEW it was all getting handled with these two because they are meticulous with the details ,very visible and available !! We were ALWAYS kept in the loop of communication . You'll be hard pressed to find a more ethical team! Highly recommend and would use again!

Employee from here nearly caused a massive accident today on my drive to work (9/24 8am). Cut off…read morethe car in front of me along with the 2 behind me so quick that they spilled items from the back of the work truck all over the road before taking off. We all slammed on our breaks to a complete stop. Car behind me had to come up on my side to avoid slamming into me. I've seen wrecks in front of this place before, I'm assuming this is how they happen. These people should not be out driving around let alone working on people's houses. I will make it a personal mission to dissuade anyone from doing business with these dangerous fools. The driver in question is lucky I was on the way to work, all I'm going to say.
