    I contacted Vanessa about a property she had listed the day it was posted. The following day, I…read moreviewed the property and made an all-cash offer the day after that. After two days passed without a response from the seller, I sent a written message indicating that I was willing to improve my offer and was flexible on the terms. Vanessa informed me that the seller was ill and out of communication but assured me she would get back to me as soon as the seller resurfaced. The next day, Vanessa emailed to inform me that the seller had decided to go with another offer. Despite my reiterated offer to submit a revised bid on the spot, Venessa told me it was too late. If you're a buyer in today's market, you might know how disappointing it is to lose out on a property because you were out bid. I promise you it's worse if you lose out after a communication breakdown, not knowing if your best offer would have won the property. I can't see how either a potential buyer or seller (directly working with the same realtor!) is best served by not getting everyone's best offer in front of the seller before a sale. Suffice to say, I'm eagerly awaiting the property transfer notice to see if that sheds any light on what happened. The story has an interesting coda. I was told by a contact familiar with the seller's situation that she was selling the property because of ongoing noise from the neighbors. When I asked Vanessa during the showing why the seller was leaving, she told me it was because the seller wanted to travel.

It's like pulling teeth to get these people to do anything. Had to practically beg her to get in touch with the unit owner who's tenant is smoking cigarettes and getting all over my clothes and everything I own by coming through the vents, electrical sockets, Under the doors. The unit costs just under $2000 a month and I'm living inside of a burnt cigarette. Not to mention the heat was having issues this entire past winter in multiple units. If it wasn't running uncontrollably hot then it just wasn't working at all. No one wants to do anything about anything here. They allow dogs to crap all over the property and they don't do anything about it. Most complexes make you give a dna sample from your dog before you move in. It's a disgusting business. I'm most upset about the lack of communication over the entire last year. There's also plenty of needles laying around for the kiddos to pick up and play with bc they don't care to make sure their property is clean. Finally after a year they managed to get someone out here to get the wasps nest taken down. Didn't bother to inform any of us of where to pick up our mail or any news that we won't be receiving it until they get new mail boxes. Sitting here waiting for important documents in the mail for over a week and only found out because of a neighbor.

    I decided to buy some property as an investment, not thinking about stuff like driveway shoveling,…read moregrass cutting, salting sidewalks, landscaping, etc. I figured out pretty quickly that even though I have years of experience doing that sort of stuff, I just didn't have the time. There are certain things in life that you get to a point that it just makes more sense to pay someone else to do them. Like changing the oil in a boat engine. Tony, Melissa and the crew at CURA are just that sort of resource. They take care of the stuff that I don't have time to do. More importantly, they are proactive in that they take care of the things that I might not yet have thought of. A year or so ago we got hit with an unexpected snowstorm and while I was concerned with my kids getting to school on time, shoveling my own driveway, warming up my wife's car, feeding the dogs, etc., their team was already scraping my property's driveways and salting the sidewalks so I didn't get my behind sued by a tenant or just some passer-by. I hate that some other customer had such a bad experience. But honestly, I think that they must be using a different company named CURA. The folks I use are bulletproof. If someone had slipped and sued me, I would have been totally screwed and would have no defense. I'm no ambulance chasing attorney, but I've certainly seen their ads on TV and know that anybody will sue anyone for just about anything nowadays. So let's just say that person got a $50,000 settlement for their "back injuries". CURA prevented that and protected me before it even happened or I had even thought about it. Court costs, legal fees, witnesses, depositions and probably biggest of all TIME. They saved me all of that. Now ask me how much their service is worth!
