I got a 7th floor studio apartment (400-ish sq ft) with one bathroom and kitchenette for $1575 a month. My parking space was $175 a month. So I was paying $1770 a month (*with a $55k salary*). Let me tell you how much of a joke this was. Let's start off easy, with the parking space. I did not get a full parking space, yet I was paying the full amount as everyone else in the garage. Due to an extra wall protruding, the corner parking space I had was impossible to turn into, park, and get out of. If I turn in too narrow, it blocks off space for the car next to me. If I turn in too wide, it's nearly impossible to get out of it without hitting the car parked behind me. The butt of my car always stood out because the parking space was a half. Why should that be $175? Now for the apartment. The carpet was an ugly beige, reminding me of like someone's parents' house basement. Any stain was impossible to get out. Aesthetically, not pleasing at all. I fell for the beautiful view initially, there is a wall of windows next to the bed. However, as the apartment is on a main street (16th St), it means NOISE. The constant humdrum buzz of cars whizzing by yes, but also Sirens of ambulance and police constantly, and late night roaring and yelling by homeless drunk people. There is no overheard lighting (except for a horrible florescent office-like light in the kitchenette) so I had to have two standing lamps (in opposing corners of the apartment, for more evened-out lighting), plus a bedside nightstand lamp, but were still not good enough really. The way the studio apartment is designed is horrible. You really can put the bed on either side of the room, but there is no room for a couch. I mean, technically there is, but you would risk blocking the front entrance. So I had to have an arm chair there but it looked pretty awkward given all the space. Then, here is the worst part. The kitchenette. What a joke excuse of a kitchen. I really hated it. So design-wise, it's ugly, all-white, non-remarkable and cheap looking. There is NO dishwasher. There is NO microwave. There is literally a tiny square gray sink, a small area of counter space, then the stove/oven. I would have to wash dishes pretty fast considering more than two meals meant that the sink would fill up. But there is no place to dry the dishes/post unless I used that small bit of counter space. But then I would need that small bit of counter space to cut my vegetables, or else I'd just turn around and use the f---ing kitchen table to cut my things. And THE STOVE/OVEN. So the stove fire didn't work when i turned it out, so I would have to use an extended lighter and turn on the stove the same time to get any fire. THERE IS NO VENTILATION. NONE!!!! THERE IS A HOOD ABOVE THE STOVE. Like a hood that looks like a ventilator, but it's like plastic looking and no actual utility use. It's a fake ventilator. Do you know what that means? It means that every time I cooked--EVEN IF IT WAS JUST BOILING WATER FOR PASTA--the fire alarm would set off. Every time. Not a couple times. Not every other time. Every time. Do you know how management responded to this? They appeared at my front door knocking, without advanced notice which was inappropriate. Then, they say they read my email about my fire alarm constantly going off, so here is their solution for me: a shoe cover. Yes, you read that right. A cloth, drawstring shoe-cover FOR F---ING SHOES (!!) to put over my fire alarm. And the best part? "Don't tell anyone about this please," the management pleaded. THE AUDACITY! No room for things like blenders or a coffee maker either since the counter space so small. You know what I had to do when making breakfast? I'd have to take my toaster out of the cupboard above the fridge that's annoying to reach. Make my toast. Then I would have to put the toast on a plate and onto the table. Then I'd have to use the remaining counter space, where I previously had my toaster, to cut things, etc. So much back and forth. Next, I'm going to go into their COVID management. When I got COVID in August, I notified them. And they DID NOT send a mass email warning everyone, or step up their disinfecting. It was like they wanted to hide it. In Hong Kong where my friend lives, one person got it and everyone was notified and they shut things down. Here it was like they downplayed. Anyway I hated living here, it was miserable, overpriced, management was awful and often petty. ALSO NO WASHER DRYER IN UNIT. You have to pay $$ for that and go all the way down to the basement. Once I put $30 on my laundry card and it took it, but then wouldn't work on the machines. I told management. What did they say? "IDK what to do, but why don't you call the owners of the laundry machines yourself and ask them how to get your money back?" THAT'S YOUR JOB. I pay you to do things like this. ugh.

For the first week or two I moved here, I had the feeling like I was the only person in the building. I never heard a sound from one neighbor, and ocassionally would hear a muffled loud laugh from my other neighbor. That's it. You could hear hallway noise somewhat easily from the kitchen/living room, but that was hardly ever an issue since the hallway didn't get a ton of foot traffic. 2. Very prompt replies to maintenance requests. You call in the morning, it'll be fixed by that afternoon. The one time I had an emergency on a Sunday, they responded promptly too. 3. I saw one ant in my 11 months there. Nothing else. 4. Value. I paid $1795/month for a top floor, recently renovated apartment. Much better value (IMO) than any of those newly built apartments in Shaw, U St, etc. 5. management. Besides prompty taking care of maintenance issues, they don't BS you. Moving in and out was very straight forward. I had to get out of my lease 1 month early, and they were able to find a new renter, so I was saved from paying that 1 remaining month. One downside: you still can only pay rent via check. No online bill pay option. Overall, I'd recommend the Park Monroe. If keener managmeent runs all their buildings as well as the park monroe, then I also recommend them too.

I was told after I signed my lease that this issue has gone on for years. There is no real way for the property manager or the condo board to enforce the building's smoking rule. We also have a balcony which is a major plus. The floor to ceiling glass doors enable us to enjoy the view unobstructed. The amazing staff who works here makes all the difference. They care and do their work with pride, going above and beyond. Special call out to Marissa, Ernie, Beza, Andrea and so many more... They want to make your stay here as pleasant as possible. Wine tasting and bingo night, book club, and who knows what other fun activities they're planning! So happy to call this our home sweet home.

Nice appliances and a friendly staff do not make [5] stars and really reads as a cant when it is critically analyzed. The facts are/include when a person/s show up to rent and actually have the ability to pay {or their parents...} the management company has done their due diligence, so students cannot be discriminated against of course. We now know D.C tenant law/processes a little better after this. My advice to anyone who takes the time to read this is document the behaviors/issues so to "memorialize" them, this in fact was critical in the cases of the [two] neighbors who were finally evicted prior to the federal marshals throwing their ***** out! The on-site and district management was very supportive and worked with us throughout these "dark" times to give us updates on the legal processes and also reimbursed us for rent and property damaged in the flood. Yes, most of the management and staff are very professional and actually follow-through on requests and are responsive to both verbal and written requests/concerns. Life on the 5th floor is now back to "normal" we are GLAD to report! This is a great location for us with all the "amenities close as well as work. Most everyone who lives here seems respectful and aware that they live in tight quarters and management/concierge staff are usually quick to resolve those small issues like people parking illegally and the wipes being empty in the fitness room. That all being said, and considering the "nature" of an apartment/condo living arrangements, this is a solid [4] stars. It's close to everything and now with all of the new restaurants and shopping you can walk everywhere. The staff is OUTSTANDING. The best part is the pool! It's heated and open for close to 6 months a year. It's is like being at a really nice resort, your towels and lounge cushions are even laid out for you. The building was built in 1966, so periodically there needs to be work done/items repaired or replaced and it's taken care of. Plus, our maintenance guys are in house, which is not the norm. The up side of an older building is that it's sound proof, the rooms are huge and the ceilings are 9 ft!

I was informed prior to moving out that my account would be closed and that I would not be charged an additional month's rent. Since then, actions taken on my account appear to contradict what I was told and do not align with the Montgomery County Apartment Lease Addendum. I have made multiple attempts to resolve this directly but have not received a response. At this point, I am exploring my legal options regarding potential issues involving improper charges and tenant rights. If any current or former residents of Atwell have experienced similar concerns, including possible unfair or discriminatory treatment, you are welcome to reach out to me. They are friend, kind, helpful, and get things done! Maintenance issue? They get it taken care of! Danielle and Yanira go the extra mile to make living here so much better! I lived in this building for 2 years and initially had a great experience under the previous…read moremanagement company. Unfortunately, things changed dramatically after the new company took over. The new leasing team was extremely difficult to deal with. Agents would promise things over the phone or email and later deny or reverse what was said. When we gave our 60-day notice, a leasing agent twice told us we were "all set" to move into another unit with a better rate if we stayed. Both times he later said the unit had been given to someone else. After the notice window passed, management suddenly claimed we hadn't provided proper notice and said we'd have to renew month-to-month at nearly 3× our rent. It felt incredibly predatory. When we moved out, they also deducted large charges from our security deposit, including FIVE hours of painting for floorboards that were damaged by mold caused by poor construction around the shower. If you complain or suggest changes, they quote policies back to you, which is simply poor customer service. One time I had a same-day delivery delivered to the front desk while I was at work, and they fully let someone else take the package without verifying their identity, and then made it my fault that I was at work when it was delivered. We also had a really disappointing experience when trying to reserve the rooftop for a private event. After initially booking it, management bumped our reservation in favor of a longer (and presumably more profitable) one. This forced us to scramble and rethink plans at the last minute, which was extremely stressful. Other issues included thin walls, frequent rat noises in the pipes/walls, poorly managed package rooms, and amenities that were often unavailable or broken (pool access issues, elevators down, coffee machine frequently out of order). Carpets in the hallways and common areas, as well as the elevators, often smelled because they didn't clean them often. Elevators were consistently out of order and never repaired at the time they said they would be. It's disappointing because the building itself has potential and the location is great. But under the current management company, the experience deteriorated significantly. There are much better buildings in the area with leasing agents to work with who are actually professional, much better lease renewal rates, and a better experience overall.

Water was leaking through the gap between the wall and the glass shower door, causing some water…read moredamage to the wall. After posting a maintenance request to the resident portal, Reagan and Anton, who are responsible for apartment maintenance, came in to take a look. Within 24 hours, they had installed shower sweeps on the side of the door and repaired/repainted the wall. It looks like nothing ever happened, and we haven't had any issues with the shower since. The maintenance team here is awesome!
