Quick feedback. After signing the lease, I've had some issues. For your prorated first month rent, they require a third party voucher- rent money. I went to Walmart and took care of it 2/26. Kept getting emails about needing to pay but no follow up when I emailed back. 3/16 I call and they say the payments no where to be found. Sent my receipts and reference number in. No follow up from HR. Move in day, the money still hasn't been found. I can't get the keys till it's "paid". I went back to Walmart and called cash-free (the company Walmart uses as a middle man for rent money) 3 times. Verified my information, the Home river account, and that the money was successfully deposited. Tried to call propertyware (the rentmoney people) who says they can't support tenants, have home river call. Since It was a weekend, no one at home river was available to help. The property manager asked if I'd pay from their resident website to get the keys "just till we get everything figured out". I was moving from out of state and had no where else to go. I was desperate, so I paid. The property manager peaced out and said she can't help, to talk to the resident coordinators. It's 5/12 and nothing has been resolved. I have called and emailed someone from home river almost every day since 3/16. Still have not received my money, a credit to my account, or any information. For months it has been "we will have accounting look into it". Today I get an email saying they can't find it or help me- to contact Walmart. Despite having documentation of payment, the funds deducted from my account, and doing all the leg work, I still don't have my money. I've been asking the "resident coordinators" to escalate this since march. Nothing. As for the apartment? It's okay. My refrigerator is missing parts so it doesn't actually cool. Had to throw away a bunch of groceries because of it. Maintenance got out here pretty quick but had to order parts. My experience w that has been great. If I got my initial money back I'd be more inclined to leave a good review but at this point it looks like I am headed to small claims court.

    This is a long overdue review..... my original manager from 2019 was Courtney and she was terrible…read more Originally every star is removed b/c my Prop Mgr Courtney was HORRIBLE! Julie, Susan, Tina, Maintenance, EVERYONE other than the original main point of contact had been AMAZING! Ex: emailed during COVID and their rental assistance i emailed like a stalker to ensure I didn't miss any deadlines and it was a mess. I tried to make sure they accepted the rental assistance & confirming my Owner accepted the program, Mgr stated she would check with the landlord & didn't hear back for a month. That's ONE example of many issues. In short, if Courtney is the person in charge of your property I would not go with HRG. My place was GREAT albeit it was some hiccups in the beginning as it really wasn't rent ready and sat vacant for 2 months I believe.also at one point my home needed to be tented for termites and it was a terrible experience. It was so last minute, the bags they provided were just regular vacuum sealed bags and not the specialized bags needed, I had to pay for the hotel out of pocket and it was an issue, etc. Now that they no longer manager my place I felt comfortable to write a review without fear of some type of retaliation. My work orders were another thing some times they would be fixed timely other times vendors would show up with no advance warning. There were times vendors would show up for the wrong issues. Overall as a renter I don't think I would recommend this company if you're not willing to put the work in to ensure they are on top of things and as an owner if you want to protect your asset and not get sued by your tenants go elsewhere. There's not much engagement with management since everything is online. Of the mandatory $40 extra charge for the "resident benefit package" which included the filter delivery, renters insurance, and credit reporting I mean meh. They used something that gave you giftcards after quite a few months or you can redeem the points for stuff but overall you can definitely get those services elsewhere for more bang for your buck. There's last thing that really grounded my gears was the house I was renting was being sold. Now I can't be mad the house sold it was the lack of communication that frustrated me legally they only needed to provide me with a 60 day notice however the more time and advance notice would have been better for me.

A special thank you to our leasing broker, Austin Barron, who made the entire process smooth and stress-free. Heck he even brought his family in right after we opened to support us. We are just more than tenants but a partnership!! As a new company, signing our first commercial lease felt like a big step and we were nervous, but the Ethan Conrad Group guided us through every stage, making the process easy to understand and painless. He said ECP really takes care of their properties. From what I seen around the city I would have to agree. Lease negotiations went well. Austin Barron is the real estate broker representing Ethan Conrad. My attorney, realtor and I were very satisfied with his response times and his willingness to be flexible as we navigated the terms of the lease agreement. TI improvements done by the EC construction team were professionally completed and on schedule. They even sent me weekly progress updates with photos. The property manager Catherine is very pleasant and she also gets back to me within a reasonable time frame. I receive frequent property updates via email from Catherine and her team. Much appreciated. To date, I have no issues with Ethan Conrad Properties and I will likely work with them on my next project. They have been professional, courteous and attentive. All of these things are very important to me. I feel like I have a partner in ECP as I begin my business journey.

    The management here shared my confidential information with another applicant. Someone I knew…read moreactually found out I was applying for a unit here because of someone in the office. I'm very grateful that happened before I moved in because that is completely unacceptable. I withdrew my application. They made it difficult to get a hold of them for my deposit refund also. I eventually got it back but it should not have been that hard. The rent is also absolutely insane for Natomas of all places too.. I don't know what I was thinking. Don't let desperation or impatience move you into here. Think long and hard about where to move in next and pray about it because you want to enjoy your time at home and these might look nice but don't let it deceive you, they're just as ghetto as the next one. I'm so glad I didn't move here.

    So that you do not have to read this whole thing: my short advise to you is that if you enter into…read morecontract with Golden State: You need to be clever and be prepared to do what must be done to clear your own path because these folks will NOT lift a finger or even send an email to help you. I made an offer on a "as-is" bank owned property listed by Golden State through my agent. This was my experience. I had asked the listing agent (Bruce) to carbon copy me on all emails to my agent as I like to read correspondences that involve me spending 185k, myself and in real time. My agent is helping others buy/sell other homes, I'm only buying only this one and don't like to wait, especially since they set an accelerated schedule and dead/timelines. Bruce refused saying that due to agency laws and ethical considerations, they do not communication directly with buyers during the transaction. I double checked this "law" with the California Bureau of Real Estate and found that no such "law" exists. You CAN be COPIED on correspondences from listing agents to buying agents. They cannot cut out the buying agent and "work a deal" with you, replies need to come from your agent, that would be the "misleading or unethical" part, again this according to the Bureau of Real Estate. The next problem was the very short escrow they insisted on and the unrealistic schedule for the appraisal and inspections. They would not respond to requests to turn on the electricity or water for the inspections, so I had to find a way around that (Both SMUD & Water) were in my name before I owned the property, which got my realtor scolded by Bruce, but because he already told me something I'd found out to be untrue, I wasn't going to trust that he had my, nor the bank who owned the property interest in mind. A fact later confirmed, keep reading it gets better!! On the day we were to meet the inspector we found that there was no electricity, which was odd because a couple days before we went to check that the SMUD was on and the HVAC was working (it wasn't, I had it repaired of course). The inspector opened the breaker box to find that there were huge exposed copper wires where the main breaker used to be. If you know anything about how much electricity is run into your home through its main breaker you might also be laughing at the fact that we weren't having the conversation over the corpse of the thief. At least that's what the SMUD inspector said with a laugh. Golden State took 2 days to respond to that SOS call. My agent asked Bruce and Amy what would be done about the missing main breaker and their answer (now many days into escrow and AFTER I paid for the home appraisal that found the house appraised for 35k, yes 35k more than the original asking price) was that I could back out, lose my home inspection & appraisal money, because the bank wouldn't fix anything, that it was sold "as-is". How convenient for them that they could just relist it for much much higher and get a larger commission huh? Very interesting that when I finally got the real bank on the phone (the actual bank that owned the property) they told me not to worry and his exact words were "we're not losing a sale on this property over a breaker box!". This was the same case manager that call me back 2 days later to ask me if I knew any about how their electrician came to make the replacement that Bruce said would NOT be happening, had already happened, and did I know "who" did it? Of course I knew who did it! I paid for it of course.... They said, you wasted your money, we told Bruce we'd fix it. The most interesting thing I found along the way in talking to all the state and county agencies and utility companies was how the someone would be explaining to me that what I was asking for was the listing agents job and they COULD NOT AND WOULD NOT do for me what I was asking, but upon hearing that it was Golden State would immediately relent and clear a path for me to do what they should have been doing on behalf of their seller. Each and every one of these agencies told me they have a form that the listing agents of bank owned houses are to fill out to do all of these things, but each and every one of these folks was willing to forgo their own policies once they heard who was standing in my way. Let that sink in people. From the water company: "Amy's sweet but Bruce is..." From the count of Sacramento Building Permits: "You have to have the selling agent fill out this form on behalf of the bank because property that isn't officially yours yet.....OH THEM, okay, here you go.... Good luck sweet heart" From the bank who was selling the property: "*sign* I hate it when their our listing agents, we're not going to lose out on a sale" From SMUD: "the listing agents usually do this, why are you....Oh, okay"

We were referred to Amy through our lending agent while looking to buy our first home, and I cannot tell you how many times throughout the process we discussed how thankful we were for her. In a sea of agents looking to offer you the best and the shiniest things, Amy felt like to us a diamond in the rough. She immediately struck us as someone who would invest in our long term goals rather than just getting us into a place asap, which meant alot of us as people looking to build our real estate over our lives. She not only helped us understand the process once finding a house, but advocated for us in areas with the seller and in the process, in ways i would only expect someone who has known me for years to. As if that wasn't enough her energy, patience, and kindness were unwavering. She was brutally honest when it was necessary, put up with millions of nagging questions on my end, and was still making jokes and keeping us in a positive space. When issues came up with our inspection she was on top of it before we barely had time to worry. She had contractors out on site within a few days and saw everything through until the last leak was fixed - literally. If you are seeking someone who will be your partner and advocate in the vast real estate world, Amy and Bruce are you people. If they'll have us, we will be sticking with them for as long and as many purchases as we can in our lives as home owners.

Rick, Sheri and Patty were…read morephenomenal, and some of the most honest and professional realtors we've ever dealt with (and we have dealt with many). First, when we interviewed agents to list our place, they were "spot-on" with relevant comps (looking not just as our model plan but other similar ones) and continued to keep up-to-date with comps - so the final price was adjusted up based on a very recent comp. As part of their already low fee, they put down new bark in the entire yard, trimmed all the bushes, weeded, and provided weekly landscaping for FREE until the property sold. Patty staged the place on the inside for FREE, and they made had someone look at the house and roof to know what were in for before the property sold. Once sold, Rick helped move the washer, dryer and refrigerator to the garage in a manner to not damage the wood floors, and would help cart off unwanted large items to Goodwill. They even came on the last day to help clean the place for the new owners. Sheri worked with the title company to remove errors before the signing. The level of service and professionalism goes well beyond any realtor and we highly recommend them to anyone seller their home in Sun City.
