I understand maybe one small fee, but 2 adult fees and a pet fee for me to only view a property I may not like is absolutely insane. Our communication with several of staff has been awful and feels like they are very inexperienced with customer service unless it is done face-to-face. They will respond to emails timely unless it is maintenance requests, in which we have been ignored about several times. I have several emails where the staff were rude for no reason after I had asked questions regarding proper steps to take, and the company in general feels very immature and as if they like to patch up holes and sell them to people. Arriving to the rental we have now, our realtor lacked to meet us to drop of our checklist papers in the time allotted to us, failed to mention the garage door keys don't actually work after selling them to us like they did, and several of our drawers, towel hangers, mirrors, and molding was attached by very thin glue you could tell was placed in a rush. We get threatened with random charges all the time and got threatened twice to move out with a months warning after we our requests to resign our lease was ignored. Theyre just another greedy realtor company. They keep their face at the beginning then start to act irritated with you later on. Im reading these other 1 star reviews and im just nodding ny head at all of them because it all sounds like a VERY COMMON EXPERIENCE. read more

In the past I have always dreaded moving. It can be extremely stressful and overwhelming trying to figure out all the different applications and what documents are required. The team at JTS property management were all so helpful when it came to applying for one of their properties. I could tell right away that they were genuine when it came to helping us navigate this stressful time. I've had poor experiences in the past when it comes to communication with the property management and it only further reassured me that i made the right choice. Our property manager Sabrina Marques has gone above and beyond any expectations that i previously had for property managers. From the beginning she worked with my schedule and helped me view the property prior to moving in, even with my availability being so slim. She knew i was limited on time and was at the property upon my arrival and I even got there a couple of minutes early! Terrible client services on the renter/tenant side. Communication about current rentals is incomplete and the property managers could not care less about the applicants. Their priorities are the current tenants that are moving out with little consideration about a the person looking for a new home. The person answering phones, distributing information and connecting prospective tenant with a property manager to see the property often sounds like she has been awakened by the phone ringing. They depend on on-line applications, on-line appt setting, on-line tours... they have very little direct contact. It took 3 weeks for me to get the property manager to return my call. They also have a mandatory fee that they require of all tenants to pay for air filters and receive restaurant discounts. It is bizarre. Most of the services have noting to do with the rental, except the air filters which are the responsibility of maintaining the rental building, not the tenant's responsibility. So there is always an additional $40 added to the rental. It was a confusing aspect of the rental. The process overall with this property management company was incredibly frustrating and disappointing because the rental I sought out was perfect. They also posted it many weeks before it was ready to be shown so seeing it became impossible. The property manager (singular) that works here appears to be a realtor for JTS Realty. This would explain her casual nature (laziness) in showing it. She cannot be bothered. Steer clear of JTS if you are looking for a rental. It proved a frustrating game with terrible results. I can't imagine how difficult it might be to get anything done if I had to deal with them on an on-going basis as a tenant. read more

So I suppose you're reading this because 1) you're looking for a company to manage your property or 2) you are thinking about renting a property managed by JTS. As someone who rented from this company for a little over three years, I don't have any companies to compare them to as this is the first time that I've worked with a property management company. THE GOOD: They have an online portal where you can log in and ask for maintenance requests. You can also pay your rent online as well and have the whole process automated. With few exceptions, the requests for maintenance were answered on a regular basis. When someone did have to come out they wore masks the entire time. THE BAD: I can only suspect that these businesses must have high turnover. I had no less than four account managers (?) that were the main point of contact. Maybe they rotate them? I don't know. Maybe this is standard for the industry. A few months after moving in, my shower drain became clogged. The plumber came out, took a photo of the clog because it looked like a drowned rat, it was disgusting and then JTS proceeded to CHARGE ME for the clog. Good thing I knew that the previous tenant also happened to be Asian and female because it would have been impossible for such an incident to occur in such a short amount of time. I raised this with them and they asked the landlord about it. In the end I did not have to pay. THE UGLY: When you move in to a new rental, DOCUMENT DOCUMENT DOCUMENT. Take a ton of photos of EVERYTHING because at the end of the day it is your word against theirs. Things that are written down don't necessarily translate well, but photos do. Make sure you know your rental laws as well. This place did not come with a fridge so I bought mine from the previous tenant. Upon moving it out, the water valve was broken spewing water everywhere. It was flooding the kitchen floor and when I lodged a maintenance request on a Sunday afternoon, I had my finger in the spout and waited and waited. No one responded after an hour so I called my BF who came out and found a cap to seal it. An emergency line would be helpful. Despite hiring a company to do a move out clean, I was still charged $160 (half of what would normally be charged). When you move out, make sure it is clean enough so you can lick all the surfaces, including every nook and cranny. Actually it would have been cheaper not to have the place cleaned. Also was going to be charged $95 to remove Xmas lights that had been left in the backyard area that were there when I moved in. Like I said, make sure you photograph EVERYTHING if/when you move into a rental unit. As a homeowner who is thinking about renting my space out down the road, I don't know if I would use them based on my tenant experience. I would want my tenants to be happy in their space. For the most part, it was okay - hence three stars. Maybe this is as good as it gets - I wouldn't know. Also find it interesting that five-star reviewer Sophia L. has the same name as one of the employee property managers. Oh I also meant to add that when I had to turn in my keys in December 2020 to their office the two receptionists there were not wearing masks. In an open foyer. During a pandemic. This property management is as ineffectual and heartless as any other management company out there. The property I lived at had a huge yard with fruit trees and space for each tenant to have a garden. In the lease, it stated that tenants were responsible for the upkeep and watering of the yard, but that we weren't allowed to pick the fruit? The lease also said you had to establish a garden within 60 days of your lease or you forfeited your gardening privileges. It was difficult to get help with any issues at the historic property, and blame was always placed on someone else (home owner, contracted employee, etc) for their untimeliness. Lastly, with less than 30 days left in my lease, I was told rent would be increasing. It was extremely inconvenient to have to stay beyond my lease and pay more. In the future, they should be more up front with their tenants and communicate at least 30 days before their lease is up. Bottom line, JTS will try to squeeze tenants for every dollar, all while doing the absolute minimum to help the property. I'm still waiting for the remainder of my security deposit from February. Avoid renting with them if possible. read more

Before finding JTS Property Management, I had the misfortune of working with a property management company that was unscrupulous and unprofessional causing me a lot of stress, time and money. Fortunately, I was able to find JTS Property Management. As an example of their expertise, when James and Sam did a walk through of my property when I first signed on with them, they noticed that the installation of the flooring, which was done through my previous property management firm, was defective and had potential tripping hazards. Sam Brady wrote a very detailed letter to the vendor and then advocated on my behalf to make sure that I would not have to pay any additional funds for work that should have been done properly in the first place. Please don't waste your money with this company. Not only is James RUDE but will talk down to you like a child. I had no heater for an entire winter with three kids! Reported maintenance nobody showed up! Reported a broken sink and never reported it to my landlord promptly, which made me look like I neglected the property, then upped my rent without me knowing and the same day gave me a 60-day notice. The list goes on and on. I'm sure a response will be left. Heartless, Unprofessional. Shouldn't run a business when you can't keep up with your properties. read more

We applied for a property the next day it was posted on Zillow. First of all, the system didn't process my application, only my partner's, but charged me app fee. Called the company they confirmed there was no application from me. So I resubmitted the application. I haven't even see the actual property, at this point. Come to find out after me calling JTS for followup there's an applicant before me waiting for approval. Property is shown on Friday, agent shows up and there is about 4 other people waiting to view the unit. The agent doesn't have the correct keys "sorry about the inconvenience we will do a showing tomorrow at noon". Get a text from the owner, James that the showing has been pushed up to 2pm (we already worked around our work schedules). I politely ask James if he can possibly show the unit privately to me and my partner on Monday. Crickets. No followup. JTS is amazing at no followups or keeping you in the loop. So I call Monday to see what was going on. Looks like the applicant is in process for approval, she says. Thanks for wasting my time and money. JTS won't refund the application that they didn't process but will hold it for 90 days towards future application, so what they can give me the ring around again. As I was texting James, Mary calls to tell me the property been rented. Very appropriate. Not professional with their business practice. read more
