Over the past 7 months, my emails to management have been mostly ignored. They were in the middle of an owner change. The property manager quit and they fired someone I loved who worked as a concierge. Then the temporary replacements were horrible to deal with and they harassed me several times for being in my car out front of the building. I was told to move several times and to go to my parking spot. There is no WiFi in the garage. They also came to my apartment to harass me for noise and then called the Crisis Center. They then threatened me with legal action for crying and having issues after my husband walked out on me. I have been having a really hard time and my neighbor has been harassing me since my husband left continually calling paramedics, police, crisis center, building security, etc for any little noise in my apartment. She also accused me of throwing things at the wall. Because of this, my lease is not being renewed I guess and I have to move. The management won't talk to me about it or about how I've been treated by my neighbor who verbally assaulted me and tried to come after me in the garage when I wasn't driving fast enough. The view is great. The pool is great. But these apartments are not worth the amount they cost per month. I have a small 1 bd/bath. It's fine for an MPDU, but it's pretty small to be paying over $2k. So it's disappointing that after being here since 2017, I am being kicked out. I'm also disabled which makes this a nightmare for me. They have had no sympathy whatsoever and got involved in confidential matters that never should have happened. I have so much on video and have evidence against this place, but the county could care less. I'm glad I'm leaving but will miss living here tbh. I met some really nice people and I will miss the pool, but that neighbor won't stop calling people on me continually and nothing has been done to resolve the matter. There is more, but that's the summary of how badly we've (now I) been treated here.

Overall, it just wasn't worth it to live here over almost everywhere in Silver Spring. But when the car thefts started happening, that confirmed for me that management didn't give a damn about their residents or their safety. They did absolutely nothing when our car got stolen from the lowest level of the parking garage--not even a response when we emailed them. I had to call for a manager at the *other* building this management company manages, Eleven55 Ripley (or, rather, text because no one is available to talk on the phone from the leasing office at either place) to get someone to address our email FOUR days after we first contacted them about the stolen car. Since then, other cars have been stolen, broken into, or had other damage to them. In the cases of a few people I've spoken to, they haven't heard anything from management in their cases either. The parking garage never felt safe to begin with and there's never been security here. But with this going on for weeks now and still no response from management while still having to pay for parking in the garage, this could spill up to the safety of residents in their units or more totals in damages that we would be responsible for. It's been one of the most stressful experiences I've ever had to deal with (and am still having to deal with, and I wouldn't recommend anyone live here or at any other building UDR manages.

Management & Staff The turnover is unbelievable. In just over a year, I've seen more leasing and management staff than I can count, and the professionalism never improves. A perfect example: the gym. It's marketed as "state of the art," yet it doesn't even have basic equipment like kettlebells. I've been asking for nearly a year. In July 2025 the regional manager told me they were ordered then that I in November I found out that wasn't true. Now they're supposedly coming "this winter," but I have zero confidence. The concierge team is a mixed bag some are downright unprofessional, while others are wonderful. Unfortunately, Greystar burns out the good ones by dumping way too much on them, so the people who actually care never seem to stay. Amenities The rooftop pool is tightly policed with three-hour reservations... just to sit on old, worn-down furniture. Guest limits are enforced unevenly, and it's frustrating to watch rules applied selectively. Communication is also terrible. People have literally stepped out of the shower to find window cleaners outside their glass because management didn't give notice. Even after residents complained, it took over a day to alert the building. There was also a situation where a child defecated in the pool something that should have been communicated immediately, but wasn't. The cost of working is also problematic as some people pay $200 but some of us pay $300 which is insanely expensive. $250 should really be the maximum! Packages, Fees & Overall Experience Packages routinely go missing, get damaged, or in the case of refrigerated items are stored improperly. The building refuses responsibility even when items are clearly mishandled after delivery. On top of that, residents are forced to pay rent and utilities through Conservice, which charges a $6 monthly fee just to pay bills - a cost Greystar should be covering, not residents. The sad part is that I love my apartment and the Union Market neighborhood. My neighbors are friendly, and this could be a true luxury building. But after living in a real luxury building in NYC for years, this doesn't come close. I'd move if it weren't such a hassle - the unit and location are the only things keeping me here.

Both times, management delayed cooperating with the police until the footage had been "automatically erased after 7 days". The same thing happened when the elevator door accidentally closed on my dogs leash, separating us on opposite sides of the elevator door. It began traveling upward which began choking my dog until her collar broke, injuring her and my hand stuck on the leash. Again, footage mysteriously "could not be located" despite multiple cameras in both the hallway and the elevator. Conveniently footage could not be located by the time I got legal representation The "luxury" apartments are like lipstick on a pig. Flooring, fixtures, and appliances are falling apart after less than three years. In a relatively new building, our unit has experienced multiple sprinkler leaks in the roof causing dozens of gallons of water to flood from our ceiling AC vents, lights, and power switches. Management tried to brush this aside and tell us it was normal. We had to twist their arm to get them do do mold remidiation and drying. Entry fobs are repeated de-programmed leaving you locked out at all hours of the night and staff is incompetent at reprogramming them. Same thing for parking garage entry gates. Instead of sending an email, they will put a nonremovable adhesive sticker on your car and mess up your paint as their preferred method of communication. When you have an issue, they make sure to not have a single phone number available other than the corporate line or the front desk, who likely won't answer and isn't able to do solve almost any issue beyond writing down your name and unit # They are wildly unprofessional and do not show any integrity when dealing with their tenants. Following an argument where a Greystar employee was speeding through the parking garage and almost hit me with their car, the employee used their system access to find where I lived and leave a threat on my door. They will "lose" your mail, hide security video to cover for their employees' theft / their own liability, and then try to throw a pizza party as if that makes up for it all. They have done nothing to address the MURDER in the building or theft of tenant's possessions, but they spend all their time cracking down on tenants for whatever minor infractions they can find. We made the mistake of resigning a lease once, you should save yourself the trouble and avoid signing a lease in the first place

The concierge staff are all very nice and helpful! Bob the leasing agent is also wonderful and a good person to the core. They are the best thing about this place and what I will miss. I decided to put in an application here on a unit sight unseen because the advertised rent and unit size (at least on paper) seemed to be a good deal. I was really trying to find as much space as possible for as little rent as possible. I came by on a weekend when the office was closed to walk around the building. I was able to follow some people inside and took a look around the areas that didn't require a key fob. The building is at least 10 years old at this point and looks rather dated, but overall it was adequate for my purposes. There were police in the area out front for some reason, but I decided to overlook that, the relatively high crime in the area, as well as the low reviews online for this building, as the price and the space seemed right. I went home and applied online. Now here comes the part that makes me leave the bad review: To apply to rent here, you have to let a third party platform log into your bank account(s) to verify income. In any other place I've rented, I've been able to provide a letter of employment or a pay stub. This practice of handing over your log-in info is sketchy and overly invasive. However, I do think this is a common practice in the DC area and renters probably don't have a choice in the matter. My application was denied because my bank accounts showed no income, despite my having lots of money saved up in my accounts. I've been traveling and had just started a new job. As far as income goes, I make more than twice the monthly rent required. When I inquired why I was denied, the person at the leasing office suggested I had a criminal record or bad credit. This upset me as I have neither. Hearing my voice raise, he decided to look at my application and explained it was denied for "lack of income." When I asked how we can address this, he said I could pay up to one month's rent for someone to be a guarantor for me, or I could provide my own guarantor. Again, I feel it is predatory to make your requirements so rigorous that you can offer someone the "service" of providing a guarantor at the cost of one month's rent. I provided my own guarantor, a family member who was willing to vouch for me. THE OFFICE NEVER FOLLOWED UP WITH ME OR MY GUARANTOR. While I lost out on my $50 application fee, I feel I lucked out by not moving into a place where the office staff are uncaring and careless. At the very least, do what you can to rent out your units and get people to sign. From a business perspective, the management company is losing money by having the current crop of leasing agents representing them.
